    Just like the majority of the other reviewers, I personally think a 1-star rating is being generous but there are no other options. This is one of the most poorly run, unprofessional companies I've ever dealt with and one of the best things about selling my property is not having to deal with them anymore. 1) Don't expect to talk to a live person because everything is set up to go directly to voicemail and it's hit or miss with calls back. The new owner of my property called to try to set up a few things a week before closing. She called several times, left voicemails, and finally wrote a desperate email to them for any kind of response. They forwarded it to me and said they can't talk to her until she's the official owner - fair enough but they couldn’t inform her of this? Ignoring all of her communications was their resolution? They finally called her back at my request otherwise they would have just left her hanging. 2) Here's to hoping they give you the correct information. A few days before my closing they (the president!) told my attorney's office I owed $3k+ on my account. In reality, it was around $200 which is what my statement said. Good thing my attorney’s office didn’t just go with it without questioning that. 3) Professionalism and customer service are just things you won't experience in your dealings with those at EPI. They will act annoyed that they have to perform services that you pay for with your assessment dollars. It's clear they don't care and don't intend on changing anything given the reviews over the span of a few years which is just a shame. I even waited a few weeks to write this review so they wouldn't find some way to screw me over. How they are in business is a mystery to me.

    EPI Management manages Citadel on the Pond. My dad and I closed on a townhouse on May 2, 2022. There was a pre-existing leak in a window dating back to 2019. Sandy, at EPI Management, did not return my phone calls, refused to speak with me on the phone, and provided cryptic, lengthy e-mails that did not provide any help. EPI Management knew of an existing leak in a window prior to the closing on our townhouse, did not disclose it, and then refused to fix it. Sandy said, more less, this was my problem and not hers. However, the leak was covered up, and my dad and I, and our inspector, did not know about it. Plus, I cannot access the member portal to pay the HOA dues and Sandy is ignoring my e-mails. I do not recommend this management company, and neither to the 50+ other people that left them bad reviews on Google and on the BBB. They have a D- BBB rating.

    Horrible experience. They will not call me back since September of 2022. I have sent multiple emails and called but nobody ever answers the phone there. Companies like this one should not be in business. I will report them to the ATTORNEY GENERAL of Illinois. The guy from the BOARD- STEVE WEISS (Waters Edge Condos) is also very unprofessional and rude. Do not count on his help either!

    EPI MANAGEMENT TURNS THE HOT WATER OFF for hours every single day starting around 12pm. Im assuming to save money. I’ve called Sue in the Ballard Point management office multiple times to let her know. Each time she was completely dismissive and gave no solution other than to send a maintenance man to stand with his hand under my water faucet and confirm that I don’t have hot water. Sue no longer answers the phone in the management office. I called 3 days in a row during business hours to ask for a parking pass and she never answered. I’ve left voice mails to Jenny from EPI management and still have gotten no response. I’ve reached out to the city of Des Plaines to find out how to send an inspector out.

    Absolutely terrible service. We are renters in Four Lakes and we called Sandy regarding an issue with our chimney. We called during business hours and left two voicemails. Then hours later after speaking with our landlord, he said he was yelled at by EPI for us calling them instead of himself calling to report the issue. EPI didn’t have the courtesy to respond to us. We were told not to call EPI again, and CLEARLY for good reason. Unprofessional, lousy and people you cannot depend on.

    They send me a lawyer’s notice saying that they will possess my property just for missing two months of my assessments which is a huge mistake because I checked my bank accounts and actually I have not missed it, I have the proof… and guess what… the lawyer wouldn’t reply my calls as well as the association would not answer nor reply my calls…. Horrible service and management.not even one star worth… horrible horrible horrible

    They don't answer the phone. No one is ever available and even though there are signs posted EVERYWHERE that tenants are supposed to adhere to, there is no one to talk to about issues like having a package stolen. We have cameras in the building for that reason so when someone has a package stolen, you'd think you'd be able to call someone to see if they have footage. I'm out of $25 dollars because NO ONE answered the phone the 6 different times I called. No wonder there are issues in the building.

    We have had nothing but problems from them since we moved in, need to call them about something?, good luck they won't answer the phone, try to email? got sent straight to there spam folder they accidentally cc me on. Recently we informed them over a month a ago that a storm had possibly damaged the roof and they should send someone out to at the very least inspect it and was told in no uncertain terms that it was not their problem and to go away because of their negligence I had to remove a live and very angry squirrel out of my walls and im still being ignored. Anytime it snows you will have to shovel your own parking spot out even tho they are paid to maintain the lots, there are several handicapped spots and I have never once seen them shoveled out for the person in need unless I do it for them, the entire lawn floods anytime it rains and becomes a bog. This company should be shut down and banned from ever doing business

    We are suppose to get this management company as of last month... to resolve and collect our monthly assessment payments I have called several times in the last week and emailed them. No response to either. I would not recommend this management company to anyone! They are absolutely horrible!!!!!

    Manage their properties for THEIR OWN benefit and the benefit of HOA board members who work with them. Ridiculous fines and nanny rules. Try to avoid actually doing anything for the benefit of residents. Owner fancies himself as a lawyer and tries to insulate the board and his company from any input or responsibilities. Awful, awful company. They can drive down your property values.

    The Four Lakes maintenance crew and EPI Management is a complete joke!! Their "crew" is the most useless and ignorant cleaning crew I have ever seen. They try and make as much noise possible every day all while doing NOTHING useful. For some reason they have them here every day and give them all sorts of toys (trucks, carts, plows, ext) to play with. EPI Management doesn't care about your complaints even with they are on the CRIMINAL level. That better change quick........................

    I told EPI management about leak with my sliding door 2 months ago I countable them text, phone calls, no response no answers from EPI managements, yet I got a violation for haven’t my Xmas lights up after Xmas?

    Horrible! Nobody answers phone calls or emails. Absolute joke of management company. I had 7ft by 4ft drywall cut out from my living room wall done by them because of poor insulation job done when a sprinkler system water line was installed by them that is placed in an exterior wall which is NOT according to code! That water line was never insulated properly causing pipe to condensate and push up against my living room wall during the summer with the humidity. Workers came out and took a huge chunk of my wall out and never came back to patch it. It’s joke to get anyone to answer the phone or emails. Katie and Mark do not answer calls or emails! I’ve been asking for a mold stain to be pressure washed from the front of my unit before I moved in, year later nothing! I’m not waiting a year for this carpentry & insulation issue to be fixed. It appears that I have no choice but to get my attorney involved.

    Still waiting for a response after 2 weeks of voice mails and e-mails… I paid my assessments for this whole year. They first DEBITED my account the money I paid, then they CREDITED the same amount, so it’s like I paid nothing according to their books, lol… I get a letter saying I OWE $800!

    Unbelievable, if I could give 0 star I would, we pay HOA more than $300/month for our 2 bedroom condo and no ones care to reply our email, we don’t even know who is our unit property manager. They got paid and did nothing, please don’t use this management company

    Would give 0 stars if that was on option. These people are on a permanent lunch break. Can never get a hold of anyone And when you finally do it's always excuses of why they can't help with anything...

    Total lack of professionalism. I had water come in the house from the roof, which by the way we just put on 2yrs ago. The water cause damage to 2 ceilings in 2 rooms and floors. I had to pull up the damaged carpet and replace it with floors. I reached out to EPI only to be told, it was an ice dam. I reached out to 3 different roofing companies on my own for information and was told that there was no way water should come into your home from the roof if they were installed correctly. I was made aware that because we live in inclimate weather the roofing companies are required by law to properly seal the roofs and gutters. I made this known to the property manager. They eventually sent the roofing company out to check the issue. He got on the roof repaired the issue can down and when asked what was the issue? He stated I repaired it. He was then asked so there was a problem? He replied, yes and its repaired and I'll put it in the report. I waited 2 weeks for a call for letter from EPI, Nonthing. I reached out and spoke with Ann she stated the report wasn't in but put me on hold and called them. She can back to me and stated...the shingles were repaired as well as any holes. She also stated if there was anything in addition she would make sure it was in the report. 2 weeks went by nonthing again. I called to ask if the were going to send someone out to repair the damaged drywall? Ann stated that the report wasn't in yet and it wasn't their responsibility. I responded by making her aware that it's been over a month and that it was clearly their responsibility considering the roofer himself stated it was an issue with the roof and the she personally told me as well. She stated well... I must have called them and told you what they told me cause I don't see the report. I reminded her that that's exactly what she did. She went on to say it wasn't their responsibility and my case was closed. I asked how could that be the case when you don't have the report to substantiate your claim? I suggested I call Berry roofing myself self and asked her for the contact name.. She hung up on me! Needless to say I went to the office to speak with management. I expressed my discomfort with Ann and filed a formal complaint asked Scott why was EPI there and wanted to make sure that they were working for us (residents) or against us? He initially stated that it wasn't EPI's responsibility to repair drywall in our house and that the report wasn't in yet. I replied, it is if the damage was due to the roof leaking which is EPI responsibility. He stated it was an ice dam... I replied, see that couldn't be true especially since you don't even have the report back yet. I asked how do you know it's not your responsibility without the report? He asked me ..how I do know it is? I reminded him of the conversation with the roofer and Ann. You immediately shook off your responsibility before trying to find out what was wrong with the roofs and making sure the residents houses were properly repaired. I did ask the question.... is it not a good thing to know there was and issue and it got repaired so that this doesn't happen again? Who wants water coming in their house causing substantial damage? I'm happy the roofer identified the problem and repaired it, why aren't you? He stated he would find out what's happening with the report. Still waiting on a call about the issue. I still haven't gotten an apology, verbally or email from Ann. I don't think they care...

    This building management and company don't deserve to have tenants until they understand equality and make sure anybody who work for them understandit as well. Staying in Bloomingdale has been an experience to where I understand how they try and show you, you don't belong. My car was in an accident I talked to the office and also to the guy who does the towing that in 3 days they will be picking up my car everyone agreed. My car was towed the second day even after he said he don't work the weekends which was a lie. After my car was towed the next day I literally watch this guy come and tow 6 cars in one night back to back with the help of another tow truck. I understand parking in a complex but if there is plenty and there is no complaints why bother why make things harder for people in an already struggling economy. What type of building management does that. Usually cars that are known or are not taking up space to long are not bothered they allow cars to be towed just to be towed but the catch is only to African American yeah what they do is take the license plates and find out with management if they are African American they.tow them. This is factual cause every car they towed belong to an African American. Not only that the police came seeing a tow truck tow a car and never asked for his creditials he just allowed him to tow the car and another one, now what if the person was black you think he would of been allowed to do that you can't even jog in Bloomingdale being black without being IDed how to try and make people feel like their still on a plantation in 2021.The Bloomingdale police are no better you get questions while being black in Bloomingdale by the police this is something I am going to put out further for more people to know and see cause Bloomingdale needs a modern day wake up call this is not 1820

    ***LINDEN WOODS CONDOMINIUMS*** Two out of the four driers have been out of order for 7-8 MONTHS, if not the whole year I’ve lived here. I went to the laundry room yesterday to three unplugged/out of order driers only to find out the hard way all four are now out of order! I emailed Sandy, who left a voicemail stating she’d send an email back as well and never did. Instead of taking responsibility for the driers not being fixed yet, she blamed it on the outsourced repair company. Even after stating they’ve been broken for months, she said they’ve been trying for WEEKS to get someone out to fix it. They’re absolutely terrible, unprofessional, irresponsible… just as the other reviews have described.

    Very professional. Have inspected work that previous management did not. Think we would have gotten better results if they had been looking out for us sooner. I have had complaints from neighbors about not getting calls back, but EPI tells me they have records of calling them back, not getting through, leaving messages etc. Anyone can say untrue things on google, it's not like google checks. Funny, I get responses right away. No one really likes me and I just volunteered and got on the board. Maybe because I care about my community, property, and not pinching every penny while I wear the place down filling my unit with too many tenants who don't care either. Parking? We literally have fewer spaces than units which means some people, like me just get a garage spot. Yes they are 2 large bedroom units and you can cram a lot of people in these, but this place simply was not built for that. The village limits the number of spaces. If you have more than 2 cars, or even just a second car that sits, I feel for you, but this place is not for you and that has nothing to do with anything else. These are nice big luxury units for a single person, snowbirds, young couple or grandma etc. This is not suburban living for a family, a couple of couples or a handful of students. There is no playground, pool or even enough grass for large dogs. Look around, think about it, it is what it is. Apart from being on the board, I have had no reason to call the manager in 10 years. That's kind of how HOA's are suppose to work. Everyone is keenly aware of maintenance issues who takes the time to join a board. EPI works for us and they can't get anything done if they have to spend whole afternoons explaining every little detail over an over to individual landlords who demand to talk to them who didn't bother going to a meeting. I have the same rights, it's my money too, and I took the time to attend all the meetings. I do not want my manager harassed by those who need constant or unreasonable attention. That is stealing from me. With this and the last manager, I sent in my forms, mailed checks, and reached out to neighbors when they leaked. I have much less a problem with managers than I do with a few bad neighbors.

    Garbage as garbage gets. Call menu options get you actually nowhere. Woman on the phone had no clue who our new management company was (even though change happened hardly a few months ago), and was difficult to redirect me (didn’t send me to someone who was physically in the office). Unprofessional. I seriously have never dealt with a worse company/person.

    This guy from Epi management does not know what he's doing. Who in the right mind would put this kind of stone all over the property bushes are dyeing and the Stones are higher than the patios. Dose this guy know what he is doing at Ballard Point Condominiums? Besides spending our money over $30,000 for stone that he can not get one building do yet. We need new Roofs, Drainage System, Swimming Pool to be open and ROADS that are deteriorating from age not this spending our money on stones. Ballard Point Condominium Board better open there eyes before this guy Bankruptcy's US And a Developer takes over this property.
