    The only good thing about this village is the location. Surrounded by business establishments, restaurants, cafe, shopping malls, markets, churches/chapels, banks and hospitals. The place is safe and quiet. You just wouldn't love the decade-long rivalry between homeowner association officials and the not so good service of the guardhouse security staff. It is also hard if you don't have your own car and you live somewhere quite far from the village gate since the pedicab/tri-bikes here only operates from 6AM up until 9 or 10PM. Moreover, the most annoying part is that most of the streets here easily gets flooded during rainy season.

    It's a nice enough of a subdivision. HOAs are fighting for control. Wasted money on entry facade when play ground is trashed. Farm animals and numerous strays. Many homeowners don't maintain their homes or property. Many homes look like squatters. Other homeowners take over vacant lots for parking or other use , without permission or payment.

    Vermont park Executive Village, great place, near SM Masinag, and near a Starbucks adn Burger King. Also, they have banks in the entrance, and a school across the road! Such a great location.

    The place has too many associations vying for supremacy. There is also another checkpoint within the village, which is stupid since there all in one village. Not only that the gates going deeper in block the sidewalks, and the cars park outside of the houses are everywhere. Don't this people understand the law?

    Fully secured village, needs sticker to go through, but the road in-front of the village is under construction 🚧 so be careful on going in and out of the village 😁

    This is the higher end when you really need to have everything available. It's a small city within a city little combination of San Francisco California and New York city Manhattan. With its beautiful architecturally design hotels and streets it attracts many. Streets lined with excellent variety of fine restaurants surrounded by a super mall and movie theater, it's a must see for yourself.

    Nice subdivision located in the middle of Marilaque (Marcos Hi-way); However, homeowners association is very chaotic, and security is veeeeeeeeeery lax. Multiple thefts have been reported without proper action from the security and homeowners association.

    I don’t live in this village but our apartment is just a wall away and we have a view of the newly-constructed mini clubhouse. It annoys me and my partner that these construction workers get drunk and rowdy during Friday nights. They play this very irritating music so annoying and they all laugh out loud. We can hear them clearly and we couldn’t sleep well because of their obnoxious noise. Can the security guards handle this? Please be considerate with the neighboring village-Barangay Mayamot.

    Peaceful place to live in. Located in Marcos Highway so it is accessible. There are restaurants, fastfood, groceries, pharmacy and hospitals nearby. There are also businesses inside the subdivision so you won't need to go out the highway all the time.

    I am visiting this village for business purposes and I've noticed that Security is well implemented especially for the visitors which is beneficial for the residents of the village and the visitors too. The only problem here is parking since it is residential and visitors vehicles are not allowed to standby on the side street.
