Two days before I stayed the night at this hotel. Booking was so easy. I booked a triple room on the very same day. Though I didn't have enough time to make a payment forehand, he reserved the room for me.It was very kind of the owner to do so. It was not hard to find the place using google maps.Me and my family arrived around 6.30 pm. A very warm welcome from the owner with a juice of watermelon.Nice landscaping. Room was superb ! Very clean. I didn't expect an up stair bed ( it was a surprise ). My children loved that bed. Especially the charges are very affordable and reasonable. Would be glad to go again.

A very good place although appeared as a house from the front rooms are in very good condition with all the facilities wifi dialog TV Ac hair dryer and tea making. Rooms are very clean and it comes at a good price. Recommend to stay at Kutumbaya Resort.

Nice place and worth for your bugs. I have spent a night with my family on last Christmas here and it was very good. Rooms are perfect and new with all required facilities. Owner is friendly too. landscape needs to be improved a little, since this is a start up. Overall It is very good and highly recommended.

My sister and I stayed here two nights. Great value for money, let the price set your expectations! The staff very kindly organised our tours for very reasonable prices. If you do book at tour from here ask for Kumar, he was excellent. Unfortunately our room had no windows and had a damp smell. We asked to change and couldn't unfortunately as the guest house was fully occupied. We were given the option to change the next day for our second night stay but we opted not to so as we didn't have to pack up all our things. Nice courtyard, breakfast was good, staff were helpful.

Excellent service, superb food and homely environment. Can recommend for families with kids as well as for anyone who wants to relax. Convenient location and calm neighborhood. Wish to visit again in my next visit to Anuradhapura. Thank you Ranga Somaweera for warm hospitality.

We stayed one night in the guest house. The room was clean. The bathroom had used toiletries there was half of the toilet paper. Tea making facilities was very poor. Only 2 tea bags, 2 coffee satches and 2 milk satches. My sister had to go down to get the milk for her coffee. No facilities to call the reception. It is good for just one night. We had just breakfast and that was o.k. not much of a choice for dinner.

Best place for stay with family. We booked 2 double rooms and a family room. We have 10 persons in our family trip. I and my husband got a room near the pool. And in there, AC was not enough for that small room. But for family room that our parents used to stay, in there AC was super. Pool also nice and have an great time there. We went there with our 4 months old niece. This place super near to Anuradapura Puja Nagaraya. And for dinner we order Chicken & Potatoes Curries but there were not good. 😔 I also had a kottu it also very spicy 🥵. But staff members are so friendly. And Kutumbaya give small space to Cook ‘Kiri Ahara’ for who need it. We need to bring small rice Cooker and fresh milk for that. Altogether we have a great time there. 👌And place is worth for money. Hope restaurant cook will be developed his cooking skills. ♥️✨

Great little hospitable hotel . Very very nice guy took care of us , made sure we were happy with everything and was very accomodating. Fed us great breakfast of our choice Sri Lankan or western breakfast. Would recommend to stay !

The resort took an unreasonably long time to prepare the rooms, causing frustration and inconvenience. Moreover, the pool was disappointing, as it was visibly dirty with hair balls floating around. This greatly affected my overall impression of the resort, and I would not recommend it to others. Moreover They asking to pay 50% of the room charges and when I ask for refund they didn’t even bother to reply to my messages. This is frustrating and unprofessional. There are plenty of good places around Anuradhapura. Don’t fall in to this trap.

Very easy location for all the pooja locations. Comfy rooms with facilities. Family room is very good. Calm environment. Have a good restaurant with variety of foods. Recommending bottle water to drink everytime

Not friendly manager.. pool is full of clorine. Eyes are burning inside the pool. Mosqitos every where. Not satisfied with the service at all. Not worthy for money. Don get attract to the photos.. its not nice at all

Not bad for the price during these days. Clean rooms and environment. Rooms are fairly big and enough for a small family. But We are not happy with the experience. Friendly staff but TV was not working and staff is helpless as they do not have spares to replace. Ultimately we had to suffer. No wifi password was not given. Lot of mosquitoes. We were restricted to rooms due to hundreds of mosquitoes. Small parking space. Mini bar is available, prices are fair.

Great hotel, very nice and clean design. You have privacy in youe room. Food is delicious and prices are quite cheap. Swimming pool is included and manager is helpful. No complains at all. Location is good as well.

Although the place was very clean and food served was also tasty, the staff is very unprofessional. Especially the cleaning staff is very rude. Also double check for the facilities which they promise they would give. This is because although they promise many things, when it comes to the real facilities, most of it does not work. And the staff is not supportive at that point and is very unprofessional. But the hotel manager is very understanding and customer friendly.. the cleaning lady wanted us to keep the room key and go to fix the tv since it was not working. However even at the time we returned, it was not fixed. She was demanding us to change while she was at the room fixing the tv so she is very unprofessional and very rude... check a million times if you are staying especially with a baby... Reply to the hotel's comment: To start with if the hotel mgt. had adopted good practices of checking the promised facilities before the guests checked in, the hotel itself could have sorted that there was a technical issue with the TV and rectified it prior to the arrival of the guests or could have even given another two rooms. Any star class hotel would do this checking as it how they have achieved their stars in the industry, by adopting the required good practices. Moreover, since we were travelling with a baby, we have given more than three calls prior to the arrival of the hotel premises at which if the mgt. really cared, could have checked it. So future guests plz be aware bfr checkingin. I wonder how ethical and professional it is in claiming of physical damage after the guest has gone out of premises after giving the keys (after 09 days after checking out) where despite the hotel had the opportunity to check for any damages being made which is the normal procedure, the hotel did not check anything before the check-out . Also, false claims of using filthy language to a staff member where the particular staff member with very unethical behaviour which i have mentioned in the main comment above, was there even on the 2nd day at which the hotel mgt could have easily sorted by questioning when we were at the premises also shows the professional behaviour of the hotel management as well. Since the driver's room issue is not something to do with the Kutumbaya, we did not make that comment. However since the hotel itself wants to make it public, let me also inform that the promised driver's room even did not have a fan where the temperature during the stay was about 34C where any human being after 06 hours plus drive (from Colombo to A'Pura) cannot stay in an enclosed room with no fan or AC in it. Although our driver stayed at that particular place only for about one hour during which no attempt was made to rectify the issue, we paid Kutumbaya, the charge for one day where they were unable to issue the receipt for that payment until today 23.01.2022 (09 days have elapsed). Moreover, we did not ask for a driver's room in another hotel, but we wanted a room in Kutumbaya itself but unfortunately they said that they do not have driver's room facilities nor we could not book one more room for the driver and another relative of us as the hotel was fully booked at the time we made the reservation and that is the very reasons the hotel management promised to offer a suitable accommodation for the driver and the other relative. Due to this issue with the driver's room, we had to go in search of a room for the driver spending our time and money since it about the driver whom we gave more attention on since its him who will take care of the lives of the entire group when travelling and since this issue was out the Kutumbaya's premises, we did not complain at the initial commenting as the review is only about the hotel premises. So thank you very much, the management team of Kutumbaya for giving us an opportunity to signal the future guests that if they are coming with a driver, to check even for the driver's room since the hotel does not take the responsibility of it even though when we make the booking they promise to do so.

Nice place to stay. The room we’ve got was clean and the food was tasty. Swimming pool was excellent. There was a nice baby pool too. The staff was friendly and the owner was constantly getting touch with us during our stay. All in all the place can be highly recommended for short term stay.

They provided rice cooker to prepare milk rice. 10 min to Ruwanwelisaya. Rooms are clean and reasonable price.
