    Magnolia is awful!! I have no idea where these people live that are posting reviews saying how nice n clean this place is, absolutely not!! I have a very close family member that lived here for 2 years until they were able to purchase a home. The office staff is unprofessional n couldn’t care less about any maintenance requests. The grounds were always dirty, the stairs n breeze-way was always filthy, my family kept a separate broom to sweep outside, nasty. There was a leak in the ceiling for the 2 years they were there, maintenance never fixed it. When it rained they had to put something down to catch the water, ridiculous.The kitchen sink faucet always had an issue, some of the kitchen n bathroom cabinet doors were raggedy n hanging. Smh Awful place. Rent is much too expensive to live in this dump. If at all possible don’t do it to yourself !!

    Don’t walk. Run. In the opposite direction. I don’t blame a single staff member. I blame whoever owns the complex. I can’t for the life of me understand how they make money off of hundreds of apartments and can’t pay to update the apartments. Currently looking for a landlord/tenant lawyer. My ceiling has been a problem since November 2021. Now I have mushrooms growing out of my children’s toilets. I already tested and there is a presence of black mold in my apartment.

    I have heard that this place used to be a terrible place to live. As a guest to the property I thought it was very well kept considering the immediate environment. The other great thing about it is that it has great treescapes throughout the property which makes for a good Environmental place to add Comfort to the dwelling.

    They don’t work a maintenance request unless it’s an “emergency” for the most part… like if your child sticks diapers down the toilet and it causes flooding or people are setting their bathrooms on fire with hair stuff. So my measly request like fixing my floor from mushroom and mold growth were ignored. Or simply fixing my garbage disposal, also ignored. The area is ghetto, and sure they put up cameras and said they got security to monitor but I never saw any security company coming around aside from apd from time to time. The community is dirty, people don’t clean up and just throw trash in the breezeway. Neighbors are horrible, I had like 7 kids living above me with their parents and grandparent in a one bedroom apartment which was ridiculous. When I first moved there, they advertised a fitness center & no such thing exist. And they never open the pool so frankly that needs to be updated. Overall the experience was just trash but the rent was low and that’s what I needed at the time. Now they’re overcharging for rent and that place isn’t worth a paying over 1k for a one bedroom at all. It’s horrible. The leasing office is friendly enough and smiles but doesn’t seem to ever actually do work sooo idk 🤷🏾‍♀️ they’re just pawns who are there for face value if you ask me.

    I lived here in the early 2000s ( until 2007). My sister has lived there for 22 years now. The complex is constantly dirty. My sister hear gun shots nightly. Several murders have been broadcast on local news. We have to do BETTER! Train your children properly, when they are older they will remember! No training, no guidance! 03/30/2022... still dirty! When I was there, I took my sister trash out, lawd have mercy...the rodents underground near the receptacle!!!!! Please, this is the hood, conveniently close to the center of everything!

    Magnolia Park Apartments was my home for about five years and I do wish that I had more nice things to say about the complex, but I simply cannot find a thing. First, the mold rumors are true. I know of at least a neighbor or two who also had mold in their apartments. When brought to the complex’s attention, a maintenance worker came with spray paint and covered it and left. I WITNESSED THIS. There are multiple “party buildings” on the property that regularly have groups of people outside of them smoking, drinking, playing music from their cars, grilling, etc. There were about five incidents while staying there that I can remember where someone was stabbed by their girlfriend(which resulted in me waking to blood on my door because I guess the person was looking for help SN: it took the complex a full day to come clean the blood off my door), multiple shootings, an apartment upstairs absolutely flooding into the apartment below due to a bursted pipe, multiple break ins, etc. My apartment personally was broken into back in April which resulted in my final decision to move from the complex. While I am happy to be safe and that my dogs are safe, intervention should have been in place years ago when it comes to safety in this complex. There is a gate all the way around the complex that does not close in the front which the complex said was being fixed as early as December of 2022 and as of April 2023 still hadn’t happened. There are no cameras or security on the property even though the complex is fully aware of the danger inside. The complex has switched property managers about five times in the five years I had been there which gives you an idea of the disfunction. Rent was cheap which is why I was there so long but it was slowly rising every year. When I moved in rent in my apartment was 795 and at move out it had gone up to 1055. The pool closed in 2020 and has not been open since, there is no laundry facility, no fitness center, and the garbage bins regularly overflow onto the ground. It is very hard getting maintenance requests filled if your apartment is not flooding, has fire damage, or any other dramatic circumstance. I can say though that the leasing office staff are mostly nice. A lot of them have been there for quite a while and treat you like family. Due to location, this complex has so much potential but my advice would be to fix up the apartments themselves first and make the residents you have already happy then try to work on getting more money because the complex is simply not worth what they are currently charging. Lastly, on a personal tip, I moved out in April and it took them a month to even inspect my unit and another month for them to call me and let me know how much of my security deposit I would be getting back. Here three months later and I still have not received a cent so do not expect your security deposit back or at the very least in a timely manner at all. Update: 6 and a half months without my security deposit and I’ve taken it to the magistrate court

    This place is a nightmare. Besides there being no security on the premises, the staff is extremely discriminatory against our spiritual believe & our celebate lifestyle. I have lived with my friend on a section 8 voucher for three years, & because they would do no repairs, we lost our voucher due to the envy of the apartment complex. At this rate we are considering suing them because now we are facing homelessness, & it's their fault. We have no formal complaints so this falls solely on the apartment complex. We've even had to involve Fulton County Building code because the repairs have degraded so badly. DO NOT rent to these people. You'll be wasting your money.

    This the worse place to stay, please do not stay here. It’s soooo ghetto, the people in the office are so unprofessional. They are rude. It’s water bugs all in the apartment. They took 3 weeks to fix my air conditioner in the summer.

    I’ve been approved since January. They keep lying saying that something should be ready soon but they won’t update you and every time you call it something different. And now they’re gonna tell you over 120 days you have to reapply.

    Came over to vist my Niece, in upon visiting, she pays her rent on time. She's do not have no heat. They gave her To space heaters, they do not have maintenance over. Here is a shame no maintenance i'm gonna take pic's Build an eight eleven....... Shame on you....Do better for $2.000.

They Have 1-3 Bedrooms Apartments They Are Nice,Big And Spacious Bedrooms, Spacious Bathrooms,Spacious Kitchens, Nice Kitchen Bars, Spacious Living Rooms, Spacious Hallways, They Also Have Different Nice Designs Apartments To Choose From!!!! The Walmart Shopping Center Is Nearby The Magnolia Park Apartments In The Historical District Area Of Martin Luther King Drive,And Other Historical Places,Like Soul Food Restaurant,And Historical Churches,And Walking Trails,Jogging,And Bicycle Riding In This Historical District Of Martin Luther King Jr. Drive Area, And Paschal Blvd,The Street Was Name After The Paschal Brothers And Their Famous Family Own Oriented Paschal Restaurant,And Busy Bee Is Another Famous Family Own Oriented Restaurant!!!! Both Of Them Is Famous For Their Famous Fried Chicken,Ribs, Vegetables, Cornbread,Deserts Like Their Cakes And Pies!!!! The Two Famous Black Own Restaurant Close By Magnolia Park Apartments, The Two Famous Restaurants,Has Been In Business For A Very Long Time!!!!     This company does not pay their bills. Restoration 1 of Peachtree did water and mold mitigation in Apartment 790 & 778 in November 2023. Total mitigation cost was $9932.86 and they still haven’t paid their invoice. This account has been sent to collections. There are several other apartments that need mold mitigated but we will not be doing business with them going forward. Office staff is very unorganized, unprofessional, and are not honest in their dealings.

    Management was never truthful and unhelpful in strenuous situations. I was promised first floor because of my disability. The guy looked me in the eyes promised he'll hold it, 3 weeks later said it was unavailable gave to someone else.

    This place needs to be CONDEMNED and DEMOLISHED 1. The property and all my true ATL natives know this place used to be the Eagan Homes projects that was demolished in 2000 that community was historic and filled with families that lived there generations. Had I known this new mixed income complex was going to be this bad I woulda said egan homes needed to be renovated not demolished. There's no historic artwork or marker on the site thats even dedicated to the former families. And last but not least the whole site is contaminated with arsenic and lead. Many black low income neighborhoods or mixed income developments that used to be projects are built on contaminated land. So to all of you who are complaining about crime in atlantas mixed income housing developments do your history on Atlantas public housing first.

    This place is horrible. They refuse to replace the air conditioner (it’s been out since June/July). I had to purchase my own air conditioner They keep lying saying they’re waiting on a part. November is in 1 day, They refuse to give out the contact information for corporate but expect full rent. They was suppose to clean the mold out of the apartment, they didn’t. They said I had to clean the mold myself. The front office staff is HORRIBLE AND RUDE. I hope the housing authority shut them down.

    I WISH I COULD YELL TO EVERYONE COMING IN TO TURN AROUND! I HAVE BEEN HERE FOR WAY TOO LONG THIS PLACE ISN'T HOME FOR ME! IM 6 WEEKS PREGNANT AND IM NOT GOING TO GET SICK FROM BREATHING ON BLACK MOLD! THROW THE WHOLE COMPLEX AWAY!!!! I'M GETTING IN TOUCH WITH THE CODE ENFORCEMENT BEFORE I LEAVE BECAUSE ITS OLD PEOPLE OUT HERE WHO CANT HELP THEMSELVES AND IM GOING TO HELP THEM GET JUSTICE!
