    Never even got a chance to move in and worst experience already. I submitted my application along with fees for the application, administrative fee, and a service fee, totaling over $300. Didn't get approved and was informed I would receive my $250 admin fee back within 72 hours according to their policy. A month later, 20 emails, 5 phone calls, and now dealing with corporate, Matrix Residential, I have yet to receive my refund. Glad I didn't get approved if just getting my refund back is an issue. I will be filing a claim in court against them next.

    I liked it here pretty well. I liked being ground floor and it was good as a dog owner. Good bit of green space if you are a dog owner. You're close to a cool park, MARTA, and a Kroger - Piedmont Ave can be annoying though. Pretty area overall. Steve is really good, he's the maintenance mgr, he often fixed things day-of and very helpful w/ tips on everyday stuff. Max is cool, the place has had a handful of community staff and he is good at communicating stuff to you, out-of-office signs, chill. Place has more of older feel, lots are being spruced up, overall nice place.

    They never ever answer the phone. I could understand if they didn’t respond on the first day or even on the second but after 3rd and 4th day is pretty ridiculous. The company who informs you on their availability supposedly works in a whole different state, but the confusing part is the that they answer the phone as if they are a part of the apartment staff. If you are a 3rd party company why not be up front about that in the beginning to dismiss any confusion and this 3rd party will lie to you and say that there are units available, but as far as I can tell they don’t know what they’re talking about because I haven’t been able to communicate with anyone who actually works directly in the community about my status. As of right now, I feel like I wasted $60 on an application. Nobody in the leasing office answers and I tried for 3 days and I’m still trying to get some kind of update or answer. Anyways Please beware of the non responsiveness from this place and save your time and money!!!

    highly dissapointed and i never even got a chance to ook at the apartments. i made an appointment to tour almost a week in advance and the day of i arrived an hour early only to see that the office was closed and no one was answering the phone. i waited outside for over an hour and no one ever showed up. so completely unprofessional and tacky. you all could have at least called me to confirm the appointment or sent an email. the lady i was supposed to be meeting with was named jahira or something like that. rude.

    Been living here for year now and everything falling apart the sewage line is broken so it’s backed up causing a rotten egg smell in my apartment that’s been going on for a year. Atlanta gas light can not cut on my hot water because my water heater which the apartment said they replace a year ago. Water pocket in the ceiling living in mold because sewage backed up, they took two months sending my new lease and was charging me month to month for their mistake. Nobody never answer the phone never reply to emails nobody never in the office. Great area to live in bad apartment complex to stay for people charging over a thousand dollars a month for BASIC appliances

    If i could give this apartment complex zero stars i would!!!! The only decent thing about Park is the location! The management specifically Jahara is rude, unprofessional, and Down right ridiculous. I lived here for 8/9 months and it was the worst time of my life. There is no central AC so you literally have to keep your blinds and curtains shut to keep the place cool, which makes it like a dungeon and very depressing. The window units are old and nasty! The gas heat has dirt and dust in the unit making this a fire hazard.The bathroom is old and outdated with rust all over the place. There are tiny black bugs that come out of the drain that I've never seen in my life. The plumbing is old so it's constantly clogging. The kitchen cabinets, fridge and stove are disgusting, i love to cook and couldn't even cook because it was so nasty. Also it's a gas stove so it made it so hott you couldn't stand it. The entire apartment is invested with mold( shown in pics) These apartments should be condemned!! DO NOT RENT FROM THESE LOW LIFE SLUM LORDS! YOU WILL BE ABSOLUTELY MISERABLE!

    I am seeing about the lack of communication for a poor rating. But it's a small community with very limited staff so some understanding is required. I actually went to the leasing office and met Jana to cancel my application and everything went so smoothly and she was very understanding and efficient. If I had no choice. I would have stayed here. Even though I won't live here. She still treated me with such a professional manner with a smile. Thank you so much Jana!!!!

    OMG! I love this property! it is very clean and well kept. The property manager, Jana White is so friendly and attentive. She genuinely wants to help me find the perfect new home based on my needs and wants. Best customer service ever! While I was touring I also met Quinton, the maintenance supervisor, he was also very friendly and welcoming! I know that I will be well taken care of at The Park at Peachtree Hills. I cant wait to move-in!

    I have lived in this apartment for 15 years, and while it has had its ups and downs, I will say that lately one of the best things about it has been the community that we have built here. And one of the linchpins of that community is Steve, our community maintenance man. He is hands down the best. He works tirelessly to keep us up and running. You rarely see him taking a break as he moves from one project to the next during the day. One of the best things about Steve is the effort he makes to get to know all of the tenants. It really makes me feel more secure. Steve keeps an eye on the place and if strangers are on the property, he finds out why. I feel so much safer here than at a giant enclosed complex like the new builds going up all over town. In spite of how hard he works, he's always available to us to help out when needed, and give a friendly wave or word. When I was recovering from hip surgery earlier this year, his daily words of encouragement as I took my walks were just as important to my recovery as my weekly visits from my physical therapist.

    I have lived here for 8 months so far. The location is perfect for anyone who travel downtown often. You can get to Alpharetta and Norcross in about 20 mins. Quiet neighborhood, never had issues with vandalism or robbery. Everyone over here pretty much minds their own business. I can admit that in the beginning the management was horrible, but now we have an entirely new staff and they are AMAZING! ! As soon as I put in a request the problem is fixed within a couple hours TOPS. Disregard the old reviews! Its a whole lot better now

    I called the maintenance line to follow up on a request. I spoke with Rob. He was very unprofessional, rude and unhelpful. Rather than listen he wanted to do all the talking. It was as if he had more important things to do than understand my need. He showed no customer service skills. Rob do not need to be speaking with customers.

    After seeing the rating of this complex, I believe that the rating should definitely be higher, especially because of the new management. I have dealt with/met 3 ladies and they have been absolutely amazing! When I first moved in there were multiple problems with our apt and we had asked for them to be fixed repeatedly (once a wk for about a month and a half) and the previous manager would say he would take care of it, and never did. However, with the new management ALL of the problems we previously had were taken care of within a week!

    They don’t answer the phone whatsoever ! They are on these premier rental websites and they don’t even answer. ! Like dxmn can I get some leasing info please!!! I’ve lrftbarkwast 5essages in one week !!! I swear if I come up there and they there I’m cursing y’all clean the fxck out! Realistically I’m ONLY interested in the apartment complex Bc of the area

    This place is very affordable for what it is and location. Things are turning around for the better with the new property manager and I seen alot of work being done around the place. Steve the maintenance is one of the hardest working individuals I every seen in my life, he is active and loved by the community and keeps up with whatever people need fixed or replaced in the apartments.

    I can't say enough about how incredible Steve, our maintenance man, is at our apartment complex. He's not just great at his job; he's genuinely one of the nicest people I've ever had the pleasure of meeting. Steve goes above and beyond to ensure that our living environment is in tip-top shape. Whether it's a leaky faucet or a faulty electrical socket, he tackles every task with professionalism and expertise. His attention to detail is unmatched, and he always gets the job done efficiently. What truly sets Steve apart is his kindness and compassion. He consistently goes out of his way to make sure residents are comfortable and satisfied.     I have had the best experience touring and speaking with Jana, the property manager! I am hopeful I can move in to the community soon! The property is clean and well kept, maintenance is friendly, and the apartments are spacious and I love the original hardwoods!

    My fiancé and I set up an appointment to meet with them each ( later we figured out we had 2 appointments). On the day of the first appointment, we showed up 10 minutes early and thought it was odd no one was in the office. So we decided to wait with our little one for the office staff to take us on our tour. We WAITED 45 MINUTES AND GOT STOOD UP IN THE RAIN. No one came and no one answered the phone. The following day was the second appointment and we needed to find a home quickly. So I called to see if anyone would be there when we arrive for the appointment. No one answered. Just like the day before. We did not drive out to see it again. No one got back to me. Point is THEY ARE UNPROFESSIONAL AND A WASTE OF TIME. Find somewhere that won’t stand you and your family up. 10/10 DO NOT RECOMMEND.

    I called and scheduled a tour with the office for 4:30. Taylor the “manager” left at 4:05. The office also says that they close at 6PM but according to other staff you can only catch the manager there for half of days so there’s no real appointments.

    Do not move here. Unless you want to be completely ignored by management and maintenance. AJ in the leasing office literally just hung up on me because I want my dishwasher fixed (it's been broken for months) my heat and AC were broken for a solid month after we moved in. The trash piles up and hasn't been taken out for weeks. Horrible. Need to get out.

    DO NOT MOVE IN HERE!!!! it's HORRIBLE! the management is literally psychotic we have mold and mildew growing everywhere, the smoke detectors do not work and they refuse to fix them, there's nasty black stuff coming from under my shower, they painted over mold and now it's just big white splotches on the walls for 3 weeks now! the rubber seal in door is barely there so bugs constantly get in here and it would be easy for anyone to break in. Best part is... they REFUSE to give us a mailbox key.... Pretty sure that has to be illegal? get us out now....

    This place is outdated and the new management refuses to address any issues. I finally had the last straw in June when I came home to find my apartment infested with roaches(I travel for weeks at a time), put in my 30 day notice(I was on month to month basis since I had fulfilled my year lease) and have had to reach out to my lawyer as they refuse to respond after repeated attempts to collect my deposit. Just don't do it. Far better places for the money. Roaches...and they charge for "pest control". Disgusting.

    I moved here a few weeks ago. Jahaira is the best!! Very warm and responsive. She made the moving in process so easy! When I had a maintance issue she responded immediately. And the price is extremely affordable for this area. This is a neighborhood I feel safe in. It’s so close to MARTA you can catch the Red/Gold line anywhere. I run in this neighborhood in the evening and I feel completely safe The only reason I do not give it five stars is because; A) they DO NOT have central heating. They need to prepare people for this because not everyone is prepared for the heat. Also without the central AC smells can get trapped in the living room/ kitchen. So just keep that in mind! To be completely straight forward I did not ask about this before I moved in. However, central AC in GA seems like a no brainer. B) not all the costs are upfront. Definently ask about the security deposit before moving in. it is notunheard of but it’s not forthcoming on the website. I would recommend this place to a friend if they knew everything going into it. So far I’m very happy!!

    I love this community because of my property manager and the maintenance staff. Charae and Quentin make an excellent team. They go above and beyond the call of duty to get things done around here. Charae and Quentin cares for the property and the residents. The prices are affordable. I highly recommend this place because of the staff Charae and Quentin! Unit is dated, but the price and staff make up for it. KUDOS! In detail, the apartment is nice and classy. Hardwood floors, gas and electricity. Some units are classic and some are upgraded. You will be just fine with the classic. They have a nice upkept laundry facility on site. Swimming pool, grilling area, and electric vehicle charging station is present as well. This is one of the nicest place I've ever lived. I'm proud to call the Park at Peachtree Hills home. I would leave if management is ever changed.

    Edit (June 2020): It seems as though they've made further changes to management here, and I was finally reimbursed. It may have taken a while, but I appreciate them following up. They've also made some charming cosmetic changes to the property. _________________________________________________ Edit (May 2020): Unfortunately changing my rating from a 5 to a 1 due to new management. I moved out about two months after they moved in. The transition was confusing and they clearly didn't know or care about the people living there. They just wanted to come in, make their updates and raise rent. When I moved out, I was overcharged rent, and have been back and forth with the new management for months about the money they owe me. This in no way reflects my time before new management came in. Charae and Quentin are great (if they still work there). ______________________________________________________________________ Original Review (2019): Overall, I've really liked living here for the past four months. This complex is affordable for a great neighborhood. Pros: Location - I love taking MARTA to work and being able to walk to a lot of restaurants, shops, and a small park. The neighborhood is safe and nice. Updated - I have one of the updated apartments, so I love my kitchen. I like having a gas stove and the appliances are good so far. Maintenance - So far, I've had a great experience with any maintenance needed. The maintenance guys are nice and responsive. Parking - There is plenty of parking, which is not always easy to find in my experience. Closet - It's huge, with good shelving. Walls - They're not completely soundproof, but for the most part, outside noise stays outside (maybe people are just generally quiet). I have an upstairs apartment, so I'm not sure if the floors are loud for ground units. Cons: Bathroom - The bathroom is small and has some stains I haven't been able to remove. I don't consider this a huge issue. I've gotten creative with my bathroom storage, and lets face it.. this is an old complex, so there will be wear and tear. Hot water - It takes forever to heat up. Not the end of the world, just slightly inconvenient. No central air - It got pretty hot in the peak of Summer, but I'm pretty sure my energy bill is lower without it. Bugs - I have had a few issues with bugs, but nothing out of the ordinary and nothing a can of raid couldn't fix. Again, I've really liked living here. Location was one of the most important things to me, so I can sacrifice some luxuries for that. They are old apartments and have their kinks. I've seen some negative comments, (which I get because I'm sure the non-updated apartments have more issues) but my experience has been very positive.

    Mr. Steve is the neighborhood maintenance and he goes above and beyond. Whatever you need he will get it done for you. He is welcoming and very caring. He listens to neighbors problems and concerns and does what he can to make change. He has been doing an excellent job of keeping the community looking beautiful and keeping a smile on our faces. He works hard and efficiently and does what he needs to day after day

    Just moved here about 6 months ago and have 0 complaints. I met Steve the (one and only) maintenance guy one of my first days and immediately was so friendly and told me if I needed anything to let him know. I had a few things that needed fixing right when I moved in and I put in the request that day and Steve had it fixed DAY OF. He’s my homie. Also i’m young and live on my own and have never felt unsafe here, the neighbors are all friendly and the apartment overall is super peaceful.

    The office staff showed me a variety of apartments to choose from and answered all of my questions. I leased the apartment right away and left feeling like I made an informed decision on housing. The staff was a determining factor in my decision to rent here. The Property manager Stacy and Leasing Agent Chae made me feel welcome and confident that I made the right choice. Also, you can't beat the price for the Buckhead area!

    Steve goes above and beyond as the maintenance manager at the park at peachtree hills. In the six years I've lived here, he's always been so responsive whenever an issue comes up. His communication and organization are seriously impressive. He's friendly, patient, and always keeps his cool. It's clear Steve genuinely enjoys solving problems and helping people out. Steve makes living at the park at peachtree hills a great experience!

    I'm so surprised to there are negative reviews on here regarding the management! There have been previous management teams that have left a lot to be desired but the latest being Matrix residental are phenomenal!!! Hands down the best and most efficient team of professionals I've encountered working in an apartment community. Everything I've asked of them they have handled expeditiously. Whether it's been something simple to having my kitchen floor replaced they've without question handled my problems and concerns in a manner above and beyond what should normally be expected. I'm particularly impressed with both Che and Bernard. These two guys work long hours and incredibly hard to see that the tenants are happy from the leasing and office experience with Che to Bernard's all around mastery of skills and ability to handle just about any project that comes his way. I'm usually not someone to leave reviews but I was so taken aback by the previous reviews I felt compelled to write. Whomever took the time to write such petty and vicious reviews to try and portray this great apartment community as abysmal and the management team as subpar is either a recently let go employee or just an all around jackass. I've been living here for 4 years and it's never been better! The location can't be beat and the exteriors and grounds are very well cared for and the neighbors who reside here are personable and courteous. For the price range you will not find better. The Park at Peachtree hills apartments are fantastic and I don't think I could speak more highly of them than I have. I love it here and it's in no small part due to the new management.

    The management changes can be tough but Amber made this one easy and pleasant. The staff is wonderful and they do their best to meet our needs as quickly as possible. It is well kept and I've been a resident for years!

    Do not move here. It will be a headache and not worth your time. I lived here for 2 years and it progressively got worse. I lived there through 4 different managers and 3 different companies. IT NEVER GETS BETTER. The latest management company is a holding company. It renovates properties to resell— So they’re not actually concerned with current residents. the sooner you move out, the sooner they can “renovate”. I didn’t have hot water in my appliances for nearly 6 months. No discount. No help. Taylor, the latest property manager who cannot remember ANYTHING even when you put it in an email, kept “forgetting” for get it fixed. Gretchen, Taylor’s bos, never responds to emails and when you finally get her on the phone she says she needs 3-4 BUSINESS days to respond to emails. How anyone keeps a job with that return time I’m not sure. They do not let you know before they send constructions workers to your apartment. I had 3 men working in my bathroom for 5 hours once. No one was in the office and they couldn’t explain what they were doing. Once, the online portal was down once so I couldn’t pay rent for a week. I called multiple times to inquire about a fix, no answer. Instead Gretchen finally came into the office to print out evictions letters and then left immediately after. When I called the main corporate number they apologized and said it was an “accident”. Given the rent increase Post at Peachtree Hills is nicer, has newer plumbing, central air, and vets tenants better. Should’ve moved there from the beginning. This place is truly the worst. No follow through. I’m not sure how the staff stays employed. They’re incompetent . Not to mention the sketchy maintenance workers they hire aka random men in unmarked run down trucks that pull into the lot and knock on your door unannounced. Horrible experience.

    Beautiful little hidden gem in Buckhead! Jana, the manager is so nice, patient with me 🙃, super knowledgeable, and on it every time I turn to her! The apartment is spacious and an amazing value for city living! Very happy I found The Park at Peachtree Hills!!

    This property has great location and is close to everything - the leasing and management staff are super professional and extremely friendly - I lived in the property before matrix residential took over and after they came on board the property did a 180- great space reasonable price and management that cares - Dustin has really brought a new energy to the residence!

    These apartments are affordable for the location. Steve, the maintenance man, makes this place great. He does everything he can to fix any issues at quickly as possible, including being here on his off days to make sure all the tenants are taken care of. He makes the apartments feel like a community as he is extremely friendly and personable with everyone here.

    Steve the Maintenance Manager is awesome and is very attentive to the needs of the residents. I had an emergency plumbing issue and Steve responded promptly with a phone call and was onsite within 30 minutes. Steve cares about the property and equally cares about the residents and is a valuable asset to the property and to the property management company.

    I've lived in a lot of apartments in my life and Steve is by far the most attentive, hardworking, best maintenance man I've had. Told him my AC was broken and he got it done the same day.
