    Toured this property recently, upon my arrival a resident gave me a friendly ( sarcasm) stare down while I exited my vehicle to go into leasing office. While I waited for the leasing agent to assist with my scheduled tour, there were multiple tenants in the leasing offices complaining: discussing an altercation which included police being called. The tour was interesting, because the unit that was shown was not completely cleaned nor ready. The hallways/ breezeways were filthy, people in the pool with all of their clothes on. Oh yea the tour was interrupted by a tenant who was in the leasing office regarding the police situation. The requirements & pricing for these apartments are a joke , I would suggest look elsewhere!! Believe the negative reviews, I seriously doubt anyone gets a deposit back, they charge for EVERYTHING

    Let me start by saying within the past 7yrs I have not had many issues with the property that were not rectified in a timely manner. However, I’ve tried to not blast my issues on reviews, but no one is “exceeding my expectations at Paces Park”. These complaints are very long, and no one has tried to listen or make it right. Just know that this new staff does not care about the well-being of their tenants. Stephanie (office manager) is intentionally rude in my opinion, and I would not suggest anyone sign a lease under this management. I renewed my lease in July of 2023 and was scheduled for carpet cleaning on 9/9/23 (the carpet is 8yrs old or older). I relocated all my furniture so that the contracted company wouldn’t have any issues doing the job. I called on September 9, 2023, and spoke with Brianna. I asked her if my carpet was cleaned, she told me “they were on property.” I asked her to find out for me and call me back, that never happened. I wasn’t surprised when I arrived home that the job was not done. I sent an email to the assistant and to the manager. The response from Stephanie was very cold “we have you scheduled for the tomorrow.” Never acknowledged the email I sent in its entirety no remorse for the negligence or an apology for the inconvenience. I replied to the email stating that I would come to the leasing office upon my arrival I stood and waited than I sat down and waited for a proper greeting and introduction and again “intentionally rude” waited for about 10mins a maintenance worker came in walked right into her office and spoke to her about whatever which was an indication to me that she was doing absolutely nothing in her office. I politely removed myself from the leasing office and went to work. I have said it before to corporate that this staff (starting with the manager) seriously needs customer service and interactive training immediately. Let’s learn to be accountable when you drop the ball on sensitive issues like wasting your tenants time and fixing my A/C and not making it about your emergency maintenance guy having a newborn. I was in a hot 85-degree apartment because he lied and said he’s not allowed to fix the A/C at night. They (corporate regional manager Forest) gave the excuse that he was a new father. Reggie came later than the original call the next night and fixed it. I had about as much as I can take with the lack of human decency and respect. Additionally, I’ve made written complaints about the nonresidents parking cars throughout the complex and in front of the leasing office to walk to their worship service leaving me and others to park at the 4000 building and walk to 1000. The insects i.e., roaches are unbearable, the dead rodents that are hit by cars are disgusting , the smell of the dumpster is so strong it lingers throughout the entire complex, and the breezeway and stairs need to pressure washed as well. Don’t CALL ME I want everything in writing. Work on your attitudes and your willingness to help assist customers. Your job requires you to listen to the concerns of your tenants. You have a responsibility to keep us happy and you have failed miserably.

Just tried to take a tour for a two bedroom a few weeks ago and the tour was set up and I get there and the leasing staff has no idea they even have an appointment for a tour. And I wasn’t able to tour because of the work being done on the unit and all I was told was “I was supposed to call you.” Didn’t seem very apologetic or concerned that we took time to come there to take a tour and was unable to. Took my number down to call when unit was available to view and haven’t heard anything back since. I just thought I’d share my experience as there are many other complexes in the area for those trying to get all the information they can because I know how important a decision of picking where to live is.

    This is an awesome place to live with lot of parking, cleaned and Amazing staff/Management (all), Although the rent is expensive when compared with nearby apartments. The best part I liked during my stay was management being strict to violators no compromise, please keep it up for our safety and security. Thank you team for helping us whenever needed.

    Rude staff in office and maintenance workers. Very good in increase rent only while not at all good service. Paces park apartments comparison to other apartments in neighborhood has no computers and printers in media center, no, no trash pick up services, no recycling bins, no good park maintenance, no mailboxes ,work order don't get done till months ,mold and mildew in air conditioning and and around the home on windows ,no

    Management is rude! I've lived in this apartment complex for 4 years at this point. Never had a problem with any of the management prior to the current one. I asked one of the members of the management if she could get my package for me. She goes "did you sign for package" in a loud, slightly condescending voice. I respond, "No, I was going to wait till I received my package." She replies "Well, I'm not getting up out of my chair unless you sign for your package", again in a very rude tone. To be frank, my standards are not outrageous. I just expect people to be decent, but I guess even that is expecting too much from management. Upon retrieving my package, she says "You know you can just get this package delivered directly to your apartment" as she hands it to me. I didn't respond and ended up leaving. No need to even address that with a response. Why escalate a situation as simple as picking up a package? I would've happily signed for the package up front had she just been nice. Rather, she had to make a big fuss over nothing. By the way, whenever my extremely old water-heater almost exploded. I didn't make a big deal of it. Reason being is that at least the maintenance people were cordial. Please learn from them on how to speak to people.

    Very horrible management. Me and my fiancée went their to get a tour. We where told to sit down and we sat for 20mins! No one came to assist us or give us a tour. The two ladies at the front desk where on there phone the whole time. Not a single time to acknowledge that a perspective person who may be interested would like to get assisted. We decided to walk out and look for apartments around the area. I would not recommend this apartment to Anyone! How can you trust them when they don’t even give you the time of day. We went to other apartments and were greeted and treated with respect! Please evaluate your staff and make sure they are appropriately and welcoming!!!! Never would I stop at this apartment! Save your time and energy!!! I would rate it Zero for customer service!!

    This happened on Sunday night 10/27/19 when I was in a movie and some people celebrated their Indian festival Diwali by lightning up firecrackers and some one did it outside my apartment at night between 11- 1 and the fireworks left a mark at my door so someone called the cops and they also came to our house and ask what happened while I was in the movie my dad called and explained what happened so the leasing office sent a notice of 50$ fine on 10/29/19 at our door that we did it without and inquire they just took a picture of our door and send it to us by saying we were the one doing it so I went to the office and said that we were not the one who did it and I showed them the movie tickets as a proof then I was in a movie and my parents were asleep so the attendant didn’t listen to me and said that you have to pay the fine and she was so rude the way she was talking To me and beside this whenever we have a complain about our apartment they never listen we literally have to 10 times to tell them and then they come after a month or two and especially kamalika who is a attendant at the office is always rude and never listens I WOULD NEVER RECOMMEND ANYONE TO RENT A APARTMENT AT THIS PLACE. VERY VERY RUDE MANAGEMENT

    Disgusting service. Specially if in my hand I will give you 0 star for Kamilah. Who is not capable person for property manager. She never help out to any one. Her act like she is the owner of property. She is very rude and unprofessional person on that property. Never ever recommend to anybody. They will alwys promise to you but never follow up with that promise.

    Recently i have moved out of these appartment homes because they are too expensive for the kind of homes they have or services they offer. management team is very rude. i ll never ever recommend these appartment to anybody. if someone wants to for sure lose their Deposit Money only then go and move to those appartment. no matter how clean you keep , just forget about your deposit money.

    Normally, I don't consider writing reviews, but I had to write this for those looking. Everything looks nice when you view the "virtual tour" until you move in and the large roaches take over your space. Dead bugs are randomly discovered in my drawers, silverware, bathroom, and kitchen if I don't catch them alive. They're typically out early in the mornings and at night. Don't even think about working from home and you see something in the corner of your eye with antennas moving. It's a living nightmare and it's extremely frustrating. Save yourself the headache and keep looking. PLEASE do a thorough look at all of the reviews on multiple websites and pray for a better complex to present itself to you. Please! It will be your saving grace.

    Loved my apartment! It was spacious and modern. Rarely had any issues and when I did, staff was responsive and maintenance team was always helpful. There were a lot of apartments to choose from in the area but I'm glad I chose Paces Park. The new manager has really made this place shine! Love the community activities!

    I’m glad the young lady that gave me a tour SAT. Was an amazing liar because from the comfort of my home I’m glad I dodged a headache of broken promises (lies) and lack of communication! None of these places have employees eager to help possible tenants fill some of these vacant apts. I will definitely recommend you NOT wasting time on a tour keep looking!

    I came in for a tour and got so much more. Ms. Hobbs, the property Manager was AMAZING!!! She is very genuine, honest, and knowledgeable of the community. I was able to see actual apartment homes and possible floor plans. I will definitely be making this my new home! 😁

    This apartment is very attractive and is clean for the most part. It is in a great location.It has a great look inside and out. I admit that when I first moved in that there was a roach problem, however Pest control did a very good job at getting rid of them and I rarely see a roach or bug. The maintenance staff are friendly and met a couple of my needs quickly.The office staff are helpful and are somewhere between cordial and friendly.

    Staff is super friendly, they assisted me with all questions I had and recently even stayed a little past closing just to help me! The help I received was genuine not once did I feel rushed or brushed off. The leasing agent, Tanazia, was so sweet and so understanding. The community itself is quiet and from time they do community events that everyone, including the kids, can participate in. I’m very happy living here and I highly recommend.

    When I came here the area was so good but since management changed nothing is maintained. The park swings are broken from 2 years , the grass is no more refreshed. They just painted tennis court. You would find more better apartments with good facilities around ! The good thing is that the maintenance people respond to the work orders quickly n come to fix things !

    Management as recently transferred over to Careesha and Angela and they are a great team. In my experience they treat their tenants professionally, reasonably, and respectfully. Prior management had been disorganized, unprofessional and rude. It is refreshing to have seen such positive changes and see the place improving prior to our move out date. Don on the maintenance team is also a great member of the team, always lending a hand or answering a question as needed and very friendly.

    Have lived on the property for a while at first had issues with maintenence but now i can tell they are really trying, they communicate when they can come help and give me a great time frame. ladies in the office are nice and pleasant and i always loved my apartment and size

    really like the community it is in a nice are ladies in the office are very helpful and kind my apartment is beautiful. only thing is the mailboxes have been being replaced for a while, I do appreciate not having to go to the post office for my mail but I hope they are replaced soon.

    The apartments are generally good but the new staff at the leasing office is a bit slow to resolve problems. Our room was flooding repeatedly from rain water a few months ago and their team took forever to come look at it. The whole apartment started to stick up and we couldn't even walk into the room with ease. Eventually they came to dry it up and fixed the pipes outside

    I never write any disappointing review but this apartment never fails to disappoint you. Not even a year i have moved in i see roaches and bugs everywhere. They didn't even gave the referral money to the people who referred us. Couple of months ago they had not uploaded there utilities when i paid the bill and had given me an notice of warning. Even this month they charged me $150 in late fees while i was waiting not to miss any of there utilities. This is my first time i have ever been late and staff along with manager said they can't do anything. Till you move in everybody is nice. If you looking to move in save yourself finding another.

    Anyone even doubting this place, think no more. I have had the most amazing experience with careesha and Angela and Eudima while I was there for a year. The maintenance team specially Terrance took care of us immediately when we needed it. Also I got almost my entire deposit back with some minor clean up charges which is normal. I moved out of town else I would stick to that place as long as those lovely people are around. We felt like a family and highly recommend them to anyone. God bless.

    We moved in few months back, it took a lot of time (weeks) to fix the issues we addressed at move in but after a month or so things were smooth. Yes! Breakins happen here, my neighbor was welcomed with a one after few weeks of move in. They took the whole damn door down..🥵..but it was fixed next day 👏🏻 Luckily no incidents that am aware of since. The staff increased the management workers movement to make sure no troublesome elements..👍🏼 I would like to second a review which mentions “Dirty Breezeways” in 8000 or buildings in the backside of community. My request - Please get the breezeways cleaned 🧹 once a month at least. The Mailbox not working was not addressed the way it should have been - residents were asked to collect mails from UPS for the first few weeks which is not appreciated. Now we can collect from leasing office past then. Overall my experience here is 3/5 because the staff and maintenance are friendly and try to help you out as much in capacity.

    Worst business I've ever come across in my entire life. Had a maintenance problem at a family's place and they hung up on me 3 times and cause such a big chaos! Accused me of living there illegally while I was just visiting and asked me to bring a money order to the office. When I got to the office to explain the situation, I faced the worst humiliation of my life. The moment I walked in she threatened to call police on me. I have everything recorded and working with news channels to expose their discrimination. (Update to your response) We totally understand your policy but I don't live there, like I said I was just visiting. You can't just go accuse anyone of illegally living, you have to ask them first. Your staff failed to ask, she ordered me to bring my ID and said she knows I'm living here illegally. Which is not considered ethical. Your staff had the responsibility of confirming before accusing. You caused my 2 little kids who came to visit family mental trauma by calling police and mentally harassing us. It's also so weird how the cop apologized to us and felt sorry for us but your business didn't feel a thing for harassing a family with 2 young children.

    Staying at this place was great for me but when I left after staying 4.5 years they charged me for every wear and tear as paint and stove and bath. Disgusting after staying 4.5 years we pay rent to use home so it will get some used one instead everyday says same. They charged me 1000$ while I left. Believe me it was just wear and tear as be cautious to lease here as you will leave with your one more month rent pay while leaving or forget your deposit Thanks management on your request I received a call from lady named Angela started conversation to delete the review and asked about the charges she said that’s what vendor is charging so we paid rent just not to use anything in house . She disconnected call without completing conversation……..

    0 stars if possible - DO NOT MOVE HERE. I was shown many red flags before my move-in and I gave this property the benefit of the doubt out of desperation. Don't be like me. I will just detail experiences that occurred move-in and after: 7/17- Move-in: Unit is not ready (a replacement for the one I was originally approved for btw). No working toilet, calcium build-up in tub drain, tools and trash everywhere, hornet infestation on the porch, dirty apartment, no outlets on the wall, broken light fixture. I was promised all of these things would be fixed by EOW. 7/21 - Agreed Upon Ready Date: Surprise! Unit is still not ready. Only difference is that the tools are gone and there are outlets on the wall. Trash and cleaning were not completed 7/24 - promised unit cleaning + fix to other issues that management was aware of prior to move-in 7/25 - Working toilet. A week after my lease started 8/19 - noticed water damage in the sink cabinet, so submitted a request. Appears to be an issue with the sink itself and maybe pipes in the wall? Cabinet is caving in 8/19 - Broken A/C - fixed that day but they left a portable A/C that was supposed to be picked up 8/21 8/21 - Told my sink would receive a temp fix that day while a part was ordered for installation and that they would remove a portable a/c. They left and did not come back to do the temp fix or pick up the A/C. Also told no fix for broken light fixture. 8/22 - pest control finally treats the porch 8/28 - woke up to a flooded bathroom, called the emergency maintenance line in the AM and was promised that someone would show to fix this immediately. Nothing 8/29 - went down to the front and placed more requests since the previous ones had been marked completed when nothing was actually done. again, no one showed up 8/29 - finally got someone to update my email after multiple verbal requests, online forms, and emails 8/30 - Maintenance for the sink but left all the sewage grime in the sink cabinet and on the counter. Sink cabinet still water damaged, moldy + filthy 9/5 - Submitted another request for the leak and water damage 9/5 - Garbage disposal broke and put a request in same day 9/7 - Both requests are marked as complete. Neither is fixed: they just cleared the clog in the sink (the actual disposal still did not work) and spray painted over the water damage, sewage, and mold. Mold is still visible and the caved in base of the cabinet wasn’t touched. Also spray painted the floor. I guess paint fixes everything 9/12 - Put another request in for the garbage disposal 9/13 - Garbage disposal is fixed but for some reason maintenance chose to use a wooden spoon which then unfortunately molded (if not used, it's the only item that got dirty with mysterious black gunk while I was at work). Not sure why since if one was needed a large metal one was also out. 9/17 - A/C broke again I feel like no one entered my unit until the day of my move-in. I requested multiple times to see this particular unit beforehand and was told they were working on it every time. I wasn’t even told it wasn’t ready until after I was given the keys. Considering that this unit is a replacement for the one I was originally approved for - in hindsight, it feels like they didn't have any units available after entering a contract with me and instead of being honest they put me somewhere that is not ready (but I was told this is the best option. Seems to be the best of a bad bunch). Overall, they will say what sounds good to sell and make empty promises to get you out of their face once they’ve got you here. As far as amenities go there is nothing spectacular going on here. Gym needs to be upgraded and has broken machines, tennis court is mainly a playground since that's the best alternative for little ones. Haven't checked out the pool myself but I've seen many enjoy it so that's good. Only other perk I can think of right now is that the property is gated and guest parking is free. Not worth the insanity of dealing with management and maintenance though.

    This place is beautiful and well kept!!! I have a friend of the family that lives here and they have been very pleased with the change in management, thus far. I went on a tour of the community and homes and the staff is very friendly and welcoming I felt like I was already at home. Thank you to Stephanie and Briana for making this a memorable experience for me!

    I am a resident of this place since 2023, after i finish my work i usually go to the gym to relief my stress and make myself fit. But since past one week someone broke down the Lat pullover machine cable and no one is coming from your maintenance team to repair it. Before writing this i waited for almost a week but now it is causing me inconvenience in my daily routine. I hope it will be fixed today. Thank you. SO THIS AFTER A LONG TIME ALMOST LIKE 2 WEEKS IM WRITING THIS AGAIN TO YOU GUYS AND YOU GUYS DISSAPPOINTED US. STILL YOU GUYS DIDNT FIX IT MAKES ME BELIEVE HOW MUCH YOU GUYS TAKE CARE OF PEOPLE HELATH. HOW YOU TAKE THE RENT AND OTHER THINGS ON TIME YOU HAVE TO FIX THIS BECAUSE WHEN WE GUYS SIGN AN AGREEMENT YOU GUYS SHOW THIS THINGS AND NOW WHEN IT GETS VANDALISED YOU GUYS KEEP QUITE. Y SHOULD I VISIT OFFICE WHEN YOU WONT REPAIR THE SMALL THINGS AND WONT CARE ABOUT THE PEOPLE FITNESS. HOPE YOU REPAIR THAT SOON
