    It was generally a nice stay but for the price I would have expected an easier check in process ( it took me 2 hours to text my ID, credit card then get my entry code), I would have expected a bed without a human sized dent in 50% of the bed and I would have expected not to be woken up multiple times on checkout day by the sound of cleaning crews. Also the fan was loud enough to wake you up in the night.

    Fantastic location and superb communications from staff. Had problem immediately on entering room with musty smell that was expeditiously resolved with scented diffuser however the underlying problem we suspect was poor ventilation in the humid Texas environment…there was significant amount of mold/mildew in bathroom floor and shower. Our bad for not reporting but we were only in room to sleep only and were not terribly bothered but felt future guests should be made aware. Common room was very convenient for drinks available. I think as had been posted by others that if you understand that this is not a conventional hotel stay without the amenities you’d expect like a front desk, concierge, room service, gym, pool, restaurant, and that you realize property is showing signs of age you will not be disappointed as the location and service were otherwise exemplary

    Staff were easily accessible and helpful yet out of sight for a very peaceful and private stay. The room was comfortable, lounge well stocked with complimentary drinks and a beautiful courtyard. The location is perfect within walking distance of restaurants, shopping, and music. We had a very pleasant experience and will definitely stay here again the next time I’m in Austin.

    We opted to stay at Kimber Modern while attending a wedding nearby. The location was ideal, right on South Congress and the best part is that the parking is free! The property is more like an Airbnb in that there's no front desk. You get the access code via email prior to your arrival. However, that is not to say that there's no staff. I had some questions and was easily able to talk/text to someone immediately. We were in the Orange room which was comfortable and well-designed for two people. Plenty of storage space in the main room and in the bathroom. I always get nervous when I see the wall mounted AC unit, but this one worked great! Our room was nice and cold and the unit was very quiet. My only negative point of our entire stay is that the water pressure in the bathroom is a bit weak and the hot water from the sink tap takes a very long time to warm up. We enjoyed the common room with the Jura coffee maker. There is also filtered water and other beverages available at no charge. I'd like to add that the staff is incredibly friendly and kind. I look forward to staying here again soon!

    We loved this quiet intimate hotel that includes a full-view into the relaxing spa-like courtyard directly from the room. The Green Room itself was inviting and sparkling clean. There was a desk space and closet with extra sheets, umbrella, robes, and ironing board. There was also a small screen door to open up the room to the air from the courtyard. The TV allowed for access to many different channels viewable from the entire portion of the bedroom. The shower was spacious and the bathroom included all of the vital essentials. There's no need to bring your shampoos, soaps, or hair dryer. There was even cotton balls, makeup remover wipes, a toothbrush, and a small tube of toothpaste. There were extra special touches throughout the entire room. The Commons stayed stocked with a variety of beverages, and was the perfect place to sit and read a book or do a little work on your laptop. It was definitely a great experience and we would love to stay again if the opportunity arose in the future. We didn't want to leave this charming place to go home upon checkout.

    Some family stayed here in the last couple months. Michael was very accommodating and attentive to our needs - thank you! It was great for a low-key family get together. Wonderful location and beautiful grounds.

    Perfection. This is a simple and beautifully designed boutique hotel. Room, bed and common area are super comfortable. The no front desk, easy check in make it a breeze. Kimber has really nailed this concept.

    This place is so unique with only 7 suites total. The service was amazing. We were personally welcomed by the property manager. The kitchen has everything you need and the drinks are free! Perfect location right in the heart of SoCo shopping.

    Can't beat this location in South Congress! The rooms were phenomenal. Shower was amazing (important when you're taking three showers a day with the heat). Team was lovely. Complimentary alcoholic, coffee and soft drinks. Great common areas in and outdoors. Would definitely go back and already recommended this hotel to friends.

    This place is amazing! Stayed here 2 nights for a birthday staycation surprise and was delighted by every little touch. The white suite is spacious and luscious. Softest beds and pillows, delightful courtyard and private deck. Would highly recommend!

    Perfect...AGAIN. We booked the entire place for our siblings/nieces to celebrate my in-laws' anniversary. EVERYONE loved the property - they felt comfortable, as if we were at home. We all slept wonderfully in the amazing beds and we took full advantage of hanging out in the courtyard to visit...even tried the hammocks. No one had a single complaint - which is rare for a large group. This place makes me forget about not being able to resume my international travel yet.

    Wow where can I begin . This place is beyond what you’d expect. We enjoyed our stay here in our nice cozy room with a beautiful garden view. The atmosphere is to be described as Austin’s little oasis! Entering to a garden of beauty. The complimentary gifts from the staff was enjoyable and much appreciated. There was also walking distance to different venues ! We will return for sure !! Great place for nice getaway! Thank you to the Owner and staff!

    This place is really cool. We had the White room (I think there are only 4 or 5 rooms total). Excellent shaded porch, probably 150 sf or so. Unfortunately it rained most of the time we were there. That was compensated by the availability of an indoor common area which has everything you need in terms of coffee, wine, beer, all comp. Only negative I noticed is proximity to the Continental Club, featuring live music. The bands disturb the otherwise tranquil neighborhood. But, it's Austin so what do you expect. I would stay there again vs any hotel.

    This place is super darn adorable and a nice jaunt to SoCo. The Service is nice and the soap/shampoo is high quality. The only issue i had was the music was a little loud from a new venue across the street but not a big deal. Definitely would stay here again and even a large party to get all 7 rooms would be a real hoot.
