Def not a 3 star. I'd say. The rooms were smaller than expected but had a few good touches. The breakfast was fine. Nothing bad or good. Just very average. The showers have very low water pressure. I wouldn't stay here again. I think its above average hotel. More of a 2 star. Then 3. Just newer build. The staff were nice. Just little above average in my book.

Great place to stay. 1st floor room was quiet even though right next to elevator. Room was clean and well equipped. Terrific staff was cheerful and helpful. I appreciated their assistance with switching out a hair dryer. Every evening the lobby had freshly baked cookies and lemonade. The bold coffee at breakfast was terrific. The well equipped gym had towels, mats, and was placed close to the lobby. Free Internet, parking, and breakfast. Ihighly recommend this as a place to stay.

Hotel rooms are good but they keep the hold for much longer than their notices states (10 days). Still waiting for my hold to be returned which has been nearly 30 days.

So we came to Austin for Franklin's BBQ and a pool at the hotel. The pool was full when we left at 8 am to stand in line at Franklin's until 11. We came back to our room to get changed into our swim suits and headed for the pool...to our dismay the pool had been drained and closed for renovations. It must have been our lucky day because we went to talk to the front desk and out walks Vincent (new manager from Arizona). Amazing customer service. He immediately offered to comp a night without any argument. Ron and I will definitely return! That wasn't necessary but we were grateful for the quick response and resolution to our issue! Thank you Vincent and Towneplace Suites for an amazing stay in Austin, Texas!

I’m a Marriott Chic I love that I can get my points and utilize them on my future travels. My only disadvantage with this property is their cleaning staff doesn’t clean daily and I came on a busy Labor Day weekend/ UT college opening weekend. Cleaning staff should have been presented for this packed weekend. They charge for parking which is weird because you’re not close to downtown at all. I would also say maintenance need to do weekly room checks I had to be moved from room 410 due to television not working to another room down the hall. That sucked because we started wiping down and Lysol spraying the room down and then had to pack up and do this in a new room. Breakfast wasn’t the greatest. They didn’t put the effort into making sure the guest had a good experience. I wasn’t impressed they just placed food out/ lazy just to say they served their guest. I would suggest making a few changes and receiving feedback from your guest. I will be calling corporate

We were very happy with our stay. We didn't check in until after 10 p.m. & they got us into our room quickly. We got a king suite with a sofa bed & the room was nice. We were pleasantly surprised by the full sized refrigerator with a freezer, the flat top 2 burner stove, the microwave, & the dishwasher. It would be wonderful for an extended stay if you're wanting to make some of your own meals or heat up restaurant leftovers. The kitchen area was fully stocked with plates, silverware, etc. The room was clean. I especially liked that the shower did not have a curtain. When we requested extra towels, they gave us plenty. It was quiet and comfortable. The next morning, they happily gave us pool towels and the kids enjoyed an hour in the pool. It was big enough and deep enough to keep a 7 year old and a 10 year old occupied & having fun. The breakfast area was right beside the pool area, so we were able to easily take our food out to the poolside table & eat breakfast while watching the kids play. The noon check out time was a HUGE plus because we didn't feel like we had to rush in the morning. The staff was all very kind, polite, & helpful. There was a situation outside the hotel in the morning that they handled with professionalism, compassion, and care. The location was near several restaurants, as well as our destination (Austin Aquarium) for the next morning. There was a tiny leak around the bottom of our toilet, and when my husband mentioned it to the front desk, they immediately offered to move us. However, it wasn't enough to be an issue of any kind...it was basically just a small wet spot on the floor in an area where we wouldn't physically be anyway. I mention it only to show the degree of service we received. We will definitely plan to stay here again on future trips to Austin. Pros: location, service, amenities, breakfast Cons: The only one I can think of is the bathroom door wouldn't stay locked when closed. I can't imagine that being an issue unless you're being chased by a serial killer.

The rooms are nice and well furnished. I particularly like the kitchenette and stocked dishware, including a dishwasher. Staff were friendly. The location is so-so, it is right off I-35 which is convenient but not really walking friendly.

We travel to Austin yearly for a business convention from Canada. The last time we stayed at this property was much better. This time, I will describe the facilities in one work: Broken. The elevator on our side of the building was: BROKEN One of two laundry washing machines: BROKEN The hot water on the only working laundry washing machine: BROKEN The scale to weigh packages for FedEx to come pick up for delivery: BROKEN The card FOB on our room door for 3 days: BROKEN When we brought these issues to the attention of staff the attitude was: DID NOT CARE Next year when I come back to Austin: STAYING ELSEWHERE Get it together Marriott, you are much better than this.

Impressed from the moment I entered my room, #219, on Sep 13, 2023. Foot rest has separate hard cover to use as a hard surface table, or for breakfast in bed. Bed super comfortable. Great shower. Super clean. HVAC quiet, but has 2 modes, one for heat (a flame symbol, max 78, and fan low, high, or auto), and one for cool (snowflake symbol, fan low, high, or auto). If in heat mode, the ac seemed to not come on, so I changed it to cool mode and it was fine. In Auto mode, it turns on and off gradually, and never woke me. Two elevators, at the ends of the building, so have to walk down the first floor hall to them, but then can park at the ends and go in the end doors, makes the center less congested, and no rooms next to elevator, so is smart. Definitely worth the little extra to stay here vs. other hotels. You can probably ignore the negative reviews.

I would like to say that this 5 star review goes to Taylor the Director of Sales at this location. He is wonderful! Very personable, attentive and took the time and effort to get my issue resolved. He was really the only one who helped me to get a solution. I appreciate him so much! Because of Taylor I will give this hotel another chance.

Nice hotel, good location - easy access on/off highway but quiet. Staff was great, very friendly and helpful. Gym was decent. Rooms were clean, water pressure was a little soft but slept pretty good. When traffic is heavy, it can take 30 min to get to UT but other than that great spot!

I booked via the Marriott Bonvoy app and usually stay downtown. Rates at this location were much lower and included parking. I visited Austin for TX football game and requested for early check in Saturday. Arrived after 3 due to Traffic, pressed for time I activated Mobile Check In Mobile Key on the app but neither worked though. Upon check in, the agent on duty didn't recognize me as a member. And he had no name tag on. I requested high floor on my member profile and got a loud room located adjacent to lobby on 1st floor. There were young children all over the lobby, sports team most likely. Headed to UT game then I returned at 11pm and attempted to rest for my long 5 hour drive at 8am. Not able due to activities in parking lot all night. Motorcycles and cars excessive noise and being right outside my window, that didn't help matters. My room was standard for TownePlace although the couch had been damaged by Cats possibly. The corners were pretty much shredded on corners. The King bed and sheets were comfortable. Nice kitchen which is helpful to have micro/fridge and cook top. Closet in my room was missing parts of the shelves/drawers but I didn't need. The location is convenient off of highway but nothing else around such as dining or shopping. Nothing within walking distance, mostly corporate offices. Departed early, didn't take part in complimentary breakfast. As a Bonvoy member WiFi is free, as well as parking. Unsure why I was charged a minimal Parking fee on my bill.

Shawn and savanna were great. We had to keep extending our stay and they were so sweet and accommodating. Breakfast was OK, but they kept refreshing everything. Can't complain. Room had one of the best desk setups I've seen and their office chair is incredible (charter furniture). Cutlery, especially the cutting knives, we're falling apart.

This was a good hotel for our short stay in Austin. We had friends staying in round rock so it was a short distance from them. The only issue I have is that parking shows as “complimentary” on the website but you do get charged a small fee per night.

I stayed one night with my family while passing through the area. Our room was spacious and clean. Staff was courteous and friendly. Breakfast was convenient. There is nothing outstanding here but I think it is a good value for the price in this area. I like the fact that this hotel is a little bit away from the highway and the noise than other hotels. We stayed in room 401. It was nice but there was this bip-bip-bip noise every minute or so. I think it has something to do with the fact that our room was for hard-of-hearing. Or maybe battery was low on a smoke detector next door. I'm not sure what it was. It wasn't too noticeable with AC running but it may bother someone with more sensitive hearing.

A genuine gem for the money. Friendly customer service, clean rooms without funky smells, QUIET, comfortable beds and the kitchenette is fantastic - full fridge/freezer, dishwasher, stove top, microwave, pots/pans. Really enjoyed my stay.

The place was very clean and the service friendly. I felt very comfortable during my stay. The only downside is that the breakfast closes at 9 AM. It would have been easier for me to get breakfast if it was 9:30 or 10.

My family had three rooms rented here for the week and we had a great time. The location is great to everywhere we wanted to go, rooms are very clean, The staff was exceptionally friendly and accommodating even when we asked for a few unusual things. I definitely recommend this one for families!

I wanted to give this hotel a second chance after my first stay here was not the best (room had a musty smell, trash was left outside peoples' rooms which caused hallways to have an odor, etc.). During my second stay, I was in the room that was right above the fitness center so I heard weights being dropped most of the night (at one point, I think I heard one of the workout machines too early in the morning) and even the very loud air conditioner couldn't muffle the sounds from the fitness center. There was also an unknown hair in one of my supposedly "clean" towels and the shower mat was wet when I went to place it down for the first time (maybe that was from housekeeping cleaning the shower...I'd like to hope that was why it was wet). When I tried calling the front desk, the phone kept ringing so I went directly down instead to ask for a new bath mat (which they provided). There also wasn't a bar of soap in my room when I first arrived. The only reason I didn't give a rating of 1 star was because the the breakfast wasn't terrible, and the manager and concierge were nice when I checked-in.

Friendly staff and nice location. Breakfast options were ample. The room was not as clean as I expected. There were small sugar ants in the bathroom and I noticed cobwebs in the sofabed. No room service though! No one came to turn down the bed and change the towels. Quality of stay as gone down since my stays in 2018/2019.

This was not the worst hotel I've ever stayed in but it was pretty close. The tv was inoperable for all of my 3 day stay. I asked for assistance with it but they never came. The morning after my second request, I found out that the front desk person never created a ticket for it. Management does not have a handle on cleanliness. Luckily, I came in with my own cleaning supplies. There was hair in the sink and tub. Stains on the toilet and the floor had lots of debris on it. The two positives were that the air worked and the oatmeal at breakfast was decent.
