My husband and I just moved in to a 2 bedroom apt. Savannah F from admin was amazing! We toured the community twice. Savannah helped us both times. She actually was busy during our second appt but she still made time for us and gave as much effort and energy providing us information. We told her what we liked and didn’t from the previous units so she gave us new recommendations. We ended up applying for a unit after a couple days. Savannah answered our questions through email and phone promptly. We were provided useful information and felt pretty prepared about the cost of moving. She even left us a plant gift for move in day. We’re very impressed and grateful! We had been to a lot of tours and she definitely had the best attitude and knowledge about her units. We’re hoping we end up loving our new apt!! Thanks again, Savannah!

I’ve been living here for the last year and a half and I don’t plan on leaving. The property is quiet and surrounded by mountains and beautiful landscaping, but it’s also surprisingly in the center of everything. The amenities are well maintained and modern, the pools both have great views. Staff is more than helpful, friendly, and obviously cares about the happiness of the tenants.

Been here for over a year and have always counted on maintenance to do a good job but Steve has always stood out as a member of the team who’s does an amazing job with any maintenance request. He’s on top of it, very attentive, and a genuinely friendly guy. It’s apparent he cares about the residents living on site. Thanks a lot, Steve for all your hard work! Very much appreciated!

AMAZING MAINTENANCE TECH GABE!! Professional, quick & calm! 100% recommend you request Gabe if you need maintenance assistance at Ava Toluca Hills. Thank you SO much for being reliable, calm and kind to my pets and more importantly for not letting me flood my beautiful apartment :))

Basically, unless you have limited choices, keep looking elsewhere. I lived here for almost 2 years. On the positive side: the maintenance workers are incredible. Very kind and helpful. The tenants typically keep to themselves and are reasonably friendly. Some need to pick up after their dogs. On the negative side: the safety issues are not quickly addressed. Parking lot lights will be out for weeks and the "security gates" are out dated and often broken, left open. Cars are regularly broken into, with a lot of police activity. From SWAT being around my building at least twice to almost weekly posts of tenants reporting police activity. I've read female tenants stories of being physically assaulted with AVA not having video from their broken cameras. My first week there, reports of a naked man walking the floor below us. My last week there, another naked man on the roof. I used to say that living there was like a mid level motel during spring break. But this is Los Angeles near Hollywood. With over 10,000 units, it's almost like a little city. Then I became aware of only 1-2 guards at night. They are under staffed with limited knowledge of the complex. It took over an hour and several phone calls/text for a guard to meet me at my parking space as he was lost and turned around. Fortunately it wasn't an emergency. With no onsite emergency contacts, (besides the guard shack previously mentioned) during a huge brush fire I was connected with a call center in some other state. They knew nothing of the complex or what was going on. After that I would only contact local authorities. I was waiting to write my review until my deposit was returned. Almost 2 months later I finally received an "itemized" invoice with photos from another apartment. So now to small claims court. They are not honest, nor honorable in practice. Every time someone moves (I have screenshots of at least 3-4 other previous tenants going through this right now) it's $500 for a new stovetop, they ignore rent control rules and California law hoping people will pay and go on. If you are still considering, join the AVA TOLUCA HILLS chat. Read what other issues the tenants are dealing with.

Scott S. came into our apartment to fix our AC and was so above and beyond anything we could have asked for. He was extremely diligent and worked very hard to make sure we were comfortable and taken care of. He truly made the experience so easy and so nice. Even went out of his way to do extra things to make us feel like we were 1000% taken care of and prioritized. So happy to have met him and to have people like him around the complexes.

The worst customer service I ever had in leasing office they don’t want help with anything ,they always close or having lunch. They tow everyones cars, for no apparent reason, and they never give their residents warning, they are too lazy to make the phone calls so they just call one number which is RC’s towing company, the workers take money from them to call them more frequently to tow cars, and each car will be charged 400$ to get back, unbelievable. They have created a mob managing a building instead of decent employees.

Hello Ava, I live with you currently. It’s been okay so far, parking was very difficult when I first moved in, but it had gotten much better since they stopped allowing guests to park in resident’s spots. The only request I have, and not trying to sound like a complaining Karen, but I really love the little market store. It’s so convenient. However, I’ve noticed that the store is very uncared for. Several times I’ve bought yogurt with fruit and granola where the granola was stale, fruit with obvious mold spots still sitting in the baskets, like anyone would pick fruit that is moldy, sodas that are flat, candy that is hard and stale etc. I rarely buy any snacks here anymore. I really only buy toilet paper or water. But I don’t feel like this is a good image once people move in here. You draw them in with pools, views, a whole market all to ourselves, only to give us old outdated foods after you draw them in with convience . Also the market doesn’t carry toothpaste, not even small ones. I feel that is really my only complaint.

😠 They have a great alarm clock: the fire alarms, which go off at 3 AM (and have yet to detect a real fire, despite countless false alarms)! Also, you'll love waiting 30 minutes for an elevator every time you try to use one.

👍👍 I’ve been searching for apartments in the downtown area. I booked my tour online and got a response from a leasing agent pretty quickly. Ruby helped me with my tour and was very attentive. I had a lot of questions as I’m new to the area. She was knowledgeable of the building and neighborhood. The am...

😠 Avoid at all costs. While it looks nice on the outside, they will do anything and everything to rob you. Keep in mind we lived there less than a year. We ended our lease early due to safety concerns involving management allowing a prospective Tennant access to our unit without our knowledge. I repor...

😠 This is our second year of living here. The first year went smoothly (don’t jump to conclusions; I'll explain the second year in the following paragraph). The only issue was the leasing office's slow responsiveness and their habit of evading responsibility and blaming others. Unfortunately, this lac...
