Arrived late after being at a competition, we did inform the management of this situation though ! After a checking which took forever and with two tired little kids girls we drove in trying to look for a parking spot as well as our room . They are all dimly lit , near impossible to make our room numbers on the doors . The carpark was full and our spot was taken up by another patron who thought it was fair to take his own parking space as well as ours with his boat ! What spots that were still available we wouldn’t have gotten our car into . Went back up and pressed the intercom for help , to be told that’s not their responsibility they don’t guarantee you a spot ! I was tired and not happy with this response and made that very clear ! What kind of motel takes your money ( overpriced at that ) and doesn’t provide somewhere to park ! It’s not like this motel is conveniently situated with other parking options nearby ! Absolute joke . He then came out walking along the carpark pointing the dud spots he figured we should fit , being either one small enough for a motorcycle or one where they had double parked leaving a half parking spot 🙄 We were finally directed to one way down the end away from our room which had a overgrown garden and trees half over it . My daughter had no choice than to take it , with the manager sarcastically saying good parking . We were all tired and just wanted to shower and get the kids into bed . We then had to get the girls and our luggage out through the back hatch of the car as there was no accessing the doors on either the garden side or the other side which was super close to the next car ! The room was unclean and smelled of smoke 🤢 The bathroom was smelly ( it stunk like septic in there ) it wasn’t clean like it was last attended to by a cleaner when it was built in the 70’s . We all subsequently went without showers that night . Opened the wardrobe to hang a dress to find a cockroach running inside The twin beds were both sagged on the middle . Curtains were filthy and don’t slide to cover the windows , we had to hold them across either side of the window with a chair pinning them there . This motel was a total nightmare and rip off . Needs the health department to come have a good inspection. Would never ever stay there again or recommend it . Would be better off sleeping in the car than here !

I booked this because it advertised small bar and Chinese restaurant and parking. I drove 12 hours. I was looking forward to a simple vege meal and a beer then sleep. Cheapest dial in from local restaurant was $30. I was so tired I ate the 4 biscuits and went to bed.

Having stopped here in the past, we had no hesitation in staying again. BIG MISTAKE!!! On arrival, the room had rubbish on the carpet, bathroom was not as clean as it should be, the fridge hummed all night, but worst of all, THERE WAS NO SMOKE ALARM IN THE ROOM. Not only dangerous, but illegal to rent without one. NO HOT WATER IN SHOWER BY 7.30AM. Didn't need a cold shower. Box of tissues had 3 left. No hand towels in bathroom. Their website shows, BUFFET BREAKFAST AVAILABLE. For $10.00 you get a single serve box of Cornflakes, a juice and milk, if required. The coffee shop down the road made a good toastie and coffee. It was a busy night for them and the place was fairly full. However they have more rooms than parking spots. Ours was taken by someone else, so I parked in one near the laundry, only to be told at 7.00am to move as "big car coming". Turned out to be the laundry truck. On our previous stay, I accidentally left a solid pewter hip flask in the fridge. Rang back an hour later to be told it wasn't there. Oh well. We did give them another chance, but they blew it!! Never again!!

The room was dirty. The sofa had not been cleaned behind for years and there was a dead cockroach on the floor. Mould in the bathroom as well as dirt, it was upsetting. we paid more for the spa but because of the lack of cleanliness we didn't use it. I would not recommend it.

A really great place to stay. Immediately be transported back to 1987 as you enter your room and be stunned by air-conditioning and one of the best spa systems I've ever experienced in a motel. The staff are incredibly kind, attentive and helpful. I rarely troubled them but both times they were ready to say Hi, talked briefly and ask if I needed anything else. The chairs were comfy and we played a few board/card games on the big coffee table they provided. Speaking of comfy, I cannot explain how great the spa was. I've had a bit of a sore back the last few weeks and being able to relax in a big spa bath after a few hours at the desk was truly a breeze. Yes, there was a tiny bit of dust in the room, but everything was wonderful, clean and frankly, this was my only negative, mainly because I'm asthmatic - I never had an attack and slept quite well. I didn't spend a lot of time in the room, I mainly was there to work and call into the office via Zoom. I do have to commend whoever handles their Wi-Fi which was insanely fast for local internet - 70 down and 30 up - enough to get almost everything I needed to get done - and I work in IT. Never had any network problems or cutouts. I didn't try out the pull-out couch in the room, the pool or use the TV much but if you're looking for a safe place to stay, put your bags down, relax on the bed, enjoy a spa and sleep for a couple hours.

Was very disappointed. HAIR still in the bath/shower from previous occupants and still rings around the bath. The table was still dirty. Spoke to reception and showed her the dirty bath and table and asked to be cleaned in morning. Came back from fishing trip and still not clean,still rings around the bath and hair in it.I eventually cleaned some of it .Again questioned cleanliness ,The only explanation was did not see the morning staff.Why could a hand over not been done ,but no care attitude. Definitely not confident in expectations of paying attention to detail even when asked by the customer to please get it clean.Not good fir businesses.

Welcoming staff. The room was clean , with a comfortable bed. Shower was fabulous. Plenty of parking. Lovely pool for the hot days. Good location near Gymea Village. Best of all a great price.

Avoid the place, if you can help it. The room was filthy - hair and rubbish in the toilet, handrail broken and on the floor, smelly room, carpet disgusting and, we woke up in the morning with bites from bed bugs. We were booked for two nights but stayed for one and requested a discount. We were refunded for the second night but not for the first. We would never book there again. Terrible experience. We’re not nit looking for a luxurious experience- it’s cost-effective venue - but that level of uncleanliness is just unacceptable.

Great staff , very accommodating , having arrived early to just check in and leave my car there to go and meet family. They booked me into a finished room , so i could freshen up . Room was spacious and clean, ( motel has been in this spot for a long time ) its best suited too people who are visiting local areas for example Crunulla ( approximately 10min by car )

A great value motel. Yes it's dated and old which is exactly what I would expect for the price. My spa worked as did air con tv etc. My bed was clean and comfortable I got"pauls famous burgers" delivered from uber eats. I would have rated 5 stars if the pool wasn't closed for maintenance

My friend and I stayed at Abcot Inn for 3nights and the customer service exceeded our expectations. Both staff we dealt with were superb but we mostly were looked after by Konrad. Prices were perfectly reasonable too. Konrad is lovely and welcoming. The rooms were very clean, there’s plenty of parking space available, a train station about 18mins walk. Check in and check out we’re super smooth and Konrad made sure any questions (relating to our stay or shoot Sydney and things to do), we’re understood as much as possible. By far one of my best stays in the world. We need more people like the staff at abcot inn running the hospitality and tourism industry.

Late check in was attended to by a firendly staff, Gotham. Answered to all my queries well. Room was nice and clean. Just like others have mentioned, toilet is a bit dated but nonetheless, it works for my interim stay here. Could do with a bidet in the toilet. 👍👍👍

We stayed overnight there a month ago . Convenient and close to wedding reception we attended. Found rooms clean and ready . A bit outdated, . But cannot complain for price paid. Staff friendly and helpful in person and on phone booking.

The service was efficient and helpful. Rooms however were substandard and double the price they should be. Hair in the bathroom, dirty fridge, dusty side tables, old opshop furniture. Linen was good. Parking was good.

Great place needed to stay here to be in the vicinity for a funeral and it was great brand new beds and pillows but internally needs an upgrade

Filthy room. Cockroaches. Old lollies behind cupboard. Broken wardrobe door. Toilet and shower filthy. Manager unapologetic and arrogant. Do not stay here.

We advised we would be arriving late and got there at 12:30am. We rang the night intercom, man answered “hello” we advised who we were to which there was no response. Waited 5 minutes and rang the intercom again. Man then arrives absolutely furious screaming “why do you keep pressing the bell?, it’s the middle of the night!” I explained we rang it twice, he continued to tell us off and was beyond angry. He then told us to get a refund through whoever we booked through. He was still yelling at us through the closed car window as we drove away. Shocking.

We arrived at 6pm walking in to find the lights not working and the curtains not shutting. My youngest daughter walks into the bathroom disgusted because it looked horrible. We opened the fridge to find it wasn’t running! After we found a cockroach running around. Disgusting

Absolutely filthy room. Disgusting. Aircon didnt work. Hadn't been cleaned in years. Cutlery drawer had crumbs/debris in it. Shower curtain dirty. The amount of dust under the beds someone was either coming or going to heaven, along with dirty tissues, bottle tops, bits of plastic and a couple coins. The whole room was dusty. The floor hadn't been mopped because there was coffee/tea stains dried on the floor. 5 year old grandson (in Sydney for surgery)found someone else medication (prednisone)under the bed when retrieving a toy. Overall terrible experience. Would not recommend this motel. Worst motel i have stayed at. Checked out and requested a refund. The receptionist was apologetic and did offer another room, but i declined. Have contacted booking .com for refund.
