    Renters BEWARE. My fiancĆ© and I were going to rent an apartment here for September 2020 as we are moving out of our current apartment and wanted to be a little further west. At first everything was fine, the apartments are beautiful and the complex is nice. However, they do not explain any of the policies prior to filling out the application. They had us give them a $200 deposit that we were told was refundable, but what wasnā€™t explained at all is that itā€™s ONLY refundable for 48 hours, after that if you choose not to rent there you lose your money. We also were not told that we would have to pay them almost $5,000 at the time you sign your lease, otherwise we would have waited until closer to our move out date to find a new apartment. It was not until after our credit was run and we were outside of the ā€œrefundableā€ deposit time frame that we found out it was going to cost us 5k just to secure an apartment at Fairfield for September. Initially the leasing agent Emmanuel told me we could pay what we had at signing and the rest by move in, but that story changed when we showed up to sign our lease and suddenly we only had two weeks from signing to have everything paid off. We are disappointed with the lack of explanation and less than thorough walk through of the policies. If we knew ahead of time before filling out the application we would not have bothered and now we are out of $200 AND we have a hard hit on our credit from this apartment complex. The moral of the story is do not apply to rent here unless you are ready to pay them an exuberant amount of money and have them purposely wait long enough to keep your deposit. I would not recommend Fairfield properties to anyone and will be finding somewhere else to rent.

    My boyfriend and I have lived here less than 4 months and please look else where and RUN!! Iā€™m not the only one who has ROACHES in the apartment( we are very clean people) and after speaking to several neighbors they do as well and no one has done anything about it with the complaints over the years!! Walls are paper thin . No body has respect for your ā€œ oneā€ assigned parking spot. Lifeguards had two parents brought up to their attention someone threw up in the pool last week ...they cleaned it by skimming it . Parents had to pull their children out of the pool because it was not sanitary! Nothing but drug deals and stray cats roaming the courtyard streets. Laundry room absolutely disgusting!

    I've read a number of the other comments that have been less than happy and I have to disagree with most of the negative statements. I live in the section north of the laundry building, not the brick front units south of the laundry. With no exception the neighbors are all friendly and helpful and the staff always waves and says hello. I've had the opportunity to live in the complex three times over the last 40 plus years and can't really say anything negative. Yes the laundry room can be skunky, but it is obvious that the people using it are the cause of the trouble and the staff is there every morning cleaning up the mess. The reserved parking is a wonderful bonus. Most of the dog owners are respectful of everyone and pick up after their pets. The complex has convenient "doggie bag" dispensers positioned along the parking road. There are adequate dumpsters even if not everyone uses them properly. I have never experienced anyone that struck me as a druggie or had any issues with my neighbors.

    I donā€™t understand the bad reviews. My deposit was credited to my rent; I received the special 1,000 security; my rent was properly prorated based on my move in date. The leasing agent, Tara Prestel is amazing and responds in minutes. My unit is brand newly renovated and beautiful. A major flooding problem I had was dealt with within 20 minutes and all restored to better than new. Anyone Iā€™ve chatted withā€”particularly fellow dog owners seem awesome. Yes, the complex is being renovated but thatā€™s kinda obvious and if itā€™s not ok you shouldnā€™t move in!!!! You can pay rent via an app. Iā€™m on a first name basis with maintenance. So far, A+. I donā€™t know what these nay sayers are talking about. My kitchen is gorgeous and bedroom beautiful.

    My boyfriend and I just applied for an apartment here , first let me say that Tara went above and beyond to help us even after hours on a Sunday . She was so helpful answering all of our questions on the tour and after the tour . The apartments are beautifully renovated from what they looked like 4 plus years ago . The property is kept very clean and seems very quiet . We canā€™t wait to move into our cozy new home . Thank you Fairfield and thank you Tara .

My apartment constantly smells of cigarette smoke and marijuana. My daughters room is uninhabitable due to the cigarette smell and marijuana smell. The inside of my kitchen cabinets smell like an old ash tray and supposedly they were brand new when we moved in. People smoke marijuana on their balcony therefore you can't use your own patio or walk outside your own door without having to smell it. My neighbors have parties and I have to actually call the cops to get the music to stop playing at midnight. No one respects the one assigned parking spot. I cannot wait for our lease to be up. I'm moving out of this place and telling everyone I know to stay away from it.

    Good luck getting in touch with anyone, unless you are giving them your money. I lived in my apartment for 6 years and things have gone downhill since Fairfield took over. Maintenance staff is great, but no one else seems to want to help with issues. Good luck getting someone on the phone, as the main Fairfield office just rings and rings. What company doesn't have a voicemail setup? Trying to get my security deposit back is becoming quite the chore.

    First the positive...the maintenance staff are attentive and polite. The end. Now the negative...I moved in when the property was Southern Meadows. The grounds were nicely maintained and the residents were friendly and it seemed to be a place I would be very happy at. Fairfield purchased the property last February and all of that went out the window. Immediately my rent was raised when it came time to renew my lease. Had I known what was to come I would not have renewed. New facelift for the complex, which admittedly was needed. My building was the starting point for all renovations. First phase was roofing. Contractors moved through each building at a reasonable rate. Horrible job cleaning up after themselves, with roofing nails and debris on sidewalks and lawns. Not safe conditions for kids and pets. Around April/May next phase was to update the facade of all the buildings. Again my building was the starting point. Demo began with a large crew. Again horrible job cleaning up. Brick/mortar and other debris scattered. Then construction halted for months because of ā€œimproper permits, being filedā€ leaving the property to look like a third world country. After the new year, activity started again with skeleton crews. Instead of completing one building before moving on to the next, there are several buildings in various stages of renovation. My building (again, the starting point) still needs siding, stone and finish work to be done, while the crews are doing the same work on other buildings. I have been without a porch light for months and birds are nesting in the unfinished soffit above my front door. Not even token apologies coming from management, for the slow pace or lack of production and inconvenience this eyesore has become. At this rate it will be years before the project is complete.

    For the most part I liked this complex. The inside of our apartment was fine but the assigned parking was miserable especially on weekend nights. Maintenance was always performed promptly by very kind and professional gentlemen. The front desk people were almost always helpful except in the case where neighbors were damaging my car and were refusing to accommodate me by moving her or my assigned parking spot to another empty spot. Two stars because we were legally entitled to our security deposit at least a month ago and still haven't gotten it. We've called several times and will probably be forced to take legal action in order to get our money back. Between that and having hundreds of dollars of damage to my car I would only recommend living here if you have no better options and don't mind having to deal with court to get your security back.

    Canā€™t stand this place and the management. Everyone is unbelievably rude and unhelpful. The property manager is a disgrace and an absolute joke. Mistreats staff and residents. No wonder why the staff doesnā€™t want to fix anything around here. There are RATS and a horrible infestation of bugs that NEVER get addressed. Bayport is a beautiful town, but take it from someone who has lived in the cityā€¦. This is the projects of Bayport.
