    The chicken rice here is definitely one of the best in the eastern suburbs. It’s very authentic and reminds me of Malaysia. Not to mention the honey chili pork ribs on rice is one of my favorites that I always try to have for lunch. And for dinner? All the dishes are well cooked and so delicious. We’ve come here for so many family and friend dinners and we are satisfied every time.

    My friends and I had a delightful dinner here. We believe it is one of the better Malaysian restaurants in the South-East. Every dish we ordered were super flavourful and delicious. We ordered 12 sharing dishes for 13 people and we demolished them all. Our bellies are full and happy.

    One of the best place to get your fix on Malaysian cuisine. Place is not that big so would recommend to book in advance especially on weekends. The char Kuay Teow lacks a little wok hei but still tasted pretty good. The kum Heong sauce is a little spicy and packed with flavours. Guinness Chicken is a little sweet to my liking but the chicken itself is juicy and cooked nicely. Food - 9 Service - 9 Vibe - 8 Price - $$$

    7 of us had dinner here tonight & we enjoyed the typical Chinese-style Malaysian dishes. Authentic. Owner is very friendly & hands-on. Proper COVID protocols in-place & practiced.

    The building is very old so eventhough I have passed it many times, didnt get to try it until recently. The inside is as old as the outside, reminds me of old places that do yumcha. They do lunch special though and it was about $13 each. I had their roast duck noodle. I love the portion that it is more than enough for me. I love the sauce from the duck which were plenty to pour onto the noodles making it more tasty. The only thing that isn’t perfect is there were big clumps of noodle in my bowl. So just need some love. Otherwise very happy and will come back to try other meals.

    Rarely leave reviews but this place deserves one! Unassuming exterior but delicious food and great value! One of the best (or maybe the best?!) Hainanese chicken in Melb - succulent chicken, flavoursome rice. Salt & pepper chicken ribs also on point. Will be back!

    Was disappointed in CKT and nasi lemak. I had high expectations after recommendations from 2 Malaysian friends in Melb. Imho, junior Tan HC and Gateway Cafe are much much better in taste for these 2 dishes

    Fantastic Malaysian cuisine. Staff were prompt and provided a good service. Food was delicious. The menu had so many dishes to try. We will give it another short. Overall the family enjoyed the meal.

    Overall they are very good. Try to come on weekends to taste their Hainanese Chicken rice, which I think is one of the best in Melbourne.

    A popular restaurant specialising in Malaysian cuisine. Service was warm, friendly and welcoming. The dishes were tasty and well prepared. Parking can be a challenge with limited on-site spaces.

    The Char Koey Teow was actually good. Always tell me to make it a bit more charred (wok hei). Egg plant and chicken was good too, chicken sore ribs was crispy in the outside and tender and lastly was the fish with Thai sauce, that I wouldn’t recommend. It’s fried fillet fish with a sweet chilli sauce. The fish was over friend and tough. Oh and the hinanese chicken rice is good. Flavourful rice and tender chicken. One of the older waitress was friendly at first but then she kept rushing us to finish while we were still eating which I found was a little rude. She wanting to clear the table while the place still had a few tables empty. Just weird. Overall a 6.5/10.

    I was disappointed with the food and portion size. The food was very average and not as tasty as I had expected. Additionally, I was shocked by the small portion size considering the high price of $2X. I ordered the thai fish and was disappointed by how small the portion was. The flavors were not very bold, and the overall experience was lackluster. I would suggest that the restaurant consider increasing portion sizes or lowering their prices to better reflect the value of their food. Additionally, they should work on improving the flavors of their dishes. Overall, my experience really disappointing. I would not recommend this restaurant based on my experience

    We've patronized this place for dine-in and takeaways for many years. They run a good value lunch menu; as for the ala carte items, we are rather fond of their homemade tofu (sizzling dish) - the other two dishes we ordered were rather average, the Peking sauce was unbalanced (too sour). Pricing, portion size and service are good. Please note onsite parking is limited and the spaces at the rear of the property are accessed via a single lane two-way road

    This place has always been our family favourite! Went there on Friday night and ordered some dishes such as the fish clay pot, golden crispy chicken, guinese pork, stir fry veges and our old time favourite, homemade tofu!! Wish they would offer homemade tofu more often not just on Friday and Saturday night . Definitely would come back again.

    Kotajaya has become our cherished gateway to the authentic tastes of Malaysia right here in Bayswater. From the moment we step inside, we are greeted like family, enveloped in a warm and inviting atmosphere. The food here is remarkable. It immediately transports us back makes us feel like we were back home.

    Have always enjoyed coming here but it has had its ups and downs over the years. They do decent lunch specials but can be a bit inconsistent. For example, Char Kuey Teow is sometime good, sometimes bad. The Wat Dan Hor Fun is good. Overall, one of the better Malaysian restaurants in the eastern suburbs.

    Ignored for 15 mins despite having plenty of empty tables, then ignored taking my order for another 10 mins and in the meantime all the chicken rice sold out, thanks. Walked out. Poor atmosphere and even poorer attitude. Regret wasting petrol in driving here.
