    I lived at the Canal street building. It's an apartment, so you will hear and see the neighbors just like in any other apartment. I didn't have much issues with them. NO PARKING - They do not have parking for residents, but they did advise us regarding it. You can get overnight parking in the city or buy a membership right next to the building owned by a different company. We had an issue with the AC, where it took a while to fix. It was some big issue I guess etc. They had to call an outside vendor to fix it as I understood. We had some issues with HOT WATER SHOWER, it would take too long to warm up or get cold too fast at times etc. The 15th floor lounge area/terrace was closed after 5pm until the morning & closed weekends for most of the year I lived there. I would recomend the management team to change the code for the building once in a while so the old residents or the people who know the combo but dont live there would not be getting inside the building. Elevator passcodes etc, would be nice too. I saw, especialy on the fireshow nights, random people going upstairs to the lounge who obviously didnt live there etc. There's more that can be said, pros and cons, but overall it was a GOOD STAY. If not for parking I would probobly stay there longer.

    Edge is easily one of the worst managements I have come across. I have lived here for 2 years as it was the closest location to my studio in RISD. The management is extremely disrespectful, cuts the phone on your face if you call for an issue and talks to you rudely if you bring up an issue. The whole buildings air condition stopped working this past week when it’s been 73-75 degrees outside. The big windows and no air in the apartment has made the temperature rise to 90-95 degrees, which is practically unbearable. I’ve called them everyday complaining and forget sorry they just say yeah it’ll get fixed soon or “buy a fan”. This place is easily one of the worst experiences i could’ve had as a college student

    I rented here for 1 year and moved out last month. As of today I have yet to receive my security deposit. RI law states that security deposits must be returned within 20 days so I called the leasing office on 11/1/23 after it reached this deadline. I was told by the person answering the phone that I did not provide my forwarding address so they could not send it. I explained to her that I had sent my new address in an email one month prior to moving out, which Denise responded to. They then stated that the check would be sent out that day. As of 11/8/23 I have yet to receive my deposit back. I sent them an email asking for confirmation that a check had been sent, which they did not respond to. I also called and have not received a call back. At this point I will be pursuing legal action against the leasing company. If you are considering renting here please be aware of your tenant rights and don’t be afraid to stand up for yourself because they will take advantage of you.

    I moved in recently because I started PA school in RI, but because I was accepted so last minute, I needed a place asap. The reviews made me apprehensive, but I still decided to come tour, which ultimately lead to me signing a lease. The leasing agent, Daaren, was great. He showed me around both buildings and countless units (very grateful for this), and went out of his way to be accessible between signing and moving in. He was truly wonderful! When I moved in, Daniela (the resident director?) was there to help make sure everything was settled. She has consistently been wonderful, and she and Daaren work to make this place run. Maintenance is also great at coming in a timely fashion! I didn’t give a full 5 stars because the building isn’t perfect, but it’s definitely not bad like the other reviews make it seem. I consistently have hot water, the unit is nice and modern, and the location is unbeatable. The cons would have to be the building-controlled AC/heat, the flawed package system, and the communal wifi. While those are the reasons I didn’t give a full five starts, they’re definitely very manageable, and living here has been great so far!

    I initially applied for an apartment here; however, denied to sign the lease when offered because I ended up moving elsewhere. Months later, they threatened to send me to COLLECTIONS for the entire year lease, assuming I had signed a lease with them (which I did not). Although I did not end up living here, my advice for others is to proceed with caution during the application process and ensure that all communication is documented. Thankfully, everything got sorted out; however, I did not need to endure the stress of being accused for something I did not do.

    I am BEYOND disappointed with my stay here. While the building and amenities are new, I have had COUNTLESS problems with management of the building. They refused to return my security deposit in full, falsely charging me a $150 cleaning fee (even though I have video proof that I left the place spotless) and $56 for moving out 1 day late (even though I moved in on time). This is an EXPLICIT breach of my leasing agreement so I will be approaching the small claims court. Management (specifically the general manager) has been ghosting my emails and calls and not providing me with ANY assistance with getting my security deposit back. On top of this, my unit basically didn't have hot water half the time I showered. You'd have to shower before the evening if you wanted any chance at warm water. My package was stolen the first week I stayed there. Overall, extremely disappointed in the lack of professionalism and communication I've seen from Denise and her team.

    The worst living experience in my life. This place is suitable for those who don't need hot water, don't need heating, can sleep with noise. It's not suitable for sensitive individuals. Despite paying a hefty rent every month, there's no stable hot water – it lasts only two minutes, and I've been enduring cold showers for three months. Imagine working for the whole day and then comeback home and you can’t even take shower cuz it’s ice cold, and this happens EVERY SINGLE DAY. The heating here is also unreliable; I had to buy an electric heater myself. The walls are thin; I can hear my neighbors' alarm clocks and even their snoring. It's like a survival challenge every day, and once you sign the lease, there's no way out, even if you give up the deposit. Because of this, the management office rarely addresses any issues since you're obligated to pay rent regardless. I thought I moved into a luxurious apartment, but it feels more like survival in wilderness. The most messed up part is that I have to pay for all these non-functional hot water systems and heating. Highly, highly not recommended – it's beyond having minor flaws; it's simply uninhabitable.

    Absolutely unacceptable! I'm living in an apartment where basic amenities like hot water are a luxury! For weeks now, there's been no hot water for showers. How is one supposed to maintain basic hygiene and comfort in such conditions? Despite multiple complaints, the issue persists with no resolution in sight. It's infuriating to pay rent for an apartment that fails to provide something as fundamental as hot water. This is not just inconvenient, it's downright neglectful and disrespectful to tenants. Action needs to be taken immediately! Rating: 1 star (if I could give zero, I would!)

    I've lived here for almost nine months and Edge is great! Perfect location: close to RISD, Brown, Amtrak, bus stations. The staff here are soooo nice and all willing to help! The general manager, Denise, is very nice and patient in helping me to deal with the noise on my floor. I did notice that sometimes the shower water is not as hot, but not cold and it works okay most of the time. Overall pretty satisfied!

    Maintenance is good! They did very good job and are fast reacting. When I post issues last night at 2AM, they came today at 1PM and fixed all the issues we had.

    Worst apartment I've ever lived in. If you want to live in jungle life without even hot water, try this apartment. I've been living here for 3 months and I can only take shower with freezing cold water. And leasing office won't fix it for months.
