    Very poor. Property is not maintained well. Used plastic cups liter the property. Partially opened manwhole in driveway. Rusty metal on lawn. Experienced toilets backing up. Missing panels on windows allow air conditioned air to escape, leaving room hot. Door malfunctioned trapping guests in room. No irons available for pressing clothes. Kitchen not clean. Dusty bedrooms that weren't cleaned properly for guests. This list could go on and on. Very disappointing, especially due to how much my group and I paid. Would not recommend, would not return.

    Villa ~ A word that suggests luxury, spaciousness, and comfort. My friends and I (12 adults and a few children) rented out Villa Zen from July 31st - August 2nd, 2021. We chose the place because it could host 6 separate families comfortably and the Instagram page looked great. A couple months before our stay, we did a site visit and finalized our decision to stay. Unfortunately, when we did the site visit there were guests in and renovation going on, so some of the things that we would've otherwise red-flagged were attributed to those two factors. And so, when we arrived, we did not find the place to be what we expected. The owner clearly put a lot of thought into creating a pineapple theme throughout the house and in the color schemes of the separate suites. The building is in major need of maintenance and in several cases repair, but I know that the costs of maintaining a large house in Barbados are often exorbitant (especially one by the sea) and Covid has been hard on everyone, so I overlooked most of these things. However, some of the smaller items should have been looked at. For example, the door to my suite (Sun Silk) didn't close very well and would often lock itself when it did. Once the keys were in the room when that happened. The balcony door of Sea Star didn't close or lock properly either, posing a security risk and the main door wouldn't open one morning, trapping them inside while the toilet was overflowing. The main kitchen was a huge disappointment. The dishrack next to the sink had dishes in it when we arrived, as if the last resident forgot to put them away. The dishrack itself was on top of 3 drying cloths that were covered in mildew. The little window shelf behind the sink was full of old items. The sponge had not been replaced, and was clearly quite old. The appliances provided in the kitchen were greasy and dusty. There was so. much. clutter...the shelf above the large stove was full of household decorations and mugs, but they clearly had not been dusted or cleaned in months and there were too many of them. That's another thing that bothered me: usually decorations in a rented space are minimal and purposeful. The shared spaces of this house were full of extra decorations and it felt cluttered. Like grandma's house with all the knicknacks. Back to the kitchen. Only one of the 2 stoves and one of the 2 ovens were working, a problem when cooking meals for 12 people plus kids. The cupboards were full of dishes, but we were too traumatized by the dust, dirt and bug dirt on them to want to use them. It was quite uncomfortable trying to use the kitchen while feeling that anything you put down would be contaminated and not even having a sponge to clean things with. Thankfully, it was a staycation and we were able to go home to get dishes and other items we needed or we would not have been able to stay. I was pleasantly surprised by the kitchenette in Sun Silk. It was very basic, but I was only expecting a fridge, so to find a fridge, a little sink, toaster oven, and hot plate and clean (looking) dishes, pots and utensils was quite nice. The room's AC worked well and the King sized mattress was quite comfortable. My husband and I were a little leery of the bedclothes as there were visible stains on the blanket and throw pillows, but we lived. The pink cushion/seat thing in the bathroom was gross, though. There were several stains on it, partially covered by a mismatching seat cushion, and the crevices were full of short pieces of hair. The bathroom was okay otherwise; though the hand soap dispenser didn't work and the windows don't open so there is no ventilation. There is more, but this is already long enough. I agree with the other negative reviews from 2019-2021. Overall, we enjoyed our time with each other, but the venue made that time much more uncomfortable than it needed to be. We were all flabbergasted that a venue that markets itself as a villa and curates such lovely photos on Instagram could be so lacking in basic cleanliness and hygiene. None of us would recommend this venue.

    This will be long. The short version for those who will lose interest after the 6th sentence: Don't go. Why not ? It's lacks maintenance and it's filthy. Mildew-in-kitchen, hair-in-beds filthy. It's full of clutter and not worth what they charge. Beware of the Instagram page. Pictures tell a thousand lies. Long version: Twelve of us stayed there July 30- August 3, 2021. My first impression of the place was not a good one. Aesthetics aside, the general atmosphere of the place was not welcoming. It felt and looked more like someone’s home in need of a spring cleaning rather than the villa the Instagram page so glamorously advertised. Flies (in our room), roaches, seemingly decades-old carpet, stained curtains and clutter, doors that didn’t close, equipment that didn’t work made us regret our decision to stay here. There were very few places in the entire villa that I felt comfortable enough to stay for an extended period without wanting to gag. We actually left the villa to go home to bring sanitizing wipes and disinfecting spray to clean surfaces that were dusty, grimy and gross. Imagine cleaning someone else’s place while on vacation. Ha! This leads me to most disgusting and disappointing part of the villa: the eyesore that is the main kitchen. Cupboard doors full of grease splatter that looked like they hadn't been cleaned in months. Appliance caked in grease. Mildewed dish drying towel. Used dish sponge. Pot with oil on the stove. Stuff in the fridge. Dusty, dirty clutter all around. Just like a home that wasn’t expecting paying guests. Water from bathroom above leaking into kitchen. (They didn’t provide a basin to catch it until we complained). We were so uncomfortable with using most of their utensils that we went home to get our own. Yes. Our own pot spoons, and dish sponge and so on. Some stoves and ovens not working. I opened one cupboard looking for a pot and the cupboard walls and doors were covered in what appeared to be roach dung. I never closed a door so fast. For all I know, whatever I saw could have been the design of the cupboard’s inside but I was not about to verify. Just EW! But wait! There's more! On Sunday morning the toilet in my room overflowed on to the bathroom floor after it was flushed. I voiced my concern to the young man left in charge and a plumber was called. He fixed it. But no one offered to clean up. I went home to Christ Church to get disinfectant to clean it my self (because who is supposed to stay all day with a bathroom with toilet water residue?). We did raise these all these issues with the agent who offered to refund our cleaning fee and as well as the cleaner (the same woman who said she cleaned it before we came) on Sunday afternoon. The woman was quite annoyed (understandably so, I suppose) and had an attitude. I had to leave but she was asked to clean our bathroom. By this point, I was so disengaged from the environment, I don't know if there was a change when I returned. The scent of my own disinfectant still lingered and so I was satisfied. She did change the mats though. Did I mention that the lock in our room malfunctioned on that same morning and we were trapped inside? I couldn’t fathom that they would have the audacity to collect anyone’s money for rental while the kitchen was in such a disgusting state. The only redemptive quality about this place was the pool area (minus the dirty cups littering the grass from previous guests). What should have been a relaxing staycation turned into an uncomfortable mess. Had it not been for the blessing of fellowship with each other, misery certainly would have been our companion. I don’t take pleasure in writing this but it is is quite unfair to offer the place in its state for the price that they do. Won't be recommending.

    This past weekend was great. Even though it rained, and we couldn't use the pool 😩it did not put a damper on our ladies retreat. We had a restful weekend and good camaraderie.

    Spent the weekend for my boyfriend's birthday. The stay was great. Other than a couple minor inqueries we really had a relaxing time. It's a very nice, peaceful location. The views of the ocean and waves was spectacular.

    I rented Villa Zen for the day for my son's 15th birthday. He had a blast with his friends and spent all day in the pool. We all had a relaxing and fun experience and we plan on going again just to chill as a family.

    I chose Villa Zen because it looked peaceful, and it was affordable. Situated in a very peaceful neighbourhood in St. Philip, it was truly as peaceful in person as it was in photos. I went for a working getaway and my stay at Villa Zen was very productive, and equally as relaxing. The check in process was simple and easy, the house was easy to navigate, and David at Front Desk was extremely helpful. I even told him that I'd return for his level of service. We had great night's rests as the pillows were very comfortable, however, I endured a broken spring on the right side of my bed which I hope is fixed soon. If i were to have any complaints, I wasnt expecting the level of varnish on the floors before we arrived, and as the room wasn't ventilated, we had to air it out as quickly as we could. However, I know what goes into maintaining a property of that size. Otherwise, everything was functional and took some getting accustomed to. The wifi worked well despite being an open network, and the TV in our room was easy to use and navigate. The bathroom was clean and spacious, our towels were at the ready, and our bed was made well, which we dont take for granted. The fridge was a very helpful touch to storing what was brought, and it was just big enough. Having water stored in the rooms ahead of our arrival would be nice as well. The common spaces were spacious and comfortable, and definitely gave value for spend. Its extremely breezy and renders the A/C a nice option. The kitchen was also easy to use, but I'd have appreciated some labels on the drawers to find what we might have needed, as we cooked the majority of our meals. While guests might not cook, having some newer matches, or a lighter at the ready would be helpful. Otherwise, the amenities were clean, and everything was very lowkey. I'll be back when I'm looking for a peaceful getaway.

    Catfish. What you see in the pictures and what you show up to are two COMPLETELY different things. 1 star for the ambience outside, the sound of the sea and the really helpful kind male host. Minus 4 for the lack of hot water and having to constantly complain (it was never fixed weeks later), slow unreliable internet, uncleanliness and roaches in common areas and a wonky bed. I ended up cutting my trip short and booking somewhere else because it felt like I was talking to a wall regarding fixing my ongoing issues. Would not recommend for more than a night or two

    Recently visited this beautiful establishment to celebrate my girlfriend's birthday and what a great time we had and many memories to cherish , first what impressed me was the rooms looked exactly as advertised and it was extremely clean and after weeks of hard work it was great to lay in the hammock or soak in the pool and just watch the day go by , definitely will be back !!!!

    My boyfriend and I spent the weekend for his birthday and we truly enjoyed it despite one very minor issue that can be easily fixed by maintenance. However we had a very relaxing stay and we intend to visit again in the future. The location is nice. Communication was great via WhatsApp and the concierge there was welcoming. Very much worth it.

    Great tranquil weekend getaway. Responsive but non-intrusive concierge. Quiet neighborhood, fully stocked, great pool, a few repairs needed but overall would repeat in a heartbeat. Made for an excellent sweet 16 experience!

    A great way to escape the busy city life, to a peaceful, relaxing scenery, (The pool and the ocean) even though it's out of range. Also, a Concierge was helpful.

    Atlantic Splendor was lovely the counter top stove is great the view by the pool is superb me an my boyfriend enjoyed it we will definitely be back, David sir you are wonderful thumbs up
