    Another year has gone by as I continue to reside in this awesome building and I continue to be amazed and particularly grateful to the entire staff that work so hard to keep everything impeccable not to mention their perpetually positive attitudes. So I will just re-run the review I wrote last year. I lived here for five years and then after two years in Boston I came back to Philly and I came home to the Franklin. First is the incredible building itself, beautiful historic architecture constantly updated with state-of-the-art everything. The Grand Lobby impresses visitors and provides residents an awesome place to just sit and reflect. The Gym is world class, The business Center makes my ZOOM meetings look like I have Class A office space. The three restaurants mean I do not have to leave home on very cold days or very hot days. The actual apartments are the best I have found in over twenty years of high rise tower living. Finally yet most importantly THE PEOPLE. The Leadership Team, The Concierge Team, The Maintenance Team, The Housekeeping Team, all of them are both the most professional but also the nicest and kindest people. Then there are the neighbors, The Franklin is a community of super nice people and many of them have been here for years.

    We lived 2020 in Frankin Residences. Amazing place and great service. Front desk and maintenance team were always ready to help you. Great place to live if you need apartment in Center City. We´re missing this place!

    A few of my friends live here. Kind of upscale. My favorite place is the rooftop area. Nice place to hangout with great views of the city of Brotherly Love.

    this was our second stay and aging it was very nice, excellent space clean and stylish and very helpful staff and they also alway make us feel at home

    Amazing apartment building. The sense of community and helpful staff make the place 5 stars! The events that they throw for residents are so fun and always a good time. The amenities are incredible and so useful for a busy student. Maintenance is responsive and they go above and beyond for us. My apartment is huge and airy and clean. I really enjoyed staying here and I am sad to have to leave due to work. I will miss this place!

    We stay at the Franklin almost every month as a short term tenant. It is wonderful! The staff is so nice and accommodating. The apartment is beautiful, clean and so convenient. I would give it 10 stars if I could!

    I had to stay 30 days in a furnished apartment and was thrilled with the facilities which were very well maintained and had everything I needed. The staff was also very helpful and responsive and the location was great and very convenient, especially if you need to be near Jefferson Hospital and Center City Philly. I would highly recommended the Franklin.

    I've lived in this building for almost 5 years and it is the best apartment building I've ever lived in! The lobby is so beautiful and every time I walk in and see it, I am happy to be home. My apartment was newly renovated when I moved in, so definitely would recommend a renovated apt. The best thing about the building is the staff, from the helpful front desk, to the responsive leasing office, to the maintenance workers that will come to fix your issues right away! There is a Dibruno brothers grocery shop, a Passeros coffee shop, and Highstreet restaurant right in the building which is so convenient. The location is walking distance from many restaurants, stores, grocery, etc. The only negative is the valet parking garage is slow and understaffed at rush hour times.

    I am moving out of the Franklin after 5 happy years because I am relocating. This has been a lovely building with really kind and understanding staff. I have made really nice friends here through our building's book club. The building does more for the community than any other apartment I know of with lots of resources and events. They do various programs from happy hours to concerts to movie nights to a full wedding-style holiday party for their residents. The lobby is beautiful and always smells nice. Front desk and residential office staff are helpful and kind. There are multiple businesses right in the building which is handy. There is a lovely historic balcony on which Lincoln apparently gave a speech. It is a convenient location for visiting the sights of Philadelphia (two blocks from Liberty Bell and Independence Hall), stores, parks, etc. It is also right next to Jefferson hospital and walking distance to other hospitals and doctor's offices. There is also a parking garage downstairs. I would recommend it to anyone looking for a pleasant and convenient spot in a central location.

    The Franklin Residences is an incredible place to live in the city! From the 24-hour gym to the historic Lincoln balcony, this building has wonderful amenities and immaculate architecture. My favorite part of the Franklin Residences is the leasing team. They are so kind and welcoming and make you feel at home! I cannot recommend the Franklin Residences enough.
