I do not recommend renting townhouses here - if you leave you will not get your deposit back 100%. I am very unhappy, I have a lot of photos that I left the house clean, not damaged - but they wrote to me that the whole house is dirty, that our cats wrote on the carpet (we have no cats), they wrote that they had to paint the walls 3 times. They are cheating. Be careful - for every poop of a stranger's dog or your own, near your house a fine of $ 100. Every year the price for the house rises, these are lotaries - you do not know what else you will pay for. I am disappointed.

Scheduled an appointment to look at 2BR 2Bath townhome, some one set up an appointment for us an everything, so we show up on the scheduled time. Just for them to tell us “you need an appointment” fine I get it stuff happens. So we rescheduled for Saturday 8-10 AM. We show up and get a response “Were all filled now sorry ,We’ve had people switch a few units. You guys are getting a late start” um no we had an appointment a week prior that YOU SCREWED UP. THANK YOU FOR WASTING MY TIME PATRIOT ESTATES! We definitely dodged a bullet.

Moved in summer of 2020, so almost at our 3 year mark. I love having my own washer dryer, stove and dishwasher. I love having a garage and most important I love the they haven’t raised our rent all that much and that helps so so much. We visit the pool mostly in the summer time with kids but I do wish they had a park close by that we could walk to. Otherwise we are very happy here. Low utilities, I can’t hear my neighbors and there seems to be more kids coming around every year which is nice for my kids to make some friends. They allow most dogs and I haven’t had any issues of dogs off leashes or poo near me (we don’t have pets). Do your research tho! Visit in the late morning and late afternoon, down the street from me there are cars that look to be of racing type that huddle in groups, music and people everywhere. Doesn’t last long and they dispersed before midnight but yeah where I picked I looked at it and tried to scope out how quiet it was during the day. No complaints on the staff, I had a door come lose after my son slammed it and they came by the next day to nail it back in. Now I’m about to ask about the carpet, it does get run down after 2 year mark.. and the blinds do break easily bjt I have kids so yah. They were also quick to replace too. Friendly community and leasing ladies!

I have been renting here for the past 4 years. I have found Amanda, Jamie and their staff very responsive to my needs. Any issues I've had no arguing back and forth they just get it done. My AC went out during the summer of blistering heat. I called their 24 hour line and they came out within 2 hours. Again a few days later same thing. Third time they round up replacing the AC unit with a new one the same day. The grounds are well kept in all seasons. I see some of the negative reviews and most are pretty petty. They allow dogs, a big plus for me and BBQs contrary to another review I read. The townhomes are relatively new or new. Great neighbors and the neighborhood is secure and very quiet. All in all a good value, responsive and fair management team. I recommend The Villas of Patriot Estates.

The leasing staff is very friendly. They keep you updated on the process as they move through it. The amenities are nice. The area is nice, kept.up and easy access to shopping, healthcare and the bike path.

We have been living here for 2 1/2 years now and I would highly recommend it. The neighborhood is beautiful and quiet. All my neighbors are nice and courteous. I feel it is an excellent place to live for the money. The staff always great as well. I’ve only had to put in a couple service requests within the 2+ years, which they took care of within 24 hours. That is unheard of from what I’ve experienced at my previous homes. The only complaint I have is the carpet. It’s either defective or very low quality. I see other reviews about the same problem so I know it’s not just me.

Just moved in on Friday and absolutely in love. My townhome is beautiful and Jamie are amazing!!! Jamie answered all of my questions and concerns and made sure everything was in order prior to move in. Not to mention the maintenance staff is also very friendly and responsive. Jamie thank you so much for making this happen and for being so kind! I Also had the chance to meet Amanda the property Manager and she is so kind ☺️..I love it here!!!

Just signed my lease recently and if Jamie and the staff is what this place offers it will be amazing. She was so helpful and extremely friendly. Looking forward to the move in day.
