    AVOID, UNPROFESSIONAL & MISLEADING We were due to get married at Rosedale House last month. After viewing and negotiating our requirements with the owner, we were happy to pay a deposit as were assured that there was a "bar company" in place and we were happy with the agreed rates, which were in writing. After several PAINFUL months liaising with suppliers recommended to us by Rosedale's management, it transpired that this was NOT POSSBILE as we eventually learned that the venue has NO BAR LICENSE in place. In addition to the above, during this time, the venue also increased the rates significantly, even though they had been agreed in writing months previously. We felt extremely MISLEAD, and subsequently cancelled our dates as we had lost all faith in Rosedale and their management and were concerned what other surprises might come up if we were to continue. We understand that the deposit is not refundable per their terms and conditions. However, based on the fact that we were MISLEAD about the bar services that were to be provided and the pricing, we felt that we were in our right to recover our deposit. We have since made numerous attempts to retrieve our deposit but have had no success. We feel it necessary to share our AWFUL EXPERIENCE at Rosedale House, as had we been made aware of the dishonesty of the management beforehand, we would not have even considered this venue for our wedding. Our advice to anyone considering this venue for a wedding or otherwise - AVOID AT ALL COSTS.

    We stayed in Rosedale House BnB for one night after 10 days of trip all around Ireland with kids. The building is nice, but the whole stay was much below our expectations. We paid a rate as a 4 star hotels but the accommodation and services were not so much different from a 2 star hotel/hostel. Our room was located in the "cottage" behind the house, small for 4 people and the kids had to sleep in an old sofa bed (not yet arranged at our arrival - 18.45 pm) with a thin mattress. The bath towels were enough for one person (we were 4), bed linen of poor quality, room was cold during night and bath was not so clean; in addition, bathroom's fan was not running, someone smoked in the room downstairs and the smoke arrived in our room. The room was not so clean too... very noisy as walls are thin, people in the room downstairs chat the whole night and we could not sleep well. In the morning, we decided to gave the last chance to the breakfast; it was very poor, only fruit yogurt, cereals, fruits and orange juice. Coocked breakfast was of poor quality, eggs (from the house chickens, that's good) were badly fried, scrambled eggs also burned and bacon of poor quality, very hard... We had been travelling all around Ireland for 10 days, each day in a different BnB and this was the one wirh higher cost and lower quality.... very disappointing experience. Honestly it's a pity because structure has a potential but it seems that people who's running it doesn't care of giving a nice service (they even didn't asked us anything about the stay at check out... how they can improve service if they don't ask for any feedback???). Speacless.

    Just recently got back from our holiday in Ireland and was amazed at the difference between how one proprietor runs his business compared to the other. We had stayed for 3 nights at Lis-Ardagh Lodge which is a B&B in Union Hall and were due to spend 2 nights at Rosedale House which is a 4 star hotel….apparently! The couple that ran the B&B had got it spot on. Nice clean room with well-equipped bathroom, quality bed linen, coffee and tea making facilities in the room, varied breakfast menu with fresh fruit salad etc. There were no minus points and they couldn’t do enough for us. Rosedale House was completely different. After the initial friendly greeting, it went downhill from there. We were advised that we had been ‘up-graded’ to the bridal suite from one of the cottages we had booked. Heaven help and newlyweds that spend their first night there!! The room was dark, there were no toiletries, the bathroom floor was dirty, no storage space for clothes, no duvet on the bed (we slept with our coats over the sheets to keep warm) and a breakfast that wasn’t particularly appetising. When we requested coffee we were unbelievably given the left over half of another guests cafetiere! We complained to the proprietor expecting an aplogy and to have things put right but his response was to find another hotel if we didn’t like it! We were out of there straight away and spent the last night at the Plaza hotel in Dublin. There was a little plaque in the bathroom of the Plaza that read ‘it’s the little things that make a difference’. Perhaps the proprietor of Rosedale House should take note!

    Like a few other engaged couples, we have also had a very bad experience with Rosdale House and have also had our money taken from us. We booked our wedding reception date after we meet Goff Lalor (Google It) who agreed to most of our requirements prior to us paying the deposit. We handed over the deposit of €1100 euros in good faith and also on an understanding that we would use an external caterer who was not on their approved panel. We had following issues with them and decided to cut our losses and find another venue which we finally did. DO NOT BOOK ROSEDALE OR HAND THEM ANY MONEY. • In the months leading up to our wedding they had our wedding date wrong on most correspondence and on the invoices. It was ridiculous. • They asked us to hire cutlery and crockery even though this was included in the hire as per the conditions of hire. • They asked us to organise cleaners and cleaning of the crockery after use. Apparently the kitchen facilities are not equipped for cleaning crockery. This was not made known to us at the time of hire. • We asked for an inventory of what crockery and cutlery there is in the house – as they say they have all this in their terms of hire – but they could not give us an inventory. Their excuse was that the caterers normally bring their own cutlery/crockery and take it away with them for cleaning. • They claim to have a bar license but this is not correct. • They claim they can organise bar staff although no quotes or confirmation on this was ever provided despite multiple chasers. • We requested a quote for transport of guests to and from the venue but never received this quote. • We had to organise a florist ourselves because the planner was not responsive. On a general note, we booked Rosedale because the venue came with a dedicated planner who Goff assured us would take the stress out of the planning and organizing the wedding. This was not been our experience. We found that the planner had to be chased at all times. We did not have confidence that our day was being managed effectively and we were also worried about the way Rosedale is managed in general. We called out to the house to have a meeting with the planner and found that the house was not in a good condition. It was not clean. The bathroom was not clean. The chairs in the dining room were not in good condition. They had marks on them and looked dirty. Therefore it was apparent that we would also have to hire chair covers/ seat pans and do a lot to make the place presentable. In the wedding business, it is almost unheard of for people to cancel a venue. Indeed we had our invites printed. It caused us a huge amount of stress and expense to change our wedding plans with only four months’ notice but ultimately it had to be done because it would have been a disaster of a day in such a disorganized place. We have still not received our deposit back despite from Rosdale to this day.

    This is an amazing house with such a warm feeling about it. We recently had our photo shots taken for our company Atlantic gold here and are extremely happy with the results. The owners were so helpful and we cannot thank enough for their support and generosity.We would highly recommend this house for photo shot as well as private parties and weddings. Absolutely fantastic

    I stayed here over the last weekend with my family and friends in one of the cottages in the garden. We found it delightful and surrounded by beautiful woodland with a path down to the beach. The cottage was well equipped with all that we needed during our stay. With comfortable beds and lovely bathrooms it all made our weekend perfect. Thank you.     The team here were fabulous to work with and a real treat to chat to. They made our event super easy and were accommodating of our tiny requests and needs. Its the perfect location to put your own stamp on something.

    Rosedale is a beautiful private residence, with beautiful gardens. Excellent for private parties and functions.
