    The hotel leaves mixed impressions. The rooms are spacious, though the furniture and bathroom seem a bit dated. There are issues with the toilet drainage. Cleaning maintains cleanliness. The beach is superb, and the staff is friendly. Breakfast is included, with an impressive variety on the buffet. This adds extra comfort. Overall, a good choice for those who value spacious rooms and proximity to a great beach, despite a few drawbacks in the room ambiance.

    We spent three nights there and it was our first Cancun visit. This hotel has goods and bads. We visited Cancun as a family. The location, beach and pool are awesome. Rooms, design, layout and customer services are much below par. Front desk service was rude and discourteous. We requested an hour early check in at the time of booking since our flight was arriving early. The hotel didn’t paid any heed to our request and checked us in at 3pm. We waited for one and half an hour in lobby for check in. At the time of check out, we were asked to pay $10 for not cleaning couple of dirty plates. Imagine the level of courtesy and respect shown towards guests coming from other countries. Gave a pathetic feeling both in the start and in the end. The store on site was quite expensive as usual and prices were at least double as compared to outside. Rooms and furniture were quite old and unclean. Seen couple of ants even on the beds. Employees don’t even want to answer or assist without tip. Even at the time of check out we had to take all bags by ourselves from room to taxi. The prices they are charging are for location and beach access only. Rest that, the amount spent can’t be justified. They have put envelopes in all rooms for tip for employees doing room service. On first day, we forgot to put any money in the envelopes and the next day nobody came for room make up. So spend money on everything there. The management should think that if a person is spending around $1500 and on check out the front desk employees started demanding $10 (yes $10) for couple of dirty plates left. That is their level of courtesy and hospitality.

    I love this hotel so much, I've been there 3x and can't wait to go back! The staff is awesome and if you don't want the big all-inclusive experience, this boutique hotel is for you. The grounds are lovely and lush with a huge pool - so amazing! THE BEACH: is the best beach in the hotel zone - hands down. The water is so clear and clean and just PERFECT! Everything there is so so great!

    Stayed here for a couple of days after a tour of Peru & Mexico. Great resort very clean, great pool and beach area. Breakfast was included and had a wide selection of hot and cold foods. Although the queue for the cooked food can get long when the breakfast area is busy. All the staff were very friendly and welcoming, loved staying here and wished it was slightly longer. Hotel is within walking distance of various restaurants and bars for anyone wanting to explore a bit more outside of the hotel. Pool area is kept clean and it was relatively quiet, no loud music, just other guests. Plenty of sun loungers and towels can be exchanged multiple times throughout the day, just remember to hand it in at end of the day to collect your little card. Beach area is lovely and the water is shallow for a long distance, which makes going for a quick paddle a nice way to cool off. Highly recommend the place as our suite was excellent, if not too large for just two of us. Nice kitchen area with large fridge and cooking facilities, huge bed and nice bathroom area. Overall very impressed by the place.

    We really liked that this resort was only a few stories tall, making it cozier than the tall hotel-like ones on either side of it. The whole place was clean and well kept, and staff were all friendly. The room was a nice size, comfortably fitting three of us. Bathroom was large although sparsely furnished, with a small sink. AC was plenty cool, with separate controls for the main room and bedroom areas. The bed itself was somewhat uncomfortable, and the pull-out sofa was hard also. The breakfast was well worth the additional fee for convenience and surprisingly good selection and quality. Since we were lying on the beach most of the day, we were often able to skip lunch after a large breakfast, saving money overall. The beach area is gorgeous with fine powdery white sand and quite a few palapas to get a break from the sun. Location is great, with access to many restaurants within a 10 minute walk, as well as the Chedraui for pretty much any needs.

    This hotel is well located, the staff was kind and the beach is the best for me. No sargazo. At the beginning of November is raining season and there was a lot of waves, but when you have a sunny day this beach is perfect for kids because has no waves and also you can rent some jetsky around and also take ferry to Isla mujeres. The only thing is that the hotel is a bid old. They must start to renew their rooms.

    Dont ignore all the other bad reviews like I did. This place is a trash hole. The first thing we found was a dead cockroach in the shower. The room they gave us hadn't been used or cleaned in months. The room was literallt falling apart around us, so much so that I refused to use the shower, aside from the cockroach. When brought to the staffs attention, they simply said, oh we'll clean it better next time. No attempt to compensate for it.

    The rooms are very outdated and sound travels. Currently trying to sleep and can hear full on conversations, music, things dropping and banging and people walking and slamming doors. I thankfully brought ear plugs and sound machine and yet… it has done nothing to drown out of any the noise. Very very very basic hotel. If I paid like 100 dollars tops for this room maybe it would be okay but it was three times that. The food is very bad we couldn’t finish it. Burrito was super greasy and bland and my tuna poke was so salty - I couldn’t eat it. There are TONs of kids here… we shouldn’t have stayed at a kids resort. Regardless I’d stay the rooms are the worst party. Maybe if they has better sound proofing it would be manageable. Also our patio door was left unlock and we were on the ground floor with the view of a parking lot haha… Not sure how this place has such good reviews but I would STAY away. It was a bad ending to our trip :( Really hope people are going to sleep soon so I can sleep for our early flight tomorrow.

    Beach is amazing. Very clean, water is a beautiful blue color in this area. They have two restaurants, both have great service and food was great. We did breakfast buffet pretty much everyday. Great selection. Beds are not super comfortable but other than that we always had great water pressure and hot water in the shower. Room and all areas of hotel are very clean and well kept. I would come back for sure

    Easy check in, great service, and nice facilities. Rooms are pretty basic, but if you're there to enjoy the beach, then it doesn't get any better. Very affordable too.

    Stayed here for 6 nights. On three of the nights the hot water ran out at night. The water that remained wasn’t extremely cold it was fresh. We also had to kill a mosquito or two in our room almost every day. Breakfast and the restaurant on site were solid, no complaints there. The beach was also beautiful.

    Visited this place during the weekend amazing staff very helpful any questions I had they have the answers.Place is the best spot to stay in for vacation rooms are very clean roomy and on point...Breakfast and lunch and dinner also the best perfect and right on the beach.There pools are amazing and also had my workouts every morning.i had the best weekend ever definitely will return to this spot I recommend everyone else also to book at Beachscape kin ha villas...

    Originally got a standard room next to the road but it was too loud. Paid extra for an Oceanview 1 bedroom suite and THIS was worth it. Much more quiter and the beach ( very minimal sargassum) was a few steps away- can sit outside and hear the waves. For snacks and food, just walked to the nearby Pemex gas station (drinks weren't overpriced) and restaurants next to it.

    Best kept secret in the hotel zone. Kitchenette was perfect for families. Beautiful beach. Lifeguards at beach and pool. The palapas (cabanas) had great shade, easy to find a spot.

    Great location. Lovely private beach and big pool. The rooms were clean and the room service was great. The breakfast buffet has great selections and the bar serves great cocktails. The hotel is close to many shopping centers and restaurants. Can't go wrong staying here.

    Best hotel on its area. Its very quiet, discrete, has great service, rooms are clean. Rooms are a little outdated and have poor illumination, but aside from that, it was a great experience. Btw, their chicken wings are out of this world.

    Great location next to hotel zone center, very good access to the beach. Rooms are big and pool is great, just like the service. Food was not really good, and acoustic was bad as well, as we could listen to others outside at night. Also, rooms seem a little old, and and toilet wasn't working really well

    We just came back from a week holiday at Beachscape. I had to give this hotel a 3 star for a few reasons. The good: - LOCATION. The proximity to restaurants and stores was excellent. - BEACH. Calm waters, very little seaweed and amazing sunsets. People from other hotels reserve dinner at this restaurant just to enjoy a nice sunset. - HOTEL - a little outdated but still very clean The bad: - SERVICE at the POOL BAR. Unhelpful and a lot of attitude. Not sure what’s happening with Cancun overall and the service but servers and bartenders seem to be very grumpy and dismissive. There would be 5 staff behind the bar at the restaurant and it takes 4 minutes to get some help. -FOOD - ordered food at the beach and it was sun-par. Guacamole was good, Fries were soaked in grease after being placed on a basket, and the fish tacos - they were terrible. All batter, barely any fish. You were way better off going across the street for some amazing quick tacos than eating here. -ELEVATOR - we had a stroller with a baby and we were on the 3rd floor. We’d either have to carry the baby with the stroller up to the 3rd floor or we would have to take the elevator to the 4th floor and then walk it down a set of stairs. It was doable but inconvenient. Overall the two stars missing is due to service and quality/price of food. I’d stay here again solely to have access to the beach and proximity to the all the restaurants/ grocery store.

    We have stayed at this hotel for our first 3 nights in Cancun so after spending 2 weeks in Mexico already I can compare our experiences. Room was very basic for such a price. Smelling like mold. Only one positive thing that bedding was clean but rest of it was really basic. Stuff during breakfast was passive and not friendly felt that you bothering them with your existing. Only big thanks to tour guy who was giving really friendly advices and recommendations. Also towel people was super friendly. Good location for beach only.

    Location is probably the best thing about the hotel. Staff is very helpful. Breakfast was excellent. As others have pointed out, acoustics aren't great, we could hear everything our neighbours said. Other than that, a very solid choice for the price.

    This place was great for location and the private beach.. The beach was incredible. Water was clear and now seaweed what so ever! I would gladly visit again. Overall very happy with the staff, food and beach.

    We stayed at this hotel twice. At the beginning of our journey and at the end. We were satisfied with the first stay. The second time we got a very basic old room. It was raining very hard and dripping from the ceiling onto our bed. When we reported this to the front desk they said they would send someone over to look at it. Nobody came!!! There were also problems with breakfast. We had breakfast and then left without paying as breakfast was included. Later I got a call in my room saying I hadn't paid the breakfast bill. I explained to him that we booked with breakfast and that he should please check it. Some time later there is a knock on the door and an employee wanted the money for breakfast. I felt very pressured, so I finally paid the amount. Then I went to the reception and explained the situation. Luckily we got our money back the next day. Conclusion: - Bad staff - beautiful beach - beautiful well-kept hotel area - old rooms

    This was our third time visiting Beachscape Kin Ha (August 27th-September 3rd)! This time we celebrated our 4 year anniversary at this location. We booked our trip back in March of 2022 and we're so happy we did! We thoroughly enjoyed our time at Beachscape and I will highlight our reasoning below! The location is perfect since it's only a short walk to the convenience stores like Circle K and Oxxo. Also you can walk a little further down and reach the hangout spots like Coco Bongo, Monkey Business, Mandala and others if you're into clubs and late night partying, there's no need for a cab if you stay at Beachscapes! Everything is within walking distance! The beach is the CLEANEST beach in Cancun and we've stayed at other places that charged more for a less clean beach. From the white sands to the clear water, we didn't even need to use the huge pool Beachscapes offers! But if you feel like taking a swim, the pool is open very late unlike some other places we've stayed at. Did I mention they have their own Restaurant located on the beach? The food, from lunch to dinner is extraordinary! The chefs really hit the spot and know how to cook. They are also VERY accommodating in any special requests you may want! We ordered the chicken Milanese, shrimp cocktails, chicken wings, grilled chicken burger (special request that should be added to the menu since it tasted so good), beef tacos and more throughout our week long stay at Beachscape. We loved that it was so convenient to be a few steps away from truly gourmet food! This time we had a couples massage to celebrate our anniversary and it was so relaxing! We paid for the fusion massage and the ladies sure know how to conduct massages. They were very professional and thorough! We felt brand new again after having the massage. The 90 minute experience was well worth it and the price was very reasonable considering the expertise of the ladies! Overall Beachscape is very affordable and convenient considering all that it has to offer! We will surely be back again.

    A lovely hotel of a reasonable size. You are treated as a welcome guest and not as a number. Super food, awesome pool, clean beach with calm water. Refreshingly different than the big bunkers of mass tourism around! Go for it, it'll be a good experience!

    Great location, easy to walk or bus into or out of the hotel zone. The beach is beautiful. But not enough chairs and umbrellas for all the guest. The staff can be good or can be bad depending on who you have. I had one receptionist be very helpful but the next day a different receptionist was a little more stubborn. (I asked to use the phone on both the days since the one in our room wasn't working) The security seems to not care ether. We had a drunk man harassing us on the beach for no reason and when we asked the security to talk to the man they just stood there. So that made us feel very uncomfortable and unsafe. All the other staff were great. Very friendly. Would say hello or good morning and have little chats. Very friendly. I had also sent a request ahead of time for something small for the room, but that was clearly ignored. The rooms were good for the price, a little dated but still very large and clean. Housekeeping was excellent.

    Don't forget to use ʜᴏᴛᴇʟʙoʟʟʏ.ᴄᴏm when booking a stay. They compare countless hotel sites and normally will have prices much cheaper than others! Thank me later on! This place is the best rated in the area. I have been staying here for years. If you decide to stay here you won't be disappointed. We stayed here our first night in Mexico after arriving at the airport and had such a good experience that we ended up booking again for the last night of our trip. Clean rooms, beautiful grounds and beachfront, great food (highly recommend the breakfast buffet!) and excellent customer service. Would definitely stay here again.

    I stayed two times at the Kin Ha. The staff was very professional and friendly, the rooms big enough. Beach and pool area are clean, food and drinks are good. Mexico was one of the best holidays I had within the last 30 years. Remember: It is not a luxury resort, but they offer a good quality for a fair price. Big surprise: a few people from the staff remember me when I stayed there at the second time. I saw a lot of hotels all over the world, but this warm welcome was so heartfelt. Never seen something similar before or later on at a hotel. Greetings from Germany. See you again anywhen.

    Good hotel well situated. We had a one bedroom suite and it was clean and good size. Food at the restaurant is good. All people are nice and Don t hesitate to help you. This hotel is quiet and does look like some big hotel with big buildings.

    The hotel is well kept, breakfast is not varied or good though. Rooms towards the street are very noisy. Beach is pretty and well kept. Service qulity very mixed: beach and check-in staff very friendly, breakfast staff (except for the lady making the eggs who is super nice!!) makes you feel unwelcome. My recommendation: just skip Cancun altogether and go to Tulum.

    The hotel's website is not working when trying to submit a review of our stay so thought I'd leave it here... First, it's an amazing and gorgeous facility, excellent location, beach and restaurant. Our stay would have been perfect other than the following few issues... Our water stopped working in our room for a little bit. I was mid shower and still full of soap. After a few minutes we called the front desk and they said they were looking into it. I eventually went down to the front desk naked, wrapped in a towel and still with soap on my body to further inquire and possibly use another shower to rinse off at least. The front desk lady did not apologize nor seemeed too concerned. Just told me that the water was working now. We never got a call back to our room informing us that the water was now working. The timing was bad but we thought there would've at least been an apology. We are paying a lot for the room and service and we feel we should've been given perhaps a discount on that night or even one free night since working water is mandatory. Or maybe like a free meal or coupon to use at the restaurant. Something that showed that we are valued would have made the situation better. Another issue we had was with a server named Eduardo at the beach restaurant/bar near the pool. We ordered a non alcoholic drink which Eduardo told us was 60 pesos. He told us the price in both English and Spanish. Then he gave us the wrong change. When we went to inquire, he said the drink was 130 pesos. We went back to the bar and talked with other staff about it and eventually they sort of corrected the mistake. In the end, we were charged 80 pesos. This made us feel like we were being taken advantage of and did not feel like we trusted staff. The only other problem was on our last day, in the morning I wanted to weigh my suitcase for the airport. I brought my suitcase all the way down to the lobby, only to realize that I needed to pay change to use the scale. Since it was our last day, we didn't have pesos anymore so I wasted my energy and had to haul my suitcase all the way back up to my room for nothing. (We were still packing both suitcases in the room to try and even the weight) I feel the scale should be free to use for all guests. It felt cheap that we had to pay, but moreso, not many guests will carry pesos upon checkout since they will be going back to their own country's currency. This wasn't a huge deal breaker, but after a week of constant tipping for every little thing and having a small fee for literally anything, this was just kinda the nail in the coffin. Those things aside, the hotel and our stay was amazing. Such a lovely place and location and friendly staff overall. I would rate it 3/5 or 7.5/10 only because of those 3 problems. It would have been perfect otherwise. I do recommend this place. Location is key and it was very clean.

Clean rooms, beautiful grounds and beachfront, great food (highly recommend the breakfast buffet!) and excellent customer service. Would definitely stay here again.

    Me and my wife stayed here 3 nights and we really enjoyed it. The highlight is their beach. It’s really beautiful, very clean, we always found beach beds for us. Breakfast was great too. Wi-Fi signal was mostly everywhere good. Rooms are a bit old school, but we were out during the days and the most important for us were beds, which were good enough. All in all I would recommend this hotel and would stay there again.

    Great beach and pool with friendly staff. My only complain is that they asked me to show the same credit card I used to book and pay my reservation. They informed me that if I didn't have my credit card, I would lose my reservation and they would not return my money, which I found very unusual.
