    This is a tricky review for me. The primary reason for a two star rating is that (3 weeks after check out) we still have not received a refund for the unused portion of the room credits charged. Upon checkout we were told we would receive a refund in 3-5 business days. I've attempted to email and call the hotel several times to no avail. On a more positive note, the facilities in the hotel were good. The pool area was really nice, the beach area simple but relaxing. The lobby bar (and bartender) was definitely a highlight (they have a great happy hour from 5-7pm). The hotel is in a great part of town that's very walkable, lots to see and do around. We went into our stay understanding that we would be getting a timeshare pitch, but what we didn't anticipate was just how many times we would be approached. I totally understand that during COVID hotels are doing everything they can to make money. However, after the sixth time we said we weren't interested you would think we would be left alone. I likely won't be returning to this hotel, but it was a fine stay that fit our needs at the time (but give me my refund, please)!

    Located in the Cancun Hotel Zone, this place boasts a stunning private beach right in front. Unlike other hotels where crowded beaches are the norm, this spot offers a serene environment. You can enjoy swimming comfortably and find ample space to read a book or listen to music quietly. The staff is also exceptionally friendly. When my son hurt his hand a little, the hotel’s medical personnel personally applied a pressure bandage and regularly checked his condition. We had an incredibly relaxing stay over the course of four nights. Additionally, there are laundry facilities with a washer and dryer available for free use. I recommend it to those who want to spend a peaceful vacation. Just keep in mind that while it may not be the most modern facility, it is meticulously maintained and very clean.

    A hotel in a central area, a large room with a living room and two balconies. Very suitable for a family. The hotel has one of the most spectacular beaches in Cancun with a large and beautiful pool. ( (-) ) The room smells bad. Probably because the hotel is old.  It has a smell of dampness (wetness) / an unpleasant smell including the pillows and sheets.  Cleaning the room costs $15. In my opinion the hotel is not a 4 stars for sure . not recommended

    Worst hospitality I have ever experienced! ‏Ordered through booking a sea view suite which was definitely misleading pictures. When we got there I was surprised to open the window and see another hotel right in front of me and noticed we were above the trash area. also, there was a door separating between our room and the one next to us and I could hear the entire family that was staying there. When finally asked to switch rooms the hotel didn't seem to make too much effort since they moved us 2 rooms apart- still got the building view- with a tiny bit of sea in the far... But worst than that- the hotel was dirty. It smells bad in the public areas, and when we got to our room we were surprised to find an open pack of cookies that were left there god knows for how long... It definitely didn't make me feel comfortable using the tub which was another reason I choose this specific hotel. Also, there were kids from the other hotel right under our window drinking and partying and I could hear them as they were inside my suit. Last but not least- when we woke up early to catch a flight we found out there was no water in the bathroom! not in the bath, not in the toilet, I couldn't even brush my teeth! The staff didn't think it was important to mention or apologize for the inconvenience. This is not a 5 or 4 stars hotel. This is a joke stay away!

    Glad I only stay for one night. They gave me a room facing an ugly wall of the hotel next door. What's worse is the hotel has no hot water for shower at night. Multiple customers complained and all they could say is they don't know what's wrong and don't know how long it will be fixed. We end up cannot taking a shower after a long day flight. On top of that the room tv has no signal until I called and someone came to fix. The facilities and room are not in good condition. Room is noisy from both neighbors and outside machine sound. I won't be staying here again.

    This is our home resort. The view of the Caribbean is spectacular. Our rooms were, in my opinion, the best in the resort. While it's not the highest end resort it is clean and well cared for. The pool is wonderful. I'm not sure about the restaurant selection we ate off the resort grounds at the many options available.

    Our second stay at this resort did not disappoint! We love it because it is a smaller resort, the staff are top notch, the rooms well kept, and the beach is fantastic. As an English speaker with minimal Spanish, the fact there are some staff members fluent in English is a huge plus! Since the beach sand is actually coral, it never gets hot to the touch. Also, the permanent palapas (beach umbrellas) are so needed & welcome! The water is GORGEOUS & because it’s on the lagoon side of the hotel zone, it stays calm & is easily swimmable for everyone young to old. The restraunt on the edge of the beach (called The Palapa) has a lovely daily breakfast buffet open until noon, but the restaurant is open until 11pm (I think) and is also a lovely spot for a sunset dinner. We enjoyed spa treatments as well. They were good (not stellar), in a lovely environment. I looked at the gym within the spa & decided to skip it (not pay the fee) and used my yoga mat (brought from home) and the beach & ocean as my exercise spaces during the 9-day stay. Worked great! There was also a noontime aqua aerobic class in the ocean we participated in. It was fun & any age/ability could participate. We’re already planning our next visit in 6 months. Can’t recommend highly enough!

    Long time I havent had such an amazing experience of excelent service in a hotel from absolutely every worker!!! Besides it is in a top location, the room was big, like an appartment, clean, with good bed and the best view to the sea. The decoration could be modernized, but this becomes such an insignificant detail given the perfect whole experience in the hotel. Fast check in, parking, welcome drinks, clean beach perfect to swim, good food! I recommend staying in this hotel, would love to come back!

    Fiesta Americana is in a great location, very quiet and peacefully all around the hotel, parking lot, the rooms and at the beach. The employees were very friendly I really felt welcomed to the hotel specifically the cleaning ladies who were so friendly and nice. The only unfriendly and cold person that made us uncomfortable was the manager "a white Mexican guy on mid 30s", He was so weird and not talking to customers. The whole place was clean and safe to walk, my family and I had a good time and really enjoyed staying at this Hotel but, there was only 2(two) issues we noticed; 1,- The sofa bed in the living room was so stinky. Needs to be vacuumed and wash real good to prevent our clothes getting that strong smell of dirt. 2,- It's an extremely expensive Hotel and the living Room Doesn't even have a regular living room set of sofas for a family reunion.

    Would never stay at fiesta Americana Cancun villas ever again. Everything seemed very “scammy”. I was there with my family to relax and enjoy a good time but from the beginning check in was horrible. Then we were immediately attacked and lied to about receiving a free breakfast voucher because of the room we were staying at only to realize it was for a vacation club they wanted us to join. We declined and said we would pay for our own breakfast and did not want to join anything. The Brazilian guy they had sent with us was extremely rude and yelled at us. Then at 7 in the morning Mari was calling us to go see her downstairs to book activities with her. She called our room 3 times when we were trying to sleep in. Every time we were heading downstairs we were bombarded with joining the vacation club. Overall horrible experience, we experienced their breakfast buffet and ordered room service and both were horrible food. So I would suggest eating outside the hotel. The positive was the room was very clean and we had an amazing view.

    Rooms are ok and staff is friendly. Pool is nice. The elevated, man-made beach is ok. Lots of children. We ordered two regular size margaritas, chicken nachos and boneless buffalo wings at the pool. The nachos were absolutely the worst I have ever had. The wings weren't much better. Total was over $60. The wait staff was very inattentive.

    Stayed here for 4 nights. I was impressed by the outdoor pool and private beach, however, when I was on the bed I realized it was super uncomfortable. I read a review that there was bed bugs and I'm not surprised. There was weird stains on the pillows. Also the pool closes at 8pm which sucked. Room service is overpriced and not good at all. Definitely wouldn't recommend this naco hotel.

    Location is key with this hotel, walking distance from coco bongo, hard rock, etc. Hotel is old, needs a full renovation, it no longer has a sand beach. Beach is calm, you can snorkel and see some fish. Villas are practically apartments, you have a supermarket nearby, good for a longstay

    Where do I even begin. It started when we first got there, our room with a view of the resort was given to someone else, so they had to put us in a room with a parking lot view. Until the next day, which is NOT what I paid for. Which was just lovely because that's exactly what I wanted to look at my spring break was a parking lot, NOT. Once we checked in a lady was trying to sell us a package, and by then I was extremely annoyed and hungry given that our flight was delayed twice. I just wanted to relax and eat, but they were constantly trying to sell you something. Not to mention the resort is listed as "all inclusive" and nothing but a headache was included. Oh, and also, if you are looking for a place where you have easy access to the beach, this is NOT the place. There is barely a beach. Will not be staying here again.

    Stayed here with my wife and baby and had a wonderful time. The staff are accommodating. Helpful. Clean. Happy. And all around nice place to stay. The pools are clean. The Hot tub is clean. The staff clean the beaches every day. Really enjoyed it here. Looking forward to coming back again.

    Room was spacious, AC worked, and had nice partial view of the waters. Pool was beautiful. Staff do not all speak English but everyone was friendly. For those staying here in the future or deciding whether to book, consider the below: 1) do not rely on their shampoo and conditioner, extremely drying. 2) Location not convenient. No access to main beaches. Playa caracol is crowded with people from Riu and their signature peach towels. Unclear if people not from Riu can use the seats. Might as well stay at Riu instead. 3) Got offered membership sales pitch at check in. It was advertised as "a celebration of the 25th anniversary, where you get free breakfast and 2 for 1 cocktail drinks at happy hour, and free Cali bed". We did not know better but you should decline this pitch or make it clear you will listen at a capped time limit just to get the free stuff. There are tons of reviews online about these membership sales - be smart about your decision. The salesman will eat breakfast with you and then give you pitch and he will go on and on until you stop him. Ours went on for over 60 minutes and probably could've went on all day if we didn't stop him, even though we were told it'll be 30-45 minutes. By the way, the membership is $25,000 USD (promotional rate) and they will have you listen to all the benefits before they tell you that cost, and down payment is $5000 USD. Not sure why they would try to sell something of this price to people who was visiting for the first time on the first morning of stay.🙄

    Gorgeous location on the paradise beach of Cancun. Delicious breakfast buffet also located on the beach with a beautiful view. Very friendly and service minded staff, specially around the pool and beach area, doing their very best to make you enjoy the day to the fullest. Unfortunately quit old rooms and the AC smells very bad.

    The men who were bartenders totally ignored the ladies standing there to get their drinks. Other men simply walked up and got served immediately. This is totally unfair. You can't treat women like they don't exist. My people on the trip with me felt the same way. I was furious! You need to let these bartenders know that it's not ok to ignore women like that! We all ate paying good money the same way the men are. We want to be treated equally. There was one guy, a server named Carlos. He was fantastic! Very nice man and he kept the drinks flowing from the front door to the back door leading to the ocean. This man had us laughing and we just all love Carlos! ❤️ Please give Carlos a raise and a better position. He deserves it!

    Hello, We booked this hotel thinking it was similar to the Grande Fiesta Americana Los Cabos. Although we were aware that it was not an all inclusive resort, the hotel was old, dated, and smelled like mildew. Immediately upon checking in, they bombarded us with a free breakfast the next morning, which included a sales pitch for their vacation club. When we told the salesman at breakfast that there was no way we were signing up, he still insisted he show us the presentation. We were led through a maze of up and down stairs disorienting us to where we actually were. Sales tactic to keep us from just being able to leave. We sat through a short presentation and finally had to show the salesman that we can actually get better deals with booking though our credit cards. Finally, the last straw is we pulled the "my sister is pregnant with twins and none of us wanted their membership" card. We and finally had to just walk out, as we were not interested but they wouldn't take no for an answer. Moving on to the room....We have multiple issues with our key to enter the room. And, when we brought it to the staff's attention, were made to feel like we just didn't know how to use them. It took an entire day for them to FINALLY replace the electronic key reader so that we could even enter our room. The room was spacious, with a whirlpool tub in one room (didn't work the entire time, and was absolutely filthy, even though we brought it to their attention), and comfortable beds. Although, I am suspicious that there were bed bugs in the king bed. We both have small red bumps all over our bodies that itch like crazy. I have never had a bed bug bite, so I cannot be certain, but that is my assumption. We have washed ALL of our clothes in scalding hot water to make sure none made it home with us. The walls, baseboards, showers, tubs, etc. were VERY POORLY maintained. Again, the smell of mildew permeated every inch of this property, and even our clothes reeked of mildew. In addition, upon check in, we were told the pool/hot tub were open until 10PM but then all 4 nights they closed at 8pm. The beaches in front of this particular hotel were not great. Not enough space for the guests that they have. The food at the restaurants was lackluster at best, and we suggest you go off property for all meals. We had much better, and cheaper meals, off site. All in all, I would NEVER book this hotel again, old, dated, possible bed bugs, etc. Even when bringing issues to their attention, there was no correcting the issue or even offering some kind of discount for the unworking or broken appliances. I hope this helps someone steer away from this property. There are much better properties in Cancun to stay at, and hopefully those hotels don't try to sell you a membership immediately upon checking in or at the very least correct issues you encounter.

    Unfortunately, if you have two people staying in a room, and you meet someone nice they cannot enter the premises unless you pay hundreds of pesos. Kind of a shock when you’re A.) paying hundreds of dollars for a room per night and B.) You are in a tourist/party hotspot where meeting people is part of the point of going for many. I am talking about quiet guests, no music etc. Water pressure was also low in the room, and the room was what would be the equivalent of a good motel in the USA. Otherwise the facilities seemed decent but I didn’t use much of them.

    One of the worst hotel experiences I’ve ever had. The service takes a very long time, food and beverages are stupid expensive. I understand this is a family hotel but the amount of rules they put on this hotel is absurd. $30 Breakfast Buffet is absurd too and the food is subpar. Don’t even get me started with the microwaved dinner. Jacuzzi till 8, happy hour is only an hour and just select beverages and noise ordinances are very strict. If you’re like 65+ and want just a quiet time, go here. But if you’re like any vacation go-er that wants a fun experience, take your money to an all-inclusive like Riviera Maya, Sandos or Temptations. Even Hard Rock and Iberostar is a much better choice. Never going back to this hotel again.

    Overall, I rank this hotel 3 out of 5 Stars. I do not think that this is a 4 star hotel as it is marketed. In the states, this would be a 3 star. But, the hotel gets 3 out of 5 for me in general. The pros, the grounds around the property were very well maintained and clean. The beach area is beautiful, although there is very limited sand beach area. Another plus Was the responsiveness of the hotel staff when an issue arose. Cons, limited food selection for vegans. Staff also not well versed on the menu offerings.  The room was clean for the most part, but there were stains on the sheets. The shower did not work at first, but maintenance came quickly to fix it.  The shower also never got hot, just warm, intermittently. There were also very limited activities. But the worst part was the staff hounding you to attend their presentation OVER AND OVER.  Eventually, I was extra firm and they left me alone. Overall, not bad. Good location, beautiful beach, modest accommodations, relaxed/ family friendly environment.

    Absolutely the worst experience we have had with fiesta Americana. The rooms AC was not consistent and kept turning off so our rooms were super hot and humid, do not eat the food here as we got food poisoning had to pay over 700 USD for medical assistance and medication and the hotel did nothing to reimburse us back for this and said it was because we are foreign yet we also had family visit us at the resort that are locals and live in Cancun and also experienced food poisoning symptoms. Truly disappointed with how unconcerned they were and our whole trip was ruined since we bought tickets to activities and were unable to attend since we were sick and in our hotel room for most of the rest of our trip. Please stay else where

    Our stay at Fiesta Americana Cancún Villas was perfect. The hotel's beach is not a long stretch of sand as some might expect, but from walking around, it was definetely one of the best in the region. Almost no seaweed , very translucid and shallow with small waves in the beginning, ideal for kids. The pool is also great, with perfect temperature and one can also enjoy the jacuzzis by it.

    Stay here before our early flight home didn’t want to paid extra night at all inclusive resort. Good location, room is large separate seating area and kitchen. Bathroom is very dated, there is bugs in the sofa bed our son couldn’t used. Pool and beach front were ok we didn’t used.

    If you are not going to rest on your vacation and wait for you to harass you from 8 in the morning to force yourself to go to a talk about timeshare, this is the option. In my opinion, invest more money and go to a hotel where you can rest. I would never return .

    This is a beautiful hotel! Close to plenty of restaurants and bars and has its own wonderful restaurants. It is right on the water with a beautiful beach and pool and the staff is very kind and attentive. They have tons of activities every day like bingo, karaoke, etc. Genuinely cannot get over how good the service was. They were so patient with us as we did not speak Spanish. Luis, Emanuel, Miguel, Grace, and Pamela really stood out with their exceptional service. I would absolutely seek them out if you visit. We didn’t spend much time in the room, but the beds are comfortable, everything is clean, and there is good AC! I would really recommend this hotel.

    The hotel is great, however they require you to wear non-removable hotel wristbands which make you a target for aggressive panhandlers and salespeople every time you leave the property. Those wristbands are a dead giveaway that you’re a tourist and it means you’re going to deal with constant harassment from people of the street trying to sell you something. I don’t understand why this is necessary at a hotel that isn’t all inclusive.

    Do not stay at this hotel if you want to have a good vacation. It is very run down and in need of a serious upgrade. We booked through Expedia and paid for an all inclusive room with an ocean view. After checking in, we went to a room that had a view of a parking lot with a hotel blaring music next door. We had our son with us and could not get to sleep until after 11. After speaking with Management, they agreed that the amount we paid correlated to an all inclusive but this hotel doesn't do all inclusive. We decided to check out the next morning and asked for a refund. They refunded us only half of the money we paid for the hotel. Trust me when I say you do not want to stay at this hotel.

    Their cleaners robbed us blind during our stay . And the worst part is we tipped them super generous each time. The hotel itself is dirty and the jet tub hadn't been cleaned ever. Spend a little more and go somewhere with trustworthy employees.

    Disappointed at every stage, bartender too busy to flirt with co-worker, no service at the beach. The beach was the only thing good. Definitely not a four-star, more like a motel indoor.

    The location is my favorite thing about this place. They cater to the Spanish speaking crowd which can make it difficult to engage in their activities. The beach there is great and it has easy access to the grocery store.

    Probably the worst single hotel experience of my entire life. Rooms were filthy and the place is overrun with locals staying at the pool for free. To make matters worse my mother got food poisoning from la palapa breakfast restaurant on the second morning of our stay. They put my family in a partial ocean view with the tiniest glimpse of any water. The hotel next door played very loud music and kept our children and us every night. I originally booked a 10 night stay but checked out after just 4 days and went somewhere way nicer. I would not recommend this hotel to my worst enemy. Stay Away!

    Excellent stay! From check in to check out everything was flawless. Room was neat and had nice views of the pool and ocean, the restaurants were delicious with excellent service. The best of all was Rafaela and Martin’s ocean/pool side service! We will miss the staff’s hospitality and kindness.

    The rooms at this hotel are huge and perfect for groups. The pool is 4ft max and has two areas for toddler swimmers. It's a perfect family pool. The staff are kind, but it can take a minute to get their attention and your order. They do try to sell a time share, but we just said no. The beach on the hotel has calm gentle waves, again great for kids.

    Stayed at Fiesta Americana Villas Cancun and it was amazing! Great, great, great service! Very clean!!! Staff throughout the hotel were very friendly, kind and helpful. Our room had an amazing pool and ocean view. They are also kid friendly which I loved for my little ones. Would definitely come back!

    We stayed here for the first 4 nights of our honeymoon, and it was truly great! The pool and private beach is really the best that we have seen. We enjoyed the 24 hour room service and the room which was highly functional as we stayed in the suite with the full kitchen, living room, double balcony, and King sized bed. The staff was so nice to us and accommodating during the entire time and we hope to return soon.
