I'd give zero stars. Living here is horrible. The water is terrible. In the winter, I cannot count how many times we go without water, then afterwards we need to boil it anyway. I never had skin issues until moving here. The water ruined my dishes and clothing. Everything. We had to spend quite a bit on a filtration system. Even with that, water gets shut off at the most inconvenient times and often. Right before work, right at dinner time, in the middle of a shower etc... Then have the nerve to raise lot rent constantly. The parking situation is even worse. We own three vehicles because we have three occupants. They make our third occupant walk all the way to the pool for their vehicle, despite having plenty of parking on the end of the park where we live. They would rather a young woman with an infant walk almost 25 minutes in snow and ice to retrieve her vehicle at 4am to go to work, and at all hours of the night when she's on call. (The other two are senior citizens and should not have to do that) Only in the winter, in the summer, we have nowhere to park the third car, as the pool lot is restricted. They care about visitors more than the residents, and there is ample visitor parking, at least on our end where we live. They enforce ridiculous policies such as parking and other things, but nevermind the people like the ones who live nextdoor to us who NEVER cut their grass, can't let the kids play in the yard because random animals and rodents wander out of the grass as tall as I am. And we don't even complain about it. They do not care about their residents at all here. Old management was great, but last few years is awful. DO NOT BUY OR RENT HERE!! You will regret it. I really wish I would have stayed in my home or bought another. If you want a mobile home, consider getting land somewhere. Oh, and the people in my neighborhood are strange. No one ever says hello, very unfriendly neighbors.

Lot rent is outrageous for the few amenities available. There's a pool that is too small for the community, the playground is always a mess and honestly, not safe. Rules are rarely enforced, if at all, it is located right against the turnpike with no sound barrier, so trucks and construction are loud, even vibrate the home. Disrespectful people in the park make it unappealing to live here. The water quality and pressure is sub-par, to say the least, and if there is heavy rain, the playground and surrounding lots flood pretty easily. The roads are awful for the constantly rising rent fees. Do yourself and your family a favor and look elsewhere.

Poor management...raise rents 50.00 per month every year...homes that old and abandoned are left up for years (BIG EYESORE ON LIL WOLF CIRCLE...shut off water without warning all the time...dead trees not taken down...gestapo like home inspections unfair...speeding thru park very dangerous for playing kids...from a resident of many years..MH homes...just about profits need I say more...ask residents about park before .owing in

the lot rent is $861, seems like alot,but with payment and lot rent still about the same as renting an apartment, but you own this! swimming pool and nice lots,not on top of each other like some parks.

Lot rent is a little ridiculous for the amenities provided and then condition on the streets. I guess if your purchasing a home outright it's not awful but I would suggest not tying yourself into a new home loan here. Lot's of issues but lot rent always continued to go up with little to no improvements.

Im happy here. Nice quiet community and nice neighbors. I found Celine to be very friendly and helpful. The pool is an awesome perk in the summer and now i have grandson #4 to enjoy the playground. Only downfall is water gets shut off alot, so i make sure i have extra case or 2 in the pantry. Im very glad i moved here. Santa drove through over the holidays also.

Lot rent is ridiculous They just raised it 72.00 so it’s now 933.00 a month plus $12.00 for garage a month. They do nothing for this money.

Lived there for 3 years. It a quiet community, private pool and park for kids. Only problems I came across was the turnpike being right behind the property and the tractor trailers always find that to be the best part of the whole turnpike to use their Jake breaks and wake everyone up other then that, no complaints.

Nice and quiet nice friendly neighbors far enough away from the crime and grime of Allentown

Pretty good place to live temporarily. It has a good public pool and parks, and nice closed roads for kids to play on. Pretty high lot rent and poor maintenance conditions though. Good and bad come to an even!

I think it is a pretty nice place to live aside of the water problems. No garbage problems as I seen in one review. Pools a perk and club house for 🥳parties.

I go there to visit a family member and it's very family oriented, everyone follows the a speed limit of 15 miles on the vehicles.

The Land rent is about 30% Higher than other....BETTER parks. I assume there is a good reason that the staff does not have an Email address for the current manager...The water is always under repair...the land rent continues to rise. Don't walk when you can run away from this place,

I lived there for 1 year my neighbor next door was very friendly. I loved it there but the lot rent is sky high, for people that their income is only social security.

Lot rent is ridiculous terrible when your on social security and your husband has cancer with medical bills. Outsiders that come in call this the Hood.

We are so happy to have found this doggie care for our Maltese -Fendi. She absolutely loves it there. The place is extremely clean and the staff are warm and friendly.
