Richard Johnston Inn This has to be the quintessential bed and breakfast. Included in the package is a delicious breakfast (one day was a pumpkin pecan French toast), a comfy bed, and a private bath. Amenities include coffee, refrigerated water bottles, freshly baked cookies, and brandy - try getting that all thrown in at the Marriott! The staff was a group of lovely, friendly, and genuinely nice people. Rooms were spacious enough, and the first floor, as well as most rooms were furnished in unique, yet period-appropriate style. We felt very at home during our stay, and we will definitely make it a plan to stay here again!

Best B&B I've ever stayed at! People are SO friendly and accommodating, breakfast was excellent, self check-in and -out and parking super easy, very clean and comfortable room and bathroom. Stayed for three nights in late July and the AC was perfect--I was never hot nor freezing. I had the Canopy, with a private bathroom across the hall, and never saw another person. Also probably the best location of all Inns in Fredericksburg, smack in the middle of town so you can walk to ALL the cute shops, cafes, restaurants, bars, etc. (and three minute walk to the Amtrak station).

This was a lovely B & B!! I enjoyed a spacious suite right off the courtyard. Delicious cookies in main dining room & brandy in the room for sipping! Very comfy beds, nice little kitchen, 2 televisions, sitting area and games! The breakfast was absolutely outstanding...apple French toast, yogurt with fruit & granola, sausage, potatoes, juice, and hot or iced coffee..yum!! The Innkeeper and chef were just the best!

We had a wonderful time at the Richard Johnston Inn. The location is fantastic, right downtown in the heart of everything. We stayed in the loft room 1 and had no issues with noise. Super friendly staff. Absolutely beautiful accommodations. We would definitely stay here again. And I would recommend this Inn to friends and family.

The inn was absolutely outstanding! The entire staff was so very courteous and helpful. The room was great and the package I purchased had the most perfect rose according to my fiance. She fell in love with the inn and we will definitely be returning. Also anything you want to eat or drink is within walking distance

We had a lovely stay and hope to come stay again for a longer period. Marissa made amazing breakfast and delivered it to our room. There’s a fenced courtyard where our dog could wander without a leash. The inn is beautiful and historic and the staff is so sweet. Highly recommend.

What a fabulous way to bring our family in for our son's wedding last weekend! The home was perfect for us to gather, relax, and spend time with each other, enjoying breakfast and a cup of coffee at the breakfast table and HUGE, full kitchen. We even had the space for the groom and best man to comfortably get cleaned up dressed for the wedding while visiting with their parents, grandfather and uncle. The staff is so accommodating, and will do everything to ensure that you are comfortable and well taken care of. Would not stay anywhere else in Fredericksburg!

Our room in the Caroline House was very well-appointed and decorated; the king bed was comfortable, as was the shower and bathroom. It is two blocks away from the main Richard Johnston Inn which made walking to and from breakfast a little inconvenient. Were the weather inclement, that walk might have been annoying. Otherwise the location was fine -- in historic Fredericksburg, near good restaurants and sites (Mary Washington's house is within easy walking distance). Overall, an excellent inn.

The first night the room was freezing cold, & I got no sleep. Noise from the street didn't help. Thermostat was located in the kichen for some reason & there are no employees on site overnight. Food was nothing special & no coffee was available until 9am. The employees i met during the day were very friendly. Some people love the place but its just not my thing. I prefer the B&Bs on the Jersey Shore. The decor there is more cheerful & breakfast is buffet-style.

This was our second time staying at the Richard Johnston Inn and it was just as nice this time as last. The food was delicious, and the innkeepers are really nice and accommodating related to dietary needs. The location in downtown Fredericksburg is perfect and provides easy walking access to many restaurants and shops. On the weekend, there may be some noise from some of the more rambunctious venues in downtown Fredericksburg, but there are ear plugs provided!

I've stayed at the Richard Johnston Inn three times now. It's always such a great experience: the rooms are comfortable, the common areas are beautifully decorated, and the breakfast is always delicious. I also can't say enough about the staff - they are always so friendly and accommodating. The Inn also has a great location on Caroline Street so you are right in the middle of historic, downtown Fredericksburg and can walk to a large number of restaurants, bars, and museums. It's the perfect place to stay for a weekend getaway!

My husband and I stayed here for a night and had a wonderful time. The room was beautiful, the amenities were perfect, and the bed was super comfortable. It is a little cold and can be creaky, but it's a 250-year-old building, so we expected it. To refute another reviewer, there was absolutely coffee in the dining room well before 9, as I was able to grab some around 830 after I went for a run around the town (highly recommend). I also believed I experienced some paranormal activity, which was exciting. Definitely recommend staying here.

We stayed at the Richard Johnston Inn last, almost by accident. However, this year we stayed there very intentionally because we already knew how comfortable the Inn, itself, can make you feel. The included outstanding and unusual breakfast served by the friendly staff adds to a wonderful experience, while chatting with others who stopped at the exquisite Inn.

We enjoyed a lovely one-night stay in the Canopy Room at the Richard Johnston Inn. The room was spacious and comfortable, and the hall bath felt private enough. The house and the courtyard were beautiful, breakfast was good, and the staff was very friendly and helpful. The location on Fredericksburg's main street was great; we really enjoyed being able to walk to our dinner reservation at Orofino. Would stay again, thank you!

Beautiful rooms and decor. Easy parking, pretty courtyard with lights and fountain. Great breakfast--banana french toast, sausage, granola with fruit. Easy checkin; I called to let them know I was running late. Snacks and homemade cookies left in main lounge for guests. Front door leads out to the shops and restaurants of historic Fredericksburg. Only complaint was that my suite, Isabell Suite, is under an area with heavy walking (maybe kitchen) and I could hear footsteps and flushing toilets all night.

A beautiful Inn in Historic Fredericksburg, VA. Only negative that we could possibly give is that there are a lot of stairs to the top rooms with no elevator, so if you have trouble climbing, please request the lower rooms for easier access. Absolutely beautiful place to stay.

This place was nice and the staff working there was great. The staff was super helpful, friendly, and accommodating. They made sure we had what we needed as vegans. The room was comfortable enough and no real complaints there. The hotel is supposedly haunted so that wasn’t as fun to think about; but luckily no encounters. There’s always coffee, tea, and some snacks available. Not much on the water front but they fill your carafe when you ask. The breakfast can sometimes be a bit small. Especially for a grown man.

We stayed at the Luke Henry room in the Caroline House. We loved everything about the room and hotel! The decor was great and the bed was very comfortable. Location and service were awesome as well. We wish we were here for more than 1 night, but definitely plan to come back.

We have stayed at the Richard Johnson before and each time it is very lovely. Each room is beautiful and the house is spectacular. Breakfast was great. Staff was wonderful and you cant beat it for location. Walk out of the front door and you are in the middle of everything. thank you for a great night

We were welcomed at the Inn and shown around. When we asked about local restaurants, the person running checkin printed out a list. She also told us where to park. The next morning we had a delicious breakfast and some great conversations with the other folk staying at the inn. Wonderful stay and would stay there again if in the area.

We have stayed at the Inn twice before and years ago. This experience was outstanding mostly due to Liz and Kelcie. These two incredible women made our stay memorable. From the gourmet breakfast(egg frittata and cherry topped french toast) to request for additional fresh baked cookies, nothing was too much for them to attend to. they have the Inn beautifully decorated for the holidays and everything was spotless. We enjoyed the stay stay so much that we are planning to return in the Spring. This is an incredible experience, thank you ladies!

The Caroline House had precisely the type of luxurious room I was looking for! A big fluffy bed with silky soft sheets and comfortable pillows. A strong hot shower in a gorgeous and spacious bathroom. Immaculately clean. Adorable details like brandy and chocolates in the room. Such an upgrade from any hotel. Breakfast was delicious and they happily catered to my request at checkin. The whole house (which is accessible to guests) was so beautifully decorated and they had snacks and drinks stocked in the kitchen. Not a single thing to be improved. Perfect!!!!

We stayed here in September of 2022. Loved everything about it. The Old Town room was fantastic. Loved the history throughout the Inn. Great location, close to all the historic sites. Breakfast was great. We stayed on a Friday night and there was some street noise, a lot of people were out having a good time, but everyone settled down before midnight. Will definitely be back again. Thanks!

This location is beautiful, convenient and really special! The hosts have thought of everything, including brandy decanters all over the property and fresh cookies at all hours of the day. I cannot say enough good things about this property. We were here to visit with friends and used the outdoor courtyard to gather. It was perfect. Both buildings are a treat for the eyes and extremely comfortable. Will stay here again!

This is a very welcoming Victorian bed and breakfast. Decorated beautifully! Kelsey met us with the keys and we had the whole house to ourselves as others were at a wedding. Glowing fireplace, beautiful kitchen, coffee, tea and snacks all day and night. Very homey. We stayed in Luke Henry room which was gorgeous. Bathroom was so luxurious. Fireplace in the room. Even the stepstool To help getting into bed was helpful! Breakfast delivered to us every morning. Ashley and Liz made delicious meals. Service was above and beyond! We will be back!

What a beautiful place! We thoroughly enjoyed the lovely suite, beautifully decorated, as was the entire house for the holiday season. The staff is friendly and professional; it was more like being at a friend’s home rather than a hotel. A delicious hot breakfast was served in the main house with the other guests. The location couldn't be better, right in the downtown historic area and across from the town’s visitors’ center. We stayed in the Caroline House. The kitchen was stocked 24/7 with make your own coffee and tea along with a variety of snacks. We were very pleased with our experience and will return!

This is a charming little bed and breakfast. There are lots of little nice touches, like complimentary brandy and scented bath oils for the jetted tub. The staff are very friendly and helpful - it's a small business, so there are only a handful of them, but they're there consistently. Breakfast was excellent. They let us keep our car in the parking lot for the rest of the day after we checked out, which was super helpful for touring Fredericksburg's historic district. Would definitely stay here again.

The house is gorgeous, room hospitality was excellent, and staff went above and beyond to accommodate our arrival and departure times by keeping our bags when we arrived before our room was ready. I'd give five stars, but the breakfast was disappointing. It was a beautiful presentation and served right on time. However, everything was loaded with sugar and there was no item that had nutrients. It was all cakes and syrup. The only nourishing item was two balls of watermelon and half a strawberry. Overall it was a wonderful stay and we would stay again, but would ask for different breakfast items.
