The hotel is well-located, it was easy to go to the city center. The rooms are ok, there are air-conditioning and a pool which are really appreciated in Chiang Mai. However, it didn’t totally correspond to the description and the pictures; the rooms are really dark and the hotel doesn’t offer the laundry service as mentioned. The room was clean but there was cockroaches in the bathroom everyday, which isn’t anormal in Thailand. The hosts don’t give recommendations but are very kind and friendly. Overall, the experience was ok, it is well-located, it contains all the basics facilities and has a pool, plus it is not to expensive compare to other hotels in the same area.

Blown away at the amount of negative reviews for this awesome place! Look, if you want a five star hotel - then go stay at a five star hotel, this is a budget deal and you get what you pay for. No where in the states can you get a decent room for $15 a night.... So if to expect to get a luxury suite for under $20, then definitely skip it. Yeah, they may charge you extra for certain things - but you are made aware of those details before you actually decide to stay or not AND you can always ask to see the rooms before you agree to stay anywhere. This location is great and I would stay here again because the Sunday night market is right across the street, the staff was extremely friendly, the rooms were decent and the coffee was good. I didn't spend a lot of time in our room because we were focused on seeing the sights and exploring - so for comfort and luxury - go elsewhere. For a place to sleep and shower, this is more than enough.

Oh my God don't even think about booking this place. Staff is extremely rude and not helpful. Hotel will charge you for everything. All around the town, laundry cost 40B/kg. But not here. In this guest house, they charge 25B for one piece of long sleeve shirt, 10B for pants, 35B for jeans... Have look at photo I attached, there is Laundry Service Rate. That would cost you couple of hundred Baht just to have your clothes washed. Also. They remind, do not leave anything valuable in your room. Like they knew behaviour of their employees. There is no safe box in your room of course (I had deluxe room, the best one). They charge you 20Baht per day to use their safe box downstairs. There is also warnings for extra charge if you leave stains or marks on bedding or towels. And actually first thing I had massive stain on the bedding, and I had to argue with reception staff to have it replaced because I am not being scammed later to pay for it. That's not end of their greediness, I could go on and on, about minibar in the fridge without any information about price, I even ask in reception they told me menu is in the room and it could never be found, and so on. My deluxe room was definitely below average for Thai hotel , with ancient AC unit, mosquito nets and privacy shades instead of windows. All traffic from the road I could hear all night. There was no spare sockets for charging your phone. There was no boiling water available so I couldn't even make my own coffee. For price of best "deluxe" room you get just average room with ancient noisy AC, shower and WC, no breakfast, no kettle in the room, no sockets on the walls, no proper windows just mosquito nets and shades so you hear busy road outside. They give you no spare towel if you go to the pool. Just greedy and crazy. Avoid this place, you will find dozens of better places at same or better price.

A stay here is to re-live the late 80's. Rotary phone. The rooms are severely dated, and the walls are paper thin. The floors are thin wood planks. You can hear someone above you tip-toeing around. Very loud traffic noise. An experience for sure. Bring the ear plugs and bug spray. The only good thing is the location and pool.

Stayed here last year and everything was great: cleanliness and room. Even though the room we stayed at didn’t have the greatest wifi signal to the tv and we could hear all the noises from the staff (not a problem for us since we’re heavy sleepers😅). Staff were ok but not amazing, same with location. Although is central, it does have a walking distance from the nearest 7-eleven and laundry. Pool is clean and cold, which is great for hot days ☀️ We visited again today, even though we didn’t stay this time we went to the pool and it cost 100 baht each to use it, which is great!

We love it. And are kinda litlebit sentimental as our daughter learn to swim here. :) It's a bit old but infrastructure and furniture is still holding fine as all is made of massive wood and is being well maintained. O, it seems they are just renovating one wing of the building! The location is great, on the city ring, relatively close to one of best and busiest evening markets in town. Your kids will love the big pool when you come back from your daily trip.

Great location, decent room for the price, and friendly staff. The pool was nice, clean, and used daily by guest. The room was good enough for me during a month long stay. Everything worked and when I had a minor problem with the shower head coming loose, it was fixed ASAP. The staff was always friendly and smiling. I’d stay again.

We only stayed 3 nights and had to change rooms because it was grubby and no hot water. The bathroom was definitely in need of grout cleaner and a scrub up. The floors creak like a Vincent Price movie. Our upgraded room was bigger but hygiene is missing as bathroom also grubby. The pool was good and clean. Reception staff were pleasant enough but out of their depth. For one or 2 nights if you only sleep in the room, it's ok. It could be a great guest house but needs a root branch upgrade.

This is a nice affordable place to stay when in Chiang Mai. It's close to old Chiang Mai city centre and a short walk to one of the best night markets I've been to in Thailand.

we arrived at 6am and was allowed to check in our room early which was amazing! the rooms and the hotel were super nice and the staff are helpful- the beds are like sleeping on a brick and we came out with bedbug bites all over our body which wasn’t there before we stayed here. probably the worst night sleep i’ve ever had

Staffs were very friendly and the pool was a nice sanctuary. The rooms were basic, a bit dark and the shower was tired. However over all it was good for the price we paid.

This hotel is so relaxed and amazing for how much it costs. Decorated with a lot of traditional style wooden seats and balconies. Very unique!

This review is specifically for the Red Jazz room. This live music is performed by some of the most passionate jazz fans. Their infectiously happy and devoted approach to their love of jazz will have you smiling away and enjoying their music. It's a very small venue, but if you're into live music, in my eyes you won't find a more wholesome and entertaining expirence.

Don't trust the other or the staff, they are liars. อย่าไว้ใจคนอื่นหรือพนักงาน พวกเขาโกหก. I used Airbnb and the check-in time was supposed to be at 12 pm. When I arrived, they refused to check me in so 12 pm. I planned my trip, trusting that I could come here and sleep for an hour after flying for 28 hours from Malta to Chiang Mai. Instead, I was lied to that a run would be ready, but the reality is, they made me wait until 2 pm to check-in. I waited in their lobby, exhausted, jetlagged, confused, and struggling to stay awake. No one provided updates. I continued to ask if a room was ready for me and they said they would, "prioritize my room to be ready soon." Just be honest with people — don't be an a**hole. If can't check me in at 12 pm, tell me, so I can cancel my booking and go somewhere else. And please update your Airbnb listing and stop lying to your customers that you'll check people in at 12 pm — because you don't.

As others mentioned, the bathrooms have mould and with that, comes a strong smell in the rooms. They also charge for every little thing, even for water in the lobby you will pay 20 Baht. One redeeming quality about the place is that you do get hot showers. I’ve stayed in several “budget” hostels in Chiang Mai and unfortunately this was one of the more challenging stays. I left after my first night.

good location but for the price your paying it’s not worth it. mold in the bathroom and window is open aired, almost as you could here gross bathroom sounds from someone else. laundry is super overpriced . sign on the door saying they are not at fault for missing items is concerning and does not make you feel safe. along with charging you 20 bhat a day for the lockbox. staff was not helpful at all when it came to transportation. walls are super thin very loud 24/7. jazz band outside plays really late.

Clean rooms. Good price. Nice pool. Walking distance to markets in the old city. Staff is very friendly. This was my second time staying here and would do it again.

The room we got was ok aside from the bed. It is made of some sort of squishy material that was kind of like harder memory foam. With that and the creaky frame, it made a lot of noise if you were moving around in bed. The bathroom was Thai style, so wet floors after a shower. The food is good, and reasonably priced. The portions for the farang food are closer to those in the west and combined with the reasonable price make for good value in my opinion. The location is great. Walking distance to the gate and old town. The courtyard when you walk in is nice and big, and plenty of seating in the outdoor seating area. The pool is smallish but adequate, and they have all-day free luggage storage as well. I would definitely come back again as it represents a good value for the money. I would recommend paying the little bit extra to get a private bathroom, unless you're on a budget.

I needed to check in early in the morning as I just got off a very long flight. They accommodated my needs. I did not know what the upgraded room was so I chose the standard. It was very old. Clean enough but seriously old. The outdoor eating and drinking areas are nice. Honestly I would not return as there are so many other options.

Lai-Thai Guesthouse is amazing. Nothing lavish but comfortable and clean with accommodating and friendly staff, especially the young guy at the reception. Centrally located and affordable. I would definitely recommend this to anyone wishing to visit Chiang Mai. It is also close to the Saturday Night Walking Market which is just down the street and worth visiting. To Lai-Thai Guesthouse, 10 out of 10. You are all amazing.

😐 Nothing special about the food but on the expensive side. I’ve tasted way better by a way cheaper price elsewhere. Service is quick and place is overly decorated by artworks. Quite humid as there is only one window & door upon the entrance/exit to ventilate a deep stretch of a restaurant. All these...

👍👍 Excellent place for Thai food! Was very busy when we stumbled across it in the old town: short wait to get a table. There’s an extensive menu with most of the usual suspects - the ones we had were delicious! Especially the spring rolls and aubergines with pork were great. If you’re lucky, you’ll get...
