    Just had a great 3 night stay here. Well designed and well maintained boutique hotel with and nice open air lobby that I found myself reading a book in while enjoying a cocktail late afternoon after a day of exploring. The rooms are a nice size, well appointed, and had comfortable beds. I loved the complimentary bottled water, snacks and ice cream in the lobby - and the breakfast was great too. The staff were amazing, very attentive and got to know you and seemed very happy to be working there which translated to their service. Will definitely recommend this hotel to my friends!

    Very beautiful small boutique colonial hotel. The pool area and lobby are something out of a magazine. Very reasonably priced as well, which is similar to Chiang Mai in general. Breakfast was good as well. We really enjoyed our stay

    LOVED MY STAY! Highly recommended! The hotel was so classic and beautiful. Well maintained and room was lovely. Mine with came separate shower and tub. The balcony of my room overlooked the pool. The rates included complimentary breakfast which has dishes with a buffet, so you definitely donโ€™t leave hungry. You can help yourself to water and ice cream free of charge at the lobby. Staff were really friendly and helpful. Itโ€™s very near Sunday Market (I suggest you stay on Sunday night if possible). Also, itโ€™s near many cafes and restaurants.

    This hotel was even better than I had hoped. You first enter into an open-air courtyard with plants and water on either side and lanterns hanging from above. The decor is beautifully eclectic, and as soon as the staff see you, their smiles are bright and genuine. Our room was spacious enough for two people and had a balcony overlooking the pool. I loved the sweet smelling flowers in the trees at the balcony level. Also, the air conditioner was easy to control via a remote control and powerful enough to keep the room cool. The bathroom was large and included a full-size tub and an adjacent shower area. Housekeeping was never intrusive, and our room was clean and supplied with fresh towels daily. Breakfast was available each morning. There is a buffet available with salad, fresh fruit, juices, pastries as well as a variety of Asian and western dishes available that change daily. We were also given a ticket for each morning to order a selection of personal breakfast dishes in addition to the buffet (the French toast with fresh tropical fruit was a standout). You can eat at the tables in the courtyard or in the air-conditioned buffet area. In addition, the lobby had various snacks, infused ice water, bottled water, desserts, and ice cream available throughout the day. I thought the refrigerated moist face towels available in the lobby were a particularly nice touch, as they provided a very quick refresher during the hottest parts of the day. The staff were all extremely kind and helpful. The front desk made some fantastic recommendations and took care of the reservations for restaurants and sightseeing. We organized a private driver up to Doi Suthep with the travel service through the hotel and were extremely satisfied. The laundry service was also affordable and extremely fast. The location is also excellent in the heart of the old city and directly across from the stunning Wat Phra Singh. On Sunday, the night market is just around the corner and a perfect spot to seek out some bargains on local crafts or seek out delicious Thai street food. The only downside was the noise from some of the other guests with children around the pool during the day, but it was serene at night.

    I love everything here. The weather is good, the humidity is right from the fountain and garden provided by the hotel. I came in Winter season so I didn't go into the pool. I came here again because the pillows are clean and the smell in the room is very good. The bed here gave me a deep sleep. Most importantly, I'm a person who sleeps without air conditioning on. There is a fan that makes me feel very comfortable.

    A truly boutique hotel right in the center of Chiang Mai. Seriously you could not ask for a better location. This hotel was the first ever in Chiang Mai and was recently renovated. There's a beautiful old world charm here and it's perfect for the city you're in. The staff are very helpful and friendly. The food is delicious. The rooms are well kept and charming. The owners are wonderful people who take care and pride in what they do. Absolutely recommend visiting the jewelry store connected to the hotel to find some gorgeous pieces!

    A truly amazing place to stay. The rooms were spacious and always clean. The staff was very friendly and helpful. We enjoyed the free ice cream and meal a lot. The vibe of the whole place was very lovely with it being green with plants. The location was great with it being within walking distance of the temples, the main town area, and the Sunday street market.

    This hotel is a haven! An absolute oasis for travelers young and old. Breakfast is delicious and huge. The service is top notch. The rooms simply beautiful. And all for a wonderful price. I can't wait to come back to Chiang Mai so I can stay here again. Tip: choose a room on the second floor with a pool view. I immensely enjoyed the view - and it was never loud. Also, try to staff for an extended period here if you can. You won't regret it.

    Superb hotel with amazing hospitality. The staff here is very helpful and courteous. They go an extra mile for their customers. I had an interaction with Jon and Fon and both were very helpful in their own ways. They have a nice variety of breakfast and we were offered VIP lunch and tea as well. The welcome drinks were also very nice. Overall a very very nice stay. Would love to stay again here.

    A truly beautiful boutique hotel in a great location. We enjoyed our experience at 99 Heritage from beginning to end. We were able to check in by 10:30AMโ€” they held our bags until then. They gave us vouchers for tea, breakfast, and happy hour. The breakfast has a wide selection and made to order options. You get free water, ice cream, coffee, and tea at any time of the day. Throughout our two weeks in Thailand, this hotel provided the most value and best service. Though we would still recommend this hotel and return, I must note two downfalls. We found the walls to be thin. One day we woke up to the guests next door FaceTiming family while another day it was a baby crying. The second thing to be aware ofโ€” the hot water is limited in the bathroom shower. We could not both take 10 minute showers and get hot water.

    The rooms are very nice and the staff are the best we've had so far. They are very accommodating and eager to help you with anything. Our stay here was absolutely wonderful, if we ever come back to Chiang Mai I will definitely book this hotel again. Our experience here was amazing. Imm, Beer and Jon were all very welcoming and a joy to deal with, thank you all.

    This hotel is a 12 out of 10, it exceeds our expectations and imaginations! Weโ€™re lucky to be there during Xmas and experienced good holiday vibes in the hotel. The hotel is very generous that arranged foot massage, mango rice, afternoon tea and Xmas dinner for us. And all above mentioned are offered in amazing good quality that we enjoyed everything, every little details here. Staying here, I feel spoiled. They truely managed the hotel with hearts!!

    Just the perfect boutique hotel! The design is beautiful and the rooms are spacious. Beds are very comfy! The staff is amazing , always happy to help and have great tips. Special thanks to Beer and Imm for their excellent hospitality. Location of the hotel is perfect with many shops, restaurants and massage parlors right around the corner. The Sunday market starts at the corner of the hotel. So you are steps away without having all the noise. The only con was the air conditioner that was a little loud in our room when put on high. Other than that the rooms are spacious and beds are super comfy.

    Beautiful hotel with so many amenities. Breakfast and complimentary lunch were amazing. The pools were great for a respite from the heat. Water, snacks and ice cream are complimentary. The rooms were big and bathroom even bigger. 99 Heritage is unique, charming and well designed. They also have a great tour booking service and not expensive. All pick ups were at the hotel. I will definitely stay here again!

    A very pleasant stay at this hotel. Staff were very friendly and helpful. Excellent breakfast offering. Would have been even better if catering could be available into the evening. Location was good and the Sunday market was just outside the hotel.

    We stayed at this hotel in December 2022 and it was a hidden gem. The hotel was great value for money, with exceptional service, an amazing breakfast and a very clean modern room! The lobby had an amazing boutique vibe with a great heritage character. The bathroom was huge with a tub and shower. Our balcony faced the pool on the second floor but some rooms had great views looking out to Watt Phra Singh. The location is fantastic, right in the heart of the old town, with local attractions and food outlets within walking distance.

    What a gem! The 99 heritage is simply beautiful. The moment you enter, it feels like youโ€™re getting into another world - so elegant, quiet and mystique. Outside, youโ€™re right in the historic center of Chiang Mai with temples, shops and restaurants. The hotel team is great - welcoming you with a mocktail and a smile. Room, breakfast and also the lunch options are a clear recommendation. We did the tea party in the afternoon - really nice โค๏ธ hope the pics give an impression of the beauty.

    My husband and I, along with family, stayed at this hotel during Loy Krathong. It was such an amazing experience! The rooms are comfortable and decorated nicely. They are also so clean. The shower is strong and hot. The hotel grounds are immaculate and have a lovely style. The breakfast is generous, and as we were staying over Loy Krathong, we had free happy hours, and snacks. The icing on the cake though was the staff. Jon, the manager, and his wife, arranged a Loy Krathong making class, with all the most beautiful flowers you could imagine. We then were able to go out with Jon in the evening, to a temple to learn a bit about Thai culture, and then release our Loy Krathongs. All of the staff were so sweet, in particular Imm and Beer were very welcoming, kind and friendly to us. We are very thankful to them for all of their kindness and helpfulness. We spent three weeks in Thailand, and this was the best staff and kindest people we encountered. Would absolutely recommend this hotel to anyone, it was a lovely stay.

    I am in love with the Indochine style of this hotel. The location is extremely strategic: next to the night market, walkable to many popular places, and it is quiet place as well. Breakfast is superb, you can choose from the menu and the buffet session gets you full until lunch ;) The service is professional and everyone is friendly & supportive. I definitely visit them again next time in Chiangmai.

    Booked this one month in advance. It is a boutique hotel with Colonial style. An old black Vauxhall is distinctly parked at the hotel main entrance. The garden comprising fish pond and water fall leading to the reception counter and lobby is lovely. The guestroom has super tall ceiling and oversize door entrance which makes the room spacious. Bed and bath is 5 stars. Breakfast is also great. Owner and staff is polite and attentive. Location is excellent, close to everything and Sunday walking street.

    I came to the hotel as an upgrade from their other hotel. It was my best decision to spend some time with them. The service are outstanding and everyone was really helpful. The rooms are very comfortable and the breakfast is amazing. I strong recommend!

    A very nice old colonial style hotel that is tastefully decorated to reflect its heritage. This hotel probably has the most comfortable bed I've ever slept in with great pillows too. The room itself contains everything one could look for. The drawback (for me) was the lack of food available via room service onsite. There are plenty of local restaurants available but it's not the same. The breakfast is adequate but I couldn't rate it above that. Overall, a very good hotel that I'm happy to have experienced on my stay in Chiang Mai.

    It was my second stay at 99 the Heritage, both times were great. Wat Chedi Luang is within short walking distance. The team at the hotel is very attentive and I was lucky enough to meet the manager who was very hospitable. Highly recommend and looking forward to going back again soon :)

    I highly recommend this hotel. Staffs were friendly and very helpful. The location is in the heart of Chiangmai old town and close to many attractions within walking distance. The hotel is sparklingly clean. This place was the real hidden gem. The breakfast was awesome as it was huge portions with variety of menus to try. The dishes at the hotel were tasty too!

    This was our second time to stay here. The hotel is beautiful and they offer so many special touches that make it stand out from the competition. Also very convenient for the temple across the street and within walking distance to all locations within the old city. We enjoyed the complimentary snacks and drinks and the breakfast was also good, though not a buffet as it was pre-covid. The rooms are spacious and the bathroom luxurious! We look forward to returning soon.

    This is my 2nd stay in this hotel, and not disappointed at all. 5 stars for overall experience. Not only the place is beautifully decorated, but the service and staff are sooooo nice. Good quality and choices of breakfast. Love their complimentary snacks, drinks and afternoon tea.

    Beautiful hotel with excellent staff and a room view that partially looks over Wat Phra Singh. Breakfast was in the courtyard which was a delight to sit in. Room service was reasonably priced and tasty. Only quibble is that the walls are a little thin and the AC was quite harsh and difficult to control.

    Location of this place is amazing, in the middle of the city and right next to the Sunday night market. Also love the free cold water, ice cream and snacks. The facilities are awesome - includes pool and chess board. Breakfast includes both a la carte and buffet - lots of choice. The slippers in the room were also the most comfortable we have ever come across. Housekeeping was amazingly efficient! The only downside for us was that laundry services were a bit expensive (done per item rather than per kg) - however itโ€™s an easy walk to laundry services in the area.

    No doubt why they got high rating. I ve been staying here twice already (before and after covid). Our second time here is very impressive. We booked direct with hotel and got a cheaper rate compared to online travel agent. We booked deluxe heritage 3 adults and we arrived very early in the morning around 8am and staff allowed us to check in. The decoration around the hotel is very nice and you can take a lot of photos. Rooms amenities are good with unlimited bottles of water (can go and grab at the lobby). Breakfast is served as a la carte and you can sit in both indoor and outdoor. I would highly recommend this hotel for vacation or business trip. The location is also good, closed to many cafe, food shop, temples with walking distance.

    Great for the price! Service is excellent, breakfast is good. Itโ€™s right around the corner from the start of the Sunday night market. The famous temple is also a minute away. For those looking for tours, make sure to visit Sabai Tour beside the 7/11. Would recommend this hotel

    Amazing hotel downtown Chiang Mai and less than 10 minutes ride from the airport. The rooms are big and super clean, overall the hotel is very elegant and the staff is very nice and helpful, aside from the typical welcoming attitude from Thai people, which makes you feel like home. Breakfast is amazing and they offer free self service bottled water, wet perfumed towels and ice cream in the lobby. A perfect stay for a honeymoon.

    From the time we started the reservation process to the time we checked out, this place has gone above and beyond to serve us like royalty. Great location, great staff, great rooms, great breakfast, generous amount of snacks offered for free at the lobby, nice pool and to top it all off, so peaceful. A TRUE gem of Chiang Mai that everyone visiting this city should experience!

    Had a pleasant stay here. I like this hotel in terms of location, food & facility. Itโ€™s centrally located in the old town , with many coffee shops and restaurants nearby. Even though options from the breakfast a la carte menu is limited, they are always well prepared on both presentation and taste.
