    The location was fantastic. The room was actually good, no problems. Bed was probably the most comfortable bed I have ever slept on in my life, no joke. BUT! The walls are paper thin. Someone next door was having a conversation on their phone and they were talking normal volume, not loud at all. It sounded like he was in the room with us. Next door someone was snoring... We could hear him no problem. So bring ear plugs if you must stay here.

    ATTENTION! THIEF IN THE HOTEL! Money was stolen from our room. We did not order room cleaning. No one from the staff was allowed to enter the room. Unfortunately, someone came in and robbed us. No one from the staff wanted to help us. The manager said that she would talk to the staff and review the CCTV footage, but even though several days have passed, we have not received any information and manager stopped answering us. The case was reported to the police, where we heard that it was not the first time. Avoid this hotel or take all valuables with you when you leave the room if you don't want to have your vacation ruined.

    Great value for money and location! Rooms are spacious and modern and staff are very accommodating! Please don't miss going to the north gate Jazz co op just 50 m down the road and getting coffee at "let it be coffee" just a 5 min walk away

    My girlfriend and I were looking for peaceful nite without using our phones and tablets. All the booking websites say that this place has cable TV available but none of the rooms actually have cable. Just a TV without any channels. The phone in the room doesn't work so I had to track down a staff member. The staff came to our room and pretended to fix the issue and then informed us that none of the rooms get channels. We will be looking for another place to stay tomorrow.

    Can feel the springs coming out of the bed. Hills doors and can hear all the employees yelling or other people. Late night staff not helpful tell you to ask the day staff. Slow on cleaning or wanting it help you. Ask to see other rooms all the beds the springs are coming out. Balcony is just ac access and gaps in the door let the mosquitos in only stayed so I didn’t have to move my stuff. It’s a 2.5 star hotel not for sleeping in or resting as the staff and everyone is loud since lack of insulation

    For context I lived in there superior room which I believe is their cheapest room. Here's my perspective about this hotel. if you are on a tight budget and only willing to spend under AUD 25 max during the low season and happy with a pretty basic room and amenities then it's a good place to put a roof over your head and a bed under yourself but if you are like me who wants something better and willing to spend above AUD 35 then I will not consider this hotel as I believe there are other better choices.

    Convenient access to the old town from the northern gate. The room was big, clean, and very comfortable. Staff was friendly and inviting. Lighting in the room was a bit dim but does not take away from the value at all! Well priced.

    Comfortable room, good AC and wifi. 15 minute walk to the main sites downtown. Bathroom can use an upgrade to match the rest of the room. Hotel offers laundry service for 60 baht/kg, returned the following evening.

    Enjoyed my stay at this fantastic hotel, it is very convenient at the northern gate and easily to walk around the inner old city. At night there is a food market just opposite. Also convenient location to visit the zoo and other attractions. Room is big and facility are modern and working well, have kettle to make coffee too. you get good value for money and could probably cost much higher in more popular seasons than now. Can check in at various hours and friendly reception.

    Staff has been great, breakfast each morning is really good and included. There's a gym in the building (never being used). The rooms are spacious and clean. Lots of great restaurants in walking distance, price is good. On the down side, the walls are very thin, so bring earplugs if you're a light sleeper, and the mattress is not very comfortable. My back was definitely hurting after a full night's sleep. If you can deal with a little noise and don't need a great mattress though, this is a great place to stay!

    Bearable but not worth it. Superior room was spacious but empty except for wicker chairs and a long desk, small TV and safe. Bed was small for two people and strangely on wheels so it would roll about when you moved. Woke up on the bed in the middle of the room with my pillows having fallen down the back. Not comfortable. Shower had about 4 seconds of hot water per day. Breakfast was pretty terrible when compared to the great local offerings and we only ate it once or twice during our stay. It felt like they cut corners at every turn. Overall I would recommend only staying here if you have no other choice - even hostels are probably a better choice. Oh and the room was really dark with no main light. Just lamps and a weird tiny light in the corner.

    Awesome room for the price! 🤩 It's super spacious, both the room and the bathroom. Very clean & daily housekeeping (they even change bedsheets every day). If you want to extend your stay ask reception as they give you a better price than the apps. I ended up staying here 2 weeks and felt super comfortable. The housekeeping is between 1 and 3 pm, which is amazing for ppl like me who sleep late. Pretty good soundproofing. I wasn't bothered by any noises in the 2 weeks, which is super rare in Asia.     I stayed here in October 2023. This place is in a decent location, and I'd recommend it. It's a few doors away from a famous porridge (Congee) restaurant in the city, which is open 24 hours a day. The hotel room compromises of a bed, in my case it was a double bed, and was fully air conditioned, which were the only two things I needed along with the private bathroom/shower room in the room itself. There was a long table, which is suitable to be able to put your laptop on, and even an external monitor if wanted, and that table helped immensely.

    We had a great stay at the Roseate! The rooms were spacious and clean and the bed was really comfortable. I booked on the day and was shown to my room immediately and our bus was later in the day and they let us check out later for free. Great service and rooms for a brilliant price!

    Very affordable but comfortable to stay. Complete equipment with a blower in the comfort room. Highly recommended if you want to make the most out of your budget. Near the night market, street food, and tourist attractions. Easy to locate.

    I absolutely loved this hotel. I stayed for around 2 weeks I believe and it was just fantastic. The staff was so helpful - I renewed my stay several times and they did this for me hassle-free. The staff cleaned my room wonderfully every day. Amazing location, super safe.

    Very good place for the price. I recommend it and would come back here again. Cashless payments are accepted and at the check-in they will brief you about everything you need to know about the hotel. The only downside is the connection: it is a bit weak, but if you have some gb on your phone you'll be ok. Also you have a max of 3 devices to use the wifi more or less simultaneously. Rooms in the part behind are really quiet and have a sofa and a very big desk, great if you need to work from laptop. Rooms in the front are a bit noisy because they face the main street but they have a balcony. Bed is on the soft side but still comfortable. Bathroom has walk in shower closed by a glass (not so obvious in South East Asia) with decent shampoo and soap. You get 3 cloth: small, medium and large. Really clean. With the cleaning you get EVERYTHING done/changed every time you ask the cleaning. Cleaning service starts from 13 to 16, really good if you need to work in the morning or just wake up late. Nearby food: For a street-breakfast you can take something from the stalls near the schools (walk till the north gate, turn left and walk until you find some stalls). You can take a "coffee/tea in bag" from the lady there (very good and cheap) and some coconut pancakes from the other lady. Or waffles behind the corner. For the street-dine just cross the main street to the other side of the river, there is a night market next to 7/11. Recommended the pad thai of the lady next to the traffic light. You can also find a super kao soi just following the walls heading west, after 5mins walking you can find a place called "Khao Soi Khun Yai" (open just on lunch, no sundays).

    Stay 2 night in this hotel. Room is clean but many mosquito, room light very dark even the light is on, middle the night can hear ppl walking around & door open & closed during mid night. TV channel 99% Thai language. Not much shop & food stall unless take a ride out.

    Love this place. The hotel is very big considering its cheap price. The room is clean. Staff are freindly. A must recommend hotel when visiting Chiang Mai. You can also walk to visit temples and there's so many nearby food/restaurant.

    I’ve always had good stays at the Roseate. Rooms are spacious, the location is great and the price is affordable. It’s right next to North Gate, so you have the North Gate night market across the street and also the North Gate Jazz Co-op nearly next door.

    Amazing place. We stayed here for two months and were offered to pay 12k a day. It was cheap and we fully enjoyed it. The location is very good, stuff is polite and welcoming, everything is clean, WiFi works good. Highly recommended.

    Clean rooms and visited during Lantern festival. Picked the roadside facing room. Noisy road at night. If noise doesnt bother you its a great stay.

    Room was slightly noisy as it is located on a main road with larger cracks in the door. Otherwise, PERFECT. Great customer service, room cleaning, amenities, and free water! They even held our bags after checkout. Not to mention location was perfect.

    Fantastic Hotel - Very well maintained & beautiful decor. Public areas were kept clean as well as excellent housekeeping. The bed was soft & very comfortable & rooms spacious & well equipped. The reception staff especially were accommodating & efficient. Great location & a nice walk to local restaurants & markets, we were able to walk to most central places from here with great bars, shops & eateries along the way. Highly recommend and great value for money!

    Great hotel! Very cute on the outside and clean on the inside! We came for the lantern festival and they gave us complimentary krathongs to float in the river. We really appreciated that and thought it was a nice touch. We were also able to get a last minute private tour to chiang rai through the hotel since our train came in late and we were a little delayed. The driver was very nice but he drove like crazy all over the road. There were times on that ride we felt nauseated and unsafe. Overall it was a great experience though.

    Decided to try a cheaper hotel to see if the price difference was worth the value. This hotel had some issues providing basic amenities most Westerners are accustomed to such as a shower with stable water pressure and hot water. Our room's hot water electric heater in the shower (yes you read that right) clearly had trouble delivering any quantity of hot water and only worked part of the time. Air conditioners are split packs so their cooling capacity isn't as capable but eventually did cool down the room. The bed was so so. The gym was extremely small, stuffy, and limited. The stay included breakfast which was alright. The staff was friendly and responsive. Location was mediocre. Located near several temples. The walk to the night market is doable but a bit longer than expected. It was right beside a 7-Eleven which was convenient for inexpensive water, snacks, and supplies. The room's construction (such as tile and walls) were mediocre. It's similar to the concrete houses built in China or other developing southeast Asia countries where tile/marble was simply slapped on and walls sprayed with paint. Walls were a bit thin so we easily heard the nearby conversations, hall noise, and even Madarin speakers have a domestic dispute. We called the front desk about the domestic disturbance and they promptly took care of the situation. Ultimately I would suggest spending a little more for a nicer quality hotel.

    Loved my stay here. I was originally only booked in for 3 nights then decided to extend my stay by a further 2 nights. Check in was smooth and staff very informative. Rooms are of a high standard, cleaned every day. It has a gym and a balcony seating area. Only thing it doesn’t have is a swimming pool. However I survived without it. I would definitely recommend staying here if you are visiting ChiangMai. I’m already looking to book here for next year.

    Good value for the price. The hotel was actually cheaper than most and had better facilities. Very clean and comfortable bed. We’ve been traveling in SE Asia for three months and this hotel is a great deal for the price. Good wi-fi, hot water, in room safe. It’s at the northern part of the old city, but the old city is so small that you can walk from one end to the other in 15-20 minutes - so the location was great.

    Decent location, on the north edge of the square (old city). Staff were friendly and helpful. The Tour counter was really helpful and informative, we booked our local day packages over here and got the best price in town. The room was quite comfortable and clean. There is a small fitness center, but its really basic. The breakfast was good, nothing fancy but decent.

    Excellent hotel. Conveniently placed on the edge of the old city, meaning you can walk to most places. Plenty of great shops nearby including a launderette, and restaurants. Large, clean, spacious rooms. Great decor. Good breakfast. Very friendly staff. Easy hotel to find for local drivers. Very pleased.
