We had an incredible stay at Sleep Guesthouse, there is literally nothing to fault! The hotel is located in a quiet street in Chiang Mai old town, just a few minutes walk from many of the city's main attractions, as well as a wide range of dining options. The rooms are also clean and comfy. The owners and staff provided us with outstanding service and hospitality from the first point of contact to the moment we got in our taxi to leave. John and J are incredibly kind and very happy to help with any requests or travel trips. The breakfast is also excellent and J's gluten-free-vegan pancakes are some of the best I have ever tried :D We had a wonderful time and will certainly be recommending this hotel to friends and family. Hopefully we will also be coming back soon! Thanks for everything :)

Had an amazing stay here (5 days)! The owners are very friendly and helpful with getting around in the city. The rooms are really nice, cool and quiet. The location is superb as well, you can walk to many restaurants, 7-eleven and monuments. Also, you can get breakfast at any time of the day :)

The folks that run this place are the kindest hosts! They were so considerate and went out of their way to make me feel comfortable, including making me an unprompted to go breakfast for when I had to leave for the airport at 4 AM. The rooms are super comfortable too and you cannot beat the location. Highly recommend, best place to stay in Chiang Mai!

My very first solo travel was in Chiang Mai and I’ve strenously searched the internet as to where’s the best place to stay - I immediately got interested in staying at Sleep Guesthouse - all the reviews says it all! When I arrived - I totally felt like im home. They made my very first solo travel memorable and comfortable! I kept on travelling and travelling cause I had a very food foundation of travel memories! 2016-2022 Sleep Guesthouse will always be my home in Chiang Mai. Jaae and John are gems. Never hesitate to book here! 110% recommended! Take it from me! A solo traveller since 2016 to present! ❀️

This place is not sophisticated, but rather simple and quiet and at a great location. But the main attraction here are the owners who go out of their way help, doing so in a way that makes you feel comfortable and relaxed. I was staying here for only one night but they still were happy to assist in many requests that I had.

My Favourite guest house in CM!!! It’s modern and has a super cool artistic vibe. The beds are the most comfortable I’ve had on my trip. The staff and owner are super helpful and nice. It’s very clean, on a nice little side street and breakfast (included) is really good. Also great coffee !!! Its the best location possible in Chiangmai I will be back for sure !!

Great location, within walking distance to the ringroad. Owners kept a bunch of our family' bags without charge, extremely helpful and kind people, who also provided great advice to move around

Here it's really all about the hosts, an amazing couple who made my trip to Chiangmai so nice. They keep the standards very high, the rooms are super clean as well as the whole place, fresh and delicious breakfast everyday, and overall their attitude and hospitality is just exceptional. Highly recommend. Thank you for a great stay!

Wonderful stay at Sleep Guesthouse! The owners made me feel so welcome and provided a map of suggested activities in town. I felt like a guest in their home. Rooms are equipped with a refrigerator, kettle, hair dryer. Rooms are cleaned daily. Laundry is available off-site, but it's super easy: the woman across the street will do it for you for a small fee. As a solo traveler, I appreciated that they closed the gates at night for security (a key is provided for guests). Note that some of the rooms are on the fourth floor, and there is no lift. The location is in the old town within walking distance of temples, restaurants, shopping, markets. Thank you to Sleep Guesthouse!

Feels like I couldn't say enough good things about this place. I saw other reviews praising the owners and decided to stay here, and I am glad I did. The owners were so, so nice and extremely accommodating. They make you cooked to order breakfast every morning, any time of day you want. Options include eggs, pancakes, toast, and omelets. The breakfast is way better than it has any right to be, and it was a great start to every morning. Try the banana chocolate pancake! The location of the guesthouse was perfect. It felt like we never had to struggle to find something within walking distance whilst still being in a quiet area. The rooms are basic, but have all the essentials, even a good-sized fridge if you bring leftovers. Never heard noise from other guests, although the air conditioner did make a lot of noise in the night. If you stay in Chiang Mai, stay here. You will not regret it, and I know where I will come for my next visit.

This cute guesthouse is a great value for money stay in Chiang Mai. John and Jae and wonderful hosts who give great info on Chiang Mai and nothing is to much trouble for them. Great breakfast also. Loved the stay there.

Modern, clean and well furnished rooms. Nice owners who went above and beyond. The chocolate Banana pancakes are a must try! Eastern style shower, comfortable bed. Great location with an excellent smoothie shop right across the street. Try to be in Chiang Mai On a Sunday when the night market is going on. If you are in the market for a burger then Beast burger is your spot it was my favorite in all of Asia!

We had two wonderful stays at Sleep Guest House. John and Jae were amazing, giving us tonnes on information and insight into Thai culture. When our bags were delivered late by the airline John made sure he was around to collect them and put them in our room. The rooms themselves are spacious and clean and the breakfast is incredible. Pancakes and omelettes are served with fresh coffee and even fresher tips for the days ahead. Thank you John and Jae! James & Lainie

We stayed four nights and had a blast! John and Jae are wonderful hosts, helping in every possible way to make the guests feel happy. The room was spacious enough and a little more than we expected, everything was clean. Location is good, especially for Loy Krathong when most of the party happens at the river. All in all, perfect holiday!

Felt like home away from home. John and Jae are absolute legends, helping you with anything you need, up for a chat and share loads of advice and tips. Having some bad withdrawals from the delicious morning pancakes too! πŸ˜†

This place is a 10 out of 10. Clean spacious rooms in the heart of Chiang Mai, with a warm shower and perfectly working AC. The owners are very friendly and helpful, and deliver the best chocolate/banana pancake in town. Been there twice and they deserve all the credits of this recommendation. πŸ™πŸ»

This was my 3rd time staying at sleep guesthouse. I have stayed, with friends, with my mum & with my partner on separate occasions. Lots of people look for hotels with gyms/spa etc which sleep does not have but there is plenty of that close by and sleep makes up for that in different ways. Jon & Jae the owners are the most warm & welcoming people on hand to give you any help and advice but not to be imposing, (they also make the best banana pancakes for breakfast) The guesthouse is simple, modern & immaculate. Then the location is perfect, a fresh juice bar across the road, temples/nightmarket, bars and restaurants all in walking distance. Thanks again for a great stay and will hopefully be back again. Khaliegh :)

I had a wonderful stay here! The owners are amazing and so helpful! Upon check-in, they provided me with a map of the area and gave me recommendations of things to do in the area. Breakfast is included in your stay and it's available all day. I've missed breakfast at many places cause I work late at night and I'm not up early enough for breakfast hours. I appreciated that their breakfast was available at any time. You get coffee, juice, toast, and a choice of eggs served any way or pancakes. The rooms are clean and cozy and have everything you need. It's a perfect place to stay and explore the Old City. I suggest booking your stay over the weekend so you can go to the weekend markets, it's an easy walk to the Sunday Night Market. I chose this place because it was affordable and had many raving reviews and it did not disappoint. I highly recommend Sleep Guesthouse, it's not just a great place to stay, the owners are one of the best hosts I have come across in my travels. They also have a Facebook page where they post things happening around the city. FYI, if you don't pay for your stay beforehand on a booking site, they prefer cash to avoid the credit card processing fee. I was able to use PayPal, but there was a small fee on my end.
