    The best place we stayed in Thailand. Couldn't imagine staying anywhere else than the Baan Hanibah while in Chiang Mai. The location is perfect. Quiet, but a quick walk down the street your by the main road, different shops and restaurants. The room was beautiful and the breakfast was great. The staff were amazing and very accommodating. Also there is a shop across the street that has laundry drop-off and pick-up next day. Loved it!

    This was a lovely place to stay! The staff are wonderful, breakfast was delicious and the room was clean and comfortable. I also really enjoyed traditional Thai house-style environment, which was very relaxing. I will definitely stay here again next time I visit Chiang Mai. 😊

    We came to Chiang Mai over a public holiday and everything was booked. We tried our luck with this B&B and did not regret it! They were so nice and accommodating as we wanted a room upstairs even though there were no double beds left. They pushed the beds together and were super friendly. The women who manage the B&B have a great level of English and very hospitable. They’re sweet and well informed as well. We had a late check out and practically stayed for an extra day and it was only 300 BAHT. One thing to keep in mind though they only take cash so com prepared! The house was very picturesque and quaint. The garden area was our favourite and it was the best decision we could’ve made in terms of location and experience. Highly recommend this place! Also, the B&B can help you take tours, hikes and even rent bikes to get around!

    Sawasdee! Baan Hanibah is the best little bed and breakfast. Located in the Northeast corner of the Old City inside the moat of Chiang Mai, it is perfectly suited for walking East to Riverside Café, strolling through the Night Bazaar, or spending a day on foot touring the temples. The wonderful people who work at Baan Hanibah are the epitome of hospitable. Never were we given a bad suggestion, or wrong directions. They spent a lot of time with us, talking, laughing and pointing out great things about their wonderful city. The breakfast served every morning in the courtyard is a lovely start to the day, and the French press coffee is marvelous. We stayed in Room 12 for four nights and the only issue with our stay is that you have to step outside on the patio outside the room to pick up the wifi. In the showers there are little frog faucets for rinsing your feet, and I loved it so much that I bought one at the front desk to take home. When you come out of the front gates of Baan Hanibah, turning left will take you one block to the main road around the Old City. Have dinner at House; their signature martini is fantastic. If you turn right out of gates, and then right at the next little street, you end up in a great little area of bars, restaurants and laundry shops that will wash two kilos of for 30 Baht (approximately US $1). Eat at Prego; it's a fantastic café that serves Thai and Italian cuisine and it is incredible! Best bruschetta that I have ever eaten, and their pumpkin soup is addicting. Play billiards at Thai 1 On, an open air bar with good music and a pretty cool owner. On our tour of the Wats (temples) we came upon Wat Duang Dee, and from there decided to stop into Chompor Lanna restaurant across the street from the temple. Their fruit smoothies are so good it's unreal, and the restaurant itself is simply lovely. All of this is ten to fifteen minutes walk from BH. The Sunday Walking Street is a mere ten minutes Southwest inside the Old City and should not be missed. I cannot thank the wonderful staff of Baan Hanibah for making us feel so welcome and being so key to our amazing stay in Chiang Mai. We are going back to Chiang Mai and won't think of staying anywhere other than Baan Hanibah!

    What a beautiful little place in the middle if all the hustle and bustle of Chiang Mai. It's in a small side street away from the crowd yet within walking distance of everything. We're a family of 4 and enjoyed our entire stay. I love that it's a family run business. Their entire family and staff made us feel so welcomed that my girls did not want to leave. Our family room was on the first floor with concrete floors which was great since my girls can freely run without worrying about being too loud. I also like that they had their own separate room from us. The AC worked amazing also, especially with this April heat. We've had such a wonderful stay. Totally recommend this for anyone with a family that wants to be close to the city.

    Lovely unique traditional Thai style accommodations. I felt like we were staying a family's big house. Breakfast was amazing with lots of options and they can cook omelettes for you. My only problem was that I thought it was freakishly quiet at night so if you're looking for something more social or with more people around, I wouldn't suggest this. However, if you enjoy privacy and good breakfast, this is your place!

    We had a really nice stay at Baan Hanibah! The staff are all so friendly and helpful. They let us check in early, but if your room is not ready yet when you arrive you can store your bag until it is (same with checkout). The rooms were clean and comfortable with great privacy. Location is perfect in the old city. We had an early tour and had to miss breakfast, but they made us sandwiches to take to go on our trip! Highly recommend for a peaceful stay.

    My family had a very enjoyable, though brief, stay here, at this quiet but charming guest house in the old walled city. Our family of four enjoyed the two-bedroom family room in this quaint old-style Thai house. The breakfast on the outdoor patio was also a highlight for all of us. Kudos as well to the staff for helping us get re-connected with a device which we accidentally left in our taxi when we went to the airport.

    Stayed here with my wife during Songkran, and we had nothing short of an amazing stay. Our flight ended up being rescheduled to a much earlier time and we arrived in Chiang Mai at around 9am. We figured we would have to walk around and wait until check in time at 3pm. We called Baan Hanibah to see if we could drop off our luggage and the receptionist graciously allowed us to check in 5 hours early. I’ve never had this opportunity at any hotel, and was very appreciative of this. Location wise is perfect and walking distance from downtown. Therefore there is no need to rent a car or call a taxi. The room is adequate size that includes a bedroom, bathroom, and living space. You could eat off the floor this place is so clean. It also includes breakfast with an egg station, bread, cereal, Thai soup and fresh pressed coffee. I 100% recommend staying here.

    We stayed in the family room which worked well for our family of 5. In many ways, this is the perfect little guest house to explore Chiang Mai. The location is fantastic and most places are within walking distance. The owners are absolutely lovely and warm. The rooms are simple but clean. Breakfasts were delicious and everything one needs to start the day when exploring the city and region. There is a lovely couple across the street who do laundry. Would recommend and come back again!

    What a clean, charming hotel! My family stayed in a 2 bedroom apartment for 2 days and thoroughly enjoyed it. The hosts and staff members are super nice and friendly; they allowed us to check in earlier and stayed a little longer as my wife was not feeling well. We enjoyed the fruits and variety of breakfast as well. I highly recommend this place to anyone visiting Ching Mai.
