    There are many bad reviews but I will say this place is fine. The furniture is old, yes. But it's in a good location, has a friendly and humble staff, communicates in English, 2-3 minutes walk to the left and there is some decent eatery, can go for a good walk by that old City Square footpath.

    Clean room. Unfortunately bathroom is old and moldy. Super small balcony present. AC could not be regulated and super loud. Very loud nights because of the proximity to the street. Occasional dog barking included. Staff is friendly with limited but enough English skills. Laundry service was kind of expensive, while 50 bath per kilogram is okay, pretty sure they overcharged by weight.

    Great relaxing place. Comfortable. The (former beauty queen & model) owner seriously treats you like family, sweet as you can get... walk to everything. Very conveniently located. Enjoy.

    If you booked your stay here via TAT and now you’re freaking out because of the reviews you can read on Google Maps - no worries. Been there, done that. The hotel is actually nice and quiet, the room and the bathroom were clean when we checked-in and cleaned once again during our 4 nights stay. The AC works as it should, there’s a warm water in the shower, the location is perfect. The owner is a very nice lady who let us check-in at 8AM without any problem and additional charge, she also did our laundry for us (or passed it to someone she knows, however the service was great), arranged a Thai Massage for my and my boyfriend it the hotel room for an excellent price that you won’t find anywhere on the streets (only 150 Bath per person per hour!) and let us leave all of our stuff and backpacks in the room when we left for the 2 days trekking in the jungle in the middle of our stay in Chiang Mai - again no additional charges (we took keys to the room with us as she suggested). Overall, it was a great stay - much better than we expected after reading all of the reviews from few years ago. Of course it’s nothing luxurious but it’s a fair option for a relatively low price.

    I am very surpriced to see so many bad comment about this place and I am happy to put a 5 start. I used to live in thailand (15 years...) when I was younger. now I come for traveling. I always travel with low budget and I have been in hundreds of hotels or gest house very cheap. When you choose a cheap accommodation it is obviously not full of luxury and we can expect something not super clean maybe or a bit broken, or noisy. what makes the difference in the cheap accommodation are the small details that will make it over the other cheap options. and at Ban Pim it is those pleasant details that make me put a clear 5 star. we found the room pretty clean and very nicely prepared. we had some water and towel. the design and furniture of the room is not new but it's nice and in a good traditional lanna style. the shower is a bit old but clean and fine. for this price we can't expect a jacuzzi in the bathroom. the water heater stop to work but the owner madame Pim directly called someone and in was repaired one hour later. Madame Pim have been helpfull and lovely with us for every thing. it is deffinitly our home stay every time we spend few days in Chiang Mai. And we highly recommand this guest house for the one who look for something cheap and good.

    I'm not one to usually write bad reviews but I feel I need to in hope of saving someone else from booking here and being as unhappy as I was. Second worst place I've stayed in my life and through my extensive travels through south east Asia. This was booked through a travel company in Bangkok (rookie error). I stayed the first night because I was being picked up from reception for a tour the next day but on return from that I left and stayed somewhere else costing me more money. But honestly money wasn't even a concern as I just wanted to leave this dump asap. The woman at reception was extremely rude and unhelpful. Wifi didn't work in my room when it clearly states online that it's available in ALL rooms!! Worked just fine everywhere else through the accomodation though. When I asked all she could say is "I don't know, wifi no good here" and then when I asked to swap rooms she said no and unless I paid extra. (Why should I pay extra for their false advertising?!) There was only one fan that did next to nothing and was so loud I couldn't sleep. Mosquitos absolutely everywhere with no active measures to deter them away for guests. Only one available power point which was no where near the bed. Bathroom very poorly designed with water getting absolutely everywhere including outside the closed door. Mould growing all around toilet and sink. Walls so thin you can hear everything from outside your room. Plus very loud construction going on next door. Photos shown are old, so don't be fooled. Please save yourself and don't book here, struggling to understand how they can still charge people the amount they do to stay here with such poor standards. Shame on you Baan Pim.

    We booked a three-night stay there, but decided to change a hotel after the first one. Having chosen the cheapest room we hadn't had high expectations, but the reality turned out to be less optimistic than the photos presented in the offer. There was no mosquito cover, as shown in the photos. The little balcony was closed with a lock. The room was clean approximately to the waist line; when you looked up there was dust on the wardrobe, and the ceiling was full of webs and some kind of debris hanging from them. The evening surprised us with a thumb-sized cockroach in the bathroom, and about a twice-its-size lizard. As we didn't want to deal with the unexpected guests every night we decided to move to 'the newnormal house', which was a little bit more expensive, but at least it was clean. On the positive note, the lady managing the hotel turned out to be willing to listen and agreed to refund us the two remaining nights, just deducting a little for an agency commission.

    We were set up for one night in a room at this guesthouse by the travel company who organized our overnight train to chiangmai. The person from the travel company said that this was a clean and fabulous guesthouse in a superb location. The only thing that he was correct about was the location. Everything else was awful. To start out with the lady told us that we could check in at noon after arriving initially at 7 a.m. from our overnight train. So we arrived at noon again and she told us to come back in one hour and then again same thing at 2 and then again same thing until we were finally able to check in at 3 after having attempted to check in at the hotel and multiple times. We went into our hotel room and found a very humid muggy foul-smelling room with black mold lining the ceilings. He attempted to open the screen door to our balcony however the lock was closed. The keys that we were provided for the lock it did not work so we were not able to open the screen door to relieve ourselves of the smell. The bathroom was Tiny the sink was very dirty and the wood along the bathroom cabinet was completely molded near the floor. There was no toilet paper and the towels were extremely rough. The sheets appeared as though they had just been neatly placed on the bed again after the previous people who were in the room. The bed was extremely uncomfortable and you could feel the Springs everywhere in the mattress it was absolutely the worst sleep that I have ever had and it GuestHouse in Thailand or anywhere else. I would never recommend staying in this Guesthouse. If they simply invested some money into improving the rooms renovating to remove the black mold which is a very unsanitary Health concern then I think that they would be able to bring a lot more guests and receive much more positive reviews since a little air conditioning and being clean and sanitary without black mold does not seem thay difficult to do.

    It was quite clean aside from some water damage in the bathroom. We extended our stay because of the great location, and we also enjoyed the room setup and the friendly staff. This place has some bad reviews but if you have been living in a Temple as I have for the last 6 months you should have no problems here.

    Location is OK. Guy of front desk was making extra efforts for us as we were coming late. BUT all the building was crowded with mosquitos. Including the rooms. Bathroom was creepy and not clean. I was feeling bad to wash my kid inside... Not enough power outlets also. I've stayed only one night and found for the same price a better place to stay from all point of views. My recommendation is: look around before booking there.

    Depends on how you see it, because the staff is kind, looks cozy from the outside, there is A/C in the room that works decent, a bed, toilet and so on. But everything is old, damaged and fixed with duck tape, the shower is like 20 cm from electricity, ants are running on the walls, there is no sound absorbing of any kind and the bed have seen better days, like a few years ago xD So sorry to say,but spend your money elswhere.

    Pros : nice staff and good central location. Cons : dirty old rooms. Everything is falling apart; wobbly damaged dresser and beds are kept together by duct tape. Cheap blanket on ancient mattress.
