    Nice, reasonably quiet & clean guest house. Some rooms with fan, some with AC. The staff is friendly. It's a bit away from the main tourist area (old city) which one might consider a bonus, yet one can walk there in about 10min. Some restaurants, a coin laundry and laundry service are literally around the corner. It's definitely a great budget option.

    Reasonable price in big city. The bed is good. & the room is clean. You will get free waffle if you book room on Sunday. They close the guesthouse at 8 pm , so you have your own key to open the gate & don't make loud noise at late night. If you don't mind to walk a bit to center, it's quite good choice.

    Good value for Money. Perfect location. A European young student would consider the rooms to be clean. If you are not one of those people who clean with water and vinegar then maybe look for something else. Staff was very kind.

    Great service. You get what you pay for the rooms are standard but clean and have a hot shower. We have tried the air con room and the fan room both great! You get given soap, towel and toilet roll. You can get free tea or coffee 8-10am or can order breakfast the night before at a cost. They also have a basic weights setup which is 50 Baht per use. Actually has a squat rack, dumbbells and medicine balls. Basic but good! You can book activities through them too.

    The place was nice. Room was quite old but good, the mattress was quite tough. A mosquito net could be appreciated. The owner is pleasant and helpful, they propose you some beers with fair price, you have, there is a pool and musculation stuff/ fitness if needed. Coffee is free and you can order a breakfast but we didn't order it. Price is fair for this service, and the district is pleasant. Lots of shops and restaurant around

    Clean, comfortable and cheap (around 450/night) in a good location. Rooms not so pretty but functional with toilet/hot shower combo, hanging rack w/ hangers, shelf space, towels, drying rack, air con and some have new Samsung telly's. Some water/walking noise from other guests but not sleep-depriving. Cheap food and beer nearby. Everything walking distance. Alexis is a nice dude.

    As said, this guesthouse has a perfect location, close to the center and to the main attractions. The price is more than reasonable and internet works well. The rooms are VERY basic, no sheets are provided and it's quite cold at night, so we had to sleep completely dressed and it was not comfortable at all. The owner is an useless guy who doesn't seem to love his guesthouse at all, since everything is kept to the minimum of decent, while the place could have a real potential. Not bad, but I wouldn't go back again.

    Originally only booked for 2 nights in June, we booked additional nights so that we stayed here for the whole of our Chiang Mai visit. Alexis who runs the place was very helpful - he helped us book the best days out including an elephant sanctuary (proper one where the elephants are looked after, not ridden) and temple visits. He advised on where we should visit, and could give directions. He is close to the Warorot market, and to the Night Bazaar. He also has laundry facilities next door. The rooms came with a huge bed, wifi, and ensuite showers and toilet. The aircon was a life saver. He also makes authentic belgian waffles for breakfast, which very very tasty and filling. I would definitely stay here again the next time I am in Chiang Mai, and was very satisfied. Was very inexpensive, clean, and well located.
