Its been a year since I moved from Dallas to Amalfi in League City. From the beginning, Sheila and Megan made the daunting task of applying for a site-unseen apartment remotely, a smooth and stress-free process.Their kindness, patience, and understanding were invaluable. Since my arrival, I have been consistently impressed with the outstanding customer service provided by the Amalfi staff. Sheila, in particular, has been an absolute gem. She is undoubtedly the 'go-to' person in the office and always goes above and beyond to make residents feel welcomed and valued. Her warm smile, willingness to listen, and genuine care creates a sense of belonging and comfort. I also want to express my gratitude to Antonio, the head maintenance man. Not only does he promptly address service requests, but he will go above and beyond. Antonio was in my apartment taking care of something minor on my move-in day. I told him that I was stressed out because I couldn't get my cable internet to work and my provider was going to schedule a technician for a later date. I work from home and need the internet so waiting for a technician’s availability was not an option. Antonio knew exactly what to do and within minutes I was online, just like that! He always greets me with a smile when we pass by each other outside. His friendly demeanor and professionalism are truly appreciated. He is a true asset to the community. Sheila and Antonio make the residents at Amalfi feel like an extended family, with every interaction. I also want to say congrats to Megan for transferring to a sister property with a promotion and to express my appreciation to Kelly, the recently retired assistant manager, for always being accessible and approachable with her open-door policy. The only draw-backs here are 13 year old black appliances and the outdated orange granite countertops. But if you're looking for a new place to call home in League City that offers exceptional customer service, a welcoming atmosphere, and dedicated staff members, look no further. The entire team at Amalfi have created an environment that truly feels like home. Their commitment to resident satisfaction is unwavering. Thank you, Sheila, Antonio, and the Amalfi team, for providing an exceptional living experience. I am grateful for all that you do.

I had to move from Sorrento to Amalfi because of Asset Living did nothing about the neighbors continuously fight late at night. Even after filing three police incidents, the property manager did nothing so I moved to its neighboring apartment, Amalfi. At Amalfi prior to moving in, I requested the apartment be checked out and that all appliances were working and in move-in condition. The spin cycle in the washer didn't work, the dishwasher didn't drain, the ceiling fan in master bedroom was noisy and the molding around the front door wasn't secure. Finally to date, nothing has been done to have the a/c cool down the master bedroom. It's 80° in the room yet cooler in the living room. I'm told the unit is further away and therefore not reaching the bedroom. Dust is coming through the duct. Once again the property manager isn't responding to any emails or returning my calls.

I recently concluded a 4.5 years stay at the Amalfi, and I felt it was essential to share my experience. Overall, my time living there was quite enjoyable, with a few notable highlights and some concerning issues. The Positives: Nice Property: The apartment complex itself was well-maintained and aesthetically pleasing. It's clear that the management invested in keeping the premises in good shape. Prompt Maintenance Service: The maintenance team was truly commendable. Whenever I had any issues in my apartment, they were quick to respond and resolve them efficiently. Kudo to all maintenance people. Safe Community: It's overall a safe neigborhood with gate. During my years of stay only one break-in burglary and stolen bicycle were reported. but the safety measures put in place by the management team were reassuring. Common areas are organized and well lighted. The Post-Move Out Issue: My issues began after I moved out of the apartment. I spent an entire day thoroughly cleaning the apartment, as I had expected to receive my security deposit in a timely manner. Unfortunately, that wasn't the case. After contacting the apartment manager in April, they assured me that the deposit check would be mailed to me after deducting the final water/unitlity bill. Despite waiting patiently, I never received it. Frustrating attempts to resolve: I initiated numerous phone calls since June, speaking with 4-5 different people in July and August. Each call resulted in the same promise of “will call back” resolution, but as of today I never received a single callback or any updates. After escalating the matter to the manager, they assured me that they would contact the corporate office to expedite the process. However, nearly a month has passed without any response. Finally I was provided a corporate Asset living phone number, not surprising after multiple attempts of call and voice messages, no call backor update. This matter remains unresolved from April until today, no call no update regarding my security deposit. I hope that future residents have a more positive experience, especially when it comes to the return of their security deposits. It's disheartening to end an otherwise pleasant stay on such a frustrating note.

I moved here in April, and have issues after issues, smoke alarm went off in the middle of the night twice in 5 months. I’ve asked for personal parking time after time again due to can never find a parking spot after 9 pm, finally given a parking spot which actually wasn’t available due to already assigned to someone else. Now billing issues on their part, being charged for 3-4 months on utilities, this is absolutely a nightmare.

I lived at this place nearly 4 years. One of the best apartment . And the view from my patio feels me like I am staying in a resort. The Maintenance staff are so awesome they address all the issues very promptly and also follow up how was the work done did it resolved our maintenance request. the front office staff Kelly and Jellesa are very friends they are very prompt and respond to all my silly questions and issues. The apartment though i was paying rent felt like my own home and the staff are very friendly like a family members.

I am leaving soon but not because I want to. I really like these apartments; the location is not too far from the mall but not surrounded by the bustle of the city. There are events, and while I think they are nice and fun, they are not as crowded as, I'm sure, the apartment was hoping they would be. It's still fun, though! If I could, I would renew my lease, but stuff happens. Everything I needed help with, the apartment staff was understanding and typically quick ( kind of a large apartment, so it's understandable if it takes a minute). The gym could be better, but I've seen worse. The pool is a salt water pool AND big, i love it, the only thing they are missing is a good hottub! Going to miss this place when my lease is up 🥲😢😭

I’ve been living here approaching a month and my experience has been nice. Excellent security & great proximity to a lot of things in the area. Sheila and her team did an excellent job making sure the application process went smooth. I’d definitely recommend living here.

Been here for 2 months everything has been great so far. Sheila and Madeline in the leasing office are always very nice and a great help. Maintenance is usually very fast. The community is very nice as well and kept clean. My only complaint is hearing my upstairs neighbors stomping/slamming doors(which can’t be helped much I guess).

👍👍 Stormie is fantastic! Alex is great. Grounds are nice with plenty of amenities. Nice location. Seems safe but I just moved in so I’m not entirely sure on everything. 😐 I have been a resident at Avenues since June 2018. Up until now, I have had very few, if any, major complaints that rose to the level of leaving a review until now. With the way rent has been increased over the last few years, I can't for the life of me understand how the amenities and basic necessi...
