The staff is super helpful and friendly, the management very responsive and the maintenance team is excellent (available 24/7 and they respond same day or next day at the latest) This gated community is safe, well maintained with beautiful landscaping, the pools are clean and the gym is quite good. I have been here about 9 months now and I love this place

Front desk staff are attentive ,accommodating ,empathetic and patient especially Vivian and Denise. I cannot remember any of the maintenance staff names unfortunately , but the three times I had an issue, they have attended to it in a timely manner with a polite and friendly demeanor. The leaf blowers start a little early in the morning for my liking on Tuesdays and Thursdays, they are extremely loud but must be doing their job well because the grounds are immaculate. Even the trash collectors do an excellent job no giant overrun dumpsters here, our bins are emptied every Monday and Thursday like clockwork. The exterior may not be fancy or look like a brand new Disney resort like some of the newer complexes up the road however just like the 'Three Little Pigs' story , I absolutely L ♥️ V E this strong brick exterior . It makes me feel safe and secure during hurricane season . The walls are also insulated very well. I didn't even know my neighbors had a newborn infant until after my fourth month of living here! I hate that the laundry facilities aren't open 24 hours but they are at least open pretty late and security is good about letting you stay a few minutes later if you have technical issues with one of the machines or if there is a breakdown and you have to switch dryers ,etc. Speaking of security I don't think I can recall any of the security/ front gate staffs names either , but it's nice to be greeted with a friendly smile , wave or nod as I make my way home from a long day of work. Not sure why floats aren't allowed in the pool, but it's kept very clean and best of all HEATED. Looking forward to the day they install a traffic light at the entrance; that curvy windy road is a headache to try to make a left onto during rush hour traffic, but as I reflect on my upcoming 1 year anniversary of moving in, I have to say over all I am happy to call Carlton Arms 'home'😌. I hope this review is as helpful to someone out their searching for a new apartment as reading the other reviews here was for me .

I want to thank Vivian and everyone at Carlton Arms of Magnolia Valley. I am so happy that I moved here. It is peaceful and friendly and clean and convenient. Everyone is so nice. Everything in the apartment is working great and the view is beautiful. The quality of life here is so healthy and happy. Thank you for everything. *****In addition, thank you Lucas and Chase in maintenance who came so promptly to my maintenance request even though I had canceled it because I thought I had fixed it myself they still came and so kindly looked at it and resolved it for me. You guys rock!

We had applied in January for a town home was offered something over the summer but had to cancel and go back on the wait list until a matter on our end was taken care of. Vivian and Janet I believe was her name it might of been Annette have been amazing just talking to them and them giving us advice that would help us in general. Now that the issue is taken care of can't wait to call this home hopefully soon.

The maintenance guys are all pretty awesome, but I feel like Chase, Lucas and Rodney go way above and beyond. I generally get things fixed within one day and Rodney and Lucas have helped me out with numerous other things when asked. And Rodney and Lucas figured out my ongoing issue with pretty bad leakage in my sliding doors, after just looking at it one time. They're awesome and very knowledgeable about their jobs and go above and beyond on being friendly.

Love love love living here !!! Well kept wonderful neighbors, staff is amazing I have no complaints I plan on being here for many many years to come ❤️ Vivian was our contact person when we moved here two years ago and she mad the process so easy when we relocated from NYC she handled everything online and we picked up our keys from her on move in day, she is the best. The maintenance here is impeccable, the maintenance staff come quickly to handle any problem especially Lucas he is always a pleasure to have in our home to fix anything.

Just encountered an excellent maintenance experience. My husband and I are down visiting his Mom and we put in a work order for light bulb replacements before noon and Lucas and Rodney came shortly after to assist and make the necessary fixes. Such incredibly personable, efficient and friendly guys! Couldn’t recommend them enough. They were in and out in no time! Thank you Lucas and Rodney for being quick and awesome!

I have loved this place before I even moved into this complex. Living here has been absolutely amazing, and the maintenance team makes it the BEST! Lucas, Rodney and Glen have been my saviors. Any time I needed anything they have helped above and beyond. They answer all my questions, talk to me like an equal, listen to me and actually know what they are talking about. If the views, cleanliness, and safety don't convince you this is the best place to live, the maintenance team definitely will.

Living here is pretty standard as far as Florida goes. We have walls, roofs, rooms, etc. What really makes Carlton arms magnolia stand out is the maintenance staff. Lucas, Rodney, Chase. I'm probably leaving some out who's names I've never asked for. Finding a place to live is easy. Finding a place you want to live, not so much. I can safely say I want to live here. So come live here with us and meet some great people.

Maintenance workers Lucas and Rodney were excellent in their work order and replacing the dishwasher. They also replaced the screen and disposal. They were kind and understanding and good people! Also the front office has been great in helping me transfer apartments with Cole, Dee, and Antoinette being stellar in assistance.

Loved the beauty of the property. I had a lovely two bedroom with on bath with an upstairs balcony. Views are gorgeous, very quiet peaceful location. The office staff was friendly and helpful. Especially Lisa Terlop, she did her best to answer my questions and quickly took care of my service requests. It was a great advantage that they included water, garbage and cable with the rent price. The community holiday party at Christmas went above my expectations with all the beautiful decorations!!!! I would highly recommend this property. I only left because I moved outside of the country.

Better pricing than most but still over priced for how the interior of the apartment looks. Very old and run down maintenance and appliances. Kitchen looks like it’s back in the early 2000 era and oven breaks quite frequently. Air conditioner system is also around the same era and breaks quite frequently. If you’re looking for modern and an update beautiful place that makes you feel at home don’t come here:)

I just moved in a few months ago and had to report a few small issues recently and Lucas and the maintenance team are absolutely incredible. All are very friendly, knowledgeable and quick to get the job done. All issues were fully taken care of within less than 24 hours. Thank you so much to maintenance team for a great job!!!

My wife and I have been here 3 years and every time we have needed anything maintenance wise the staff here is always quick to respond and help fix the issue. Lucas has helped us on quite a few things over the years and has always been very kind and professional and a pleasure to deal with. I always appreciate his assistance and attention to detail. We appreciate the other maintenance staff that have helped out over the years as well and we could not be happier hence the reason we have been here 3 years and will continue to be here for the foreseeable future.

I want to thank Rodney and Lucas for always doing such a great job whenever I need maintenance work done. They both do an amazing job and are always kind and respectful. My husband and I appreciate all their hard work.
