Honestly, good luck at this place. The front office windows are frosted over which tells you about the atmosphere that management will provide here if you choose to live here, which I highly recommend that you don't. They are completely disengaged from the tenants at the Palmer, and you will be lucky if you even get a call back from them. I just asked a staff member if the pool was open at 2:44 on a 90+ degree day for them to not even finish the conversation without walking away and saying its closed. There hasn't been any communication from management on the pool hours, or why we can't use the amenities that are provided when you live here. However, the pool should be the least of your concerns when debating on whether to live at the Palmer. Horrible management, horrible communication, and you can't even use half of the amenities (forgot to tell you that almost half of the weights in the gym are gone).

Believe the negative reviews. This place has the worst management I have ever experienced. It has been over 20 years since I've rented an apartment and made the mistake of giving them a security deposit and what was supposed to be a holding fee without a signed lease because they were having "technical difficulties". The lack of communication here makes me shudder what resident's have to go through. I would be appalled to be associated with such an awful company who does not care about providing decent customer service. Save your time and money and look else where!

DO NOT MOVE IN TO A PROPERTY THAT ALTMAN MANAGES!! The Palmer on 18 E lancaster ave. They change parking policy out of no where (Forcing us to one car) Repairs in the common rooms are ALWASY delayed. Hallways often smell of weed and cigarets and not to mention the faulty fire alarm that goes off at 3am. On top of a history of Fights in the hallway. Package theft, Garbage shoot is often clogged and out of service and last but not least the shoot out in the parking lot involving a tenant. this is not who you want to be managing your apartment. these people in my opinion are crooks. Beware and stay far away from Altman. Do not move in here you will very soon regret it!! Believe the poor reviews

After living here for a few months (I moved from DC), like any new home, the apartment I occupy, and the general feel of The Palmer has grown on me. It's well priced for the area when you consider the top quality features offered. Given the extensive research I did, there is no other apartment building in the area that offers 'luxury' features but priced as well as The Palmer. Whenever any issues came up when I first moved in, the management team were swift and very friendly in helping to resolve matters and help me settle in. Its a beautiful building with good amenities and the apartments have unique characteristics and well updated giving it a cozy feel. I do like it here now after 7 months and am happy with my choice to move here. Management continues to be very attentive to needs.

Lived here for about a year, had to move because of work. I loved The Palmer and the staff. From time to time I would stop in and say hi to everyone (Melissa, Bria, Otto) and they were always super friendly, gave me community updates, took my feedback on things related to the living experience, and simply made me feel at home. The new maintenance team is quick, thorough, and polite. The apartments are very nice and extremely modern given the building age, which gives the whole experience a neat feel, and the location of the property is prime—not too far from places like KOP or Media, while also being near the city. If I had to move back closer to the city, I'd go back to The Palmer.

I lived at The Palmer for a year and my 5 star rating is more so for my experience when I moved out due to my husband’s new job out of state. The property manager, Ashley, is amazing. She communicates updates well and is on the ball with anything that you need. The office staff in general is really helpful and friendly. We really enjoyed living here and they had a big part in that. The maintenance staff is by far the best I’ve ever had and I’ve been living in apartment complexes all over the U.S. for the past 15 years. Whenever I’ve needed something I just asked and usually within a few hours it’s been taken care of. Even before I can enter in a an official request, they’ve shown up at my door ready to do the work! Which was unheard of in past apartments I’ve lived in. They switched over the maintenance staff while we were living there and it greatly improved! Before I moved in things were quite unorganized. When we arrived all we received were our keys. We didn’t even receive a welcome packet or even a move-in inspection sheet. Our maintenance requests would take weeks to complete. But ever since they switched staff in these areas, living there was amazing. Now, the parking isn’t that great. But, I’m originally from CA where parking can be quite pricey and scarce so this didn’t bother me too much. However, I would advise to park as close to the front door as possible because of the busy traffic that borders the complex especially on City Ave. The apartment itself was modern and clean, although on the small side (we’re originally from CA). We lived on the City Ave side and the traffic wasn’t too loud. The windows really shut out the sound and it was more like white noise during its loudest. The gym is pretty awesome and very convenient. It has everything you really need. The community kitchen works well when you want to host. We definitely used the community amenities and enjoyed them. My neighbors were also friendly and amazing and we enjoyed all the community events they had for us. There were a couple of rude tenants I encountered here and there but you’ll find that anywhere. The community as a whole was SO supportive. When we had our first daughter so many people reached out to help us, it was touching. So overall: Great front staff, AMAZING maintenance staff, Good apartment and supportive community, Not so great parking

If you are looking for a sign about whether or not you should live here, here's your sign: DO NOT. The complex went way downhill after Altman Management took over. The biggest issue we had is that maintenance requests were flat-out ignored. I lived there with my partner and the office never once emailed or called me back despite me reaching out many times for several different issues. They would sometimes reply to my partner, but not on a consistent basis. Our dryer was broken for 4+ months and they never did anything to even try to fix it. Another issue was the pool. Last summer (2021) it was rarely, if ever, opened. I'd see the lifeguard hang out inside on a perfectly nice day on her phone instead of actually do her job. Management sent out a passive aggressive email about pool hours, but those weren't even accurate! The ground floor also smelled terrible 24/7 because of the trash room. It was not properly maintained and was disgusting. I'd hold my breath every time I was down there, it was bad. I promise you can find better places to live. It's a shame, because when it wasn't owned by Altman (aka the worst, most incompetent mgmt company to exist) it was nice, but their idiocy and complete lack of ability to do their jobs ruined the place.

Believe the horrible reviews before staying at The Palmer. The managers are extremely aloof, and make it seem like it is your fault when you ask a question such as "why is there no hot water?" I seriously don't understand why people would work for Altman Management when they do not do any work for people who are staying here. My sister and I stayed here for two months. Our phone calls and emails were always left unanswered. We did not get our apartment until the day we landed in Philadelphia from Toronto because management never answered the phone prior to that. It is truly difficult to stay at a place where property managers have such an extreme disregard for humanity. Oh, on top of that, I am still waiting on my security deposit; it's been over a month since leaving the dreadful Palmer under Altman's atrocious and poorly handled management.

The manager and assistant manager are worthless and not smart enough to manage an ant farm. They are never in the office during office hours, they avoid the tenants and never fix anything. Ever. I guess the management company pays these morons moron wages and you get what you pay for. Also, the management now charged $150 more for parking per month! Avoid this place.
