    1. It was very hot fan wasn’t working nor was the AC 2. The manager wasn’t present on Saturday and Sunday, there was only a Hindi speaking substitute who also doubled as the cleaner, when we had gone to raise our concern. 3. The manager called over phone informing it would be difficult but promised to send a person to fix the issue in the evening, no one came 4. The solution they offered was to shift us from the Deluxe suite (which was also paid for) to some regular small room which barely had space for 4 people *without offering us any refund for the difference in prices*. They would switch us with those who had initially booked the smaller room, hence accommodating the new guests into the same uninhabitable hot room 5. There were loud knocks on the door at 2:10am on Sunday night. If the guests in the room had to communicate they could do so through the reception. If the staff wanted to communicate they could do so by calling one of us on the number given at the reception, there is no reason for a room with 4 women to open the door upon knocking at ungodly hours. 5. On Monday finally a Malayalam speaking staff was present at the reception, to mention to us that it was too loud. Upon inquiring him about the Ac/Fan situation he kept beating around the bush and refused to address the issue. The management believes in their guests a serving them not vice versa. *Overall Niyati is the last place you want to go to relax with your friends/family. Both the staff/facilities are terrible*

    This is possibly the worst stay you can find in fort kochi For a large suite room for 4 ,there was just 1 working fan and when told to repair they just ignored the request. Also, The AC wasn’t working. So you can imagine how hot the room was especially in this peak summer The shower wasn’t working properly Someone knocked the room at 2am repeatedly ( yep! At midnight) when they knew the room was occupied by 4 girls. So basically they provide sub-standard rooms with zero safety

    Cute boutique hotel but staff was very lethargic, indifferent and non-accommodating. For same price, one room was big and one room was small. The big room (Room No. 1) had too much dampness on walls and was smelly and stuffy. Also, even though it is by the road, the window is not sound proof and all the noise of people partying and shouting outside till late night, even at 2 AM was heard inside the room clearly and it becomes very difficult to sleep. Then again after 6 AM, the street starts to get busy and you get woken up by the noises. Main advantage is location, being right in the heart of Fort Kochi. But overall, not worth staying. Must visit Princess Street which is 200 meters from the hotel, to shop and to eat.

    I stayed here 2nights, First i wanna say its fine. But during on my second day,i tried to go to bed and something moved from the top. I turned on the light and suddenly one rat run throught to the hole and i really surprised… one security guy was at the hotel and i say to him the rat is came out from the hole. He said ‘ we tried to catch that rat so many times but failed’ .. Fortunately, there was an empty room and i could changed to the down stairs. My last night was a very surprised and hard night to sleep,but i wanna say “Thank you”to the security guy. He took care of it quickly. Please! When you stay on the second floor, I recommend you to ask if they caught a bigggg rat..

    Haven’t been to such a mismanaged and unprofessional stay ever. Zero recommend only due to the management and services. We booked a room three weeks before requesting for the ground floor rooms. Wrote it in writing in email and paid the advance as well. On the day of our arrival, we called the hotel multiple times to just confirm everything as we were travelling from another city. On reaching the hotel, we were informed that the rooms were given to ‘foreigners’ who extended their stay when we could clearly see they were Indians. We were stranded with a senior citizen with us and no rooms as requested and confirmed. The owner of the place, Mr. Sanjeev was already available at the property but only came out when we just stood there asking for a solution after 20 mins.

    One of my favorite place to stay in Fort Kochi . Neatly maintained rooms. The ambience is great . The restaurant here serve delicious food too.

    AC didn't work and the shower had some sort of repair, when we asked for it, not an expected response. They tried some retro theme, which is nice. Awesome location it is almost in Princess Street, a wonderful street. We checked-in late, asked for late check-out which they have provided.

    Very disappointed with the hotel. We visited for the second time and the hotel was is a really bad condition. The room did not match the pictures and the smell of fungus was horrible. You can see the paintings and walls are covered with black mould. We mentioned this to the hotel managers and they did not take any action. Not a lot of time was spent at the room. Please check the rooms before booking

    Our stay at Niyati was definitely not the experience we expected. While the accessibility was amazing, the time and service however, not so much. Rooms were dingy and the staff was unaccommodating. All in all, would just book another place.

    The owner and the lady at the reception are very rude. The 6 rooms on the ground floor are very close to the road and you can constantly hear the traffic and the noise. They also have moss on the walls and are a little suffocating. The other boutique hotels on the same road are really nice and welcoming for the same price. Staying at Niyati was the only bad part of my trip in Cochin, otherwise fort Cochin is a great place!

    A comfortable and well-maintained property at a great location in Fort Kochi. A walkable distance to the beach, shops, cafes and restaurants make it an ideal place to stay if you intend to explore Fort Kochi. Shout out to the wonderful host Sanjeev and his cats 🥳

    Niyati is an adorable boutique hotel located in the center of Fort Kochi. The rooms are well designed and have personailty. The staff is excellent. We stayed there for a week with our five-month old daughter, and they made sure we had everything. They even moved us to a slightly larger room to have enough space for her. Everyone at Niyati would play with her and ask about her. There is also an attached bar which has a good restaurant. We often grabbed a beer there at the end of a hot day. I definitely recommend staying there.

    My husband and I wanted to stay in the heart of Fort Kochi and experience the rich history of this part of the country. That's why Niyati has been such a perfect stay for us. The room was clean, spacious, beautifully decorated. The people managing this space were so nice, friendly, and helpful. This is an old Dutch house that has been restored into a homestay, so a lot of the furniture and artefacts used for decor are hundreds of years old. And the location is spot on, right in the center, making it easy for us to explore Fort Kochi and come back for some rest. Highly recommend staying here. We are definitely coming back. Thank you❣️

    If you're looking for an exceptional experience, look no further than Niyati. This restaurant has everything you could possibly want Beer & wine with incredible food, impeccable service, and a beautiful atmosphere. First off, let's talk about the food. The menu is filled with a wide variety of options, all of which are expertly prepared with the freshest ingredients. The Pork sausages is a must try!!!. you're sure to find something that will tantalize your taste buds. And the presentation of each dish is simply stunning, as if it were a work of art on your plate. But it's not just the food that's impressive at Niyati. The service is equally outstanding. From the moment you walk in the door, you're greeted with a warm smile and a friendly welcome. The waitstaff are attentive and knowledgeable, able to answer any questions you might have about the menu or Beer & wine list. They go above and beyond to ensure that your dining experience is nothing short of exceptional. And let's not forget about the atmosphere. The restaurant is elegantly decorated, with soft lighting and comfortable seating that makes you feel right at home. The choice of music is one of a kind!. Whether you're looking for a romantic dinner for two or a gathering with friends and family, this restaurant provides the perfect setting for any occasion. They do have room, but I have not stayed there. I did manage to get a glimpse of one of the room at it brought back memories of old Fort Cochin houses. What they have done with the place is simply outstanding. My Son Roque was in love with the place and he did mange to make good friends with the owner ( Frances ). In short, I can't recommend Niyati enough. If you're looking for a truly outstanding dining experience, this is the place to go. From the food to the service to the atmosphere, everything is top-notch. So what are you waiting for? Make your reservation today and prepare to be wowed!

    Literally loved the place. We were a group of 5 including my parents and each one of us loved the place. It was super calm and quite around. Most importantly I want to appreciate the entire team Niyati for the initiative they have taken towards sustainable tourism. Language is not enough to talk about this gem in Fort Kochi.

    It's a beautiful small hotel trying to give a heritage feel with modern settings. The location is right in heart of Fort Kochi and is a walking distance from beach,Princess Street, Food joints and shops. We had a very short stay so couldn't enjoy the breakfast.The staff is welcoming and helpful. They have a seating area on the roof top to spend some leisure time.Its reasonable priced and full value for money. Only thing missing was latch on bathroom door.

    The property was beautiful and quaint but the management was poor. Basic amenities that one would expect even in a budget hotel were lacking. The person handling the reception was clueless and couldn’t even respond to the elementary queries. Barring the perfect location of this place within Fort Kochi, there wasn’t much of a saving grace to put up at this hotel.

    Very basic rooms, AC blows visible dust (needs cleaning of air filter). No basic amenities like tooth paste, shampoo etc, bring your own. It's cheap and is in a good location, that's it. Don't expect anything else.

    Glad that we stayed here to bring in the New Year. Fabulous place to stay and explore. The newly opened bar is the cherry on the cake. Wonderful staffs and great owner Mr. Francis. Warm, caring and fun. Wish we had an extension of our stay. Liked every bit of it. Highly recommended if you are in Kochi.

    The hotel is well situated. Sight seeing locations are at walkable distance. The staffs of niyati are very friendly. Though a very small property, it consists of 6 great comfortable rooms with all amenities/services. The place is extremely clean. Except for the budget rooms , I won't recommend them. I would surely visit again.

    Fantastic boutique hotel on a quiet street in the heart of Kochi! We stayed in the garden view room, which I cannot recommend enough. It was spacious, cool and had beautiful art on the walls. The staff are all incredibly friendly and there is a cute restaurant attached that served delicious masala dosas for breakfast. This was possibly one of the best hotels we stayed in on our 4 month trip! Thank you Niyati! ♥️

    Beautiful stay! It is close to the center. The room was very pleasant, it was cozy and clean.The rooms were spacious, clean and well-maintained. The beds were very comfortable and the amenities were great. The price performance ratio is very good

    We went to this beer & wine parlour. Recently started beer and wine, Hospitality was good. I feel rates are very higher compare to other places in Kochi. Beer 650 ml cost average 380 - 450 range (more than 5* hotels). Food menu also very high with less quantity. Menu shared for travelers

    Excellent stay experience - We stayed for two nights, and the experience was fantastic. The hotel has spacious rooms, great meals, and a peaceful atmosphere. It also had clean bathrooms and well-kept corridors. The rooms at Niyati don't appear like typical hotel rooms with four walls; rather, they have a vintage, maintained atmosphere with modern conveniences. The cost of the rooms is reasonable for everyone, and the quality of the service is well beyond the standard. Throughout my stay, Mr Muhammad, a very welcoming and professional staff member, was there to support me. As a new visitor to Cochin, we were sceptical about the shops and exciting places to hang out, but Mr Muhammad recommended the best restaurants, hangout spots, and shopping routes that were well worth following. Many thanks to Niyati for a delightful stay in Fort Kochi.

    Booked for two rooms, one room was fine however the one on the ground floor was horrible. It had a heavy musty smell. Did not get a room change as they were sold out. Decent boutique hotel, courteous staff.

    Mom, dad and I stayed at @theniyatiexperience boutique stay during our visit to Fort Kochi. The place is magical to those who appreciate finer details. The architecture, the vaulted ceilings, the decor, art, everything captures the old world , rustic charm. Mohammed (sic) who is the manager of the property was kind, welcoming and friendly. Nothing bad to say, except, the maintenance could be better (paying closer attention to the condition of electrical fittings and clean(er) sheets). Regarding mosquitoes:make sure to close windows windows and doors during evening hours and get a mosquito spray/balm for yourselves.

    Niyati Boutique Stay is a great place to stay in while on a vacation in the Fort Kochi area. The best part about this place is its location. It is located at a stone's throw from the Chinese Fishing Nets. The famous Princess Street is located a lane away as well. The staff were very helpful with details around the locality. We wanted to check-in early but were unable to do so because of full occupancy. Even then, the staff helped with keeping our luggage and provided us with a common washroom for usage. The place is priced on the higher side. We had booked via MakeMyTrip even though it is available on AirBnb as well. But because of the convenience of the location, we went ahead with booking this place. I would highly recommend it to anyone.

    In general the place is nice and clean. It is situated in a good position, even if the price is a little bit higher with respect to the average. We appreciated the design of the entire structure. The restaurant is okay-ish but MUCH more expensive and with small portions with the respect to other restaurants in which we have been. Unfortunately, two points made me unhappy about the experience in this hotel: 1. We asked on booking if it was possible to checkin early in the morning becasue our bus arrived there at 7:00 a.m. they kindly said that if the room was available, it would be possible. When we arrived actually we just asked to enter in the structure (not in the room) cause it was raining. Then they told us that the room was also available, so we entered in the room. At the check out they asked for an extra charge for the early checkin (they didn’t mention anything before about that). So, EARLY CHECKIN IS NOT FREE 2. They “offer” two beers (cause I think that they got recently the licence for alcoholic beverages, so It seems also a good think to entice costumers to go in their bar). In the room there is nothing that mention the price of the beers, and generally this means that it is included in the cost of the room. Again, at the checkout they charged us for them as well. So, the room bar IS NOT FREE. So, in general we enjoyed our stay, but for me these points belongs to that “free kindness” that transform a place from good-ish to perfect.

    The place is so cozy and the rooms are well maintained, right at the heart of fort kochi, all the places are at walking distance, the staff is so courteous and they really show their concern towards their guests. Francis and his team helped us with the things to look around and it was the right decision for us to stay here. Will recommend everyone to stay here if you plan to visit kochi.

    Niyati is hands down a hidden gem in Fort Kochi! From all the best cafes, eateries and shops right around the corner, Niyati is accessible and provides the best service. The room we had was just spectacular! It was a sad day leaving the beautiful serene view of our room. If you are in Fort Kochi, this is the best stay for the price I'm sure!

    When we arrived, the ACs were not working and when we informed the staff, they were not accomodating with our requests to have someone come check the AC. The pictures of the rooms online are nothing like what they really look like. They have moss on the walls and the rooms smells weird. Recomend other places in the same area, made a huge mistake!

    Horrible place and the very rude owner. The rooms are damn and dingy and have moss on the walls. When we informed the owner, instead of helping us out he was extremely rude to us. The location is great but that's the only good thing about the place. Definitely recommend the other places in the same area.

    A wonderful place for a weekend getaway. Very nice staff and service. Niyati has their own small bar that serves beer and wine upstairs. The rooms are spacious and cozy bathroom are nice and neat Hot water is available 24*7 There is a mini fridge and a kettle and tea bags. The rooms overlook a Green space and have large windows.

    One of the, if not, the best best boutique hotel in Fort Kochi! Right at the heart of the town, the rooms & the service, both exceptional. Super friendly staff and owner. Would definitely recommend. They also have a private beer & wine parlour on the top. Excellent over-all ✨ 👍🏼

    Great room with garden view. The toilet was clean and well maintained. The AC in the room was working great and was a big relief in the summer heat. The food was great. The chicken sausage with salad is what we ordered. A tinch of Kerala flavoured sausage with healthy salad as side was a great combo with the chilled beer they serve in the attic bar. The host Mr Sanjeev was a great company. Location is great. Had access to eateries and bars within a short walk. Value for money.
