    Our last 8 months Vistas at Wedgewood management sent three eviction notices. Paying for garage and apartment rent one week early; they’re separate accounts and we needed two checks, eviction one. Paying on time with two checks; the front office said one of our checks got stuck in the payment envelope and they missed it, eviction two. Setting up electronic payment and asking management to review the setup was correct for both apartment and garage; well it was wrong and we weren’t notified, eviction three. All three evictions told us to be out of the apartment within three days. We went to the front office to complain and spoke to the not so interested regional manager. After we complained he let us know he could reduce our rent by 10 dollars per month for a new 12 month lease. Apartment: We lived on the second story. We could hear our first floor neighbor’s normal conversations. One inside paint job in 8 years. No other upgrades. We were charged additional money beyond our security deposit when we moved out. It was a nice area to walk our dog. Proximity to work was nice.

    Lived here for 4 years. On move in day apartment was dirty. They do not return phone calls. The office staff is rude. No communication or customer service skills. Do nothing about complaints when you have a problem and will tell you the have no record of any complaints even when the police have been out there. Stayed so long for the school district that was the only good thing. If you are on the bottom floor you hear everything the upstairs does. My apartment was flooded 3 times by neighbors. Save your money go somewhere else. I could go on and on..5 star reviews have to be fake. Not one of the neighbors I met would give this place 5 stars

    If I could give them a ZERO I would. This management company will be reported to the State. They double deduct rent, don't refund, do NOT properly clean in between tenants as required by law. They do not do repairs and then will send you a bill for items that were "broke" before you moved in. Do not recommend at all. Tenants beware! They are scammers and SLUMLORDS

    Dog friendly in the extreme! Have a dog? Emerald Lake Apartments should be your new home! You’ll never have to leash your furry friend again or even clean up after them! The grass and the flowerbeds are reserved specifically for dog waste, that’s why it never gets cleaned up. If you’re ever board, you can go on a treasure hunt to see how much poop you can find, just wear shoes and be careful where you step. This is doubly true when it snows as there’s little brown treasures hidden everywhere that will be revealed with the thaw. The human services are a little less excellent. Emergency maintenance is limited to calling the fire department if the place is burning down. Anything else will not be handled in a timely manner. Toilet broken in your one bathroom apartment? That’s not an emergency! What do you think the woods are for? Heck, just throw it in with the dogs’ leavings. No one will know. When maintenance does come, be sure everything is out of the way. They’re not shy about damaging property to fix an issue with the building. *Note, I was not a resident, I merely had a friend living there who recently moved and I was appalled at the living conditions this apartment community provides for $800/month. Over the past four months I’ve seen the exact same piles of dog leavings every time I go over. I’m sure they’re the same because of the unfortunate footprint in one of them. When moving out, we had to be very careful to avoid stepping in dog poop since even the walkways aren’t always safe. It’s a truly disgusting place to live and I would highly caution you to look elsewhere. I wouldn't live here if they paid me! I've also been rushed by off-leash pets while their owners meekly shouted at the dogs to come back, so be careful if you have small children.*

    Absolute horrid place to live, they refuse to accommodate for things that are solely their fault. For instance the two inch thick mold growth that was growing under my entire kitchen for YEARS that they were HESITANT to replace, the constant mold growth in the bathroom, lack of winter months residential upkeep, willingness to charge you for trash left out the night prior to take to the trash during the cold months, trying to charge you for items on the doorstep that is NON existent. You could find a better place to live on 161 for the same price! Avoid

    This place is a JOKE! I lived in the Vistas at Wedgewood (right behind Emerald Lakes & also owned and ran by Spring Property Management) from August 2017 - August 2018 and my experience was awful. The apartment was disgusting upon arrival - carpet was gross and obviously hadn’t been cleaned, the windowsills were full of live and dead bees/wasps, sinks were clogged and wouldn’t drain, doors and walls were peeling from water damage and looked like it was under water for quite some time, cupboards were gross as well as the refridgerator. This past winter I went three days without a refridgerator because no one answered my service requests that I kept calling and putting in WEEKS before when I first noticed it leaking, which ruined almost $50 in groceries- I also was never given an alternate place to store my food. I went days without hot water as well as times without electric or heat in the middle of winter. Maintenance is the worst I’ve ever seen! Bugs were horrible this past summer around my door because the seals are no good. I am so disappointed in my stay at the Vistas at Wedgewood. Front desk ladies were never helpful either! They do not care!!! Please do not waste your time or money on Spring Property Management! They are not worth it!

    Lived here for about 4 years. Overall not great. During the last year of our stay we had a big infestation that was never dealt with, permanent moisture between windows that they never replaced, and ripped carpet that was there when we moved in. Location was good, but there are better apartment options near here that would probably be better.

    These apartments are cheap. In other words the company used the cheapest materials they could find, oldest electrcal amenities and then charge too much for what you get. It doesn't stop there, they continue to raise the rent year after year but nothing improves. Their location is their saving grace.

    Walked into our apartment after signing the lease and it smelled like cigarette smoking!! I have a new born baby and we couldn't even stand the smell. We had to open the window and buy air freshener. My daughter's bedroom window barley locks. Honestly they half ass it. But good area. Bathroom door doesn't shut. Water damage under the sink.

    The only good thing about this place is the school district and the price being fair for the area. Its not even a fair price for the actual value of the apartment. When we got here our apt was filthy. Maintenance does poor quality repairs and are unprofessional. Office staff is not there to keep you happy or work with you so dont expect it. Please do not move here you will regret it as i do now.

    Not a bad place to live. Rent goes up every year, so expect that anywhere you go. One thing I'd suggest, make sure before you move in, be sure to do a walk thru and write down anything and everything that is wrong with the place. (Even inside the refrigerator). They will over charge you for things that were broke long before you moved in. The apartments need updated big time!

    To the people reading this please do not plan your next move to this apartment. I have stayed here for 2 weeks and 3 mice already have entered our apt. We go to the apt and call them and yet they say it’s not their problem we have to get rid of it our self. The apt will not help you get rid of mice. They’ll say we will do something but they won’t. I’ve found 3 mice in 2 weeks so readers reading this you can imagine how terrible this place can be to call home. Other than mouses and rats this house has so much bugs and insects. Do not stay here especially if you have kids. BEAWARE OF MOUSE AND ALL SORTS OF STUFF YOU DONT WANT TO SEE.

    I have lived here for a month, I am very pleased with everything so far. Of course you can hear your neighbors, it's part of apartment living, so I'm not knocking a star for that. Thankfully my upstairs neighbor and I work pretty much opposite schedules so I don't hear him too often. The location is amazing, anything and everything you would ever want or need is within 2 mile radius. It's a very quiet place, at least around my apartment building. I also feel safe, which was a fear of mine. Going through a split and moving near Columbus, alone for the first time, I was afraid of finding a budget friendly place that felt safe. Yes, they are older apartments, and might seem like the nicest place to live, but once you move your stuff in and set it up the way you want, it feels like home. I actually like it better than the newer $1200 apartment I lived in with my ex for 3 years. So if you are looking for a nice, quiet, budget friendly, safe place in an awesome location, you should keep this place in mind.

    Do you desire living in a place where nothing has been updated in 30 years, having broken stuff replaced is a pain, and the office staff is generally a pain to work with? What about a place that has an unlimited amount of silicone? Well then this is the place for you! Our kitchen sink literally had holes in it that leaked several times through our three year stay there. Guess what the maintenance people did to fix it? Silicone. They use silicone to fix EVERYTHING! Leaky plumbing? Silicone! The three GOOD things about this place is the location, safety, and the pricing. Being close to Powell and Dublin is great, and the price is much lower then other places.

    I want to thank Alysia for her outstanding manner in which she handled my service request. She went the extra mile. The maintenance at this apartment complex is always handled efficiently and quickly. I have been here 3 years and management has been professional and concerned about needs as tenants.

    Do not rent from here. Our first month we had a wall completely fall down due to water and mold damage. Also they upsell but these are not that nice. Maintenance is slow and will removed broken items until you move out. They will charge you for things that were either fixed or cleaned and they will charge you for there mistakes. Do not recommend living here.

    Absolutely impressed with Caitlin Humphrey at Emerald Lakes! While searching for a new place, Caitlin walked me through the process with world-class professionalism and courtesy! She not only explained the details of the property but really listened to my needs and found solutions that met them. There are dozens of similar apartments in the Powell area but Caitlin's friendly demeanor and easy-to-work-with approach definitely set Emerald lakes apart. Glad I met her!

    Currently a tenant. Here's what I have to say. Being fresh out of college. The area provides pretty much easy access to stores due to location the housings are nice and so far in my experience great staff and management. Below I have provide the pros and cons after a 1.5 year of residency and from my opinion. Pro. 1.Location. Right on Sawmill rd. So everything is close by. 2. Cost. Great for starting out. Comparing to the other residence I've saw and for the price and living space provided. It's definitely worth the price asking for. If the price was around the same as other residences I would not be here. 3. Simple living accommodation. 4. Quiet neighborhood. 5. Quick maintenance service. Pretty much nearly all of my issues were resolved in the following day. 6. Staff aiding in lost pets. Received emails on lost pets to aid in the owners of helping them out. Cons. 1. If living on the first follow you will hear your upstairs neighbor move around. There was even a point where it seemed my upstairs neighbor jumped up and down and I easily saw the ceiling bulge back and forth. 2. Thin walls. Can hear neighbors through the walls easily from time to time. 3. Plumbing can be hit or miss. Heard reports of frozen pipes during the winter, sediment/rocks in the water clogging up the toilet and water supply. Issue was resolved but how something like this happens in the first place is baffling. 4. Windows are not the greatest for winter. You can easily feel cool draft air. 5. Smoke alarm goes off even at the slightest smoke from cooking. 6. Bugs during the summer time. It can get pretty bad with bugs during the night around the front door lighting. Even had ants come in and had to lay out traps for a good amount of time before it was dealt with.

    Absolutely beautiful place to live. Very clean and calm. Whenever i need a service for the apartment, I generate a service request on my resident portal account, they show up the next day to resolve. There is a gym and pool as well. The application process was simple and easy and I moved in no time. Highly recommend.

    Been here almost a year staff if ok there not the best with returning phone calls maintenance is good this was before Josh Pugh got employed he has been by far the most responsive and very quick to reply and get things handle for you. If you consider this property it is very nice and in great location. If you want great information and fast responses and great attitude make sure you talk with Josh.

    I have lived here for about a year the apartment itself is in good shape, the rental office is all right but one of the newer staff Josh Has absolutely gone over above in customer service in every way possible when others in the office were not as helpful most times. He’s a passionate and genuine young man and makes his company look good. Anyone will be happy living in this complex .. As long as he is there .thank you so much for saving my experience and being up here breath of fresh air to deal with . Josh Pugh thanks !

    That have been pleasant to work with. The staff was courteous and the location is great. It is a complex in the process of being reclaimed under single management. Offered the best value for a 2br in town. Would love it more if they would make additional updates, but great value and location.

    I never give 5 star reviews.. but I was tempted. Recently moved from Emerald Lakes due to health issues only. Seven plus years without any serious issues from this landlord. Excellent staff to work with.. Steve.Robin.Tina.Mike in maintenance. Also had great neighbors ! On the flip side be a good tenant and neighbor. You reap what you sow.
