    My review is very lengthy so I’ve broken it down for convenience. I’ve been living at the Sutton for almost a year. The community is beautiful. The grounds are well maintained is very pet friendly. (Pricing) You’ll notice that the Sutton is priced a little higher than other complexes and is completely justified as other complexes do not boast the same features as far as space and amenities are concerned. Sadly we decided not to renew our lease due to the rent increase. Management is well within their rights to raise the rent. It's not uncommon, but we are trying to save and when you factor in the $25 Trash Valet Fee, the water, our storage space and other utilities, the expense became a little pricey. If we could, we would have stayed another year. (Amenities) The Sutton boasts of amenities but unfortunately the fire pit did not work all year and I called about it numerous times. Other than that the pool is great and the outdoor spaces are beautiful. There are plenty of grills and seating space. The workout spaces are beautiful, I just wish they were cooler. The cardio room gets hot. The game room could use an upgrade but it's still a nice space. When you move in, your allowed to reserve the moving dock and freight elevator which is a huge help. There is also a dog park! (Parking) There’s a parking garage, but we’ve only used it twice because there’s never really any space. Since we live in the 2300 building we normally park on the street and never really had a problem. When we first moved in I parked in the visitor spaces on the side and was towed. I didn’t realize that we didn’t own those spaces. I was never told until a few months later when Management wrote it in an email. My husband was also towed from the garage after he parked in the visitors space. He thought he could park anywhere with his pass. He was very wrong. When we spoke with Dominion Towing, they stated that the office had called to tow our car. I was very disappointed and upset. I wish they would have called us first or sent out an email. Recently they sent out an email to notify a tenant that their car would be towed due to parking in a visitor space with a resident tag, so at least they are trying to work with you now. There are only 8 visitors spaces and you are only allowed to pay for 2 visitor passes. I hope they eventually fix this. With 400 units there should be more than 8 visitor spaces. (Maintenance) I only had to put in a maintenance request twice. Once to replace the water filter and the second to change bathroom light bulb. My bulb happen to go out because of water coming from the ceiling upstairs. I have no idea what was happening up there but maintenance took care of it very quickly and I never had an issue. Inspections and filter changes are done regularly just be sure to keep your vent clean. The building overall is well maintained. It is cleaned daily and always smells fresh. There’s an issue with tenants not curbing their dogs but management is work very hard to address this. They send out constant reminders. (Communication) Management sends out emails weekly with all types of reminders and notice. I’d say they do a great job with communicating policy and changes. I wish they had a texting system. The building often host events which I think is a really nice touch. I get notified whenever I have a package, which I love! (Safety) The area is very safe. My only complaint is that cars speed down Vantage Drive. They should really install speed bumps. (Space) Our apartment is a one bed 735 sqft, which is one of the apartments on the smaller end, but it feels very spacious. The Kitchen cabinets are huge so there is plenty of storage.I absolutely loved my counter space and had plenty of room for my appliances. The bathroom has a huge tub and plenty of linen storage and under the sink storage. There’s lots of light and plenty of drawers. The walk in closet is very spacious. The walls and doors are painted which immediately make it feel like home.

    Updating my review from 5 stars to 1 star. The apartments themselves are 5 stars; the people running them are 1 star. We paid all our fees when we moved out. Despite that, the Sutton send us to collections for $136 in fees … that we already paid! Idiots ruined my credit score for no reason. Also, while we lived there, we knew of friends who had their car broken into and stolen. These people suck at managing apartments.

    CAR STOLEN!!! My vehicle legit was stolen right from this “secured” garage. After talking with the Prince County Police Dept this wasn’t their first occurrence either. While I understand bad things happen, I brought it up to the manager (Karima) that she should let her residents know this is an issue and she had no care in the world. As a property manager, you should make your residents feel safe and she did not do that whatsoever. She even tried blaming me for my car being stolen…asking questions like “ did you lock your car? Did you let someone trail you” The icing on the cake was they had my rental towed from the complex even with a placard saying “do not tow”. And they tried making me pay to get it removed. It took calling the Dweck property manager to finally have my car released without having to pay for it. Their mailing system is all messed up. They’re waiting for people’s packages to get stolen. Everywhere I’ve gone you get a locker code to open up when your package has arrived. Here…they just throw everything in a room and have to find it yourself. I will say their maintenance staff is top notch. They reply and respond very quickly and were always great to work with. Nasaar was the gem of the entire complex but I believe he is no longer there. I just can’t get over my vehicle being STOLEN and the manager could care less. She never followed up to see how things went. Never asked how she could make things better….nothing. Below is the manager’s blatant lies. Cameras in areas where they should’ve had video of the thieves they “weren’t able to see anything”. They did nothing to help facilitate anything. They made things more difficult BY TOWING MY RENTAL after my car was just stolen…and even had their “do not tow” placard. I had to call the police. I had to call the compound to get my rental car out. I had to call her manager to get my rental out without paying a fee. The “courtesy officer” is rarely there and wouldn’t the officer had heard the car alarm and window being broken if he were there? And it was NOT a quick turnaround. My vehicle was gone for a month and then an additional two months for repairs. She would know if she bothered to check on her residents or ask the multiple times we walked by one another in passing. Lastly, why did no residents know of car theft occurring IN YOUR complex?! This wasn’t just a Prince County Issue…it was a Sutton Apartment Complex issue.

    I’ve lived at The Sutton for almost 2 years and cannot recommend it as a great place to rent. My biggest concern and main reason for this review is the safety and security of the community. There are many things I can write about that gives reason for my 1 star but I want to highlight the biggest at this time (January 2024). My vehicle was broken into in July of 2023 along with another that same night. I recently found out from another resident that a vehicle with the same make/model as mine was stolen from the “secured” parking garage a few weeks ago. It was parked a few spots away from mine. Thieves have easy access to upper levels of the parking garage and do not need gate access to steal vehicles…they will just wait until someone opens it up. There are cameras at the entrances, but they do absolutely nothing to prevent or deter theft. I’ve talked to many other residents and no one feels their property nor cars/trucks/SUVs are safe. After my break in I have invested into increasing my vehicles security but still feel vulnerable in this apartment. I’ve reached out to the local police department and they have told me that this community has a top 3 vehicle break in/theft in the Woodbridge area. When my vehicle got broken into last year, I talked to the officers that did the investigation and asked if more patrol could be done overnight around the apartment and parking garage. The answer I received was that “We’ve asked to but the management office denied it”. I’ve asked the property management team to do something and have yet to receive a response. Beside posting new signs showing the parking garage is under surveillance, I don’t anticipate anything else to be done. Bottom line…don’t rent here. It looks like a nice place online but I promise you it is not. Like I said in the beginning, there are many more reasons but decided to not list them at this point. Please don’t make the same mistake I and other residents have made. Update to the Management response: They did not provide “immediate investigation assistance”. My vehicle was broken into on an early Saturday morning and the security footage along with a meeting with the property manager did not happen until 2 days later. So no, nothing from management moved “swiftly”. Even Prince William County Police say this neighborhood is not safe and they are out here weekly. Additionally, if The Sutton has secure access…why do vehicles keep getting broken into and stolen from the parking garage? There should be cameras on every level...not just the entrances and on-site physical overnight security presence. We pay for amenities and security needs to be added back. Furthermore, the latest vehicle that was stolen was the on-site courtesy officer’s truck! I would love to discuss this further in person, but when I emailed the property manager on 1/9/24 I have yet to receive a response. To be honest, I never receive responses to my emails, messages or requests to set up appointments or answer questions. Please, something needs to be done about the safety and security of resident’s property in the parking garage.

    I've had the pleasure of living at The Sutton for nearly SEVEN (7) YEARS! What drew me into this community when I first moved in was not only the beautiful apartment spaces, but the well kept community spaces and amenities, the customer service, and the security. As a woman living by herself, it was extremely important for me to feel safe where I lived. Despite the various property management changes, those factors that drew me in is what has retained me in this community. The staff have remained helpful and creative by planning various activities to keep the residents engaged. The custodial team diligently works to keep the community clean. The maintenance staff are extremely kind and respond to requests quickly. Overall, I still feel secure and have never had any issues or concerns of my safety while living here. However, in efforts to be transparent, there is one access door leading from the garage to the building that has continuously had issues for the majority of the time I have lived here. It is frustrating because this is a luxury apartment building and residents pay too much to have to constantly walk to another door to gain access to the building from the garage. Although, it seems the property has made conscious efforts to address the issue, it remains an ongoing problem that may be more of a mechanical/structural issue with the locks. With that said, there are other doors to enter after a short walk, but the short walk feels a lot longer when you are lugging groceries especially on a cold day. Ultimately, I would say this is a stellar community given I only have one identified area of improvement in seven years. Keep up the great work!

    I recently moved into The Sutton. The management team is very professional, stayed in good communication during the application process, answered my never-ending questions and made the move in smooth and effortless. The facility is clean and the upkeep is outstanding. The amenities far exceeded my expectations. the facility has a gated parking garage. The area is quiet and great shopping areas minutes away. Enthusiastically recommend to anyone moving to Woodbridge or surrounding area, great community, can't go wrong choosing The Sutton.

    I have lived at The Sutton for 3 years and have never experienced a problem. If something is not working, they fix it right away. The staff is friendly and will help you with any problem you have. A great place to live!

    Federal/Military beware: Run (don’t walk) AWAY from the Sutton. Their erroneous charges, incompetence, and lack of professionalism is astounding. I lived here for a year and moved out once my lease ended. The Sutton has mandatory moving out fees, which they charged to my account as soon as I submitted my intent to not renew my lease (a full 2 months prior to my lease ending). I paid the required moving out fees in full with my next rent. Too easy right? Wrong! Months later they contacted me stating that I had not paid the moving fees. I told them the exact day that I paid the fees and asked them to check their system. I received no response. Recently these charges have gone to collections (without any notification from the Sutton or their collection class traitors). Thankfully I have documentation of the Sutton’s blatant error and was able to dispute these charges and have them removed from my credit report. Despite this positive turn of events, it has been a headache, one brought on by the sheer incompetence of the management and staff here. If you value your time, money, and sanity, do not rent from the Sutton. Go literally anywhere else. On top of this: the walls are paper thin, the mailroom is atrocious and not the intended way that Luxer packaging systems are supposed to work, and management couldn’t care less about your security concerns (one of our neighbors was 1 of 3 car owners whose cars were stolen right from the “secure” parking lot; the management didn’t provide him with any useful information and actively made the situation worse).

    My spouse and I have been living here since the summer of 2020 and we have grown to love living here! My wife takes advantage of the gym regularly, and I the pool when it is open - as well as the grill! The staff here are great - and seem to have grown more cohesive since we first moved in. The only reason I knocked a star is because there are consistently loud neighbors, but we understand that comes with the territory of sharing walls. We only wish others were more considerate of their neighbors, but overall, the property and staff are lovely!

    I moved into my apartment on 11/15. My leasing consultant, Kaidian, was very helpful from the start of my search of apartments.. She was very nice, professional, helpful and knowledgeable. Also, any maintenance requests that I submitted were fulfilled in a timely manner. I have enjoyed my living environment thus far.

    I think the associates and the place overall looked great. However, the parking seemed like a hassle for guests and residents didn’t really have a welcoming vibe. This is from one day of looking at the place so take my opinion wisely.

    I have lived at The Sutton for 2-3 years, it has been a great experience. 9/10, would live here again. I am moving at the end of my lease to be closer to work, but I had no issues here, not with management, or the unit, or building, or neighbors, or noise, or mail/packages. No pests. The quality of the apartment and building is great. The only consideration to make is whether the price suits you.

    Amazing staff! After a long week of looking at apartments and feeling defeated in my search, we decided to try one more spot which was the Sutton, we showed up about 10 minutes before they were closing, and I was sold immediately as soon as Melanie stayed over time to show us the apartment and explain to us their policies. Another thing that had me sold was how they work with us Military, and this was the first apartment that had a special type of contract with the military. They are very professional and always had a positive and very outgoing attitude. The process started on Saturday, which delayed the screening but that was ok and I was moved in by Wednesday! They made it such an easy process for me, especially because I was on a time crunch because I have a child on the way and will be due very soon. I highly recommend this complex so far. Especially because they are very military friendly!
