    What a nightmare! Wish we'd read the reviews before booking this hell hole. First room we were taken to was a shoe box, second was absolutely filthy, carpets not cleaned for weeks, the bed linen had what looked like sick dried into it, the bathroom was filthy, not been cleaned for weeks. Was shown to another room which wasn't any cleaner but desperation pushed us to accept. We managed to get through the night without much bother and looked round the house to find lights not working, dirty carpets, crumbling walls, just a mess. Such a shame as with some TLC it could be quite good. On our second night we were woken by a car alarm at 3:30am, then by a rattling sound that we couldn't distinguish. I went to the bathroom where a mouse came under the door and ran across my feet! Horrified is an under statement, my partner and I were looking round in panic for any more mice when another came from behind the fridge and scurried under the door! At this point we quickly got dressed packed and left! Definitely will not be returning, so sad as it could be a beautiful place if it was maintained and cleaned! A full refund will be sorted and compensation for a weekend that was ruined.

    The property itself is very nice, however it's such a shame about the company who manages it, Classic Country Houses. If you are unlucky enough to leave an item behind, you can kiss it goodbye, as apparently they encourage theft on all levels, from the housekeeping staff to the office manager. Save yourself the hassle of dealing with these horrible people and book elsewhere. They clearly do not care about their customers once they've received your money, and you will never get a response from them if you did need something during or after your stay. Avoid them at all costs.

    The manager was unfortunately on holiday and the assistant manager left, so we arrived and found a cupboard, not a double room, that hadn't been cleaned or had the linen changed. On finally getting someone on the phone we were transferred to the main house and a lovely, massive room, very comfortable, beautifully decorated. They accept dogs, but I wouldn't take my dog into such a nice and carpeted room in such wet muddy weather. The grounds were excellent for exercising dogs, but with horses in the fields many dogs would have to remain on leads. An enjoyable week. Just don't book the cheaper rooms if you want enough space to breathe in! I refused to return to the room we'd been allocated on the grounds that it wasn't a room at all.

    A difficult place to review: we arrived late evening ready to dump our luggage and find somewhere to eat. Our room was a long walk from the car when I'd requested easy access due to being disabled. No staff on site. The room was the size of a double bed plus 2 foot down one side, with a bathroom attached. There was a kettle but no room for any bags anywhere, or our small dog, which was, it said, welcome. When booking the rooms were described as over 200 sq ft. Not under 50! Worse still it was filthy, a used bed and a bathroom not cleaned in a week or more. To be fair the housekeeper had apparently just returned from holiday to find the one left in charge had simply walked out. After 2 calls and heated discussion she sent us to the main house, guided us from one dirty room to another until eventually we found a clean one. Well I thought it was until I found the toilet hadn't even been flushed! To late to do anything else we rushed out for a meal, hauled our cases up stairs, left the dog in the car for the night since the weather was terrible and I didn't want to mess up the carpets. Next morning we hauled our luggage back to the car as we were being moved again. On our return and being told our original room was now clean, I refused point blank to sleep in what was basically a cupboard! Housekeeper said that's what I'd paid for, but in travels all over Europe never have I been given such a tiny room. After much waiting we were shown to a very nice room, accompanied by grumbling that it was more expensive than we'd paid for. It suited our purpose very well though I still couldn't allow my dog inside, no matter how much I towelled him down, since he would have left marks on the carpet. Under better management this could be a good hotel, but their cheaper rooms are impossible! Excellent choice of places to eat locally within 10 minute drive in Blakedown and Kidderminster.

    We attended a wedding celebration here recently. The venue itself was magnificent. Plenty of rooms to sit and chill or have a snooze in the warm. There was a lovely dining area for a formal dinner. It fits quite alot of tables and chairs. Also plenty of room in the walled gardens for entertaining and such like. Also outside of the walled gardens was another huge garden for larger activities (football, Olympics!) The only down side is how much it costs to hire for a weekend. I was seriously thinking of having my wedding here but couldn't afford the £13000 just for the venue, although you could recoup some costs by charging party guests for overnight rooms

    Bedrooms are generally small. In the main house a lot bigger but sleeping a lot of people per room. The house and grounds though are lovely with plenty of areas so you can either join in or find a quiet spot. The swimming pool was great and got plenty of use over the weekend.

    Lovely location and lovely conversion. But poorly maintained. The room I stayed in had huge spiders/cobwebs beside the bed, had hairs all over the pillow case. The best bits were the garden and the scenery. The indoor pool had a thick layer of grime and rubbish thrown in it and the staff were rude. Noone to check us in, so we rang the mobile number of the person we had arranged it with (the house keeper) and she was very agitated that we disturbed her, as she was away in Devon. In addition to this, the young woman and partner whom appeared to be minding the place, didn't want anything to do with any of the customers. Wouldn't recommend staying here unless its a needsmust, which is a real shame, because if they cleaned more, it'd be a fantastic place to stay.

    This place has to be seen to be believed You need an off roader or four wheel drive to manage the shocking pothole ridden drive up to the accommodation. Bags of rubbish everywhere, wrecks of cars, it was like entering a scrapyard. Our room had supposedly been cleaned but after looking at it, cobwebs and rubbish , damp walls, under the mattress brown stains which looked like excrement, lights in the ceiling didn’t work, tv didn’t work, toilet brush filthy. The owners of this dump have the audacity to not refund the money knowing full well that this accommodation is not fit for purpose. We left immediately and narrowly missed having our tyres punctured by sharp metal debris in the potholes. It is a dangerous and health hazard. Do not stay here !!

    No HOT water!! We stayed here a day before a wedding and we couldn't even have a shower. There are NO staff on site. It took us two hours to find someone, a groundsman who knew nothing about the property but managed to find us a working shower, inside the main house. We called the number on the poster in the room for assistance, but the woman on the phone was VERY rude and didn't care! She told us there is nothing she can do and hung up?! Shocking attitude. I will never visit here again.
