We have lived here for a little over a year now and in the beginning when there were only a few buildings open it was nice and controlled but now that all units are open the great amenities aren’t great anymore… the pool area has become almost like a public pool with the pool rules not being enforced ..we can barely enjoy it because they’ve become so saturated with non residents that we can’t even enjoy any of the amenities and we are paying an extremely high rent… and not only that but kids /teenagers are jumping fence from the other apartments and jumping right into the gym and pool area making it unsafe for my kids and other families here also. ….. and we complain and nothing is being done to reinforce that issue either. This was a great complex at first but honestly it’s all going downhill and we are ready to leave.

From the time I walked in I felt as if I was somewhere different. The amenities, staff apartment, whole presentation and walk through five stars! The application process smooth and easy, I am very happy that I chose this apartment community. If your looking for a safe, fun, clean and professional leasing environment your family will love it here. Don’t miss out this amazing pool view makes me feel like I’m on vacation everyday.

Last night i discovered that my car had been towed without giving me any warning. The towing company demanded payment of $165 or $167, insisting that I had parked illegally. However, finding a parking spot was impossible due to the overwhelming number of guests who had come to party near the pool all night, leaving no available space for the residents.

The complex is beautiful, quiet and clean. The amenities are great, worth every penny! Office staff and maintenance are awesome as well; very helpful and friendly. Resident events are the best and a great way to keep the community together.

The website doesn't give the REAL picture of tis phenomenal community. As soon as I walked on the premises, I was greated by Sharon, who was wonderful. She showed me around and knew everything about it, which left me with nothing to ask. The grounds and the amenities are prestine and delightful. I enjoy quiet and that is what you get when you live there. Upon touring the apartments, the pictures do not give it justice. They were BEAUTIFUL, crisp and clean! It was so inviting and peaceful. I am so excited to be moving into a community that thought of everything. Thank you for keeping the residents in mind when you created this space. Becoming a part of the community here at The Waters has been the BEST EXPERIENCE EVER! The staff, especially Sharon have gone above and beyond the call of duty! I’m so glad I’m here! I could go one and on. . . You just have to see for yourself! Come join us!

*I moved out more than a month ago and they have yet to refund my deposit despite me providing a forwarding email way before moving and again this past week. They are lying and not putting it in the mail as they claimed. Just evil, vile people. The disrespect continues and I cannot stand this staff.* Termites. That is my defining memory along with disdainful, condescending staff. Because the apartments are poorly built (walls, floors, paint all low quality) and my door was not properly sealed, I dealt with multiple episodes of tons of termites coming in. Of course they are apart of SE La but they should not be able to fly directly in due to all the gaps and poor construction. Regarding the staff, I once saw Jacob out on the property when I was first moving in. I spoke in a friendly manner. The way that man looked at me and did not want to open his mouth. He couldnt even feign friendliness. Donna was okay at move in then repeatedly condescending. I had someone in the office think she could call to ask me why I was not letting a windshield repair man in (who was disrespectful and told not to come). Can you imagine the gall to question me on who I do business with?? From that moment on, the staff in the office were rude and nasty to me once I let them now how ridiculous that was. My package got displaced once. None of them were helpful or friendly and Essentially received no help until a resident returned it as it been placed in somebody’s mail box by accident. My car got damaged and dinged repeatedly by a lunatic in a red cadillac suv (beware). Residents leave trash out in violation of the scheduled hours. Racist white man got mad I wouldnt jump off the sidewalk for him and acted a plumb fool every time I saw him—not the fault of the complex but an idea of the kind of people here. People speed thru the parking lot like idiots. A very unpleasant experience living there.

Friendly staff and well kept place but way overpriced and the walls are paper thin. Everyone can hear everything and I feel like there is very little privacy. Also, if you're on the second floor expect a light to be on above your bedroom window at all times.

Awesome Community, but the staff is what makes this place amazing. Crystal is very attentive and knowledgeable; she is always willing to help and answer any questions. I'd choose this place.

Absolutely love living here. Everything is so close which is super convenient. The community and staff are wonderful! Especially Mrs. Crystal!

Here’s my update on the waters of Manhattan. I’m currently a resident here, been here for 4 months going on 5. Things started out great moving here but don’t waste your time it’s not worth 2,000 not even 1,000. No surveillance cameras on the premises. Non residents having Pool parties all hours of the night. Loud music, marijuanna use when the property policy says drug free. Horrible Courtesy Officer, paying for valet trash pickup but not consistent, Property Mgr doesn’t enforce rules, appears he just want occupancy up for his bonus. DO NOT MOVE HERE! It’s ratchet! Police don’t do a thing! I have warned you! If you move in you will regret it! The photos of the pool party that’s attached is Tuesday June 27, 2023 going into Wednesday on June 28, 2023 at 12:47 a.m. It was crowded before the Police showed up!

Absolutely beautiful property! I am very impressed with all of the amenities, the staff is so helpful and friendly. Ms Crystal was very nice and informative.
