Landlords avoid Royal Rentals! They were initially great for the first few months as a “Rental Management” agency. They did a property inspection and advised us of what needed sorting. The property was only a few years old and was in good condition. They purchased a few items on our behalf and sent us invoices. If things needed repairs they sorted it and emailed/invoiced us. The property was to be inspected regularly, we got one inspection report after a few months which was good/fine etc. We didn’t hear from them for a while after that regarding inspections. We emailed them about late rent and they didn’t respond. After a while they basically stopped communicating with us, we were living abroad so communication is key. They sent me an email about a plumbing issue midway through the second year and they said that they were due to do an “inspection” of the property so they would send their guy around to check first. Heard nothing for weeks until we received 30 days notice that the tenants were leaving even though the tenants were legally obligated to give 42 days. We became concerned at this stage as we hadn’t heard back about the plumbing issue. They said the guy who was due to do the inspection weeks ago was sick. I couldn’t get a straight answer out of Royal Rentals. I was emailing them and they ceased communication. They did no final inspection as they promised and the property was left filthy and damaged, the tenants even left the back door wide open for days until the new agent arrived to assess the property. Royal Rentals does not do as they promise they neglected to do their job and now there is further damage to our property which we have to pay for. They are completely incompetent and unprofessional.

If you're a tenant, do yourself a favour and stay away from this company. I rented a place from them and everytime something needed a repair (which was frequent), it took them months to send someone to fix the problem. Even things that were agreed upon prior to signing the lease. . For example, the place had a water leak before I moved, that destroyed the staircase and the wooden floor in the master bedroom. I'm talking about maggots crawling underneath it. It took them three months to fix the bedroom floor. They didn't bother with the staircase. The dishwasher was also broken.It took them, believe it or not, 9 months to replace it! But the worst part was yet to come. And these were just some of the issues. The only thing keeping the balcony door closed was a 14kg kettlebell. It took them four months to fix it. . To give back my deposit it took them one month, several calls, texts messages and registered letters. What annoyed me the most was that I've always paid the rent in time and they either ignored my messages, or gave me some lame excuse. I actually had to open a dispute with the RTB, but they eventually paid me back without RTB's intervention. A complete disapointment.

Girls are great they helped me a lot when when i was looking for a house, was very pleased with their service.

Royal have looked after my apartment for the last number of years and it has been a real weight off my mind as I used to do it myself for years. They source tenants, ensuring the rent is paid on time and knowing that they manage two more properties in the complex means that they have their ear to the ground with upcoming issues. Sharon and Lorraine do their best for me, they handle the tenancy with ease and that is all I can ask for. They come very well recommended.

Told me to come every week to register my interest for any upcoming rentals, went three months, nothing came up, completely useless and waste of time.
