Had a very poor stay. The bed was extremely uncomfortable as it was hard. The pillows were pancake thin. I used all 3 in the room and still didn't get enough support. They didn't clean the shower as it still had water in it from the last guest. I will not return.

I booked this motel and I stay one night I can’t sleep in the room whole night I stay in my car I don’t know I spent a lot money but it’s just not worth it because I need to sleep whole night in the car because there’s so many bugs in the room and they not vacuum the room properly i can’t say properly because they didn’t vacuum the room it’s all dirty everywhere too much dust in the room and even on the bed and there’s are a lot dog hairs on the bed and on the carpet. In the bathroom towels all dirty and in the cupboard they are alot of the bugs and I can’t stay for one minutes moreover the motel fees also non refundable because they also know rooms are dirty that’s why they don’t want to refund the money. I think this motel must need to change a lot things and must need regular inspection. 😡😡😡😡

Sorry to say, but this place was not up to a good standard for hygiene, cleanliness and overall safety. There were bugs, cigarette burns on the furniture and oil stains on linen. Back door looked clearly broken, (cracked glass and was not properly installed) and could not lock - the back is shared with other guests, no dividers or anything. Partner and I felt really unsafe and made the executive decision to leave in the middle of the night. Staff were friendly though.

A poorly maintained motel that has some hints that an effort was made in recent years to update the room, but it's clear that corners are cut wherever possible and little to no effort made to repair and replace things when needed. My wife opened the curtains to see the view and the rod fell. We couldn't reach to replace it so I went to call reception and realised there's no phone in the room. I called using my mobile and the receptionist came with a guy and they say "oh there's no chair in this room." So he got a little chair from the balcony to stand on. I asked for the WiFi password to connect TV to Netflix. She said there's WiFi but not for streaming on TV just to use on phones and would call to give me the password. Didn't call back, but I only wanted it for the TV anyway. I couldn't connect to my phone's hotspot either. The bathroom sink has a nice modern tap that is positioned too far to the side of the basin so washing your hand means half the water goes outside the basin. The screen door of the balcony is left broken and sitting off its rail. There was an old AC that worked, but had to reach high up. There was a remote control which didn't work as the AC unit didn't have remote function. There was dirty finger prints near the light switches when arrived and was still there when we left three days later. Looks like a dodgy block of flats from outside which just isn't inviting. There's rubbish and broken furniture around the side that's clearly been stashed for a while. Doesn't affect the room, but tells you how little they care for quality. The room was adequately clean, just. Bed was quite comfortable but let down by flimsy pillows. Cheaper than nearby alternatives, but not cheap enough to overlook the negatives.

My friend is staying there, I only stayed one night, but very comfy,clean & quiet, great night sleep, at a very reasonable price. Highly recommend,

Lovely concept lovely yard and rooms but there is a huge security issues as doors are not lockable from the inside except with a chain link bolt. We had a scary thing happen and had someone knocking on the door at 4am and then opened the door to come in only the chain link bolt being The only security all while we were asleep. Fairly frightening thing to go through

Would rate 0 stars if it were possible. Disgusting, filthy, smelly room. Sticky floors, broken flyscreen, dirty carpet, unhygienic bathroom, holes in sheets. Pool was green, with broken tiles. Drug dealer spotted by the pool. Did not stay as we felt very unsafe.

Stayed here twice. First stay was great. Nice clean room. Pleasent experience. Second stay was a danger for my safety as i had someone attempt to break into my room at 3am while i was sleeping. Left a note for management team to investigate. No one called me to address this. I called mamagement later in the day was just told Police.was informed. Was expecting a call back. Was hoping for a follow up. Mamagement didnt show any concern to call back again. The glass sliding doors are not safe on the pool side entrance and it seems thieves can break in easily. Will not be back again. Scary experience. Fear for my safety.

Staying in a top floor room and the 1st thing I noticed was the overwhelming stench of cigarette smoke. It's wafting up from the lower level balconies and coming in to the top floor rooms, even with the sliding door and windows closed. Absolutely disgusting. Other than that the rooms are OK, you get what you pay for.

Stayed for 4nights, rooms were okay, got dirty blankets, forgot my overcoat which I didn’t got, the reception says everytime they gonna call me in 5mins and kept waiting for their call. Complained about the wifi service’s 5times, never sorted it out. Bad service

Was horrible. Travelling with my baby.. the rooms were decent sized but that's the only positive thing. The rooms are no equipped properly at all. I was kept up most of the night due to junkies fighting slamming doors and screaming quite close to my room was scary for me and my child. Was rushed into check out way before it was time. Did tell reception of my experience didn't seem to care.

The worst experience we’ve encountered, rooms were so filthy& dirty and so was the outside and the smell in the rooms was horribly awful and terrible and furnitures were so outdated and not safe,curtains,bedsheets had disgusting smell and stains on it and bedsides seems to be used as astray and the air conditioning wasn’t working properly. DEFINITELY DO NOT RECOMMEND ANY HUMAN TO BE IN SUCH FILTHY,DIRTY,DISGUSTING PLACE ESPECIALLY CHILDREN

Dirty, filthy, mouldy bathroom, stained blankets, chairs and not ONE good thing to say about this place. If I could give it a zero I would. I was told that management would get it vacuumed again but it obviously wasn’t important enough - they didn’t. Sadly a good clean would make such a difference but they get away with advertising online with photos that bare no resemblance to reality and they keep taking the good money from innocent people who book online from these photos. Like I DID! More fool me. Please don’t stay here, read these reviews and move on. It’s not even a really cheap place! They should pay ME to stay here.

Great value for money and the staff are friendly and very helpful.

The room smelled of vintage urine, circa 1970s, same time as it was built. It's noisy due to Princes Hwy traffic, It also smelled heavy of curry due to the attached restaurant. The wifi came up as dangerous on my phone before I tried to connect to it. I was going to call reception for the password beforehand but, the phone in the room was disconnected/not working. Take your own pillows if all this appeals to you. Added - They asked what room I had in responding. They had my card and name and still don;t know what room!

Absolutely disgusting joint, smoked filled room,broken bits of crack pipe in bathroom.. given wrong key at checking. Left at 4am as I'd had enough of the noisy Indian wedding.Booking.com do something about it.

Not a pleasant stay in every respect. The room was big. Unfortunately, the sofa was not clean. The mattress need a change. Ripped curtains.

Not very clean, no towels, and one cup, it was like going back to the 80's, The place looks great picture wise on the internet, what I have learned from this bad experience, Is to read the ratings next time.

A beautiful relaxing place. Enjoy the pool and great food. Strongly recommend staying here and dining here. I come here regularly.

This place is absolutely foul. First greeted with a discusting stink in the air that after a few minutes gave me a headache. The place is filthy, locks are broken, this place should be shut down immediately! Wait there's more...currently my husband is calling these scum bags because we were charged $143 when the bill was $90 bucks. If you have a family please don't go to this place. It's dangerous. Authorities should be alerted. You are way better to sleep in your car for a night.

We stayed there for 1 night. Room was ok I guess. Some cleaning wouldn't be bad though. Curtains were dirty, shower was filthy. The heater was heaps noisy and barely heated the room. They gave us 1 thin blanket each in winter. Beds were uncomfortable. There was holes in the wall. No bowls for breakfast. They were also onto us to check out. I doubt we would stay there again.

Walls and shower were dirty. Got keys for the room and it had not been cleaned from previous customer, then had to wait well over an hour for it to be cleaned. No top blanket on bed and no cutlery besides one dirty spoon

The Iced Coffee was disgusting and the pastry was average, at best. The food used to be good here. Not going back.

Absolutely horrible- how this can be 3 stars is beyond me. ZERO stars. Broken down. Filthy dirty and in DESPERATE need of repairs. Sorry but you shouldn't be charging people to stay there.

The room was deceiving than booking it online the room didn't look like any of them it was old and tired. There was no extra pillows, there was tape covering something on the carpet. It was a small room. There were stains, holes and marks on the walls, chairs that were there before me. You could smell cigarette smoke when leaving and while in your room. The room smelt stail. The only thing that looked newish was the bathroom.

Disgusting attitude from staff. On holiday with 22 yr old daughter. Mistake made and only one bed in room. They suggested that we sleep top to toe in same bed. I slept in car for 2 nights. Worst place ever

Sundown regency aka Walawwa is an awesome atmosphere to have a good function. Parking is a bit restricted as it has limited parking on premises but can park off street. As for the food, if you need to have a decent Sri Lankan meal this is highly recommended. Their food brings back the authentic Sri Lankan memories. Highly recommend this place.

Room had roaches & bathroom stank of mold / mildue. Apparently the cleaners don't know what bleach is.

Nice place Yummy food great customer service nothing to fault..we had out friends and family xmas party it was fun packed night and this couldnt be achieved with the the support provided by the staff. Thanks heaps..

Carry on, keep driving pass, stay somewhere else. If you do stay here, take note of any damage in the room including carpet stains and cigarette burns. My rating is 0.

Late check-in was handy but that's all. It was, filthy, cutlery/utensils were dirty, no sheets replaced so not even a sheet on the bed for last night, didn't return cash bond saying they had from our last stay, metal poles holding door between open, fridge in kids room so kept waking them, jets on bath to hard in 1 bathroom & didn't work at all in other rooms bathroom, screen doors for balcony (if U can call it that) falling of, bad heating first night, bad WiFi, 2 room keys between 3 rooms & son with mental problems locked himself out of his room at 9:30pm & no one in office to help till 9am next morning (which caused a lot of probs including my car windscreen getting smashed, list goes on but running out of time & room. We will NEVER go back there again.

Would not have picked this place myself. Stayed here as part of a junior basketball team last weekend (Queen's birthday long weekend). BIGGEST MISTAKE! Opened the door and....shock horror. The smell!! Phew! Almost puked! Had to go to the supermarket to buy air freshener. Bought 2 of the hanging type ("Magic Tree" brand, $2.75 each) as had the most impact to get rid of the stench in quick time. No table inside to eat on so dragged the one from the balcony which had an ashtray full of butts on it. Carpet filthy - was not game to walk barefoot. Couch - nah, ain't sittin' on that thing! And there's more... You get the gist..... KEEP AWAY!!

Excellent room with everything you need nice firm bed aircon kept me warm all night reception were great even came to my room when I asked how to work the tv so a great stay

A elegant venue with extremely tasty food. Very polite service. We held our OBA AGM last Sunday which was a very successful event. Old DON'S in Melbourne turned up in numbers to make it very memorable 💛🖤💛

Could have been better if the people in the next room weren't so noisy ... And may be if there was decent amount of coffee.tea and milk I would have joined it a little more, but enough for one cup each I feel was a little poor.

Excellent location, approx. 5kms from Sandown Raceway. But, location is the best thing about this motel. Old furniture and rubbish is left in view of the rooms balconies, and plant waste is stacked up in an otherwise empty garden bed and composting before your very eyes. I'm unsure of whether or not this is the same with all the doors to the rooms, but the door to the room we stayed in required some force and key jiggling to open. But hey, at least no-one can break in! A opened, partially drank can of V Energy was found on my balcony, and a hair found in the bathroom close by the toilet paper. The air conditioner remote doesn't work and the air conditioners desperately need a service. If you have any level of a dust mite allergy, book somewhere else, please. As someone with a very bad dust mite allergy, I barely slept and my nose didn't clear for hours afterwards. When we awoke in the morning, ants were crawling down the wall from a small hole in the roof. But, the sheets were clean enough and the beds semi-comfortable. You get what you pay for for $145 a night.

The two rooms that we got were $260 a night there were two rooms joind and it stunk like cat poo no matter what was sprayed it literally stunk bad when I complained about it they told us that they will kick us out with no refund for the money that was paying for the two nights or the security deposit either .the fringe festival was on, so there was literally nowhere else to stay so we had no choice it was not pleasant for a motel. I will never stay there again

If I could give this negative stars I would, this place is absolutely feral. Looks like it hasn’t been cleaned since it was built, not to mention the cockroach infestation. I never went to the restaurant but if there’s cockroaches in the rooms I would NOT trust that food.
