    No 31 is a wonderful find in the heart of Dublin, the Hotel is hidden down a side street and has secret garden feel to it. Ruth provided a warm welcome on check in. The room is stunning. The garden is beautiful. This oasis of calm and tranquility is topped by the best breakfast you will find. Delia and her masterful team continue the magic of No 31 with a beautiful assortment of fruits, homemade breads, and eggs florentine that started our day in the best possible way. What a lovely surprise, well done to you all.

    Highly recommend. If you are looking for a unique experience in Dublin, this is your hotel. The bfast is amazing. 30 rooms set in a Georgian townhome complex, each room has been tastefully decorated with a jazz theme, there is a garden. Staff are amazing, this place is really special.

    My husband and I thoroughly enjoyed our stay. The room was quaint and nicely decorated. It was rather quiet too. We loved the Dyson fan especially since there is no AC option. The pillow mist was an added bonus too! I’m only giving this place a 4/5 because my parents, who stayed in room 10 near the reception, did not have as nice of a stay. Their room was loud and in need of some repair (sink and shower leaks). If you book here, request to be in the Gregorian House and not the main reception area. Breakfast is lovely and cooked to order. Can’t beat the location near St. Stephen’s Green either!

    Lovely hotel and a great location. They have an “Honesty Bar” where you can self serve yourself some drinks and write down what you took. The breakfast is top tier and I absolutely recommend eating their breakfast every morning. Staff are friendly and inviting. Overall a great place to spend some time in Dublin and will be coming again!

    It felt like a privilege to stay in this beautiful and unique place. I booked it last minute and didn't realise just how nice it would be. It was a lovely surprise to be surrounded by the luxurious marble, historic details and interesting art. The bed was very comfortable. The staff were friendly and helpful. The location is perfect and we hope to stay there again.

    Fantastic value, comfortable and spacious rooms. Definitely the best breakfast in Dublin. Wish we were able to stay here longer but they were all booked up!

    What a little treasure in the city centre! Such a beautiful old house, renovated impeccably with gorgeous interiors. The courtyard was as nice a hangout spot as you’ll find in the city and the staff couldn’t have been more helpful and accommodating, from front of house to cleaners to kitchen staff. Will definitely be returning!

    We had a 7hr layover in Dublin and came to Number 31 for breakfast! 5/5 service - They were super accommodating despite having a full house and us being a walk-in for breakfast. 5/5 food - The food was super good, fresh and amazing! The jam was the best we ever had, never had fruit jam taste that fresh and amazing before. The sausage, eggs and pastries were also amazing. Freshly squeezed orange juice and their traditional porridge was also amazing! We would be happy to come back to eat the next time we're in Dublin.

    You get a whole lot here for the price that I paid for the room (175 per night ish). Gorgeous rooms and building, great breakfast and attentive service. The shower in our 'intimate room' was sort of damaged and it was not warm as a result but I don't think that is justification to knock off a star. Everything else was truly fabulous and we will be back! Don't tell the tourists!!!!

    Really disappointed by the customer service at the hotel. Due to a family emergency my parents couldn't use their stay planned for their wedding anniversary. We were only able to provide 24 hrs notice instead of the required 48 and were charged full price for their stay. In times of family emergency you would hope kindness would prevail, not the case with Number 31.

    My friend stayed here and I visited her for a few hours. It's a great place with an amazing outdoor area. I wouldn't hesitate to recommend it to anyone

    We absolutely loved staying at Number 31. My mom, sister, and I were traveling together and had neighboring rooms in the front of the house. Our rooms were well appointed and the beds were comfy. Delia's breakfast was beyond stellar each day, definitely a highlight. Additionally the seating and honor bar are fun options to utilize while getting ready or to relax after a day walking around. Dublin in general is very pedestrian friendly, so while Number 31 is tucked away, we were still able to walk most places. I would not hesitate to stay here again!

    Brilliant hotel in Dublin with great value for money. Friendly staff. Comfortable bedrooms. My only issue is that the room we had was very noisy above us. We could hear footsteps up above, probably because its a very old building. Lovely breakfast with a lot of variety.

    A warm and welcoming staff providing comfortable, bright rooms in a quiet neighborhood just a 12 minute walk to St Stephens Green and the hustle and bustle of Dublin. One thing I did not appreciate until my first breakfast was the pleasure of Delia's cooking. You're no longer in a hotel/B&B but rather in someone's home where she cooks breakfast to order all the while checking in on you and your plans for the day. She was someone I looked forward to interacting with every day of our visit and I miss her good humor and fabulous home made granola and the best porridge in Ireland.

    I’ve just stayed here and it was a great disappointment. The good things: - sunken seating area and honesty bar - the lady chef makes a great breakfast and has actual customer service The bad things: Room 10: -Noisy from clattering wheelie cases all night -Dark and dingy but when you open the curtains, you have the delight of all passing fellow guests looking in. -The door to your ‘personal balcony’ (cordoned off bit of the entrance path) was left unlocked all night. I hadn’t checked until I shifted rooms on night 2. The cleaners/staff hadn’t thought that locking the door might be an essential part to guest security! Who’d of thought eh?! - Shockingly bad customer service. An air of ‘we don’t care’ from reception and the manager. When I made a complaint, it was like their voices had been stolen and faces injected with Botox. The hotel photos look good but the reality is something quite different.

    Number 31 is amazing! Started off rocky for us because our flight was changed around and ended up being there 9 hours before check in. The staff prioritized our room so we could get in a little early. Room was nice and clean. (Ask for a fan if you are used to a cold room) The breakfast was amazing. Chef Delia has been with number 31 for 25 years and her breakfast is nothing short of amazing. If you stay here you MUST go for breakfast. If you are ever in Dublin , stay at number 31!

    A wonderful, hidden gem. Convenient to downtown and the City center, we felt safe coming and going ( at ALL hours) in this fantastic location. Rooms were so comfortable, we fell asleep as soon as our heads hit the pillows. The staff were wonderful and accommodating as well. The real highlight is the breakfast included at Delia’s upstairs! The food was fantastic and fresh. Choices ranged from a full Irish to eggs Benedict to frittatas, plus a fresh variety of sliced breads, orange juice, and tea or coffee. What an absolute delight to start each day with the smiling young ladies on the staff! They welcomed us with a smile three early mornings in a row and the service could not be found wanting in the slightest. A definite highlight of our Dublin visit (I recommend the eggs Benedict). What is I. The fried potato mash? Pure magic!

    I've been visiting for a conference. The stay was amazing. There is always a subtle music in the hallway and it changes the mood. They have a nice place where you can relax in the hallway and an open bar there. The breakfast is amazing and they prepare delicious meals. The room was amazing, with a comfortable bed and amazingly comfortable. The staff was super helpful and friendly. Overall amazing service and location.

    My father and I have just had the most wonderful stay at No 31 in Dublin. All up we spent 10 nights at the hotel. In addition to the fantastic location and beautiful fit out and funky styling, the staff and service were the real highlight. The staff on reception were friendly and helpful without exception. Delia, Mary and the rest of the breakfast staff were outstanding. Every little touch of the breakfast and service was spot on. The lovely fruit, delicious breads, hot coffee and out of this world cheese omelette which I will miss. I did not know that potato could taste so good for breakfast. Delia is a sensational cook. When we return to Dublin we would not consider staying anywhere else.

    Number 31 is a fantastic hotel - Delicious breakfasts, clean and comfortable rooms, sleek appearance, and fantastic location, walkable to many major attractions. It was a lovely and relaxing spot to end our 2 week trip to Ireland.

    My husband & I, our family & friends can't speak highly enough of Number 31. Almost all our wedding guests stayed at Number 31 for the night of our wedding & we honestly couldn't have asked for more. The staff, the interior, the court yard, the sunken bar, the breakfast, were all incredible. Everyone who worked at the hotel was super considerate & helpful & there was an amazing atmosphere on the night. It really made our wedding experience exceptional.     What a hidden little gem, my girlfriend and I live in Dublin, just needed a night away while being close to work. Utterly charming, Agatha looked after us so well, as did all the staff, the included breakfast was lovely, and i couldn't finish everything. Was an amazing little find and might be something we treat ourselves to once a month

    This is a remarkable hotel with 2 personalities. The mews is post modern with the main Georgian house an Art Deco paradise. No restaurant but a breakfast to write home about. Staying here is an experience like no other in Dublin. A hidden gem.

    Very elegant hotel. Beautiful and with very nice style, much more elegant than most hotels. Fantastic breakfast and good service, also nice staff and comfy rooms. Beautiful rooms, elegant design and lovely location. Clean and good rooms, good selection of toiletry accessories like balsam.

    We stayed in a 'Fabulous Double' room at Number 31 for three nights to conclude a three-week holiday in England and Ireland. We were very pleased with the room's art deco decor, the comfortable bed, and the complimentary toiletries. Whilst a small waste bin was in the bathroom, the bedroom would have also benefited from a separate waste bin, but this was its only fault. The hotel facilities are lovely and we enjoyed the beautiful garden, the sunken living room and fireplace, and the honesty bar. Breakfast was included and made to order each morning. Given the warm weather, we enjoyed sitting under the awning in the sunshine to take our breakfast. The service was a little divided. Breakfast staff were always attentive and Agatha who checked us in was very professional and solicitous whenever we saw her. A couple of other members of staff - one male, one female - were rather indifferent, or to be perfectly blunt, quite standoffish, which was a shame. On the balance of averages, the good far outweighed the bad and we were satisfied guests who would certainly stay at this establishment again.

    Boutique hotel closed to Dublin centre, in the south business/consulates district, easy to walk the popular roads of the town. Each room is different and well design decorate, many amenities will welcome you. We were in the secondary building, connected by a beautiful court/garden. Our room was a huge quite family suite around 60 mq. There is a 24h open bar self-service in the lodge. Breakfast is super, with a delicius main course home-cooking, marmelade, fresh orange juice and so on. I prefer sweet taste in the morning and the only suggestion I can give is to add a pastry/sweet choice to the munu. Everything was great anyway. Definitely to try.

    Nice place to visit Dublin and its surrounding. Our hosts were very kind and helpful providing tips to discover Dublin and services to make sur you are having a confortable stay. Bedrooms are very nice and clean. The breakfast is amazing. I definitively recommend this place.

    The staff at the Number 31 in downtown South Dublin City were fantastic. Great attitude. Helpful, and always available. The bed was super comfy. The pillows were so comfortable!! will always stay at this location when traveling to or through Dublin! The breakfast was great. You had a choice of proper breakfast plates!

    Stayed here last time around. Absolutely fantastic hotel with very kind and caring staff. The evening bar by the fireplace in the living room was a great touch. Our room was spacious and beautiful. Definitely don’t skip the breakfast! We wanted to stay again this time but the price was just over our budget as Dublin was the last leg of our trip.

    Very disappointing. Our room was in the basement, toilet wasn't clean on arrival. Tiny self-service bar with limited selection in the living room. Breakfast was really poor. They have the potential to make this place quite good if they raise their standards across the board. Wouldn't recommend it to anyone else.

    We did not enjoy our stay, despite very nice and helpful staff. There was a smell of damp in the hall and in our room and we could not sleep as other guests were chatting loudly in the courtyard (after midnight on a Sunday), and then we could hear breakfast service being prepared the next morning at 7am. There was a lack of attention to detail which you do not expect of a luxury hotel: loose taps in the bathroom, the cheapest possible plastic bottled water, very minimal cosmetics (no cotton pads for make up removal) etc. The hotel also has a split personality in terms of decor, which clash quite badly: half is minimal modernism with muted tones like on the website, which we enjoyed, the other is very bright kitsch pink, yellow, and turquoise velour, which wast not to our taste. The hotel tried to accommodate us by allowing us to change rooms which was nice, but would not stay there again.

    Had a great stay in this hotel at the end of last week. Lovely setting in a quiet area of Dublin City centre but still a close walk trough St Stephen's Green to all the shops. The breakfast was by far the highlight of the stay and worth a return trip.

    Excellent central location, extremely comfortable beds, nicely attired rooms and bathroom suites. Breakfast was really good with various options, well prepared with care and attention to detail. Lovely spaces to sit outside. Very well run luxury B&B. Highly recommend.

    Great hotel/b&b to stay in. We stayed here for our honeymoon. Room was lovely. Staff were very nice. Very welcoming and always helpful to us. Food was nice. Breakfast was included and we could get anything that we want. Just the room we stayed in (room 33) needs a bit of painting and some cracks filled in, just some cosmetic stuff. Location was great. We walked into town for some shopping as it was close by. Parking is handy.

    Had a terrific experience all the way through, especially breakfast (even though the poached eggs were overcooked). Great decor of buildings and garden, and very accommodating day and evening staff. Highly recommended for location and comfort of stay in Dublin. If they could provide supportive pillows, it would be perfect.
