    I honestly had higher expectations for this place. It was fine living there for a year but when it came to the move out process, they do not make it easy. I work in leasing and real estate and for them to be charging outrageous fees to complete a turnover that should be their responsibility is absurd. Why am I to pay $900 to replace the carpet even though any wear on the carpet is considered normal wear and tear. It just goes to show the companies morals and how they are just in it for the money. Do yourself a favor and lease elsewhere.

    Do not move to the spyglass. Everything is fine for the first 4 months and then they'll start overcharging you for utilities. We had roach problems the very first day of moving in and had them spray every week and it did nothing to help. The washer and dryer were so outdated too, we had our dryer "fixed" multiple times and it still never worked. And the worst part is when you move out. I have never lived at an apartment in Gainesville where they charge you for carpet cleaning and removal, they even said that if you are to get it professionally cleaned and it doesn't meet their standards they'll charge you again. They also said that if they end up removing the carpet you wont be charged for it. Yet I recently got a letter with a charged for the carpet cleaning and removal along with paint. I have hung things in my room and those holes were fairly small and I covered them. I don't see a need to be charged for these things. I feel scammed. If you do end up living here make sure to take before and after photos of everything so you don't get scammed by these people too.

    My wife, our two dogs, and I, lived in Spyglass Apartments from 2018-2023 and I loved the apartment complex. The thing that I appreciate about the complex is that the manager Lauren, she always kept the complex well maintained. It wouldnā€™t take but an hour if a tree had fallen, for a clean up crew to be cleaning the mess. That said, there were times in where I did not fully agree with concerns brought by the office but I know that they had to keep the rules set in place. That said, this is great place for those who want a calm and clean place to live with your pet/family.

    I filled out an application with the information they provided that short leases were accepted. Once I paid the application fee they texted me that they did not offer short term leases. Now I wonā€™t get my fee back. Bad business.

    Iā€™ve lived in Spyglass since June 2021, Iā€™m not moving out because of anything due to the complex, just looking to change it up a bit. As for Spyglass, Iā€™ve been pretty pleased with my experience. When I originally moved into a 3x3, they paired me with a good Roomate and we had some ups and down with the other roommate(s), but whenever we had a complaint, the management came to help us out quickly. I was always very impressed with maintenance since they kept up with the complex so well, landscaping, trash pickup, painting signs & gates. The whole maintenance crew were very nice and hard workers. I moved into a townhome in August 2022 and itā€™s been very cozy and comfortable, and the overall complex is pretty safe, gated, and quiet. The only issues I had with spyglass was 1. a pretty bad gnat problem in both homes, I kept my apartments clean and flushed drains, didnā€™t leave food/liquids around but gnats would just keep coming. Maintenance tried to do what they could but the gnats would just disappear for a while and eventually come back again, so thereā€™s definitely some old piping & seals that need to be replaced. 2. Utility bills - this place is powered by GRU, so be prepared to pay a LOT of money monthly to keep your lights on. I understand itā€™s out of Spyglasses control, but itā€™s pretty stressful seeing high power bills, especially as a college student. Overall, Iā€™m happy Iā€™ve gotten to spend my first couple years in Gainesville at this complex and would recommend it to anyone looking for a nice affordable place where you can feel safe.     Staff is super friendly, easy to work with, and timely at responding to maintenance requests! Jamie is the best. Lived here for a year now, slight bug issues -- but it's Florida, so what else can you expect really?? Quiet and clean neighborhood, nice pool, pretty reliable busses.

    I have lived here for the past year of college and could not recommend the community enough. It is gated, quiet, clean, and has the friendliest staff I have met. Shout out to Jaime who is the nicest person at Spyglass, he genuinely cares about the residents and will help with any maintenance issues you might have. Love this place

    Edit 3: This company is now lying and trying to claim that they don't have record of me living here. Maybe they can do their "research" by looking up the identification number on my lease: t0043978. Everyone has an ID number like this on their lease. IMO, if you ever needed a reason not to trust a certain business - this is it. Thieving company - DO NOT LIVE HERE. They will bombard you with damages even if you take care of your apartment. They also forward you immediately to a third party collections company. The people at the office are nice, but notably they are residents there. Once you're no longer a resident there the management will try and squeeze every dime from you like water from stone. Poor and disrespectful practice. EDIT: The last 4 reviews are saying they're being frivolously charged with carpet removal. IMO, these scammers are so transparently trying to pass off the cost of brand new carpets onto their tenants. What a fraudulent joke. EDIT 2: Guy at the billing company just told me the carpet charged IS NOT EVEN FOR DAMAGES, itā€™s for ā€œuseā€. As someone else said it is not legal for apartments to pass off costs of upgrades onto their tenants.

    There are roaches that Spyglass refuses to do anything about. They come up through the drains at night and if you forget to close it, roaches will be everywhere, even on the second-floor apartments. The buildings themselves are incredibly outdated, and they are scammers when it comes to moving out. They will truly make your wallet suffer. They charge over 300+ dollars. I got my carpet professionally steam cleaned and they still charged me for cleaning my carpet. They also charged me for carpet removal which makes no sense. Utilities were fine until about halfway through living there, the appliances like AC and the toilet broke down and started charging us about 70 a month. Utilities are basically not included because their outdated appliances are so bad that they will consume extra. Internet was terrible, with constant outages, and extremely slow. If you work from home expect to be fired when living here. They say this is a gated community but the gates are stuck open half the time. Save yourself money and don't move here.

    I lived there for a year in one of the older buildings and I honestly loved it. The maintenance was great there, compared to the other apartments in Gainesville, and the location was good for the price. Thereā€™s only the 20 bus that goes to UF, though, and itā€™s usually packed. The apartment was in poor condition when I moved in and needed a lot of cleaning. When my roommates and I moved out, we were each charged $350 for cleaning, painting, and a carpet replacement. And our security deposit was taken. Our lease said that we had to have our carpets professionally steam cleaned, which we complied to and provided evidence of the receipt, so it was surprising to see a charge for carpet replacement. Our lease didnā€™t say anything about a carpet replacement. I sent in two certified letters and an email of my dispute and some of my charges got taken off, but the carpet replacement stayed. The complex ended up giving photo evidence of stains underneath the carpet, and apparently that was enough justification for the charge, though those stains couldā€™ve been from any of the past tenants, and of course I didnā€™t think to check underneath the carpets for stains at move-in. So even if I had photo evidence of the carpets before I moved in, they still wouldā€™ve charged. Moreover, these pictures couldā€™ve been taken in any other apartment. Itā€™s just an evil tactic by the complex in order to get the tenant to pay to replace the carpets in an old apartment. The move-out charges were absurd considering the conditions of the apartment at the time of move-in, and itā€™s ridiculous and unfair that they charge tenants for normal wear and tear. I wouldnā€™t recommend living here, though if you do, I would recommend taking lots of pictures at move-in of everything. Any sort of proof will be helpful in your dispute when you end up fighting all of the charges.
