    I regret living there. I would rather pay more and live further away from campus. It's been very stressful living at UCA apartments and management don't even return your calls or emails. I have been very disappointed up till the very end. There are only problems and it takes forever to get fixed. Maintenance is terrible, the apartments are terrible and the response if worse. I am very clean but I had pests, I had a broken washing machine/washer for an entire summer (the quarters I lost, I was never reimbursed), the roof in my closet fell down. They took 6 weeks to repair and when they did, made such a mess. My room was so dusty that I could not live there. I stayed at a hotel (I was never reimbursed). They sent someone to clean (who was super nice) but it was still a mess and I had to help clean my private belongings. The one star is for the very lovely and nice staff at the main office. They kept my packages safe.

    If I could give this company negative stars I would. This management company is the worst company I have ever dealt with. My roommate are I are stellar tenants - always pay rent and bills on time, very quiet, and very clean. We were charged $150 fee for backdating our electrical bill that they refused to refund, despite us paying our electrical bill directly to PECO in full. There was a leak in my bathroom that they did not fix until we moved out. We were charged a $36 “violation fee” for stopping our electricity service 10 days early, despite turning in our keys. We were never warned of these extra charges and instead, were told these were written in our lease agreement and that we must pay or it’ll be taken out of our security deposit. The mail was just thrown on the ground at the front of the building instead of being placed in our mailboxes. It was stepped on by other tenants - I had to sort through muddy envelopes to receive my mail. The apartment had no soundproofing or insulation - I could hear my upstairs neighbor’s phone ringing and the drawers of his dresser opening/closing every single night. The winter was miserable. We were once charged $220 for heat for two weeks because there is such little insulation before dropping the apt temperature to the mid-60s. UCA completely ignored our concerns all year and were the LEAST accommodating people I have ever worked with. We were constantly hit with additional charges, late fees, and violation fees, with NO warnings, then told afterwards “it was in our lease agreement.” I have read the lease agreement in depth and the details of these charges were not clearly listed anywhere. They prey on students and offer horrible service - for $2400 monthly for a 800 square foot apartment, I expected more.

    I’m updating my review because the management team reached out after seeing my initial review, and helped to fix most of the problems very promptly. They are able to give USPS the key to deliver the mails to our mailbox, installed brand new bathroom cabinet and basin that look really nice, fixed the wholes on the wall, and made sure my window can stay open. There is only a small issue that the windows don’t lock. My apartment is so much better now and I appreciate their hard work to make the improvements! 1. The apartment do NOT give key to USPS to deliver mails! And they didn't tell me about it when signing the lease. And they told me if I have to move out because no mail services, they'll charge me for breaking the lease. Shouldn't they be legally responsible for my lose? 2. There are mouse running around in the apartment, and holes in the wall, I submitted work request, they said they'll make it an urgent one, but no one comes! 3. The day I moved in, my windows can't stay open, and can't be locked; and the cabinet in the bathroom is totally broken. I submitted work requests, every time I call they say they'll send someone, but it has been weeks and no one fixes my windows. They finally sent someone for the cabinet after weeks, barely did anything (see pics attached), and then call it fixed and closed the ticket!

    It was a very bad experience to rent an apartment via thsi agency. The apartment is very bad. It's not clean and noisy. We feel being cheated. They even didn't renew the apartment before we move in. You cannot reach them after you moved in, no matter what kind of request you have!

I have never had such a terrible experience in all of my years as a tenant in multiple apartments. Since moving into this unit, I have dealt with building issues such as recurrent mice and insect infestations, a window screen falling down onto the deck from the upstairs unit (also owned by UCA), and most recently, the collapse of a substantial portion of the living room ceiling (see pictures for reference). I suspect that this unit was not inspected for appropriate living conditions even though the lease stipulates a pre-move-in inspection. There were rusted nails half-buried in the carpet, a missing toilet cover in one of the bathrooms, nail clippings in the refrigerator drawers, disconnected shower rods, a broken window screen, and many more problems. In general, this apartment was in a shockingly dirty and unsanitary condition when we moved in. Throughout the duration of my lease, I have repeatedly been in contact with UCA management in an attempt to resolve the mice and insect issues and have been met with the bare minimum. Although it is the responsibility of the landlord to resolve apartment problems, it is always up to my roommates and I as the tenants to reach out first, come up with potential solutions for how to solve the issue, and then follow-up multiple times in order to get any sort of detailed answer or explanation. While maintenance response is typically prompt, the work is lacking and often leaves us with more problems than if they had simply not come at all. At this point, I’m tired of writing emails and making phone calls for problems that should have been solved months ago. I’d like to believe that this awful situation is unique to this particular building, but based on my personal experience I strongly recommend avoiding UCA to save yourself the time, money, and headache.

    So I started out having a terrible experience. Things weren't getting fixed, people not answering emails and so forth. It was bad for a while and had to work my communications up to a Vice President within the organization. So sure it got better after that. But things became exceptional when they promoted Robin R. to General Manager. Robin is communicative, supportive, follows-up and works to ensure that you get the best service. UCA needs to promote her to Vice President and let her lead leasing because she is 10/10.

    Avoid Berkshire Apts (formerly Spruce Wood Apts) at all costs. The elevator has been broken since April 21, 2023, with little communication from UCA and Campus Apartments (CA), the building's management company. The first and only update residents got about the broken elevator was on 4/24 saying it would be fixed on 4/25. It’s now been over 3 months and half the building (higher number units; floors 1-4) is still forced to use the stairs, causing struggles and inconvenience for residents, especially those with medical and mobility issues and small children. UCA - CA even changed the out-of-service date on a sign during graduation weekend (pic #2) which just shows their lack of respect for residents (and our intelligence). This is just one of many issues with UCA and CA; don't make the same mistake we did. Look for a better rental company.

    Cheap rent but you’ll have to deal with; Cockroaches in unit and all throughout common areas Theft from washer dryer room Washers dryers that don’t always work Broken elevators ( only elevator still broke after five months) Smelly hallways ( sometimes food, rotten food, cigarettes)

    I have stayed with UCA for 11 years. The location is so close to campus. The rent is reasonable. People was worried about rent increasing during Covid, however, my rent have stayed the same. Maintenance is normally fast, in a day, UCA got it fixed. Living in the city, you deal with losing package all the time because the delivery man sometimes do not have key to get inside the apartment. UCA set up an Amazon locker inside the apartment building. In addition, Amazon locker at UPenn is so close by. I am happy with my stay. Highly recommend new tenants to the building.

    The apartments are terrible and the agency does not care about you or listen to your concerns at all. The basements are not finished and are dirty and dark.
