    Cold and damp room, the central heating is on for 2-3 hours in the morning. You can only get lukewarm water from the hot tap and from the shower, never hot. The staff is very helpful and friendly but there's nothing they can do about that. It's just an old building. It's budget too. The room was spacious and tidy and the bed was fine with clean sheets. As for breakfast, toast, butter and coffee was good, the cheeses and jams - not so.

    The owner was not in the building when we arrived and there was a note stuck on the door saying that she is across the road in another house. The landing was in bad disrepair. The carpet on the stairs was very bare with many holes covered in Duct tape. It looked like it had not been cleaned/vacuumed in the past month at least. Under the bed in the room was a layer of dust and a plastic fork. Clearly the floor is not cleaned properly after every guest. There were 2 chairs in the room that we just couldn't sit on because they looked filthy. There was a wardrobe in the room with the back panel falling out. The room had an ensuite bathroom but the door of the shower did not close properly. The overall cleanliness left a lot to be desired and I'm not sure it meets any hygiene standards. There were bugs in the room and when we opened the door to leave the room in the morning a giant spider ran straight into the room from the corridor. We didn't read many reviews before choosing this guest house, and thus is a lesson for the future. I'm glad we did not pay to breakfast there because after the experience of the room we would have been unable to stomach anything prepared in that house. I would not recommend this to anyone.

    When arriving the car park is a hassle to get in to. Nobody was actually at the property they were across the street. When entering the bedroom it was freezing! I understand during the day some hotels don’t put the heating on as most people are out but by god you could have kept a tub of ice cream out and it wouldn’t have melted! Single glazed windows keeping no heat in! Dirty pillows!! The wall where the headrest was is all damaged. The lamps are covered in dust. The doors do not lock properly. And the best bit about all of it is that our bathroom is about the size of a shoe box and the horrific noise the extractor fan makes is terrible! I had a little money spider crawling on me when I got into bed. All night long I have felt as if things were crawling all over me. Feel like I’ve been bitten everywhere. For the price of £70 for a bedroom that sleeps 4 if your not really concerned about all the above stuff then go ahead and come on down. I certainly will not be staying here again! I can’t think of any positives. If there was a no star rating I would put that!

    Found the place alright. The car parking space could fit about 6 cars. We arrived at 10am we were early, but we were allowed to go in room number 5. The beds were uncomfortable due to only one pillow on each of the beds. They were banging and shouting during the night whilst we were all trying to sleep. We also heard like water leaking from somewhere. No toilet in room, it was a shared toilet. Place in whole didn t look very clean at all. We never stayed for breakfast or had dinner there

    Rooms were large but the bathroom was small and leaked. Water pressure was low too. The location was great and it was quiet but there are some issues with management due to the current owner selling it to knew people so the website and what we were told didn't always match up.

    It's difficult to know where to start with this one. The location is great, the two members of staff I met were friendly and it was relatively cheap. I'd recommend staying here if it's just somewhere to sleep for a night. No frills, bare bones, keep your expectations low. The place just needs someone to care for it. Give it some TLC. It's old and tired and clearly exists just to bring the owners across the road a bit of pocket money. With a bit of passion it could be a nice little place.

    The one stair is for the location.<br/>Everything else was far below standard.<br/>The bedding was clean but the room was caked in dust and dirt. <br/>The bathroom looked like it was ripped out of a old caravan.<br/>I am not snobby at all, i understand it's cheap but a room should at least be clean which this wasn't

    Worse place have ever stayed in , we may aswell have stayed in garage across the road, there was 5 of us in the room and only 2 sockets for phones, they looked dodgy though so we decided not to use them. The bathroom is atrociouse, there is no light in the bathroom, but no wonder its probably to hide the mess its in, there is a hole in the back of the cupbored and it looks very unstable. , the beds are also on wheels with an lamanit floor, were all to scared to sleap since when you lie down the bed moves, very poor effort, pluss the owner stayes over the street , no wonder he probably cant even handle the mess!! Never coming back here.

    The parking area is awfully cramped. The room had a broken lock (which I managed to fix with just a pocket knife). The electric kettle provided had no socket available, I had to find one behind the TV. There were electric cables strewn across the floor, blocking the bathroom door. And to top it off, breakfast was served cold (no coffee, no tea, no toast) because electricity in the kitchen was off, and the cook couldn't get hold of the manager (who wasn't answering his phone). The cook deserves some credit, though - she was a Spanish lady who didn't speak a word of English, by the way - because she proved clever enough to move the toaster and kettle upstairs where the power was on, and finally hot tea and toast were served. All things considered, it was quite a cheap place, for festival-time Edinburgh.
