    I've been to bad places but this is the worst I have ever been. The beds are horribly uncomfortably (mattresses) the bedding consists only of bed sheet and a (very) thin duvet. We asked for an extra blanket and they didn't have any. The bathroom could've use a good cleaning (for instance you could tell that the shower curtain hadn't been washed for a while). Something very intriguing was that it was very hard to find a member of the staff most of the day (unbelievable) so don't expect any kind of directions from them. Yes the price is good for the location but you understand why when you stay there. I would recommend it just in an emergency and when you don't mind not feeling welcomed or looked (at least a little bit )after.

    Well I guess if you’re expecting nothing, this is the place to be. The room was definitely not clean, we were not able to lock the door and the bathroom which is apparently serving 6 rooms was not clean as well. Oh and also old empty bottles were still in one of the cupboards. It’s a shame that this booking is non refundable but I guess that’s my bad.We stayed for about 45 mins but just because it took us that amount of time to look for a new place to stay. I would definitely not recommend it.

    Absolutely disgusting! Never ever stay here! We are still waiting on our refund. No one is about and the one member of staff we saw had no clue. I have videos and photos of how dirty this guest house is. Me and my husband were looking to have a nice weekend away for the Xmas market and this was ruined with a dirty horrific room, I didn’t even sleep in the bed! The showers don’t work, when we asked about this we were told ‘Awww yeah they all do that here, I don’t know why but nothing I can do’ absolutely shocking. Don’t waste your money, they need shut down and to refund our money!!!! Would give no stars but had to give one to post this.

    After originally booked for Balmore guest house we were met by a guy who said was the owner who moved us to number 57 a complete different guest house it was the smallest room we had every stade in in fact a box room is bigger but we're never offered a discount my partner wrote a review on Google for the owner to say that we never booked for Balmore guest house why would he get us outside if that was the case plus breakfast was a banana and fruit juice avoid total rip of place

    VERY basic. The en-suite built in the room in the form of a box with a shower and a toilet, very reminiscent of the bathrooms of a discount airline who also have hotels. The TV did not work so background noise was not possible which meant listening to other guests showering. Ten am check out is a bit early, even an eleven am would feel more civilised. Essentially, this felt a very small step up from a hostel but not at hostel pricing. Good location.

    Clean spacious family room with ensuite. Comfortable beds with a choice of pillows. Continental breakfast in your room due to covid restrictions. We would have liked croissants too but was adequate.

    I was very surprised after reading many reviews. I had a great experience. My room was upgraded to an ensuite with brand new bathroom with shower. Every thing was new. Bed, bedding and towels. Price was cheap and location within walking distance of princes street and old town. Guesthouse was completely refurbished in Jan 2018. Some areas still smell of new paint but it’s not too bad.

    Avoid at all costs!! When I first arrived there were bags of rubbish all along the hallway, but I overlooked it and they were gone by the morning. The room appeared clean enough, although the paint was peeling and the toilet stopped working after one flush. The next night, however, I arrived back to the room to find mouse droppings on the bed. We phoned the owners and left messages, explaining that we didn't want to stay in a room where mice had been, however they never returned our calls or tried to help us. We then had to find a different hotel late at night. Upon looking back at the booking email, at the very bottom it said that under no circumstances do they offer refunds. We had phoned and emailed them numerous times, however they never got back to us.

    Only the location is good. Apart from that the rooms are stuffy and dirty and the staff not very willing to help. I found chips leftovers in my drawers. I stayed for 3 days and the room was never cleaned. TV channels are limited. Stairs are steep and narrow. I do not reccomend.

    Very poor sleeping conditions. We were placed in a room that had no windows other than in the bathroom. The floors were filthy and when you shut the door the was a huge build up of dirt behind it. The staff are just no there and waited about 30 minutes before we could even get in the building. They give you 1 toilet roll regardless of the length of your stay (we had have a toilet roll for 5 days.) we left one day early as we couldn't bare another night there. Also its called Gilmore rooms when you're looking for it on the street not Gilmore guest house
