I recommend passing on Citrus Run Apartments. This place is a joke, from the location to the cost of rent. This incredibly small complex is located right on one of Tampa's most dangerous intersections, you WILL hear noisy traffic and emergency vehicles at all hours, every day guaranteed, no matter where you choose to live within it. The homeless population is also quite comfortable and active in this area, some camped right outside the complex. And research the crime rates in this area; violent and property crime are rampant. The amenities are underwhelming and borderline misleading – the pool is small and unheated, the "nature walk" is basically a boardwalk into a smelly dump site that's overrun with feral cats, the dog park is laughably small and lacks any kind of enrichment aside from a fire hydrant for your dogs. There is really no where for you to explore or to do in general in this complex. The one redeeming quality about this place would be the apartments themselves, with wood vinyl floors, granite countertops, and stainless steel appliances... but even that is sullied by the fact that your walls and floors are paper thin. I have heard entire conversations (and certainly arguments) just sitting in my living room. You hardly have any privacy or peace to enjoy your nice apartment, so it doesn't even matter. And the cost of living here? A one bedroom now begins around $1700 a month! And for what, really? For that price, you can live somewhere much nicer. Shout-out to the maintenance man Mike though. He is great. You'd be doing yourself dirty by choosing to live here. Love yourself. There are MUCH better options out there right now, so keep looking!

Zero stars! The entire complex smells like rotten eggs from the waste treatment plant on the corner! Silver fish are everywhere on the property! The property manager Shelby is the most unprofessional person I’ve ever seen. Her and Mike the maintenance man gossip about the residents. I had several issues with my apartment and was only given excuses as to why they couldn’t be resolved. Shelby the property manager is very condescending and rude. She made sarcastic remarks and comments to me each time I spoke to her about an apartment related issue. Mike the maintenance man actually walked into my apartment while I was getting out of the shower! Completely unacceptable behavior. There were large holes in the laundry room area and underneath the sink in my apartment. The maintenence man Mike told me that all the units have these holes and they cannot be filled or patched up. I had two electrical outlets in my bedroom that did not work. I was told by Mike that several units have the same issue and nothing can be done about this either. Poor construction and electrical work is not acceptable! The apartment smelled of dogs and mold. I have allergies so I hired a cleaning service to come out and clean. I also bought Damp rid to hang in the closet because of the moisture and mold smell. None of the work orders I put in were completed by maintenance. The were just closed out and I was told that nothing could be done. Citrus Run has a mandatory cable & internet packaged that’s billed with the rent. I went without cable and Internet for weeks even though I paid for it! I had to take time off work and go to Spectrum with a copy of my lease to prove that I was the current resident. The office is a mobile home trailer and has no fax machine. If the property offers a mandatory technology package and has a bulk account for TV and internet services, these issues should be handled by the property managment and not the tenant. Extremely lazy and unprofessional service all around! They have been washing and painting all the buildings at Citrus Run for the last two months. Water and chemicals came into my unit through the flimsy front door. Paint is everywhere and it looks terrible. The painting crew leaves everyday with things looking sloppy and unfinished. I did not move to Citrus Run to be inconvenienced with management deciding to repaint the entire community. The front gate has been wide open for weeks so anyone can come in and out! Someone crashed into part of the gate, knocked it down and it’s been left like that for months now. This is completely unacceptable! The fact that the entire community is ran by two people is laughable. Shelby is a spiteful and vindictive property manager who will go out of her way to harass you. Very bad attitude and horrible customer service. She needs to be reminded that she works for us as residents and ultimately fired. Don’t walk away, run from this place! I recently had the pleasure of experiencing exceptional customer service from the alexis . From the moment I walked in the door, I was greeted with a warm smile and personal attention from her. She went above and beyond to ensure that my needs were met. Alexis took the time to listen to my questions and concerns, and provided clear, concise answers to all of them. Moreover, alexis showed great patience in helping me navigate the apartment’s residential portal. She never made me feel like I was being rushed, but rather, took her time to ensure that I fully understood all of my options. What really stood out to me, though, was her commitment to following up with me after my visit to ensure that everything was to my satisfaction. This level of customer care and attention to detail truly made me feel like a valued resident and left a lasting impression on me. Overall, my experience at citrus run apartments has been exceptional, thanks to the incredible customer service I received. I couldn't recommend her enough.

Finding an apartment and the moving process can be hard, but Willie has made it all a smooth and easy process! Both Willie and Alexis in the office are wonderful and Accommodating and I’m so happy to call Citrus run my home!

We’ve been here for a year and this apartment complex really changed our perspective on Tampa. We moved from CO and had an apartment lined up but it fell through due to negligence from another company/complex. We were desperate and Katherine helped us get into an apartment the very same day. We were so stressed about how long we were going to be searching and the Citrus Run staff were soo sweet and helpful. After almost a year of being here I would most definitely recommend to anyone. Alexis also does a great job of hosting events for the tenants that not many other complexes do.

The office staff at Citrus Run, Willie, Alexis, and Everett made the process go smoothly! The Maintenance looks great and the apartment and landscape is well upkept. Very happy with my apartment.

I do the Amazon delivery to the complex almost every day I work. Willie is such a fantastic manager by telling me when they have apartments available and almost in my price range. He’s very sweet and caring!

Been a tenant here for almost 4 years now and never once had an issue. Everyone has been very friendly and accommodating from Willie the manager all the way down to the maintenance crew. Community is kept clean and is very quiet as well as safe. Couldn't ask for a better place to live.

I did a tour here and was immediately welcomed by Willie, the manager who also texted me prior to the appt time. What you see is what you get, everything was explained upfront, and the grounds looked well maintained. It’s definitely worth checking out!

Willie and Alexis have made our first month of living here a breeze! There were some minor hiccups when we first moved (that were out of their control) and they did everything in their power to fix and accommodate. We’ve been here for a little over a month and everything has been great! Neighbors are quiet and friendly, no loud or large groups and parties happening, and quick turnaround for all matters that need taken care of! Definitely feel valued and prioritized as a tenant living here!

The management at this complex has been nothing short of amazing. Moving back to FL from TN very last minute and Willie has helped us out tremendously. Within two days, we had the lease signed. He's answered all our questions in a timely manner. We needed to order furniture and Willie went out of his way to get us measurements for each room. I definitely recommend these apartments! You won't regret it.

This place is a smaller community than I am used to but it seems the staff take advantage of this to offer exceptional service to each resident. My maintenance requests are addressed within 24 hours and if it is something that will take longer, I receive regular updates. The office staff are always extremely friendly and prompt at responding to any emails.

My boyfriend and I lived here for almost two years and we loved it. Office staff changed from when we first moved in, which was a great improvement. The square footage and no carpeting, the price was very good when we moved in 2020. Mike the maintenance guy for the complex is always on top of things and communicative, sweet man! Office staff was great for any questions I had, and very supportive during the move out process. The walls apartment to apartment are relatively thin, but it wasn’t an issue for us. I would definitely recommend this apartment complex.

I put a maintenance request and it was done within minutes, everett was amazing and very fast and speedy. He knew exactly what he was doing and didn’t ask a question. He fixed my dishwasher in minutes. I love living in citrus run , they are always throwing community get togethers wouldn’t wish to live anywhere else. Alexis and Willy and also very sweet .

Maintenance stuff always take care of our issues seems like same day. The company seems really care about residents and staff alike. It’s a nice property.

Their customer service is the best and will always help you if you have any questions or problems with the apartment also Alexis is resourceful, communicative and problem solver which are some of the main things you need from the administration to help you have a good home at citrus run apartments.

I stayed in this apartments for 5 years and I completely enjoyed the people around me and especially the staff (Mike and Katherine) were really helpful finding the right apartment and very friendly I had to move out just because of my new job but I would greatly recommended this apartments.

This is an amazing apartment complex. Stop by and see Katherine at the office. She is very nice and will give you all the information you need about the apartments including the amenities. And if you ever need maintenance Mike will help you. He is very good and polite. He will solve any problems really fast in your apartment. I definitely recommend this place. If you are looking for a one or two bedrooms come to Citrus Run ;-)) 5 STARS

I like the complex.I enjoy the people I have met. I really enjoy the Nature Pavilion and my patio. I am wheelchair bound and I have easy access to everything including my apartment perfectly.The management staff is great. I love it here!

This small, quiet community was a great place to live. Katherine and Mike are the best! Katherine is quick to respond and always patient and helpful, and Mike resolves any maintenance concerns quickly and efficiently. Highly recommend!

I’ve been living here for over a year now and I really like my apartment. It’s a small community but along with that, it’s a good thing because my work orders are completed in a timely manner and there’s less traffic coming in and out. Mike, Katherine, and Alexis have been so wonderful and attentive. I highly recommend this community and it’s worth the money!
