Before we checked in, I’d texted Kahn apologetically about our unexpectedly late arrival that night. When we finally made it, there he was with his flashlight and his dog Olly, guiding us to our villa, #3. The next morning, we woke to endless views of green hills. Our villa’s kitchen, living room area and bedroom were all so, so nice. We happily strolled around, looking for koalas, and made quick trips into Bangalow and other great little nearby towns. This was our first time at 99 Acres – and fingers crossed, it won’t be our last.

Wow never organised anything like this before for my wife and myself but was easy with help of khan at 99 Acres, never been here before but know Byron Bay Area reasonably well, Right from the start it was what our country offers the natural beauty of nature and coastal so close together in location from 99 Acres. With beautiful views from your boho country style villa set up with privacy. But you really can’t get much more from a genuine fella like khan that makes it personal for you, from welcoming you with a unreal personality and banter that gets a smile, his up keep of the property and accommodation is beautifully maintained and checkin in from time to time to make sure you are relaxed and having a laugh, also offering recommendations of the property and area so all I can say is go have a stay at 99 acres with khan YOU WON’T BE DISAPPOINTED

99 Acres Retreat at Bangalow is a wonderful place to stay. Its location along with the beautiful landscape which has the perfect furnishing offers the most amazing view. We are absolutely happy staying here. It’s impressive !! Kahn, the property manager has the local knowledge which is fantastic addition to the service. We definitely be back again soon 🔜

The villa is great, equipped with everything you need and very nicely furnished. Kahn - what to say… we had issues with our car rental and he really helped us out! He borrowed a baby seat for our child, gave it to us to put in his car and lended us his car to use during our stay! We are so so grateful and are looking forward to coming again!

Completely exceeded our expectations, what a beautiful place! We stayed in one of the villas, I did think we would be a little cramped as a family of 4, was certainly not the case . We have loved every minute and cannot recommend highly enough. Kahn is the perfect host, in the most perfect setting. Waking up each day to the morning chorus of wildlife has been such a treat.

Amazing amazing amazing, we booked guest house room 1 and could not recommend it enough. A perfect place to sit and watch the sunset, the sunrise and the view of the moon is like nothing I have seen before. I couldn’t believe it the moon was actually brightens up the pool area, if you want a get away to unwind book this place you won’t regret it. Loved our stay at 99 acres! Beautiful location and stunning scenery. The perfect spot to relax, slow down and enjoy nature. The villa was everything we needed as a family of 4 and if we needed anything, friendly property manager, Kahn was available to help with whatever we needed! He made our stay notably more effortless and enjoyable with his welcoming nature and warm hospitality, all while giving us enough space to feel secluded and comfortable. Thank you for having us!! What an amazing experience. A well curated Guesthouse with the friendliest host -this is a destination to relax and unwind with the most beautiful views and swimming pool. 99 acres exceeded our expectations, I would highly recommend anyone looking for a unique hinterland escape to book this accomodation. A beautifully designed villa with captivating views. The attention to detail did not go unnoticed with all the amenities you could need to relax and enjoy the space. A massive thank you to our super host Kahn, who was extremely personable, responsive and catered to our every need, ensuring that our stay was as comfortable as possible. With its convenient location, while still offering the privacy and feeling of being in the hinterlands 99 acres has quickly become my go-to choice for accommodation whenever I travel to the area.

99 Acres is a real slice of heaven - it's so easy to finally relax and forget about the real world. A real sense of calmness pervades the entire property. We feel vey lucky to have been a few times and planning to visit again. Kahn (with his loyal sidekick - Oly the dog) is the perfect host and nothing is too much trouble for Kahn (he even rescues cows trapped in the fence on the neighboring property at night!). Each villa has have everything you could need including a full kitchen and are designed to give maximum privacy. Sitting on the patio enjoying the farmland view and watching the sunrise (for the earlier risers) or the sunset - just perfect. The main street of Bangalow and all its shops and cafes/ restaurants is only 2 minutes away by car and it's a relatively short drive to Byron Bay for those who who need some action or a beach visit - but there is a well-maintained swimming pool at 99 acres as well. And there is a Farmer's Market every Saturday morning in Bangalow as well as a full on market at the local showground once per month. Thoroughly recommended

I surprised my partner Luke for his birthday with this wonderful stay at 99 Acres. My gosh were we blown away from the minute we drove up the drive way. The villas were absolutely impeccable.. the views (sunrises in particular) were pure magic and our lovely host, now new friend Kahn was an absolute delight. We enjoyed sharing stories & many laughs around the fire with him and his beautiful dog Ollie and have now made 2 mates for life. We can’t thank Kahn enough for making us feel so very welcome and can’t wait to get back there again. Thank you SO much, it really was a dream vacay xx

Beautiful, just beautiful. The view from my villa was breath-taking. The villa was gorgeous. Being five minutes away from the exquisite township of Bangalow was an added treat. And Kahn - 99 Acres' host - is one of a kind. So warm and welcoming! I came for the Byron Writers Festival - held for the first time at Bangalow Showgrounds - and I'll be back next year! Definitely!

Fantastic view across the valley facing North/Northeast, bathed in Sun. The guesthouse is well appointed with two living areas and lots of fabulous books. If staying in the Villas, we’ll that’s a Wow. The pool looked so inviting but we passed, being Winter. This location is a perfect 2 minute drive to town (Bangalow) or 10 minute walk. Our host Kahn could not have been more hospitable and gracious. The lemon and orange trees were picked daily! Such a relaxed environment, highly recommend.

Our new ‘forever’ spot - we will be back again and again. Thank you for creating such a special place, the perfect mix of relaxation and luxury. My mums 50th birthday here was beautiful and there was not 1 thing amiss. Wonderfully appointed kitchen, comfortable beds, fantastic shower & bathroom, everything we needed was here to enjoy the weekend. My husband and I stayed here in the Guesthouse room 3 for 2 nights and it was the most peaceful place. If you are looking for retreat with great service and affordable price this place is a must stay.

Life connects us with people and places that sometimes you just don't expect. My husband organised a getaway for us and I was distracted by a busy time at work, so had not paid a lot of attention to where we were going. When we arrived at 99 Acres and were greeted by Kahn - it was the beginning of an amazing 10 day stay. It is a long time since I have stayed at a place that was so scenically wonderful, the villa was fitted out with everything we could possibly need and the bed was so comfy!! A daily chat, eating or shopping recommendations, and Kahn just checking in to see how we were enjoying our stay, was always easy and friendly banter that was never intrusive, always happy, and super informative. Perfect location for a relaxing getaway, but still close enough to Bangalow and Byron to be able to explore both with ease. The villas are beautifully appointed, with comfortable beds, a generous kitchen and spacious, wraparound decks for enjoying the amazing hinterland views, especially the sunrises and late afternoon light. Most of all, your host Kahn really makes your stay; super friendly and could not be more accommodating of any and all needs. Can't wait to revisit.

This is our second time staying at the guesthouse and we would gladly come back again! The house is gorgeous, rooms clean and beautifully decorated - and the pool with the views of Bangalow is just amazing. Kahn is also the most incredible, super attentive host - thank you legend!

The most exceptional stay in the perfect location outside of the hustle and bustle of Byron. Reluctant to review so well because it will be harder to get into next year (!!) but Khan’s the most hospitable person who really goes out of his way to make your stay perfect, we just couldn’t fault it. My husband and I stayed at 99 Acres in a villa for 6 nights. We had a lovely, relaxing time. The property is gorgeous and so peaceful. It’s also in a great location, with easy access to the Byron Bay town and beaches. Kahn was an excellent host - friendly and attentive to our needs.

This property is absolutely stunning. Views are breathtaking, every detail has been thoughtfully attended to for the comfort of guests. Above all, Kahn who manages the property is amazing - there when you need him, but not over bearing. Can't wait to return.

Wow, what a beautiful house and amazing stay! The house is very spacious, clean and very well equipped. The pool was nice with a great view, we could very happily relax by the pool and around the house all day. Although a lovely accommodation, 99 Acres wouldn’t be what it is without Kahn himself! Kahn was incredibly attentive, friendly & always made sure we were comfortable! Kahn left a lasting impression with us & we wished we could have stayed longer!!
