Desk manager (Patience?) gets five stars. Over worked and doing three jobs but still positive. Was knowingly put in room with bad AC. Was switched to room with working AC with no hassle. Breakfast not included, but should be for the price paid. Also say coffee available 24/7 but it only Starbucks Dark Roast. No Decaf (machine had been broken for weeks). Also requires someone to make it for you, but that station only staffed till 11 pm so not sure how you get 24/7 coffee. Room was nice and bed was comfortable. Good location

First off, the folks running the bistro are top notch. Busy as hell, but they get folks on their way with a good attitude. Overall, the place has an odd vibe. Definitely dated. The front desk staff was always helpful and friendly. The location felt odd, at first; then I realized it was great being close to downtown but in a quiet spot. View on the back side was pleasant and a great back area to chill.

Sadly I have to knock off a few stars from this location simply because the beds were not really that clean (nor comfortable). I stayed in a two queen room and I pulled back the sheets on both and one was full of body hair, which was a good sign that the sheets had not been washed. Red freaking flag! Not what you expect from a Marriott branded location. However, everything else was okay. Location is fine, blah blah blah. I would probably stay somewhere else if I were you!

My biggest disappointment was with the bathroom. The floor was disgusting with dust and hair everywhere. The bathroom drain was clogged so by the end of my showers I was calf deep in water. I told the front desk twice but nothing was ever done about it. There was also no housekeeping unless you requested it. The hallways and lobby were also very warm and humid. Pros were that the staff were nice and it was quiet.

Arrived tired and hungry and looking forward to a meal at the bistro which is a key selling point of Courtyard Marriotts (and the reason I picked this location since I didn't have a rental car this trip) only to be told the bistro staff "went home early because no one was here." This was followed by an insincere and dismissive "sorry for the inconvenience. " The bistro's posted hours say 10pm. I was here before 9. While I was standing there another guest walked up to ask about the darkened restaurant, so that's two angry guests within 3 minutes. Mind you, this hotel is marooned out in a wasteland with no other decent food within safe walking distance. The clerk then had the gall to ask whether, as a Platinum Elite member, I wanted a $10 restaurant credit as my thank-you gift! Oh, you mean for the restaurant that CLOSED EARLY? Gosh, let me think.... Moral of the story is: this Courtyard is garbage. You can definitely pay less and get treated much better elsewhere.

Great hotel right by the river! The pool and jacuzzi were lovely. Great gym with cardio equipment and also free weights. The room was huge and also quiet and comfy. It had a window you could open for fresh air. They included a mini fridge, microwave, and large TV. Nice views of the river. Great place for a run or bike ride. They don't include breakfast but have coffee in the room.

The room and hotel were very nice. However, the pool and hot tub were not functioning when we arrived, which was disappointing, and we weren't notified of them being closed until check-in. Also in my opinion, if I'm paying over $110 or more a night, I'd expect breakfast to be included. The choices at the bistro aren't for everyone either. They have more of a fancy selection, which is fine if you're into that, but if you just want eggs and pancakes, then you're kind of out of luck.

(DTS see below!!) Older hotel, seems they are trying to get updated perhaps I was just on a floor that wasn't done yet. Some positives great water pressure, very comfy bedding, and soundproof walls! Check-in staff was very very friendly, abet still training. Thank you, to the training person for correcting the new person after saying my room number out loud. With the good come the bad: Broken light fixtures, counters, exposed screws. All wall outlets look like they are one cheap charger away from an electrical fire. Some updates to the bathroom (ie caulking and towel rack) everything else was out of a 90s hotel situation. Like others have stated, no housekeeping for full visit, even requested at check in. Yes I could have called to get service. However getting back to the room around 8pm and out before 630am every single day, I needed sleep and not to wait around for cleaning/refill services when they were promised 'every other' day. Plus terrible WiFi. DTS folks get with your AO or select different lodging: hotel does not pass the DTMO ILP adequacy standards, section 3, several items in section 4, & section 5.

Stayed here recently and when I checked in I was asked if I wanted housekeeping services each day. I said I did. After the first day, no housekeeping service. I mentioned it to the front desk the next morning and was guaranteed housekeeping service that day. I did not have housekeeping on my room. The last day when I checked out I was going to mention my frustration but I wasn’t asked about my stay when I departed. I figured they didn’t care anyway. Needless to say I won’t be back.

The Staff was going out of their way to be so nice, even though they didn't need to. For example, we had a minor problem with our room and they not only changed our room but upgraded us, even though we didn't ask for an upgrade. In the morning I walked to the lobby, like a zombie, looking for the complimentary coffee station. Only the Cafe had coffee for sale, but the man working there insisted it was on him. How nice!

Well, my car was stolen from the parking lot right outside the main doors. The security cameras do not show the cars parked in the front. My vehicle was stolen anywhere from 9:30 pm to 6:45 am. I find it hard to believe that no employees heard my alarm going off or saw anything. I will never travel here again and I want others to be aware you really should park at your own risk!

I would stay far away from this hotel. TERRIBLE EXPERIENCE I booked my stay through my credit card travel using some points. At first everything was great, very nice and polite. We booked a suite because we have 2 kids under 3 and need the extra space. 1st room - room 334 - got in it and situated, after about 40 minutes noticed a dripping sound and found it to be a long stain line in the ceiling in the bedroom. I thought no problem I’ll call the front desk and they’ll switch us, which they did into the room above this room. 2nd room - room 434 - in it for about 20 minutes and noticed a ton of tiny ants crawling all over carpet which were semi hard to see because the carpet is black but we had noticed them crawling on our two kids under 3. Felt very uneasy after this, called front desk and said they had no more suites and I requested to have two adjacent rooms to accommodate my booking for a suite which they said they can’t do, and I was being polite by giving them a third chance. At first Dawn was nice and then turned very rude towards my wife. I definitely do not plan to stay at another courtyard Marriot again.

I stayed at the Courtyard 7.12 -7.13 for business travel. It is a weekday (Tuesday). The noise level outside was incredibly loud. There was a group of young individuals gathered in the courtyard right below my room, laughing and screaming from 10pm until now (1am) and they are getting louder and louder. I called the front desk at 12 am to complain and nothing happened.I called again now at 1 am and was put on hold for 10 minutes, then no one came back to the phone. Worst stay I have had, do not recommend if you plan to get any rest.

Good area near the University of Dayton. The basketball arena is right across the street. The room were modern and clean. I was going to give this hotel four stars but they get five because they have the fastest wifi that I have ever seen in a hotel ever. I think I was getting around 120mbps consistently.

The room is the typical size and would have been nice if it was clean. I found several pieces of what appeared to be dried bits of diced green pepper on the carpet in several places. Seems the carpet hadn't been vacuumed. And a light was going out. It was one of the main ones, so surely the cleaning crew would have had it on and could have reported it to be replaced. But unlike many Courtyards, there's a free breakfast available for DoD employees/service members on TDY.

Booked a king room but when arrived was told none available when there were hardly any cars at the hotel. Booked the long term stay to include breakfast. No info was provided about breakfast, pool, laundry, etc. Then found out breakfast was not included and 2 small breakfast sandwiches with coffee would have been over $30. Room was not clean and there was 1 towel and 1 washcloth. Cancelled and used Hilton Honors for a better rate with Bfast. Our first experience with Marriott will be our last due to their poor customer service and misleading rates and advertisements.

I went here on a business trip and was originally told that I would not be receiving the rate that was requested through the website. This issue was remedied earlier but I provided all the necessary documentation that aligns with the appropriate discount. The rooms aren't totally clean as I found clothing tags behind the bed and several dust bunnies for starters. The amenities are kept after which adds a star to the total review, the gym was clean and the pool was maintained. The hours for the restaurant are terrible and should be expanded when there is a surge of guests in the area because the snack bar prices are outrageous. I paid nearly 30 dollars for two beers, a water bottle and pack of chex mix. This is not Disneyworld and there is a distinct difference between profitability and straight price gouging. The hotel is relatively comfortable but my room had a flickering light which would have been noticeable for any housekeeper for it to be changed. Parking is fair and plentiful for guests and had no issues there.

Decent hotel, convenient location, quiet and clean. What really makes the difference, though, are the details. Take the time when reserving online to fill out the special requests section for items such as extra pillows and extra towels and when you arrive you'll see that either they don't get that information from the reservation system or they ignore it. Look in the bathroom and see a pretty tissue box cover, underneath which there is no box of tissues. Stop at the nice fridge, microwave and coffee pot area (this really is nice, BTW) and notice the lack of glasses, but you do get a couple very small paper cups. Also, there wasn't a handheld showerhead, which isn't essential but sure is nice. They do have a regular showerhead and a rainfall one, but I'll take a handheld over a rain one any day. Hotels that do provide handhelds get a bonus star, which can make up for one or two other details.

Overall a very good experience. The room was clean and comfortable. The staff were responsive and helpful. Cons: The A/C unit in our room was very loud, and the sinks are poorly designed.

It is superhard to communicate with the staff (I am a non-native English speaker). I was told there is nothing called an Impossible Burger on the menu though the online menu showed it should have been there. But they were very hospitable and served food till late which was good because we were bone tired and hungry.

Don’t stay. They refused to offer a lot of usual hotel service, calling them “self service,” including calling taxis, etc. I’m traveling a lot. This hotel is my worst experience of accommodation. Look many negative reviews below. They have always responded, “we’ll correct what’s wrong and do our best to offer the best service and experience.” Apparently, they are not intended to fix.

My group had a pretty bad experience-every room had an issue. My room was barley clean, you could tell it hadn't been truly deep cleaned in a while. There was a dirty sock on the floor when I walked in. Shower drain was clogged, shower curtain was dirty. We waited 30+ minutes to get checked in even though there were no issues.

Remote location, no real eating options in walking distance, save the limited hotel options. New carpeting on the 4th floor poorly installed and a trip hazard, ironically there are ADA rooms on this floor.

Front desk staff was really nice and helpful. The bistro was hit or miss, it seemed like there was only one person working the cook/front counter. One of the nights we stayed the bistro was not open. The staff in general were not wearing name tags or uniforms so it was a little hard at first to tell who worked there. The room was dusty, and the beds were not made the same and the sheets/bedding didn't match. The floor didn't look vacumed. The shower curtain smelled mildewey. And there was one roll of almost used up toilet paper in the room when we checked in we had to request more. The pool didn't have pool towels. We had to request them. The fitness center did not have a water fountain or wipes to clean down the equipment. There was containers for used earbuds and towels, though there they weren't stocked.

Room was definitely overpriced. No wash clothes in the bathroom. Carpet in the hallway was very stained and dirty. Tub could use a thorough scrubbing. Front desk personnel were friendly.

Stayed in Large Suite with balcony, I went to heat up “leftover” food packed with me, only to notice there was NO MICROWAVE in the room, when mentioned this to front desk, was told they would get this taking care of. Only to wake up and had not heard a word, so called front desk to mention the problem from night before, to only be told, “ when hotel was build they chose refrigerators or microwave, and my suite got refrigerator, but they had ‘community microwave in lobby”which I replied so why not just rent a cot I could sleep next to community microwave, why did I pay $269 for a suite to have to come 3 floors down to use a microwave. He replied sorry I only work here 2 nights a week. Guess this is their way of promoting the bistro. Sad

We hosted wedding rehearsal dinner in their banquet room. Staff was A+. Amber Landis coordinated rooms for wedding guests and bride and groom. The entire staff made the weekend events perfect. Thanks!!
