Kind host. location is not bad. Clean rooms + toilets. No A/C and also the rooms don't have good locks. Shared toilets + refrigerator, for some reason there's only 3 coffee cups shared between 5 rooms as well as 2 tablespoons, the rest of the cutlery is limited as well. The kitchen is off-limits.

very friendly with clean and comfortable rooms. The location is run by a lady and her husband, who speak enough english to converse probably. A pleasant surprise was the room cleaning service as our group returned from the town. There is no kitchen, just a coffeemachine and a fridge. The toilet/bathroom is small but clean with warm water, just don't open the window too early or literally every neighbour can look inside. Mind you that the bathroom is shared and might get cramped if there are more people staying, which wasn't the case with me. The breakfast, if one can call it that, consists of bread and croissants in plastic wrappings, along with a juice for everyone, better don't count on it. Our room was pointed towards the street, with a little balcony, where the train and the tram exchanged their service, about every 5 minutes, in creating unpleasant noises in front of our window. All in all our stay was fine though and the people here are really nice and the price is fair with about 70 euros for 3 people.

Great place to stay in Florence, very close to the station. Staff is super friendly, simple breakfast(toast and coffee) and bathrooms are clean. It is pretty quiet unlike other "party" like hostels. There is no air conditioning but there are plenty of fans to keep you cool during the hot season.

It was a pleasant stay at the guest house . Massimo is an amazing owner of the place. The guest house was a 5 minute walk from Firenze SMN and an 8 minute walk to the old town in a very safe part of Florence . Our room was massive and spacious and massimo had installed fans in for us already so that we don’t feel hot in the heat of 37 degrees when we visited . The room was relatively clean as well . The only issue I would say perhaps ( ans this has been the issue with all the B and B s that we have stayed in Italy) is that NO breakfast was provided to us or there was no kitchen to help ourselves . There were just packets of coffee and tea and a kettle and microwave . Maybe that’s how the B&B culture is run in the country but that’s the only reason for not giving 5 stars

Nice place, clean, cosy and mostly quiet. Owner is very nice. Has a fridge, microwave, 2 shared bathrooms, provides towels, room cleaning and small breakfast snacks. No air-conditioning in the room I stayed, only desk fans. Lots of construction around the area though as they're building a new tram line.

This place is good but the room doesn’t have a ceiling fan and the Pedestal Fan works alright in the current weather but am afraid in slight heat, it doesn’t work. No attached bath. No breakfast but as the location is near to the train station and there are restaurants nearby, we felt no significant problems and. Stay was good

Host is super nice and accomodating, and the location is great for visiting the city. Only downsides are that the area is a bit sketchy at night and the rooms have no AC--both understandable given the very reasonable price.

The location is really good. That is the only good thing. It is a super old and not well maintained building. When we where there we had rainy days and we opt on staying in the room more than walking outside. Inside was colder than outside, we asked for heating devices and they offered blankets, ok fair enough for a good sleep. Now, the beds where older than the building and the pillows flat as a dinner plate. Towells where old and like sand paper. They run out of hand soap, and sugar for coffee. If you offer coffee, and you won't be there at all, at least leave tons of sugar and coffee for your guests. It is cheaper than most options in Firenze but not as cheap, so value for money is bad, you better pay a little more and get a better service. Hope this helps future travellers and staff for improvements:)

We've been super well received by Massimo, who really is a super host. He adviced us so many places to discover, restaurants to try, neighbours to visit, and we have nothing to complain about regarding the room we stayed in, which was clean, in a quiet neighbour and really close to the city center. The shared bathroom was really clean too. Grazie di tutto!

Massimo is so kind and funny man. The hotel room was old but spacious. The bathroom was clean, the location of the hotel is 10 minutes walking from Santa Maria Novella Train Station.
