    Super high lot rent and they are slow to respond to repair tickets. They seem to be trying to clean it up out there as far as having quality residents. I have a few family and friends that live in Mallard Lake. I would not choose it as my place of residence but there are a lot worse out there so you just have to weigh the bad versus the good and decide yourself.

    Horrible place to live. They don't fix anything or b keep the land up. We pay 600 a month for space. We cut out own lawn and they even stole our stuff out of storage.. RUN! I thought I was doing something moving next to a lake.. smh I was sooooo wrong

    Was looking at Mallard lake. This place has way to many speed bumps. Trash laying all over the yards. Old cars that are falling apart in driveways. Noticed a little girl running around the park with 2 pit bulls running around with no leashes. If you have a fence in your yard your animal has to be on a leash. As you pull into park there is trash lying everywhere. You are then told they have homes to buy or rent. Not to my liking and was told that nothing was available until March. Homes are very close together. Good Luck. To think I was looking forward to living here. Priced extremely high. Where I live now rent is 300. There price is $1,000.

    Worse place to live, we pay 870 for an old trailer that's failing apart and no one wants to fix it. The management here are very unprofessional.

    They take everyone to court and try to take there home when you are late on rent and keep hiring different people in the office to keep from having to take responsibility they took over 1800 dollars from me and lied to the courts

    This places surprises me tbry have many homes for sale but they want a lot for themtheur pad rental is high but they are. Ot as lucky as most mobile home parks. They do not expect your credit to be perfect as bad they as re lenient about the the yard. Not sure if that is good or bad. But they do not make owners control their animals. That's the reason I was there to look at s home that was for sale, I drove around the whole place so e parts of the community are extreme we kept and others are lacking Even the ok best were the yards and trash was are better than the ones in the area not going to mention any names.

    BUYERS and RENTERS BEWARE!!! Dishonest and Unwelcoming Management. Move in ready is meant for bugs and critters. Check your lease terms. Will say is 2 year term but dishonestly directed to month to month. CHECK EVERYTHING! Not a Happy Neighborhood.

    They have houses for sale or rent but the rentals wont be available until next year and every house in my budget thats STILL ON THE SITE is already sold...got my hopes up for literally nothing...

    They are the Best People I’ve ever dealt with love living here in Pontoon Beach, there’s a beach and geese , fish , ducks etc Beautiful place it’s awesome

    Still trash and debris from demolished trailers. Will come give you notice for the grass when they themselves are not maintaining the lots around. It's borderline harassment. Set up meeting to discuss things with management they don't show or call to reschedule.
