My fiance and I love our apartment. It's beautiful out here! Only problem we have is parking. Being a resident you shouldn't have to have a problem with parking. Especially when you come home from a long day of work and no parking is available. Unit 7831 parking is horrible! Since we been here there are several cars out here that hasn't moved since we been here. Some have flat tires! Word of advice, residents should have stickers on there car so you guys can know who are residents and who are guests.

Location and a ground floor 3bd unit sealed the deal for us. Moved here in June from Missouri. Rachel in the leading office and Robert from maintenance are great.

Not nearly worth 1100/month. We've had fire alarm issues and lost packages. The most frustrating experience was when I got hit with a $125 late fee for one day (10 hours) late on rent. Now, the gate has been stuck open all night for weeks; second time this has happened.

Well, in 2 weeks we will be heading out to go north for the summer. I try not to show it but it's a dreadful time to leave here. And let me ask this, "When has a renter ever celebrated the landlord?" NEVER. However, I sure do. This is just not some wonderful hidden spot close to most everything that is Ft Myers. This is home hidden away with some of the best individuals running the place. How odd it is to feel them as family & never stepping foot in their apartments. And vice versa unless something needs fixed, which gets done in a timely manner. Management & maintenance are just some superb people who also live on premises. So you can bet they care about our community. We have lived in many places all over the east coast & by far Promenade On Reflections Lake is our most fave place. Yes, it's close to everything & the amenities are more than satisfactory. But the family feel here is 2nd to none. And the neighbors are diverse, friendly, & considerate. I am so praying we can come back yet anotherseason. I feel so privileged to live here at Promenade On Reflections Lake. Home back home doesn't feel like this home. As always, thanks for having us, Northland.

A gorgeous gated community on the southwest side of Florida I've lived here for about 4 years and I have never had any problems with anything and the amenities are gorgeous there are a pool a tennis court business center etc with a great walking path around a lake And I want to shout out Lisa she is very nice! Great place to live!

Absolutely the best place to live,( I have lived here for 7 years) safe strong buildings. No damage from Hurricane Ian, and we never flood! Staff is number one!!! They are always there for you!!!! And I have a beautiful view, facing west!!!! The vaulted ceilings make it a home instead of an apartment. And neighbors are great too! Also a lovely walk way for exercising! Come check it out!!!

I renewed my lease and was excited to stay in my same unit for the next year because of how well kept the complex is. I currently stay in their smallest unit offered for a one bed one bath. I saw that their website offered leases $300 less than what I was paying. Furthermore, I was paying the same price for their largest one bed one bath when I live in their smallest option. I called and spoke to Kendall. I asked why has the rent dropped so suddenly after I signed a new lease, and I was not given a straight answer. I was told that my rent may increase if I had a lake view, new appliances, etc. I explained that I had no of those factors and do not understand why my rent is the price of their largest one bed one bath unit when I am staying in their smallest one bed one bath. I am greatly disappointed in the lack of transparency and honesty I received. I thought this complex was honest in all their affairs, but unfortunately, I was prevent wrong.

Just moved in last week and I love it here! The apartments are so quite inside I don't even know I have an upstairs neighbor. If you love dogs then this is the place! I walk my Chihuahua day and night and he gets to meet all kinds of friends. The grounds are beautiful and well maintained. Lots of local wildlife to enjoy. The gym is well maintained and clean. They have trash deposits located in garage units throughout so don't think you have to drive to the front with trash in your car! Very friendly staff, neighbors and dogs! Had issue with washer upon move in but was fixed promptly without issues.

I just wanted to leave this lovely review! This is our second year living here and our first time living on the west coast of Florida. My fiance and I love this apartment complex. We visited twice before moving in and Rachel helped us in viewing a similar unit before hand and also worked with us with our paperwork. The grounds are beautiful and always kept up ( we walk the lake usually once a day). Our encounters with neighbors has always been friendly. The staff in the leasing office has always been friendly to us and keep their word when we ask them about something. The apartment was in such a wonderful condition when we moved in that our move in sheet only had 1 or 2 comments made by us. Maintenance is pretty quick and has always resolved our issues. During the hurricane, the Promenade issued timely emails to let the residents know what was going on and what we could do if we needed help. I also enjoy the many events that the Promenade goes out of their way to do. This is a great place to live and when my fiance and I move into our house, we will be sad to go. The Promenade is 5 minutes from FSW along with various shopping plazas. Fort Myers Beach is only about 15. I attend FGCU and even that isn't a long drive. We feel that we got really lucky finding this place.

This is a nice and quite neighborhood. My family and I feel safe here and we love the amenities as well. The office staff is very nice and attentive to any complaints. Yolanda the assistant manager is very timey and professional to answer emails. She has truly been a joy to work with. The only complaint my family has is that we would like to see the apartment be updated the appliances are old and the rate we pay here is the same has other places that have been built in the last 2 years with newer appliances. I would highly recommend this neighborhood.

We are existing tenants for last 11 months of this place and occupied in 3rd floor. So far so good as noteworthy words and values shared by other fellow tenants or past tenants of this place here as feedback in terms of amenities and prompt services from maintenance team. But, things went wrong over the course of time from last 2 months since we wanted to renew our lease contract into other apartment (transfer) in the same building at 2nd floor as we have health issues to climb upstairs everyday. Also at that time that was only apartment available in 2nd level across this community as mentioned by the leasing (front) office persons. Even at the time of our 1st contract we could not get a place in 2nd level since it was the peak time in Florida and so took the lease on 3rd floor. Notable item here is there is no elevator in this community and that makes you more tips to offer for any vendors to deliver your orders at your door step and the higher the floor level and so the tips. We started our renewal process from September'17 and experienced hampering delays since existing tenants of that (my transfer to) apartment had extended their lease by a month and so we waited eventually. Legally, both contracts as apartment tenants expires by end of Oct'17. In the due course of time the rent of the (transfer to) apartment is hiked than that it was communicated at the start of the process. Despite, We also got frustrated walking many times to get this simple thing (transfer) done and what we expected is prompt notifications /confirmations about the movement from the leasing office than we walking all the times to check everything. Also, i had to detail every person i meet in the meetings from the beginning of my request, which is waste of my time and acted as their reminders. In this process it had happened to meet front office team many times and their manager too (3 times over the period so far with the Manager). Though the staff are doing good i feel they lack a bit of knowledge and experience to make (even simple) things done on time, especially my case. I clearly see the Bossism is applied and so they seek the approvals for each and every simple thing. In such case we could have better dealt directly with Manager to avoid delays. And, the highlighting point is that the kind of experience i got when i interacted with the Manager in the office was so terrible and ill treated way. Totally, Manager has attitude issues which none of the paying customer/tenants will agree to face off. To mention particularly i had couple of times bad experience with Manager though i did not react in her way and i had been very polite so far with all front office team including the Manager. My point is tenants can't be treated as a person passing by on the road. We are Customers.. Period! As a customer/tenant we expect some sense and ethics applied.

Office staff is great! My concerns since living here for over two years now is rent goes up significantly each lease but inside appliances and sinks have rust and are old and worn out. If I renew another lease I will be paying as much as some of the newer apartments with stainless steel appliances and granite countertops. The outside grounds are beautiful but inside they spend no money on updating. Mine in years. Also there are dog breed restrictions at our complex which I am happy about. But recently they let a tennant move in with a pit bull because it is a “therapy” dog. Any animal can be deemed a therapy animal and I do not agree with the permital of this breed here. I will be thinking twice about renewing my lease.

Apartment size is okay, but this was still by far the best apartment experience my girlfriend and I have ever had! Grounds are clean, maintenance is fast and friendly, and the front office is AMAZING! They are always so helpful and prepared to make your experience a great one! We moved into the Promenade in June and couldn't be happier. Having owned a home in Fort Myers for many years, we knew when our home sold quickly that this was the place we wanted to live. The lake views and walk are lovely and not found in other, newer communities. The pool is beautiful and well-kept and the landscaping is extraordinary. Maintenance crew responds quickly. The office staff is professional and friendly. Lisa is always helpful. The location is convenient to everything, yet we feel so safe!

We moved in due to Hurricane Irma damage in our last complex. They helped us out getting an apartment right away. Especially since our last place gave us seven days to move out. We lived there for almost three years. It has been an enjoyable experience. The office staff are always ready and willing to help you out. Any maintenance issues are always addressed in a timely manner. They have fun events planned for the community. The Promenade is the nicest community we have ever lived in. If wasn’t for our moving out of state we would’ve stayed on. A big Thank You to The Promenade for all of your hard work and making us feel at home.

I recently moved here and I have to say that the staff goes above and beyond to help with whatever I need. Lisa helped find the perfect place for me and was very helpful and responsive throughout the entire process. The apartments are well kept, neighbors are quiet (I was nervous about being on the first floor) everyone is friendly, cute dog park (I love seeing the puppies play) pool and spa is perfectly kept, and a much bigger and cleaner gym than any other apartments I've ever seen. I am grateful to call this place my home and I can't recommend enough!

I lived here a couple years and absolutely loved it. Close to everything!! The grounds were well kept and maintained. The pool area was great and never too busy. Having the hot tub was a plus too. The stroll around the lake is lovely. The girls in the office are friendly and inviting. Rachel is my favorite! The property manager Sandra is great as well. If there was ever a maintenance issue, it was taken care of promptly. I would definitely recommend this property to anyone looking for a nice, safe place to live.

This is the 10th apartment complex that I've lived at and it is certainly one of the best apartments that I've ever had. The property was always well maintained and while I was there they replaced roofs on several of the buildings. The staff is ridiculously nice and always very helpful. The same can be said of the maintenance crew; they work quickly and were always very nice even if something went wrong (my garbage disposal went out and they were quick to get it fixed). Also...I NEVER SAW A SINGLE BUG. This is high praise for Florida with its plethora of creepy crawlies that inhabit dwellings! If it's in your price range then I'd highly recommend this community!

I just moved in 1 month ago and it’s great here. So clean, quiet, spacious vaulted ceilings, great amenities. I have a patio with views of the lake, fountain, pool, tennis court. The grounds are beautifully kept neat and clean, with a great clubhouse, nice well equipped gym, yoga/stretching room. You can tell the staff and maintenance team take pride in what they do. Yollanda made my move-in seamless and so easy, she’s a pleasure to work with and always so happy. All the staff are great and helpful, from Samantha and Sandra to Michael. It’s a great location, close to everything. This place feels like a home, with a sense of community and security.

We moved in less than a month, but we love the place so far. The common areas are well maintained, the gym is well equipped and the pool area is really nice. The office ladies are super nice and very professional. Lisa was amazing, really knowledgeable and helpful. It is a great community in a very quiet and beautiful area.

We relocated here from the west coast on Nov 1, 2021 and have been looking for places since September! When we finally got here we looked at so many communities… when we toured Promenade we knew right away this was the place we wanted to live! A 2 BR opened up and we spoke to Ray and she was amazing to talk with and answered all my questions! We went through the application process which was so smooth with Lisa, she was so sweet even after all my questions! After being approved, Ray took us on a tour and she made us feel so welcome! We are so excited to move-in on December 18! ;-)

Thank you so much to the office staff. Lisa, the community manager I worked with, spent a great deal of time with me several days in a row to try to find the right apartment. I am not the easiest customer lol. When I returned she was at an appointment but I was helped by Rachel who also was very attentive. I would have loved to rent here because of their beautiful amenities, location and availability but ended up renting at their suggestion at one of their other equally lovely sister communities so I could have my RV storage on premise as neither of my oversize vehicles would fit in the garages. It was so nice to work with people who just want to help you find what you are looking for. Thank you so much for your time!

I was looking for an apartment in the fort Myers area since I’m moving in the next few weeks. And I had a lot of tours on different properties and wasn’t impressed at all but the Promenade at reflection gave me hope to my move because they were very friendly and professional, they gave me all the information I will need to make my move as easy as possible. Ray was amazing. She answered all my question and went up and beyond for me and my family. The property was clean and well kept up. If any one is looking to make the move to fort Myers I will always recommend this property.

Just got our keys to move in - Yolanda has been fantastic! She gave us our initial tour, answered ALL of our crazy questions (we just came from a not so great community, so we needed to verify some things that I wouldn't have thought I would ever have to ask), and she was amazing while I was waiting to find out about a raise at work and which floor plan would work best for us based on my final compensation rate. Yolanda's level of customer service remained exceptional during the lease signing process as well as after all paperwork was completed. She escorted us to our unit to make sure everything looked alright to us upon first glances. I am very excited to know that she will be in the office and available if we need anything while we reside at Promenade at Reflection Lakes in Fort Myers!

We stayed here for almost 5 years and really enjoyed it. The staff, especially Rachel, Sandra, Lisa as well as the maintenance staff were really courteous and helpful, and made sure our stay remained enjoyable. The apartment complex is beautiful. The apartment for what it cost was comfortable as well despite the rug in the apartment (which was a bit rugged when I even arrived and smelled a little like cigarettes) I lived there about 7 months and had called many times for service calls for maintenance. Lasted about 4 days with no AC because apparently it was so old the entire system had to be replaced. Trash was picked up whenever it was felt like being picked up despite the complex giving a schedule of days and times they supposedly would come by (mind you, this a fee on the lease) … I ended up having to terminate my lease early due to health and relocation. I was told I would have to pay the rent until my lease end date or until someone moves in which I understood. They did an inspection to make sure there were no damages (which I know there wasn’t because I even left it sparkly clean prior to moving out!) and they stated the rug in the living room would have to be replaced. I did leave a deposit and I was told not to worry it will be taken from such. Which I was ok with because I did have a dog and she did sleep in the living room so I imagined no matter how much I vacuumed her hair was still around. Just so happens, I receive an email stating I am not getting a deposit after all and the rug in the entire apt would have to be replaced. Which was not said prior on the phone. My dog was not allowed in any other room & I lived alone with a 6 year old. Which we spend all day at work / school get home eat shower and sleep. As for my dog i was personally paying a dog walker in the community to walk her while I was gone. So this is all BS. They are very sneaky to get your money and I truly wish I would’ve known they would’ve lied this bad I would’ve terminated my lease way earlier. Very very disappointed and extremely unsettling with the treatment moving from New York to Florida thinking Florida didn’t do these kind of scams. So be careful and make sure you all have things in writing. Do not let anyone from that office call you with information, let them know you want it all in writing!!

Well it's so hard to believe we've lived here 2 months already! From the very first encounter meeting Yolanda and seeing the property it has been first class! She was very attentive and really listened to what we wanted. We feel so relaxed and comfortable here! Sandra was so welcoming when we received our keys and welcome information. Not a detail forgotten. Samantha too! The entire staff has been excellent. The grounds are well kept and the clubhouse and pool are well maintained and so enjoyable. I can't imagine renting anywhere else!

I have lived at the Promenade for 10 years now... I love living here I always feel safe everything is centrally located around me restaurants, stores, parks and 5 minutes from where I work... Sandra and Yolanda are both wonderful anything I need at any given time they are always there to help me out... Also love the variety of food trucks we get fantastic...

Super nice team working here. Any maintenance issue I had was fixed ASAP and any question I had was answered right away. Routine maintenance and upgrades done throughout my time there. The staff members run a great operation. Really pleased with my time in that apartment.

Save yourself time and read all reviews and experiences before considering moving into this community. My experience living here was good until you need something. There are many newer communities out for the same cost as this one (with newer nicer EVERYTHING). Don’t be fooled and sign a lease here. You’ve been warned.

This was a nice, cozy place to stay. We stayed for two years. Loved taking the dog for a walk around the lakes. Always felt safe here, and the pool area was always fun and clean. Neighbors have been friendly. The dog run area, the dog loved it!! She always had blast running around and sunbathing. The location is AWESOME! Right in the middle of town, yet away from the craziness enough to feel in your own zone. It’s peaceful here. The publix is right down the road, within walking distance. Everything else is close by as well... malls, shopping, convenience, you name it. The beach took us about 15-20 minute drive. The staff was accommodating even during issues with the apartment. They have been updating a lot of things, and have replaced the roofing. The appliances were outdated, but worked. I believe those with outdated appliances should be updated.

Very pleasant place to live. The pond is very nice and walkable and pretty. The pool area is nice. Apartments are clean and basic. There are some very very obvious painting and pressure washing opportunities on and around the buildings, and often trash in the pond and they could do a better job overall at maintenance and upkeep, so if you are thinking of moving in here - make sure they answer questions as to why and how they could do better here.

De Saint. I could have given a better rating but I seriously think there is the need for proper lighting around. It’s too dark to step out of your door to even your car. Something must be wrong with investing into this apartment. I hope the management does a night tour of the facility to ensure a better lighting community. Other than that they should get 5 star

Nov. 2020: I am currently relocating from the Southeast area of Florida to the Southwest are (Ft. Myers). I am not familiar with the Southwest area but did my homework in looking for a nice, well-maintained and even more so, friendly community. Promenade at Reflection Lakes gave me all of the above. I personally dealt with Rachel and I must say, she is a very friendly, courteous and professional representative of the community. She took her time in showing me my options, went over in detail the procedure and made recommendations to my needs. I haven't moved in yet, but I am looking forward to doing so very soon. I would highly recommend this community for anyone looking for a safe, well kept/clean and friendly community. Thank you!

* Resident of 1.5 months Having come from another complex off of Boy Scout Drive this place is night and day. Well managed, and a clean community. You pay a little more than some complex's in comparison but the results are a community with more respectful tenants. No more subwoofers blasting at 10 pm, or children kicking the walls late a night, or shootings. Looking at you Gulf Stream Isles. Lisa at the front office made our move in easy. I will review again in 6 months fate permitting.

I lived at this joke of a place for two years. They may say “dog friendly”, but that’s not the case. We have service trained dog and somehow his presence caused issues. The first year was ok. Our washer and dryer broke, our stove broke and our fridge broke! The front office staff does not communicate well at all. It’s a completely outdated property with loud neighbors. I would never recommend wasting your precious life here. They have been working on roofs for over a year, always random people in and out of the “gated” community. Had packages stolen on many occasions. Most of our neighbors left this year as well. Pay the extra somewhere else!!! Also, they try to tack on extra fees and crazy raises in rent. Beware!!!!!

Very quiet apartment, great location off of Daniels, no issues with staff or neighbors. I would stay here longer if other priorities didn't come up. Everyone has been friendly and fair.

If I could have a 0 I would I paid over $2,000 to break my lease and all of a sudden they are charging me $560.00 for the carpet save ur self the time and don’t bother looking here

I would first like to say that I moved to Fort Myers from Fort Lauderdale. Some may say a shock but moving to Reflection Lakes was quite the opposite- it was seamless and it's been peaceful. I really have to point out that Rachel by far has been the best leasing agent I've ever met. Not to say the other's aren't but she's literally been there from beginning and unfortunately to the end. I will say the only reason we are moving is due to purchase of a home. Had it not been for that, we would have stayed. This is going to be hard because I don't have anything bad to say. The neighbors and the community are great and it's been so awesome. There is no way I could leave this place and not show my appreciation to the entire staff at Promenade. Great staff that truly cares for and provides a great sense of community. From the quick and helpful maintenance staff to a front office staff that compasionatly works hard to keep the community updated and always kept nicely. Everyone is very pleasant and takes the time to make sure your needs are accommodated for. The area is a great central location for anything you need in the Fort Myers area as well as Lee County. The neighborhood is quiet yet lively and an overall great place to be. The weekly food trucks are a benefit and is just one way the staff have helped build a community that is more than just a residence. Who knows, maybe one day they'll even have live bands by the pool. They are always thinking of great ways to better the amenities provided!

Sandra, Rachel, Lisa and the rest of the team at the Promenade, have gone above and beyond to make this experience extremely pleasant. My apartment was immaculate and they keep the community in excellent condition. This is the nicest apartment community , I have lived in.

office staff are incredibly rude One of the office staff recently embarrassed me in front of two kids that I go to school with saying my personal details like I was crying after someone fight me etc! and making me feel uncomfortable to the point where I had to leave where I was going to have a mental breakdown! they left me crying for over 30 minute! This place is gone downhill since Lisa left.
