    I am a Lifetime Platinum Elite who has stayed nearly 900 nights at Marriott properties and this is without a doubt the best Residence Inn I have ever stayed at. Visually, the property is beautiful inside and out. The staff greets you with "Welcome home" when you arrive and then actually treats you like they're glad you're there! The rooms are very nice and much larger than the usual Residence Inn. The breakfast buffet is terrific. Hot scrambled eggs, boiled eggs, waffles, toast, bagels, and amazing assortment of pastries, English muffins, bacon, turkey sausage, three kinds of yogurt, oatmeal, grits, and cereals. I'm sure I missed something. Very impressive and the staff wants to make sure you have everything you want. A few months ago we stayed at the more expensive Renaissance not far from here. This is a much better experience. Highly recommend this hotel and its terrific staff! A breath of fresh air after staying at a number of mediocre Marriott properties lately. A nice bonus is its rooftop restaurant. Very comfortable and a great place to relax. A big thanks to the kitchen staff, Debbie, Tasha and Angie, and the front desk staff Francis, Kim and Shawn for making this a wonderful stay for my wife and me.

    So this was a very mixed bag for me. The hotel itself is very pretty. The staff that checked us in was very friendly and helpful and polite. The breakfast the next day was delicious and free; the staff working the breakfast bar were very polite and wonderful. However I paid a lot of money to stay in this room and when I got up in the morning I realized we had no towels for us to take a shower. We went to call the front desk and the two phones in the rooms were not working. So we Called the front desk from our cell phones and let the gentleman know we had no towels he said he take care of it. 15 minutes later still no towels, so we called again this time a lady answered and she apologized and said that nobody was here working in laundry that the woman just walked in the door she would make sure we got our towels. Really? Because someone in housekeeping wasn’t there working or in laundry wasn’t working you couldn’t bring us our towels? Ultimately, a nice lady from housekeeping brought us our towels she was very polite so not her fault. Just very disappointed that we had no towels that we had to wait almost a half hour to get them and that the initial response was oh well someone wasn’t here to bring them up to us, not very good customer service. Also there seemed to be a lot of damage to our room the office chair had a big rip in it, the light in the bathroom was hanging down out of the socket and the paint on the door was peeling off seemed a little bad for a room that I paid $300 to stay in for one night.

    This is a truly hidden gem in the beautiful city of Cincinnati! Our family was traveling through and didn't plan to stay in Ohio, but due to an unexpected snow storm that caused mayhem on our route, we detoured. The Marriott app was quick and easy and staff were overly welcoming and understanding to our situation upon a midnight arrival. Immediately upon entry, we were upgraded to a two bedroom suite and placed on a high floor for the beautiful city views (10th floor). Our family's suite was clean, spacious, quiet, and complete with stunning views!! Our family enjoyed a great night's sleep!! This bit of hospitality tends to stick with you and we will be recommending this to all we know who travel frequently for work or with family. The selection for breakfast was terrific, staff kind and friendly, and valet was a pure bonus after a 6 hour stressful drive into the city. Sadly, we did not get to experience the bars in the lobby or the one on the roof (I believe that is seasonal) but, the views were stunning, rooms were so quiet, beds comfortable, and staff supremely helpful and friendly. We will be back as soon as we can for a planned vacation here soon! Thank you to everyone who helped our family feel a bit of elegance and comfort, if only for a few hours. Stunning lobby, excellent location, and the kindest staff we've ever encountered at a Residence Inn. This is a big city hotel with all the class, elegance, and a little mixing of that undoubtable midwestern charm. Unforgettable experience. THANK YOU!! (They also cleared off our car before getting our valet back!)

    I stayed at the Residence Inn on business for 3 nights and have to say the room that I stayed had a very modern look and was extremely clean along with well kept. The location was 2 blocks away from my office. Definitely an upscale hotel with nice amenities. The gym was well kept and clean as well! I enjoyed my stay and would highly recommend this hotel! Kudos to Great American for putting me up in such a spectacular hotel 🏨!

    WARNING...The absolutely beautiful two roof top bars may not be open to the public during your stay. We were very lucky on the Friday night we were there one of the two roof top bars was open to the public (they are both equally nice). The other was closed for a private party. The next night (Saturday) BOTH bars were closed to the public. They should never close both. On top of that, it is very difficult to find out for sure if the bars will be open when you call to book the room. Not only does the front desk not get informed until sometimes the day of but if can be rented at the last minute as well. And since all this can happen at the last minute, you may not be able to cancel without penalty or even find another hotel. Again, Management should never rent out both bars! Other than that, it is a beautiful hotel with great staff.

    I checked into my room the day after Valentine’s proposal. Asked front desk if I had my room decorated did I need to clean it up. They said no, housekeeping will handle it. After I check out and leave a $40 tip b/c it was extra for them to clean up, I was still charged a $100 fee for cleaning up flowers. I called talk to management no one is ever available. This is ridiculous considering I work at a front desk at a Marriott down the street. I will never stay at this hotel for a special occasion again or recommend it to anyone who calls looking for hotels when we can’t accommodate them.

    So we were doing a road trip and decided to stop in Cincinnati for a night (August 1, 2022) since we've never outside of passing through. We found The Phelps and thought it would be cool to stay there because of its antique architecture look on the outside. Once we walk in we were met with a very pleasant aroma in the air followed by a greeting from the front desk manager who assisted us with checking in. She and the Valet gave us some ideas on fun activities and bars in the immediate area of downtown, even walked us outside to give precise directions :). We then went to our suite which was amazing. It looked like a nice apartment. After a night of fun with the suggestions we received we got up for breakfast. We came down and we greeted by the front desk manager again as well as the Valet. We were told about the grits and how good they were. I got excited because i love grits and most hotels I've traveled to don't even serve them. I walked over to see all of the breakfast options and to my surprise they had fresh eggs, grits, vegan patties, chicken patties, and a host of other healthy options. Safe to say that out of the hundreds of hotels ive been to in the last 15 years that by far, hands down was the best breakfast I've ever eaten. Everyone was delightful that we encountered. Whenever we come to Cincinnati again that will be the only hotel we will stay at.

    Our 1st date was at the Top of the Park bar June 2021, that experience was absolutely amazing. The staff, high level of customer service and personal attention made us feel at home. When Chris proposed 8 months later the The Phelps was our #1 choice. It was meant to be as our wedding date was available. Our families checked into the hotel and immediately knew why The Phelps is considered our special place. The front desk staff is remarkable and makes a point to remember guest by their names. They’re beyond accommodating with area suggestions for restaurants, local sight seeing and valet is never a wait. The rooms are well decorated and spacious with full kitchens. The bed is beyond comfortable. This historic hotel offers beauty of its craftsmanship and picturesque location in Cincinnati. The hidden gem however is the breakfast served daily by pinnacle crew of phenomenal service staff. The breakfast is comparable to “Grandma’s house” with hot servings of homemade grits, buttered biscuits and gravy, fresh fruit and all the other traditional servings at a Continental breakfast. The food was better than the local breakfast restaurant. I am in love with attention and care demonstrated by Debbie, Angie and Tasha as they assured the food was hot and plentiful. Our wedding was perfect and the operations team led by Paul and catering manager Ashley Teal delivered on our expectations. I highly recommend for a weekend getaway, event planning or just a trip to engage in high level service. My husband and I consider The Phelps as our preferred hotel in Cincinnati for consistency of service, location, ease of check in process, best in class breakfast and spectacular city views.

    This hotel was alright for the money being spent, but the parking here costs you more than anything. If you ask where to park, they will tell you that the valet or meter parking is better. I'll tell you that if you park a block away at Queen City parking, you can park there for $20 a day. Back on track to the hotel, the rooms were nice and neat. The staff had me waiting a good 15 minutes before I was checked in at night. Location is the best part when staying here, right by the arenas and stadiums if you're going there.

    I stayed for a few nights at The Phelps......I just want to say thank you to the lovely staff and especially Ms. Washington, the housekeeper! She was very polite and made sure we had everything we needed. She went and got us fresh sheets and towels, even though she was occupied cleaning! The view of the city in our room was awesome! Me and my family will be back soon. Thank you for a great experience.

    Rooms are dated and they are not serviced every day, cupboards in kitchen in rooms could do with something to lift cups as they are peeling paint off shelves. Towels are too small for drying and using more than one day. Food on evening and breakfast are delicious. Gym well equipped. Walk to office was easy.

    Overall we had a very pleasant stay at The Phelps. It's in a great location if you want to be Downtown and close to the ballpark. (Although it's not the cutest area of Cincinnati.) The staff was very friendly even through a sold-out weekend, and there was no issue getting extra towels, blankets and toilet paper when we called down and requested it. Unfortunately we did not get our room made up the first day, probably due to it being a full house. The rooms were spacious and suite-like, with a living room area, kitchenette, large bathroom, and 2 queen beds. The kitchenette was not that well appointed as there were only 3 mis-matched glasses and some random other kitchen supplies. No biggie since we weren't planning on cooking, but we would have liked more glasses at least. There was also no ice bucket or ice machine on the floor. The room was a bit dated, and we felt like the bathroom wasn't 100% clean (found some random hairs in the shower.) The shower didn't drain quickly and the shower gel and shampoo was not refilled. However the beds were clean and comfortable and it was quiet. Overall I think this is a solid place to stay if you want to be downtown, but there were some areas they could improve upon.

    We have stayed there four times now. We were just there 9/23. There is a gentleman that works at the front desk his name is brian. You could not ask for a more professional kind and welcoming person. If you are lucky enough to meet Brian please say hi from Terri and Jon we hope see you again soon thank you for being so professional and kind. Keep up the good work

    The space of the 2 BR suite was nice to have. The front desk was polite and valet attendants were friendly and helpful. The cleanliness of the room was not what we expected. Fingerprints on mirrors. Hairs in the corner of bathroom floors. The ottoman had not been moved to be vacuumed in some time so when my husband moved it to prop his feet he found a lot of debris including someone’s fingernail clippings. We asked for someone to vacuum them while we were gone and it was taken care of before we got back. The shower curtain in one of the bathrooms was covered in mold and there wasn’t any body wash or conditioner in the refillable bottles in the shower. We notified the front desk about the shower issues and asked them to fix it while we were out. Those items were addressed but the room wasn’t serviced at the same time. We assumed those details would be attended to while servicing the room. We were not notified upon checkin that we had to request the rooms to be serviced so were disappointed when we arrived back late and wanted showers but had no fresh towels. The shower curtain was replaced with one that wasn’t long enough so when we showered a lot of water leaked onto the floor. The other bathroom in the suite didn’t have body wash or conditioner either so my daughter ended up using shampoo to wash with during her shower. The location is very convenient which is one reason why we chose it and the size is the 2 BR suite. However, we would not come back to this property due to lack of attention to detail.

    Very nice place to stay, had a full apartment basically. Friendly staff, roof top bar was sweet. Stayed because of a concert at the Casino, was able to walk back and forth, took less than 15 minutes. Would definitely go back!

    The air conditioning worked well as did the water pressure & everything else in the room. Our room faced a construction site. The loud machinery threw a lot of dust from 7:30 am until 5pm. We brought pasta that I prepared in the kitchen. The kitchen cabinets, pots & pans & the lamps & furniture in our room were pretty beaten up. The room felt more like a dorm than a hotel. The staff here really made our state special; everyone was so friendly and helpful. Appreciated the breakfast it was nice to have a different hot meal each morning. The real eggs, real bacon, delicious coffee were a hit. There were fresh fruits, pastries, hot cereals, cold cereals and juices.They were also at least two people working for breakfast shift and food was always replenished, tables were clean. The valet was very helpful as well. I used the laundry facility on our floor. The hotel has a small fitness room. There is a patio and a rooftop bar that's open from 5 until 10 PM. The lobby was very comfortable with seating, a bar and work spaces.

    We cam for the music festival and stayed here. Let me tell you just how amazing the breakfast is.... you are gonna love how amazing the food is. It's not like a regular old free breakfast. They put so much flavor and love into this breakfast I had to write a review just because it was that good! Stay here and make sure you get the breakfast. Staff is amazing as well! Shout out to Debbie Angie and Tasha they killed it!

    We stayed here for the Taylor Swift concert the first weekend in July. I cannot say enough great things about this hotel. Namely, Francis! She was SO warm and welcoming, gave us great dining recommendations, was so helpful getting us checked in, and greeted us personally and cheerfully anytime we came into the lobby. Her positivity was even more impressive and appreciated considering how crazy busy it was that weekend. The rooms were clean and well appointed, the included breakfast was great, and the rooftop bar was awesome! Would absolutely stay here again - thank you for a wonderful weekend!

    I’ve left so many reviews for this hotel as I come to Cincinnati often and it’s the ONLY hotel I stay at when I come !!! THIS STAFF!!! Oh my gosh !!! They are ALL so incredible!!! I’ve stayed at very high end hotels and none have a staff like this! It’s beyond helpful- it’s a sincere connection with people and I just can’t say enough about them! From Peyton, Miss Debbie, Frances, CJ, Mark ( the bartender I think Cali) and more this hotel is the bees knees!!! It’s clean and we are plant based so it’s so helpful for us to haul all of our food and prepare it in the full kitchen! This little artist thanks you all SO much for being that same sweet staff every single time I come ! It’s pretty precious when Peyton is in the other room and walks in saying “ I knew that was your voice !” YOU ALL ROCK!!!

    The Phelps is amazing. Wish we had been able to stay longer and visit the bar on the roof. The night manager offered to move his car to make room for our suburban. Miss Dorothy at breakfast was great! She started our day with the best laughs and service.

    Night manager is Rude and hateful. We were originally told our 18 year old daughter could be in the room while we went to dinner and the casino. However at 9pm my daughter called and said the manager was following her around the gift shop like she was stealing and being ask where her parents are. I then called the hotel and was told if i didnt return to the room in 1 hour my daughter would be set out of the room and the police would be called because she was not 21. My daughter was not loud, did not cause any type of scene and is well mannered. We cut our night short and i went back to the room to babysit my 18yr old. Ive never been treated so rudely and childish in my life. The day manager did end up refunding half of my money but that was still not acceptable to me given how we were treated. I will never stay at this hotel again and I will recommend everyone who asks me to Not stay there as well.

    Top notch all the way! Amazing place and all of the staff there are outstanding! The room was incredible and very spacious! The breakfast and bar and food were great! Thank you all very much as i have never felt this fancy before...lol! I met some great people there and will be returning again anytime i am in town. Sami and Bernard at the bar were the absolute best and Karen at the front desk is sweet as pie (plus her nails are frickin gorgeous always!) And the lady who made the grits in the morning...wow! Best grits ever! And Mrs Lisa that i met at the bar...you are an incredible woman! Thank you for your service and for everything you do in the medical field...thanks again everyone for an amazing stay Phelps

    I had 3 reservations over 3 days for visitors from Japan. The front desk made sure everything needed for a smooth checkin and stay was in place. The employees are professional, considerate, and well organized. This front desk would outclass every JW I have been at.

    DO NOT LEAVE ANYTHING BEHIND. I left a bag behind that was the size of a toiletry bag and after over 10 calls to management over the course of 4 months I finally got somewhere. After misplacing and finding it over and over again they said they would ship it to me. I then received a Marriott Invoice on my Bonvoy account for $257.39 for postage and postage income!!!! This would have easily cost $45 to mail to my address. I was perfectly fine paying postage but this is an absolutely unethical business practice. To absolutely take advantage of a longtime Platinum Elite Bonvoy member by over-charging this amount was shocking. I have lost a lot of respect for the brand on this one.

    Great hotel! Rooms are a little dated, but it is clean and the staff is very friendly! Every room comes with a full kitchen, including a full sized fridge and a stove. We had an issue with a rental that we booked while staying in Cincinnati for the weekend and the staff at The Phelps helped us to get a last minute reservation and check in after 9pm. Raven, with customer service was so friendly and easy to work with during such a stressful moment. When we arrived late that night, Rhea was working the front desk and she helped with a seamless check in! 10/10 would stay again!

    First, the pros: Staff members (including bartender in lobby area bar and breakfast crew) were friendly, breakfast was good, great location, valet employees were very helpful The cons: -Bed was very uncomfortable. Neither my husband or I could sleep in it. -Sheets were very scratchy, and the comforter was very thin. -Room was very hot and stuffy even with the AC running. -Mobile key/check in was not available. Biggest con and reason why I'm giving this hotel 1 star: We were very disappointed with the lack of cleanliness in the room. We chose this hotel because of all the reviews that mentioned that the rooms were clean. Unfortunately, we ran across the following: -Floors didn't appear to be vacuumed and clothing from a previous guest was found in the living room -Countertops, tabletops and bathroom counter were filthy -Trash can in living room hadn't been emptied -Bathroom itself was not clean with hard water stains and other gross stains in the toilet, hairs on the floor and in the shower, grime and visible dirt in the shower -We thought the bed was clean, but after our first night we weren't so sure as I broke out in a rash where my skin touched the pillowcase -Went to take a shower the second and final night and found a USED towel. There were stains and a solid brown piece on this towel. Neither of us ended up taking a shower during our stay for this reason. We had brought cleaning wipes with us and cleaned up the counter surfaces and shower (that we ended up not using). In theory, we could've complained as soon as we got there, but we were running late and had people waiting on us.

    This is not your average Residence Inn! Historic building in an excellent location, with fantastic amenities. The staff are super welcoming and nice. The spread at breakfast is phenomenal with all kinds of protein options plus a waffle bar. The room decor is a bit outdated, but super clean and spacious! Love my stays here.

    I paid $400 dollars for one night, we checked in at 4 and immediately left for the venue we were in town for with our kids, hints why we bought a 2 king bed kitchen suite. We got back close to midnight and started noticing the negatives of the room very quickly. My son took took living room fold out bed, the remote didn't work for the tv, so he didn't get a TV for the night. Dirty walls such as mustard or something that looks similar spattered on the walls.. Scotch tape on the ceiling and walls like it was just left from the party before for balloons and banners. Dishes in the dish washer and not in the cabinet like it should be. Body soap was out in one of the suites, conditioner out in the other. One of the dimmer light bulb were out above the bed in one suite, varnish just coming of the cabinets onto my hand. The breakfast was average at most. Overall super disappointed, was told HR would contact me after we showed management everything. It's been 2 weeks still haven't heard anything. More than likely won't going back. Again very disappointed in Marriott right now, it's usually where we stay. Hopefully that's not the norm in Cincinnati we really enjoyed our first time out in the city.

    I’m mixed about this hotel and unfortunately I know we will not be staying here again. First and foremost, the gentleman who was bartending the lower floor was great, we ate lunch and had drinks, also great. Valet is ridiculously expensive to park my car behind the building in a fenced area… speaking of which, 8’ max height for an outdoor parking area? Odd. One of the ladies (unnamed) at the front desk got mad at us and snapped at us because we were standing to close while waiting for our valet. She said out loud in a very unprofessional manner with some serious sass “Hello? Can I help you?” Finally, the dealbreaker. Our room. Not only did we not have shampoo or conditioner (empty bottles in the shower) the bed was EXTREMELY uncomfortable and I’m usually not even picky. It was misshapen and I actually woke up sore. Normally I look forward to hotel stays for a nice bed… the pillows were nice though. In my opinion our Room was no where near worth the $300+ (after all the fees and taxes).

    We had a wonderful stay. The suite was clean and very nice. We had a hot breakfast each morning. Debbie and Tasha in the kitchen did a great job providing the hot breakfast each morning. Eggs, bacon, sausage, hash browns. There was fruit, yogurt, cereal,juice and hot coffee of course. The staff was very friendly and helpful. Would gladly stay there again. Thank you.

    Staff was very accommodating to our family with young children throughout our stay. Breakfast attendants were also wonderful and provided a high chair without me even asking. It is nice to have a hot breakfast available every morning when traveling with kids. A plus that the rooms are large enough to allow for some inside play without tripping over one another and for the kids to nap separately from parents /living area.

    We spent two nights in this nice hotel located on the edge of downtown Cincinnati. Staff was very friendly and helpful whether at the reception or the breakfast room or the valet parking. The room was very spacious and comfy, with a kitchen fully equipped for a longer stay. Also very clean. The breakfast was perfect with a lot of salty and sweet choices. The only negative point for us, was that unfortunately we had our bedroom’s window just in front of A/C units that ran on all night.

    The staff, hotel, room, breakfast and experience was phenomenal. Family and I stayed for 3 days, 2 nights. By far the best hotel, we have ever been in. I recommend if you have a family and need a great experience then look no further. The hotel is less than 12 mins from everything (shopping, amc, aquarium Kentucky, etc) I do recommend the valet. It's perfect for the vacation experience.

    Staff is amazing (esp Amani at the bar) and this place has the best continental breakfast you'll ever see. Comfy beds, nice bathrooms, spacious multi-room suites, very clean, following COVID protocol.
